If you can feel external air coming in or the sound of a clear draught emanating out of a hole or gap and you can feel it, it is likely a crack or crack that requirements sealing in any way. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit from your home require the sealing. The proper heating equipment is crucial for well-being homes

Heating Wilton

Wilton rental properties should have a permanent source of heating that can heat the main or largest living area to at minimum 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements to be fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to determine whether the current fixed heater(s) are sufficient or whether you will need to top up with an additional heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it should be equipped with an thermostat. This will make the heating more reliable and effective. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like small apartments the smaller fixed electric heater may suffice.

If the main living room is already equipped with a fixed heating source, such as a heat pump, then it could need a top up to make sure it meets the requirements. Certain types of heaters cannot be used to meet the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Wilton

Every living space of a rental property has to include at least one open windows or an exterior door to offer natural airflow. Furthermore, moist areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan that can take moisture away.

It is the ventilation standard is all about recognising the fact that dry air is easier to heat and a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallway aren’t liveable and do not need an opening door or window.

Each window, door or Skylight needs at least to open to the outside and remain at an open angle, allowing for fresh air circulation and ventilation.

The bathrooms in all kitchens and every other room of your property with a bath, shower cooker or any other moisture-producing item will require proper extractor fan systems that vent towards the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in high moisture areas.

Insulation Wilton

Ceiling and underfloor insulation is required in all rental homes as of July 1st, 2019. All landlords and property managers must ensure that the insulation is up to standards that are in line with the latest standard. In some cases, old ceiling insulation as well as insulation within the subfloor space might need to be added or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of mould and dampness, as well as making it easier to the home to hold warmth.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation withstands heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Wilton Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside it’s also about the outside. You must make sure there is somewhere for surface, rain or ground water, and to prevent it from getting inside. When it is damp and moisture, it is typically the things you don’t notice that could be a huge problem that can cause damage to your investment and affecting your tenant’s health.

Properties that are rented must be equipped with effective drainage to eliminate rainwater, storm water and ground water, which includes an appropriate runoff or outfall. Making sure that water has a place to go, and it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between floorboards and the ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground to prevent any moisture in the ground from accumulating into the structure. It also assists in preventing moisture damage to the underfloor insulation.
