Healthy homes matter

What are the reasons why Healthy Homes Compliance important?

About 1 in 3 households rent from New Zealand and Wilton, and research has shown that these rental homes are most likely to be colder, older, are not as efficient heating and tend to be of poorer quality than the homes of owners.

Cold, damp and mouldy houses are associated with negative well-being outcomes, particularly ailments like colds and asthma, as well as heart diseases. Additionally, those who report at least four key issues with their housing often have poor life satisfaction and lower psychological well-being.

Improving the standard of Wilton rental property will help tenants experience improved mental and physical health, and lessen the disruptions to their work, education and daily life due to diseases. Your investment will also be better safeguarded from mildew, mould and damp , which means lower maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts increase the likelihood of low temperatures inside households. A cold home is more expensive to heat, meaning wasting energy and increased bills.

If a draught can be felt from unreasonable gaps or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a hole or gap that is, it is probably a gap or an opening that needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that allow air in or out from the house need the sealing. For example, if the open fireplace isn’t used it can create draughts. This should be blocked off. Property managers and landlords are accountable for making sure such draughts are eliminated as much as possible.

There is no require to block off gaps or holes which are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for movement of the structure as the household is heated and cools to allow them to be closed and opened rather than securing. We will inspect all doors and windows in an Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy houses

Heating Wilton

Rental properties in Wilton require a reliable source of heating that can heat the largest or main living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at least 1.5 kW in heating capacity, and must meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters are not considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it should have an thermostat. This makes your heating more consistent and effective. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like small apartment buildings an electric, fixed heater might be enough.

If the living area already has a central heating source, such as the heat pump, it may require some additional energy to ensure it meets the requirements. Some types of heaters can’t be used to comply with the quality because they’re not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Wilton

Each living space within a rental property must contain at minimum one open door or window to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms need to have an venting fan outside to take moisture away.

This ventilation quality is about recognising how dried air can be less difficult to heat and that a property that is well ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallways are not liveable , and thus do not need an opening door or window.

Each window, door or skylight requirements for them to be in a position open to the outside while remaining set in an opening position, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, as well as any other space in your house that houses a bath, shower, cooktop or other high moisture generating item will require proper extractor fan systems that can be vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Wilton

Ceiling and underfloor insulation is a requirement to all rental houses as of July 1st, 2019. Property managers and landlords are required to ensure that the insulation is in line with standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the sub floor space may need to be topped up or replaced.

A well-insulated house can help control condensation, and decrease the risk of mould and dampness as well as making more easy to allow the home to keep the heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and it is a measurement of how well the insulation resists heat flow. The greater the R-value, the better the insulation.

Wilton Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building it’s also about the outside. You must ensure there is somewhere for surface or ground water and stop it from coming inside. When it comes to moisture and damp it’s usually not apparent that it could be a huge problem, causing damage to your investment as well as affecting your tenant’s well-being.

Rental properties must be equipped with efficient drainage for the removal of floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure the water is able to go, and it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

In addition to a drainage system to avoid moisture from entering, if your property has an enclosed space between your flooring and the soil, a ground-water barrier must be installed if it is reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from entering the home. It also helps to prevent water damage to the floor insulation.
