Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts may lead to lower temperatures in homes. A draughty house costs more to heat, which results in wasting money and energy.

If a draught can be perceived as a result of gaps or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating out of a hole or gap and you can feel it, it’s most likely a gap or hole that needs sealing in any way. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that let air in or out within the home need sealing. In the case of an open fireplace isn’t in use it could cause draughts, and should be blocked from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as far as possible.

You don’t require to block gaps or holes which are part of the construction. For instance, small gaps around windows and doors could be required to allow movement of the structure when the home warms and cools so that they are able to be opened and closed rather instead of being stuck. We will check all doors and windows during the Healthy Homes assessment of your rental property.

Heating Wilton

Rental properties in Wilton must have a fixed source of heating that can warm the main or largest living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements to remain fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to determine if the existing installed heater(s) are sufficient or whether you will need to top up with an additional heater. Fires that are open and unflued heaters like the portable LPG bottle heaters are not considered to be suitable heating options in the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it should include the thermostat. This will make the heating more reliable and efficient. In most homes, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, like small apartment buildings the smaller fixed electric heater might be enough.

If your living space is already equipped with a fixed heating source such as the heat pump, it might require some additional energy to be able to meet the standards. Some types of heaters can’t be utilised to meet the standard as they are either not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Wilton

Every living space of a rental house must contain at minimum one open door or window to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an venting fan outside to remove moisture.

A ventilation quality is all about acknowledging that the dry atmosphere is more easy to heat and that a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not liveable and therefore are not require an opening window or door.

Each door, window or Skylight needs at least to open to the outside, and stay at an open angle to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your property with a bath, shower and cooktop or another moisture-producing item will require suitable extractor fans which are vented to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in each livable space and will also check for the proper extractor fans in areas with high moisture.

Insulation Wilton

The insulation of the ceiling and underfloor is mandatory for all rent homes since 1 July 2019. Property managers and landlords have to make sure the insulation meets standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the subfloor space might need to be topped up or replaced.

A well-insulated property will reduce the risk of condensation and lower the chance of mould and damp, and it will make more easy to allow the household to keep heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and it is a measurement of how well the insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Wilton Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building; you have to ensure there is somewhere to allow surface, rain as well as groundwater to move and prevent it from getting inside. When it is damp and moisture, it’s usually what you don’t see that could be a huge problem, causing the property to suffer and affecting the tenant’s health.

Properties that are rented must be equipped with efficient drainage to eliminate rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure that water is able to go, and also that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between your floor and ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from accumulating into the home. It also helps in preventing from causing damage to the flooring insulation.
