Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts can lead to dropping temperatures within homes. A draughty home costs more to heat, resulting in wasted energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or a clear draught from a gap or hole and you can feel it, it’s likely a crack or crack that requirements sealing in some way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air in or out of the home need seals. For example, if the open fireplace isn’t used it can cause draughts and must be sealed off. Property managers and landlords are accountable for ensuring that these draughts are stopped as far as possible.

You don’t require to block up intentional gaps or holes that are part of the building. For example, tiny gaps around doors and windows may be required to allow movement of the building when the home heats and cools, so that they can still be opened and closed rather than securing. We will examine the windows and doors in your Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Wilton

Rental properties in Wilton need to have a stable source of heat that can heat the principal or the biggest living space to at least 18degC even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs for it to be permanent (i.e., not portable), at least 1.5 Kilowatts in heating capacity and have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to determine if the current fixed heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters like portable LPG bottle heaters are not considered to be acceptable heating options in The Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it needs to include an thermostat. This will help make the heating more consistent and efficient. For most houses, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartment buildings small apartments, a smaller electric fixed heater could be enough.

If the living area is already equipped with a fixed heating source like the heat pump, it could need some additional energy to meet the standards. Certain kinds of heaters cannot be used to achieve the standard since they’re either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Wilton

Every living space in a rental home must have at least one openable windows or an exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to eliminate moisture.

It is the ventilation quality is all about recognising that dried air can be less difficult to heat and that the property that is properly ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable , and thus do not need an opening door or window.

Each door, window or the skylight requirements to have the ability open to the outside, and stay set in an opening position in order to allow the circulation of fresh air and air flow.

All bathrooms and kitchens and every other room of your property with shower, bath or cooktop, or any other humidity-generating items will require adequate extractor fans that vent out to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces with the right extractor fan for areas that are high in moisture.

Insulation Wilton

The insulation of the ceiling and underfloor is mandatory for all rent homes since July 1, 2019. All landlords and property managers are required to ensure the insulation meets the new standard. In some cases, existing ceiling insulation or insulation in the sub floor space may need to be added or replaced.

A house that is well-insulated can reduce condensation and lower the chance of mould and dampness and it will make it easier to allow the house to keep heat.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation can withstand heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Wilton Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside it is also about the outside. You must ensure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming into the building. When it is damp and moisture, it is frequently not apparent that it can cause a lot of trouble and end up causing damage to your investment as well as harming the tenant’s health.

Properties that are rented must be equipped with efficient drainage to get rid of storm water, surface water and ground water. This includes the proper outfall or runoff. Making sure that water has a location to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent water ingress, if the property has an enclosed space between floorboards and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier typically made of polythene and is laid on top of the ground, in order to block any moisture that is present in the ground from getting into the property. It also helps to prevent water damage to the floor insulation.
