Failure to meet one of the Healthy Homes Standards inside of the period of time expected can lead to an amount of $7200. Healthy homes matter

What are the reasons why Healthy Homes Compliance so important?

One in three households rent the property in New Zealand and Wilton, and research shows us that these rental houses are more likely to be colder, older, have less efficient heating, and generally tend to be of poorer quality than owner occupied properties.

Damp, mouldy and cold houses are associated with negative health outcomes, particularly illnesses such as colds and flu, asthma and heart diseases. Furthermore, people who experience four or more key home quality issues often suffer from poor life satisfaction and lower mental health.

Improve the standard of Wilton rental property can help tenants enjoy better mental and physical health and reduce the disruption to work, learning and daily life because of illness. Your investment will also be better safeguarded from mildew, mould and damp-related damage, which completed jobs in lower maintenance costs in the long-term.

The Healthy Homes Standards are a listing of minimum and specific standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught-stopping for Wilton rental properties.

Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts increase the likelihood of dropping temperatures within households. A draughty home is more expensive to heat, which completed jobs in wasting money and energy.

If a draft can be felt from unreasonable gaps or holes the area requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the air is clear from a hole or gap or crack, then it is most likely a gap or crack that needs sealing in the way you can. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and allow air in or out within the house need sealing. For example, if an open fireplace isn’t being used, it can create draughts. This should be sealed off. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as much as possible.

You don’t need to block holes or gaps that are part of the construction. For example, tiny gaps around doors and windows could be required to allow for movement within the structure as the household warms and cools to allow them to be closed and opened instead of instead of being stuck. We will test every window and door in the Healthy Homes assessment of your rental property.

A good heating system is important for healthy homes

Heating Wilton

Wilton rental properties need to have a stable source of heat that can heat the main or largest living space to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to remain fixed (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine if the current permanent heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters like portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it needs to have a thermostat. This makes the heating more uniform and effective. For most houses, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, like small apartment buildings an electric, fixed heater might be enough.

If the living area already has a fixed heating source, such as the heat pump, it might need an update to ensure it meets the requirements. Some types of heaters can’t be used to meet the quality because they’re not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Wilton

Each living space within a rental property has to have at least one opening window or exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

A ventilation quality is all about recognising it is that the dry atmosphere is much easier to heat and the property that is properly ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and therefore don’t require an opening door or window.

Every window, door or the skylight needs at least of opening to the outside, and stay set in an opening position to allow for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your house that houses shower, bath, cooktop or other high water-generating appliance will require suitable extractor fans which are vented out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

Insulation Wilton

The insulation of the ceiling and underfloor is required on all rental homes since July 1, 2019. All landlords and property managers have to ensure that the insulation is in line with current quality. In some instances, old ceiling insulation as well as insulation within the sub floor space might require to be added or replaced.

A well-insulated house will help to control condensation and lessen the likelihood of mould and dampness, and also makes much easier to allow the house to hold the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance and is a gauge of how well insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Wilton Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside It’s about having to ensure there is somewhere for rain, surface or ground water, and stop it from coming into the building. When it comes to moisture and damp it’s usually not apparent that it could become a major issue and cause damages to your investment and harming the tenant’s health.

Properties that are rented must have effective drainage for the removal of the stormwater and surface waters and ground water, which includes the proper outfall or runoff. Making sure that water has a location to go and that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between the floor and the surface, a ground moisture barrier must be installed if it is reasonably practicable to install it.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground, in order to block any moisture that is present in the ground from getting into the property. It also helps in preventing any damage to your underfloor insulation.
