Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts may lead to dropping temperatures within households. A damp home costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the air is clear out of a hole or gap, then it is probably a gap or crack that requirements sealing in the way you can. Large cracks and gaps should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit of your home require sealing. For example, if the open fireplace isn’t in use it can cause draughts and must be sealed from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t require to block holes or gaps which are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow for movement of the structure when the house heats and cools, so that they can still be closed and opened instead of than securing. We will examine the windows and doors in the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Wilton

Wilton rental properties require a reliable source of heat that is able to heat the main or largest living area to at minimum 18degC, even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to be fixed (i.e., not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity in the living area. A Heating Assessment Tool may be used to determine whether the fixed heater(s) are adequate or if you’ll need to "top-up" with a new heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters are not considered to be safe heating options in the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it should be equipped with an thermostat. This will help make the heating more reliable and effective. In most houses, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in certain instances like small apartments an electric, fixed heater might be enough.

If the living area already has a fixed heating source like an air conditioner, it could need some additional energy to meet the standards. Certain kinds of heaters cannot be used to comply with the quality because they’re inefficient, unaffordable to operate or unsafe to operate.

Ventilation Wilton

Every living space of the rental property should contain at minimum one open door or window to offer natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should have an externally vented extractor fan that can eliminate moisture.

This ventilation quality is all about recognising the fact that dry air will be much easier to heat and that a property that is well ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway are not considered living spaces and therefore don’t require an opening door or window.

Each door, window or the skylight requirements to be able of opening to the outside, but remain fixed in an open position, allowing to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other area in your home that has a bath, shower, cooktop or other high water-generating appliance will need appropriate extractor fans which are vented towards the outside. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Wilton

Underfloor and ceiling insulation is required in all rental homes since 1 July 2019. Property managers and landlords should ensure the insulation meets this new standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might need to be added or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of mould and damp, and will also make much easier to the home to hold warmth.

Insulation needs to be in compliance with the R-values of your area.

The "R" refers to thermal resistance and is a measure of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Wilton Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building; you have to ensure there is somewhere for surface, rain and ground water to go, and stop it from coming into the building. When it comes to moisture and damp it is frequently the concerns you don’t notice that can become a big problem, causing damage to your investment and harming the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to eliminate rainwater, storm water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a proper place to go, and it can’t linger underneath the buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop moisture ingress, if your property has an enclosed space between your floor and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from rising into the structure. It also helps prevent from causing damage to the flooring insulation.
