Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts are a major cause of lower temperatures in households. A humid house is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or a clear draught from a crack or a gap that is, it is most likely a gap or hole that needs sealing in some way. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that let air into or out from your home need the sealing. In the case of an open fireplace isn’t in use it may cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring that these draughts are stopped in the maximum extent possible.

You don’t need to block off gaps or holes which are part of the construction. For instance, small gaps around doors and windows could be required to allow for movement within the building when the house is heated and cools to allow them to be closed and opened instead of than securing. We will test every window and door as part of the Healthy Homes assessment of your rental property.

Proper heating is crucial for well-being homes

Heating Wilton

Wilton rental properties should have a permanent heating source that can warm the main or largest living room to at least 18degC, even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements for it to be permanent (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered acceptable heating options for the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it should include a thermostat. This will help make the heating more reliable and efficient. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. In certain situations, like small apartments the smaller fixed electric heater could be enough.

If your living space already has a fixed heating source such as an air conditioner, it could need a top up to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Wilton

Each liveable space in the rental property should include at least one open window or exterior door to offer natural ventilation. Furthermore, moist areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

A ventilation quality is all about acknowledging that dry air will be easier to heat and an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable , and thus don’t need an opening door or window.

Every window, door or Skylight needs for them to be in a position to open to the outside, but remain at an open angle to allow ventilation and fresh air ventilation.

Bathrooms, kitchens, and any other room in your house that houses a bath, shower, cooktop or other high moisture generating item will need suitable extractor fans which are vented towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Wilton

Ceiling and underfloor insulation is required for all rent houses from 1 July 2019. All landlords and property managers must ensure that the insulation meets standards that are in line with the latest quality. In some instances, current ceiling insulation, or the insulation of the subfloor space may need to be filled with or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of mould and dampness, and it will make much easier for the household to hold the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a measure of how well insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Wilton Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the interior of the building It’s about having to ensure there is somewhere for surface and ground water to go and prevent it from getting inside. When it concerns damp and moisture it’s usually what you don’t see that could be a huge problem that can cause the property to suffer and harming your tenant’s health.

Rental properties should have effective drainage to remove floodwaters, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a location to go, and that it doesn’t sit beneath structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between your flooring and ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground to stop any moisture present in the ground from entering the structure. It also helps to prevent water damage to the floor insulation.
