Draughts increase the likelihood of dropping temperatures within homes. A draughty home costs more to heat, which means wasting money and energy.

If a draught can be felt through gaps that are too large or holes that it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the air is clear from a crack or a gap or crack, then it is most likely a gap or hole that requirements sealing in somehow. Large cracks and gaps should be sealed permanently. Cracks that are greater than 3mm and allow air in or out within the house need to be sealed. In the case of an open fireplace is not in use, it can create draughts. This should be sealed from. Landlords and property managers are responsible for making sure that these draughts are stopped as far as imaginable.

There is no require to block off gaps or holes which are part of the construction. For example, tiny gaps around doors and windows could be required to allow for movement of the structure when the house heats and cools, so that they can still be opened and closed rather than securing. Heating Wilton

Rental properties in Wilton must have a fixed source of heat which can warm the main or largest living space to a minimum of 18degC, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs that it be permanently fixed (i.e. not portable) with at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine if the current permanent heater(s) are adequate or if you’ll require to top up with an additional heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters are not considered acceptable heating options under The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it requirements to have a thermostat. This will help make the heating more reliable and effective. In most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases like apartments with small spaces, a smaller fixed electric heater could be enough.

If the main living room already has a permanent heating source such as the heat pump, it may require an upgrade to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Wilton

Every living space of the rental property should include at least one open window or exterior door to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms need to have an externally vented extractor fan to eliminate moisture.

A ventilation quality is about recognising the fact that dried air can be easier to heat, and that the property that is properly ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway aren’t liveable and therefore are not need an opening window or door.

Every window, door or Skylight requirements at least of opening to the outside and remain closed to allow ventilation and fresh air air flow.

All kitchens and bathrooms, and every other room of your home with a bath, shower and cooktop or another water-generating appliance will need adequate extractor fans that can be vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Wilton

Ceiling and underfloor insulation is mandatory for all rent homes since 1 July 2019. All landlords and property managers should ensure that the insulation is in line with this new quality. In some instances, existing ceiling insulation or insulation in the subfloor space may require to be topped up or replaced.

A well-insulated house can help control condensation and reduce the chances of mould and damp, and will also make more easy to the house to keep heat.

Insulation needs to meet the R-values of your area.

The "R" signifies thermal resistance and is a measure of how well the insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Wilton Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside It’s about having to ensure there is somewhere for surface or ground water, and to prevent it from getting into the building. When it is damp and moisture, it’s often what you don’t see that can cause a lot of trouble and end up causing damages to your investment and affecting your tenant’s health.

Properties that are rented must have efficient drainage to get rid of the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a location to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

Alongside the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between floorboards and soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier usually a polythene sheet laid over the ground to stop any moisture in the ground from accumulating into the home. It also assists in preventing from causing damage to the flooring insulation.
