Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts are a major cause of lower temperatures in households. A draughty home will cost more to heat, which results in wasting energy and incurring higher costs.

If a draught can be perceived as a result of gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a gap or hole or crack, then it’s likely to be a gap or hole which needs sealing in somehow. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that allow air to enter or exit into the home require the sealing. For example, if the open fireplace isn’t used it may cause draughts and must be sealed from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed as much as possible.

You don’t need to block holes or gaps which are part of the building. For example, tiny gaps around windows and doors could be required to allow for movement of the building as the house warms and cools to allow them to be opened and closed rather instead of being stuck. We will examine all windows and doors in an Healthy Homes assessment of your rental property.

Heating Wilton

Rental properties in Wilton require a reliable source of heating that is able to heat the principal or the biggest living area to at minimum 18degC even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements that it be permanently fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to check if your current installed heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump it should be equipped with an thermostat. This makes the heating more consistent and effective. For most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a fixed heating source, like an air conditioner, it might require an upgrade to be able to meet the standards. Certain types of heaters cannot be used to achieve the quality as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Wilton

Each living space within a rental property must have at least one opening windows or an exterior door to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms must have a suitable venting fan outside to remove moisture.

A ventilation quality is all about acknowledging how the dry atmosphere is easier to heat, and that a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore are not require an opening door or window.

Each window, door , or the skylight needs for them to be in a position open to the outside while remaining closed, allowing for fresh air circulation and air flow.

The bathrooms in all kitchens and any other room in your home that has shower, bath cooker or any other water-generating appliance will require adequate extractor fans which are vented to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas of high moisture.

Insulation Wilton

Ceiling and underfloor insulation is a requirement to all rental homes since July 1, 2019. Property managers and landlords must make sure that the insulation meets this new standard. In some cases, an existing insulation on the ceiling or in the sub floor space may need to be replaced or replaced.

A properly insulated home can reduce condensation and reduce the chances of mould and dampness, as well as making an easier task to allow the house to keep the heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance and is a measure of how well the insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Wilton Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building; you have to make sure there is somewhere for surface, rain or ground water, and to prevent it from getting into the building. When it is about damp and water, it’s usually the concerns you don’t notice that could be a huge problem, causing the property to suffer and affecting the tenant’s well-being.

Rental properties must be equipped with efficient drainage to remove floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and it doesn’t sit beneath structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between floorboards and the ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground to stop any moisture that is present in the ground from rising into the property. It also helps in preventing from causing damage to the flooring insulation.
