Fines for Failing to Comply

Since the 1st July of 2021, if a new or renewed contract is signed on a Wilton rental property, all Healthy Homes compliance tasks have to be finished within 90 days.

Wilton Healthy Homes Compliance Timeframes

Tenancies that were signed beginning on 1 July 2019 to 30 June 2021

  • The insulation of the ceiling and underfloor is compulsory throughout Wilton and New Zealand rental houses where it is reasonably practicable to put in.

  • All rentals homes are required to comply with Healthy Homes Standards regardless of when the tenancy first began.

A good heating system is important to ensure healthy houses

Heating Wilton

Rental properties in Wilton require a reliable source of heating which can warm the living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs for it to be permanent (i.e., not portable) and at minimum 1.5 horsepower in capacity, and meet the minimum requirement for heat capacity for the main living space. For most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases like small apartments an electric, fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source, like heat pumps, it may require a top up to make sure it meets the requirements. Certain types of heaters cannot be used to comply with the standard as they are either not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Wilton
