Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts may lead to dropping temperatures within houses. A damp house is more expensive to heat, resulting in wasted energy and increased bills.

If a draught could be felt from unreasonable gaps or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a hole or gap or crack, then it is likely a crack or hole which requirements sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air in or out from your house need sealing. For example, if the open fireplace isn’t in use it can create draughts. This should be shut from. Property managers and landlords are responsible for making sure that such draughts are squelched as far as imaginable.

There is no need to block off gaps or holes which are part of the construction. For instance, small gaps around doors and windows could be necessary to allow movement of the building as the home gets warmer and cooler, so that they are able to be shut and opened, rather than sticking. We will inspect every window and door as part of the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Wallaceville

Rental properties in Wallaceville must have a fixed source of heating that can heat the living room to at least 18degC, even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs to be fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and must meet the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine if the existing fixed heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it must be equipped with a thermostat. This will help make your heating more consistent and effective. In most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like small apartment buildings, a smaller fixed electric heater might be enough.

If the main living room already has a permanent heating source like an air conditioner, it might just need an update to meet the standards. Some types of heaters can’t be utilised to meet the standard since they’re either costly, not affordable to run, and/or unhealthy to run.

Ventilation Wallaceville

Every living space of a rental house must contain at minimum one open window or exterior door to offer natural ventilation. Furthermore, moist spaces like kitchens and bathrooms need to have an externally vented extractor fan that can take moisture away.

A ventilation standard is all about recognising that dried air can be more easy to heat and heat, and the property that is properly ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallway are not considered living spaces and therefore don’t require an opening door or window.

Each door, window or Skylight requirements at least of opening to the outside, and stay at an open angle, allowing ventilation and fresh air air flow.

All kitchens and bathrooms, and every other room of your property with a bath, shower, cooktop or other high humidity-generating items will require appropriate extractor fans that are vented to the outdoors. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Wallaceville

Insulation for underfloor and ceilings is a requirement in all rental houses since 1 July 2019. Property managers and landlords have to make sure that the insulation is in line with standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be added or replaced.

A well-insulated property can reduce condensation and lower the chance of mould and dampness and also makes more easy to allow the house to retain the heat.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well the insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Wallaceville Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside; you have to ensure there is somewhere to allow surface, rain and underground water to flow and also stop it from getting into the building. When it is damp and moisture, it is usually what you don’t see that can become a big problem and end up causing the property to suffer and harming the tenant’s health.

Rental properties need to be equipped with effective drainage for the removal of floodwaters, surface water and ground water, including the proper outfall or runoff. Making sure that water has a proper place to go, and also that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid moisture from entering, if your rental has an enclosed gap between floorboards and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from rising into the building. It also helps in preventing water damage to the floor insulation.
