It’s important to keep in mind that landlords who have multiple rental properties may face even higher fines for non-compliance. The most severe penalties are handed down for the most serious violations. Those who have at least six rental properties could be fined up to $50,000 and as high as $100,000 in the case of hearing claims.

If a draught could be perceived as a result of gaps or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole or crack, then it’s likely to be a gap or hole which requirements sealing in somehow. Large cracks and gaps should be fixed permanently. Gaps greater than 3mm that allow air to enter or exit into the home need the sealing. In the case of an open fireplace isn’t being used, it could cause draughts, and must be sealed from. Landlords and property managers are responsible for making sure that such draughts are squelched whenever possible.

There is no require to block gaps or holes in the building. Adequate heaters are crucial for well-being houses

Heating Wallaceville

Wallaceville rental properties require a reliable source of heating that can heat the largest or main living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements to be fixed (i.e. not portable), at least 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to check if the fixed heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters are not considered to be safe heating options in the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it must include a thermostat. This makes your heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like apartments with small spaces an electric, fixed heater could be enough.

If your living space already has a fixed heating source such as an air conditioner, it might just need a top up to be able to meet the standards. Certain types of heaters cannot be used to achieve the quality as they are either costly, not cost-effective to run, and/or unhealthy to run.

Insulation Wallaceville

Ceiling and underfloor insulation is a requirement to all rental houses since July 1, 2019. Property managers and landlords should make sure that the insulation meets standards that are in line with the latest standard. In some instances, existing ceiling insulation or insulation in the subfloor space may require to be topped up or replaced.

A well-insulated property can help control condensation and reduce the chances of mould and dampness, and also makes more easy to allow the house to hold heat.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Wallaceville Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building; you have to ensure there is somewhere for surface, rain and underground water to flow, and prevent it from getting into the building. When it is about damp and water, it’s typically not apparent that it can become a big problem and cause damage to your investment as well as harming your tenant’s well-being.

Rental properties must be equipped with efficient drainage to remove rainwater, storm water and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a place to go, and it can’t linger underneath the structures is an important aspect of making sure your property is dry.

In addition to a drainage system to avoid water ingress, if the rental is enclosed between floorboards and the ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture in the ground from accumulating into the building. It also helps in preventing moisture damage to the underfloor insulation.
