Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts can lead to low temperatures inside homes. A draughty home costs more to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole and you can feel it, it is most likely a gap or an opening that requirements sealing in the way you can. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that allow air in or out within the home require seals. In the case of an open fireplace isn’t in use it can cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring that such draughts are squelched as much as imaginable.

You don’t require to block off gaps or holes in the construction. For instance, small gaps around windows and doors may be required to allow movement of the structure as the home gets warmer and cooler, so that they are able to be shut and opened, rather than securing. We will inspect every window and door in your Healthy Homes assessment of your rental property.

Heating Wallaceville

Rental properties in Wallaceville should have a permanent heating source that can heat the largest or main living space to at least 18degC, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs to be fixed (i.e., not portable), at minimum 1.5 kW in heating capacity, and meet the minimum requirement for heat capacity in the living area. The Heating Assessment Tool can be used to check if the existing fix heater(s) are adequate or whether you will require to top up with an additional heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options for those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump, it must be equipped with a thermostat. This will help make the heating more reliable and efficient. For most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, such as small apartments the smaller fixed electric heater may be sufficient.

If your living space already has a central heating source like a heat pump, then it may need a top up to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard since they’re either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Wallaceville

Every living space in a rental property must have at least one openable doors or windows to offer natural airflow. In addition, high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor to remove moisture.

The ventilation standard is all about recognising the fact that dry air will be more easy to heat, and that a well ventilated rental property will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallways are not liveable , and thus do not need an opening door or window.

Each window, door or skylight requirements for them to be in a position open to the outside, and stay fixed in an open position in order to allow for fresh air circulation and air flow.

Bathrooms, kitchens, as well as any other space in your property with a bath, shower or cooktop, or any other humidity-generating items will require suitable extractor fans which are vented out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in high moisture areas.

Insulation Wallaceville

Insulation for underfloor and ceilings has been compulsory to all rental houses from 1 July 2019. All landlords and property managers are required to ensure the insulation meets the new quality. In some instances, an existing insulation on the ceiling or in the sub floor space might require to be filled with or replaced.

A properly insulated home can reduce condensation, and decrease the risk of dampness and mould, and it will make it easier to the house to hold the heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Wallaceville Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere for surface, rain and underground water to flow, and stop it from coming inside. When it comes to moisture and damp it’s usually those concerns that you aren’t aware of that could be a huge problem and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties require to have effective drainage to get rid of floodwaters, surface water and ground water, which includes an appropriate runoff or outfall. Making sure the water has a proper place to go, and it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture ingress, if your rental is enclosed between floorboards and the soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground to stop any moisture from the ground from rising into the home. It also assists in preventing water damage to the floor insulation.
