Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts increase the likelihood of low temperatures inside houses. A cold house costs more to heat, resulting in wasted energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes the area needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap or crack, then it is likely to be a gap or hole that requirements sealing in some way. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and let air into or out from your home need the sealing. For example, if the open fireplace isn’t in use it can cause draughts and should be shut from. Property managers and landlords are accountable for ensuring that such draughts are squelched as far as possible.

You don’t require to block up intentional gaps or holes that are part of the construction. For example, tiny gaps around windows and doors could be required to allow for movement within the building as the household gets warmer and cooler, in order to let them be opened and closed rather than being stuck. We will test every window and door as part of the Healthy Homes assessment of your rental property.

Proper heating is crucial for well-being homes

Heating Wallaceville

Wallaceville rental properties require a reliable heating source that can warm the principal or the biggest living room to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs for it to be permanent (i.e. not portable) with at least 1.5 kW in heating capacity, and meet the minimum heating capacity needed for the main living room. The Heating Assessment Tool can be used to determine whether the installed heater(s) are adequate or whether you will need to top up with a new heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters aren’t considered acceptable heating options in the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, then it must include the thermostat. This makes the heating more reliable and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In certain situations, like small apartment buildings an electric, fixed heater may suffice.

If the living area already has a permanent heating source, like a heat pump, then it could need a top up to meet the standards. Certain kinds of heaters cannot be used to comply with the standard as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Wallaceville

Each liveable space in the rental property should include at least one open windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan to get rid of moisture.

It is the ventilation standard is all about understanding it is that dry air will be more easy to heat, and that the property that is properly ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and don’t need an opening door or window.

Each door, window or skylight needs to have the ability to open to the outside and remain closed, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, and any other room in your home with shower, bath or cooktop, or any other moisture generating item will need suitable extractor fans that are vented towards the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

The insulation of the ceiling and underfloor is mandatory to all rental homes as of July 1st, 2019. All landlords and property managers must ensure that the insulation is up to current quality. The "R" stands for thermal resistance and is a measure of how well the insulation can withstand heat flow. The more R-value is higher, the higher the standard of insulation.

Wallaceville Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the interior of the building it’s also about the outside. You must ensure there is somewhere for surface or ground water, and stop it from coming into the building. When it comes to moisture and damp it is often what you don’t see that could become a major issue and end up causing damage to your investment as well as affecting the tenant’s health.

Rental properties should have effective drainage for the removal of rainwater, storm water, and ground water. This includes an appropriate outfall or runoff. Making sure the water has a location to go, and it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent moisture from entering, if your rental is enclosed between your flooring and soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier generally a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from getting into the home. It also helps in preventing moisture damage to the underfloor insulation.
