Draughts can lead to dropping temperatures within houses. A cold home costs more to heat, which completed jobs in wasting money and energy.

If a draught is felt from unreasonable gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap that is, it is most likely a gap or an opening that needs sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit of the home need to be sealed. For example, if the open fireplace isn’t being used, it could cause draughts, and should be shut off. Landlords and property managers are responsible for ensuring that these draughts are stopped whenever imaginable.

You don’t need to block gaps or holes in the building. For instance, small gaps around windows and doors could be required to allow for movement of the structure when the home is heated and cools in order to let them be closed and opened instead of than sticking. We will inspect the windows and doors during an Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being houses

Heating Wallaceville

Rental properties in Wallaceville require a reliable source of heating that is able to heat the largest or main living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs that it be permanently fixed (i.e., not portable) and at least 1.5 kW in heating capacity, and must meet the minimum required heating capacity in the living area. A Heating Assessment Tool could be used to determine whether the current permanent heater(s) are adequate or whether you will need to top up with a new heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it requirements to have a thermostat. This will make the heating more uniform and effective. For most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in some cases such as small apartments, a smaller fixed electric heater could be enough.

If the living area already has a permanent heating source such as the heat pump, it may need an upgrade to ensure it meets the requirements. Some types of heaters can’t be used to meet the standard as they are either costly, not cost-effective to run, and/or unhealthy to run.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well insulation withstands heat flow. The higher the R-value, the higher the standard of insulation.

Wallaceville Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about what’s inside the building It’s about having to make sure there is somewhere for surface and underground water to flow and prevent it from getting inside. When it is about damp and water, it’s often what you don’t see that can cause a lot of trouble and cause damage to your investment as well as harming the tenant’s health.

Properties that are rented must have efficient drainage to remove floodwaters, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that water has a location to go, and that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

In addition to an irrigation system to stop moisture ingress, if your property has an enclosed space between floorboards and ground, a ground water barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier typically made of polythene and is laid on top of the ground, in order to block any moisture from the ground from entering the building. It also assists in preventing moisture damage to the underfloor insulation.
