Healthy homes are important

What are the reasons why Healthy Homes Compliance So Important?

About 1 in 3 households rent the property in New Zealand and Wallaceville, and research suggests that rental houses are more likely to be older, colder, have less efficient heating, and generally tend to be lower quality than houses that are owned by the owner.

Enhancing the quality of Wallaceville rental property will help tenants experience improved mental and physical health and reduce the disturbance to learning, work and daily life because of diseases. Your investment is also better secured from mildew, mould and damp , which means less maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts are a major cause of less temperature in households. A humid house will cost more to heat, which completed jobs in wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see a clear draught from a crack or a gap and you are able to feel it, it’s most likely a gap or an opening that needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that allow air to enter or exit of the home require sealing. In the case of an open fireplace isn’t in use it may cause draughts and should be blocked off. Property managers and landlords are accountable for making sure such draughts are eliminated in the maximum extent imaginable.

There is no need to cover up holes or gaps in the construction. For instance, small gaps around windows and doors could be necessary to allow movement of the structure as the house warms and cools so that they are able to be closed and opened rather than sticking. We will test all doors and windows as part of your Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being homes

Heating Wallaceville

Wallaceville rental properties need to have a stable source of heating that can heat the principal or the biggest living space to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements to be fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine whether the existing installed heater(s) are adequate or whether you will need to "top-up" with an additional heater. Unflued combustion and open fire heaters like portable LPG bottle heaters aren’t considered to be safe heating options under those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, then it must be equipped with the thermostat. This makes the heating more reliable and effective. In most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like small apartment buildings an electric, fixed heater may suffice.

If your living space already has a fixed heating source like the heat pump, it might need a top up in order to comply with the standards. Certain kinds of heaters cannot be used to meet the standard since they’re either costly, not cost-effective to run, or unsafe to operate.

Ventilation Wallaceville

Every living space of a rental property must have at least one openable window or exterior door to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms should have an externally vented extractor fan to take moisture away.

This ventilation standard is all about acknowledging it is that the dry atmosphere is much easier to heat, and that the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable spaces. Connecting spaces such as the hallway are not considered living spaces and therefore don’t require an opening window or door.

Every window, door or Skylight needs at least to open to the outside, and stay fixed in an open position to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other area in your property with a bath, shower or cooktop, or any other moisture-producing item will need suitable extractor fans that can be vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in high moisture areas.

Insulation Wallaceville

Underfloor and ceiling insulation is a requirement on all rental homes since July 1, 2019. Property managers and landlords are required to ensure that the insulation is in line with standards that are in line with the latest quality. In certain situations, the an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of mould and dampness, and it will make an easier task to the house to retain warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and is a measure of how well insulation resists heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Wallaceville Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building it’s also about the outside. You must make sure there is somewhere for surface, rain and underground water to flow, and also stop it from getting inside. When it is about damp and water, it’s frequently the concerns you don’t notice that can cause a lot of trouble that can cause damages to your investment and harming the tenant’s well-being.

Rental properties must have efficient drainage to get rid of floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a proper place to go and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside a drainage system to avoid moisture from entering, if your property has an enclosed space between the floor and the ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture present in the ground from rising into the structure. It also helps prevent water damage to the floor insulation.
