Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts are a major cause of lower temperatures in households. A cold home costs more to heat, meaning wasting energy and increased bills.

If a draft can be perceived as a result of gaps or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a gap or hole that is, it’s likely a crack or hole that needs sealing in any way. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that allow air in or out within the home require to be sealed. In the case of an open fireplace isn’t being used, it can cause draughts and should be sealed off. Landlords and property managers are responsible for ensuring such draughts are eliminated as far as imaginable.

There is no need to cover up gaps or holes that are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the structure when the household heats and cools, so that they can still be closed and opened rather than sticking. We will check the windows and doors as part of an Healthy Homes assessment of your rental property.

A good heating system is important for healthy homes

Heating Wallaceville

Wallaceville rental properties need to have a stable source of heating which can warm the largest or main living space to a minimum of 18degC, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs that it be permanently fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to determine if the fix heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, it needs to include a thermostat. This will help make the heating more reliable and effective. For most houses, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. However, in certain instances such as small apartments the smaller fixed electric heater may be sufficient.

If your living space already has a permanent heating source like an air conditioner, it may require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to meet the standard because they’re not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Wallaceville

Every living space of a rental property must contain at minimum one open window or exterior door to offer natural ventilation. Furthermore, moist spaces like kitchens and bathrooms should have an externally vented extractor to take moisture away.

This ventilation quality is about recognising how dry air is easier to heat and the property that is properly ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallways are not liveable , and thus are not require an opening window or door.

Every window, door or Skylight requirements to have the ability to open to the outside, and stay set in an opening position, allowing for fresh air circulation and ventilation.

The bathrooms in all kitchens as well as any other space in your house that houses a bath, shower cooker or any other moisture generating item will need proper extractor fan systems that can be vented out to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Wallaceville

Insulation for underfloor and ceilings is required in all rental houses from 1 July 2019. All landlords and property managers should make sure that the insulation is in line with the new quality. In some instances, existing ceiling insulation or insulation in the subfloor space might need to be added or replaced.

A properly insulated home can reduce condensation and reduce the chances of mould and dampness, and it will make much easier to the home to hold the heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance and is a measure of how well insulation resists heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Wallaceville Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside; you have to ensure there is somewhere for surface, rain as well as groundwater to move, and prevent it from getting inside. When it is about damp and water, it is frequently what you don’t see that could be a huge problem, causing damage to your investment and harming your tenant’s health.

Rental properties need to be equipped with effective drainage to eliminate storm water, surface water and ground water, which includes an appropriate runoff or outfall. Making sure the water is able to go, and that it can’t linger underneath the structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between floorboards and the ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground, to block any moisture in the ground from rising into the home. It also helps in preventing water damage to the floor insulation.
