Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts increase the likelihood of lower temperatures in homes. A draughty house will cost more to heat, which means wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a hole or gap and you are able to feel it, it is probably a gap or hole that needs sealing in the way you can. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that let air into or out of your house need the sealing. For instance, if an open fireplace isn’t used it could cause draughts, and must be sealed from. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever imaginable.

There is no require to block off gaps or holes that are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for the movement of the structure as the home is heated and cools to allow them to be closed and opened rather than sticking. We will examine all doors and windows as part of our Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Wallaceville

Wallaceville rental properties require a reliable heating source that can warm the principal or the biggest living area to at minimum 18degC, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements that it be permanently fixed (i.e., not portable) with at least 1.5 horsepower in capacity and have the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to determine whether your current installed heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered acceptable heating options under those following the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, it should include a thermostat. This will help make the heating more consistent and effective. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, such as small apartments an electric, fixed heater could be enough.

If your main living space already has a central heating source like the heat pump, it could require a top up to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality because they’re expensive, inefficient and/or unsafe to run.

Ventilation Wallaceville

Every living space in a rental property must include at least one open doors or windows to provide natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

This ventilation standard is about recognising that the dry atmosphere is more easy to heat and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallways are not liveable and do not need an opening window or door.

Each window, door or Skylight needs to have the ability to open to the outside, and stay set in an opening position, allowing for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other room in your home with a bath, shower cooker or any other moisture generating item will need proper extractor fan systems that vent to the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

Insulation Wallaceville

Insulation for underfloor and ceilings is required on all rental houses since July 1, 2019. Property managers and landlords are required to ensure the insulation meets the new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space might require to be topped up or replaced.

A house that is well-insulated can reduce condensation and lower the chance of mould and damp, as well as making an easier task for the house to hold heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Wallaceville Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building It’s about having to make sure there is somewhere for surface, rain or ground water, and to prevent it from getting inside. When it comes to moisture and damp it’s frequently those concerns that you aren’t aware of that could be a huge problem, causing damage to your investment and affecting the tenant’s health.

Rental properties must have effective drainage for the removal of rainwater, storm water, and ground water, including an appropriate runoff or outfall. Making sure that water has a proper place to go, and also that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture ingress, if your property has an enclosed space between floorboards and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from rising into the building. It also helps to prevent from causing damage to the flooring insulation.
