Healthy homes are important

Why is Healthy Homes Compliance important?

About 1 in 3 households rent the property in New Zealand and Wallaceville, and research suggests that rental houses are most likely to be colder, older and have less efficient heating, and generally have lower quality than houses that are owned by the owner.

Moldy, damp and cold homes are associated with negative well-being outcomes, particularly illnesses such as colds and flu, asthma and cardiovascular issues. Additionally, those who reported four or more key housing quality problems frequently have less satisfaction in their lives and lower mental wellbeing.

Your investment will be protected from mildew, mould and damp damages, which means less costs of maintenance in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts are a major cause of low temperatures inside houses. A damp home costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a hole or gap, then it is likely to be a gap or crack that needs sealing in any way. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that allow air in or out into the house need to be sealed. For instance, if an open fireplace isn’t being used, it may cause draughts and should be shut from. Property managers and landlords are accountable for making sure that such draughts are squelched whenever possible.

You don’t need to block up intentional gaps or holes which are part of the building. For instance, small gaps around windows and doors may be required to allow for movement of the structure as the household heats and cools, to allow them to be closed and opened rather than securing. We will check every window and door in the Healthy Homes assessment of your rental property.

Heating Wallaceville

Wallaceville rental properties require a reliable source of heat that can heat the largest or main living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements for it to be permanent (i.e. not portable) with at minimum 1.5 horsepower in capacity, and must meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to determine whether the current fix heater(s) are adequate or if you’ll require to top up with an additional heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), then it must include the thermostat. This makes your heating more consistent and efficient. For most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like small apartments small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a fixed heating source like heat pumps, it could need an upgrade to meet the standards. Certain types of heaters cannot be used to achieve the quality because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Wallaceville

Each liveable space in the rental property should have at least one openable doors or windows to provide natural ventilation. Furthermore, moist areas such as kitchens and bathrooms need to have an externally vented extractor fan to remove moisture.

A ventilation standard is all about recognising the fact that dry air is easier to heat, and that a property that is well ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t liveable and don’t require an opening door or window.

Every window, door or Skylight requirements at least open to the outside and remain closed in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other area in your home with a bath, shower or cooktop, or any other moisture-producing item will need suitable extractor fans which are vented to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Wallaceville

Insulation for underfloor and ceilings is required on all rental houses from 1 July 2019. Property managers and landlords have to ensure that the insulation is in line with current standard. In some instances, old ceiling insulation as well as insulation within the subfloor space may need to be added or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and dampness, as well as making an easier task to the home to retain the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a measure of how well insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Wallaceville Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside but you must make sure there is somewhere for rain, surface and underground water to flow, and stop it from coming inside. When it concerns damp and moisture it’s typically what you don’t see that could be a huge problem and cause damage to your investment and harming your tenant’s health.

Rental properties need to be equipped with efficient drainage to remove floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure that water has a location to go and that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

In addition to a drainage system to avoid moisture ingress, if your rental has an enclosed gap between your floor and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from rising into the property. It also helps in preventing from causing damage to the flooring insulation.
