Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts may lead to less temperature in houses. A draughty house will cost more to heat, which completed jobs in wasting energy and increased bills.

If a draught can be noticed from gaps that are not adequate or holes the area requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a hole or gap, then it is most likely a gap or crack that needs sealing in some way. Cracks and gaps that are large should be permanently stopped. Any gaps greater than 3mm that allow air in or out into your house need seals. In the case of an open fireplace isn’t in use it may cause draughts and should be shut from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

There is no require to block up intentional gaps or holes that are part of the construction. For example, tiny gaps around windows and doors could be required to allow for the movement of the structure as the household is heated and cools so that they can still be closed and opened instead of instead of being stuck. We will test every window and door as part of the Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being houses

Heating Wallaceville

Wallaceville rental properties should have a permanent source of heating that is able to heat the largest or main living space to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements for it to be permanent (i.e. not portable) that is, at least 1.5 horsepower in capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to check if your current permanent heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters aren’t considered to be acceptable heating options under the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it needs to be equipped with an thermostat. This makes the heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are needed. In certain situations, like small apartments, a smaller fixed electric heater may suffice.

If your main living space already has a central heating source, like the heat pump, it might just need some additional energy in order to comply with the standards. Certain types of heaters cannot be used to comply with the standard because they’re expensive, inefficient and/or unsafe to run.

Ventilation Wallaceville

Every living space in the rental property should have at least one openable doors or windows to offer natural ventilation. In addition, humid areas like kitchens and bathrooms should have an externally vented extractor fan that can eliminate moisture.

This ventilation standard is all about understanding the fact that dry air is much easier to heat and that the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living rooms kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t liveable , and thus don’t require an opening window or door.

Each window, door or Skylight needs to be able to open up to the outside, but remain set in an opening position in order to allow for fresh air circulation and air flow.

Bathrooms, kitchens, and any other room in your home with shower, bath, cooktop or other high moisture generating item will need adequate extractor fans that are vented to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan for areas that are high in moisture.

Insulation Wallaceville

Insulation for underfloor and ceilings has been compulsory to all rental houses since 1 July 2019. All landlords and property managers should make sure that the insulation is up to current standard. In some instances, an existing insulation on the ceiling or in the sub floor space might require to be topped up or replaced.

A properly insulated home will help to control condensation and reduce the chances of mould and dampness and will also make more easy for the home to retain warmth.

Insulation requirements to meet the R-values required for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Wallaceville Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to make sure there is somewhere for rain, surface and underground water to flow and also stop it from getting inside. When it is damp and moisture, it is often not apparent that it can become a big problem, causing damages to your investment and harming the tenant’s well-being.

Rental properties need to have effective drainage to remove storm water, surface water and groundwater, with the proper outfall or runoff. Making sure the water is able to go and that it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

In addition to an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between your floor and the soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to prevent any moisture present in the ground from accumulating into the property. It also assists in preventing from causing damage to the flooring insulation.
