Unreasonable Gaps & Holes

Draught Stopping Wallaceville

Draughts can lead to low temperatures inside homes. A cold house is more expensive to heat, which means wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or an unobstructed draught coming from a gap or hole, then it’s probably a gap or hole which requirements sealing in some way. Large gaps and cracks should be fixed permanently. The gaps that exceed 3mm that let air in or out from your home require sealing. In the case of an open fireplace isn’t being used, it can create draughts. This should be shut off. Landlords and property managers are responsible for making sure that such draughts are squelched in the maximum extent possible.

You don’t require to block up intentional gaps or holes which are part of the building. For example, tiny gaps around windows and doors could be necessary to allow movement of the building as the home is heated and cools in order to let them be shut and opened, rather instead of being stuck. We will check all windows and doors as part of the Healthy Homes assessment of your rental property.

Proper heating is important for healthy homes

Heating Wallaceville

Rental properties in Wallaceville must have a fixed heating source which can warm the living space to at least 18degC even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements to be fixed (i.e. not portable), at minimum 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to determine whether the existing fix heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, it should be equipped with an thermostat. This makes the heating more consistent and effective. In most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, like small apartments an electric, fixed heater might be enough.

If the living area already has a fixed heating source such as heat pumps, it may need some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality because they’re expensive, inefficient or are unsafe to operate.

Ventilation Wallaceville

Each liveable space in a rental property must have at least one openable doors or windows to provide natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms should have an externally vented extractor fan that can take moisture away.

The ventilation quality is all about recognising it is that dry air is much easier to heat and a property that is well ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered living spaces and therefore don’t require an opening window or door.

Each window, door , or the skylight requirements to be able to open to the outside, but remain set in an opening position, allowing for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other room in your home that has a bath, shower, cooktop or other high moisture generating item will require appropriate extractor fans that can be vented towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Wallaceville

The insulation of the ceiling and underfloor is required for all rent homes since 1 July 2019. All landlords and property managers must ensure the insulation meets current quality. In some cases, existing ceiling insulation or insulation in the sub floor space may require to be filled with or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of mould and damp, and also makes an easier task to allow the house to keep heat.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and is a measure of how well insulation is able to resist heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Wallaceville Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to ensure there is somewhere for surface or ground water and stop it from coming inside. When it concerns damp and moisture it is typically those concerns that you aren’t aware of that can cause a lot of trouble and end up causing damage to your investment and harming the tenant’s health.

Rental properties must have efficient drainage to get rid of rainwater, storm water and groundwater, with the proper outfall or runoff. Making sure the water is able to go, and it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

In addition to an irrigation system to stop water ingress, if the rental is enclosed between the floor and ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground to prevent any moisture from the ground from entering the home. It also helps in preventing moisture damage to the underfloor insulation.
