If a draught could be perceived as a result of gaps or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming out of a hole or gap or crack, then it is most likely a gap or hole that requirements sealing in some way. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that allow air to enter or exit within your home require the sealing. For instance, if an open fireplace isn’t used it could cause draughts, and must be sealed from. Property managers and landlords are responsible for ensuring such draughts are eliminated as much as possible.

You don’t require to cover up gaps or holes that are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure as the household gets warmer and cooler, so that they are able to be opened and closed rather instead of being stuck. Heating Wainuiomata

Rental properties in Wainuiomata require a reliable source of heat which can warm the largest or main living area to at minimum 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs for it to be permanent (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to check if your current permanent heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters aren’t considered to be safe heating options for the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it must have a thermostat. This will make your heating more consistent and effective. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in certain instances such as small apartments, a smaller fixed electric heater might be enough.

If your main living space already has a central heating source like a heat pump, then it may require an update to ensure it meets the requirements. Some types of heaters can’t be used to achieve the standard because they’re inefficient, unaffordable to operate and/or unhealthy to run.

The insulation of the ceiling and underfloor has been compulsory to all rental homes as of July 1st, 2019. The "R" stands for thermal resistance and is a gauge of how well the insulation withstands heat flow. The higher the R-value, the more efficient the insulation.

Making sure the water has a place to go, and also that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.
