Unreasonable Gaps & Holes

Draught Stopping Wainuiomata

Draughts can lead to dropping temperatures within houses. A draughty house is more expensive to heat, which means wasting money and energy.

If a draft can be perceived as a result of gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the air is clear from a hole or gap or crack, then it’s probably a gap or hole which needs sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that allow air in or out from the house require sealing. In the case of an open fireplace isn’t used it may cause draughts and should be shut off. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed whenever imaginable.

You don’t need to block gaps or holes that are part of the construction. For instance, small gaps around doors and windows might be necessary to allow movement of the building when the house heats and cools, in order to let them be closed and opened instead of instead of being stuck. We will test every window and door during our Healthy Homes assessment of your rental property.

Proper heating is important for well-being houses

Heating Wainuiomata

Wainuiomata rental properties require a reliable source of heating that can warm the largest or main living area to at minimum 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs to remain fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to determine if your current installed heater(s) are sufficient or if you’ll require to top up with an additional heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options for the Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it must have a thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If the main living room is already equipped with a fixed heating source, such as the heat pump, it could need some additional energy to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the quality since they’re either costly, not cost-effective to run, or unsafe to operate.

Ventilation Wainuiomata

Each liveable space in a rental house must include at least one open windows or an exterior door to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms need to have an externally vented extractor to take moisture away.

A ventilation standard is all about acknowledging how the dry atmosphere is less difficult to heat and an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and therefore do not require an opening window or door.

Each window, door , or Skylight requirements for them to be in a position open to the outside while remaining closed in order to allow ventilation and fresh air air flow.

All bathrooms and kitchens as well as any other space in your home that has a bath, shower and cooktop or another moisture-producing item will require proper extractor fan systems which are vented to the outdoors. This Healthy Homes Assessment service will check that there is adequate ventilation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Wainuiomata

Insulation for underfloor and ceilings is required on all rental homes from 1 July 2019. All landlords and property managers should ensure that the insulation is up to standards that are in line with the latest quality. In some cases, existing ceiling insulation or insulation in the subfloor space might need to be replaced or replaced.

A house that is well-insulated can help control condensation and lower the chance of mould and damp, as well as making much easier to allow the house to hold warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" refers to thermal resistance and is a measure of how well insulation is able to resist heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Wainuiomata Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside; you have to ensure there is somewhere for rain, surface and ground water to go, and prevent it from getting into the building. When it concerns damp and moisture it is usually what you don’t see that can become a big problem and end up causing damages to your investment and affecting your tenant’s health.

Rental properties require to be equipped with efficient drainage to get rid of storm water, surface water and ground water, including an appropriate runoff or outfall. Making sure that water has a place to go and that it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between floorboards and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from rising into the property. It also assists in preventing water damage to the floor insulation.
