Unreasonable Gaps & Holes

Draught Stopping Wainuiomata

Draughts increase the likelihood of lower temperatures in households. A damp home will cost more to heat, resulting in wasted energy and increased bills.

If a draught is felt from unreasonable gaps or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see a clear draught from a hole or gap, then it is probably a gap or hole that needs sealing in some way. Cracks and gaps that are large should be permanently stopped. The gaps that exceed 3mm that let air in or out of the home require sealing. For example, if an open fireplace isn’t in use it can cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring such draughts are eliminated as far as imaginable.

There is no require to cover up holes or gaps in the building. For instance, small gaps around doors and windows may be required to allow movement of the building when the house heats and cools, in order to let them be closed and opened instead of than being stuck. We will inspect all windows and doors as part of the Healthy Homes assessment of your rental property.

Heating Wainuiomata

Rental properties in Wainuiomata need to have a stable source of heat which can warm the{ main or largest|| largest or main| principal or the biggest} living space to a minimum of 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs that it be permanently fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity, and must meet the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine whether the existing fix heater(s) are adequate or if you’ll require to top up with a new heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters are not considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it needs to include the thermostat. This will help make the heating more consistent and efficient. In most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like small apartments an electric, fixed heater might be enough.

If the living area is already equipped with a fixed heating source like a heat pump, then it could require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Wainuiomata

Each living space within a rental property has to contain at minimum one open windows or an exterior door to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms should be equipped with an externally vented extractor to eliminate moisture.

This ventilation quality is all about recognising that the dry atmosphere is less difficult to heat and an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable and therefore don’t require an opening window or door.

Every window, door or skylight requirements to be able to open up to the outside, and stay fixed in an open position, allowing for fresh air circulation and ventilation.

The bathrooms in all kitchens and every other room of your property with shower, bath and cooktop or another water-generating appliance will need appropriate extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans for areas that are high in moisture.

Insulation Wainuiomata

Underfloor and ceiling insulation is required to all rental homes since July 1, 2019. All landlords and property managers must ensure that the insulation is up to the new standard. In some instances, existing ceiling insulation or insulation in the sub floor space might require to be replaced or replaced.

A properly insulated home will help to control condensation, and decrease the risk of mould and dampness, and also makes it easier for the house to hold heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance, and it is a measurement of how well insulation withstands heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Wainuiomata Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building; you have to make sure there is somewhere for rain, surface as well as groundwater to move and prevent it from getting inside. When it is about damp and water, it is often what you don’t see that could be a huge problem that can cause damage to your investment and harming your tenant’s health.

Rental properties must be equipped with efficient drainage to get rid of floodwaters, surface water, and groundwater, with an appropriate runoff or outfall. Making sure that the water has a place to go and that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the property has an enclosed space between your flooring and the ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from entering the structure. It also helps prevent moisture damage to the underfloor insulation.
