From the 1st of July in 2021, when a new or renewed lease is entered into on the Vogeltown rental property, all Healthy Homes compliance work must be finished by the end of 90 days.

Failure to meet one of the Healthy Homes Standards by the end of the anticipated timeframe could result in the possibility of a fine up to $7200. Furthermore, if a existing Healthy Homes Statement of Compliance is not incorporated in the new, renewed or revised tenancy contract, there may be additional penalties or an infringement fee.

It is crucial to remember that landlords who own several rental properties can face greater penalties for non-compliance. The highest penalties are reserved for severe breaches, and landlords with more than six properties could be fined as high as $50,000, or as high as $100,000 for hearing claims.

Healthy homes matter

Why is Healthy Homes Compliance so important?

One in three households rent the property in New Zealand and Vogeltown, and research indicates that rental homes tend to be older, colder, are not as effective heating and have lower standard than those owned by owners.

The damp, cold and mouldy houses are linked to negative well-being outcomes, particularly diseases like colds and influenza, asthma, and cardiovascular conditions. Additionally, those who reported four or more major house quality problems often experience poor life satisfaction and lower mental wellbeing.

Improving the standard of Vogeltown rental property can allow tenants to experience better physical and mental health, and lessen the disruption to work, learning and daily life due to illnesses. Your investment is also better protected from mould, mildew and damp-related damage, which results in lower maintenance costs over the long term.

Unreasonable Gaps & Holes

Draught Stopping Vogeltown

Draughts can lead to dropping temperatures within households. A humid home costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a crack or a gap, then it is likely a crack or hole that requirements sealing in somehow. Cracks and gaps that are large should be stopped permanently. Any gaps greater than 3mm that let air into or out from the home require sealing. In the case of an open fireplace isn’t being used, it may cause draughts and must be sealed off. Property managers and landlords are accountable for making sure such draughts are eliminated as far as imaginable.

You don’t require to block up intentional gaps or holes that are part of the building. For instance, small gaps around windows and doors may be required to allow for movement of the building when the house gets warmer and cooler, so that they are able to be closed and opened instead of than securing. We will examine every window and door in your Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Vogeltown

Vogeltown rental properties require a reliable heating source that is able to heat the main or largest living room to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to be fixed (i.e. not portable) and at minimum 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to determine whether the fix heater(s) are sufficient or whether you will require to "top up" with an additional heater. Fires that are open and unflued heaters like small portable LPG bottle heaters aren’t considered to be acceptable heating options in the Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it should be equipped with the thermostat. This will make your heating more consistent and effective. For most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, like small apartment buildings an electric, fixed heater might be enough.

If your living space already has a fixed heating source like an air conditioner, it may require an update to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Vogeltown

Every living space of a rental house must include at least one open window or exterior door to offer natural airflow. In addition, humid spaces like kitchens and bathrooms should be equipped with an venting fan outside to remove moisture.

A ventilation quality is all about acknowledging how dried air can be much easier to heat and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living rooms kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable and therefore do not require an opening door or window.

Each window, door or the skylight requirements for them to be in a position open to the outside, and stay at an open angle, allowing for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your house that houses shower, bath and cooktop or another humidity-generating items will need appropriate extractor fans that are vented towards the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Vogeltown

Ceiling and underfloor insulation has been compulsory for all rent homes from 1 July 2019. Property managers and landlords have to make sure that the insulation is in line with standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the subfloor space may require to be replaced or replaced.

A well-insulated house will help to control condensation and reduce the chances of dampness and mould, and will also make more easy to the home to retain warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and it is a measurement of how well insulation withstands heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Vogeltown Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building it is also about the outside. You must ensure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting inside. When it is about damp and water, it is frequently those concerns that you aren’t aware of that can cause a lot of trouble and cause damages to your investment and harming your tenant’s health.

Rental properties must have efficient drainage to eliminate the stormwater and surface waters, and groundwater, with the proper outfall or runoff. Making sure that water has a proper place to go and that it can’t linger underneath the structures is an important aspect of keeping your property dry.

In addition to an irrigation system to stop moisture from entering, if your apartment has an enclosed gap between your flooring and soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground to prevent any moisture in the ground from accumulating into the building. It also assists in preventing from causing damage to the flooring insulation.
