Healthy homes are important

Why is Healthy Homes Compliance important?

A majority of households rent in New Zealand and Trentham, and research has shown that these rental houses tend to be colder, older and are not as efficient heating, and generally tend to be lower quality than houses that are owned by the owner.

Damp, mouldy and cold houses can have negative health outcomes, especially for illnesses such as colds and asthma, as well as cardiovascular issues. In addition, people who reported four or more key housing quality problems frequently have lower levels of satisfaction with life and a decrease in mental health.

Improve the standard of Trentham rental property can allow tenants to experience better physical and mental health, and lessen the disturbance to learning, work and daily life due to diseases. Your investment will also be better secured from mildew, mould and damp damages, which means less maintenance costs in the long run.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, and Draught-stopping on Trentham rental properties.

The insulation of the ceiling and underfloor is required in all rental homes as of July 1st, 2019. All landlords and property managers should ensure that the insulation is up to current quality. Trentham Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside of the building It’s about having to make sure there is somewhere for surface, rain and underground water to flow, and to prevent it from getting into the building. When it concerns damp and moisture it is typically those things that you aren’t aware of that can become a big problem and cause damage to your investment as well as affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to eliminate storm water, surface water, and ground water, including an appropriate runoff or outfall. Making sure that the water has a place to go, and that it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture from entering, if your rental has an enclosed gap between the floor and ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are typically a polythene sheet laid over the ground to prevent any moisture that is present in the ground from accumulating into the structure. It also assists in preventing any damage to your underfloor insulation.
