Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

One in three households from New Zealand and Trentham, and research shows us that these rental houses are more likely to be older, colder, have less efficient heating, and generally have lower quality than homes that are owned by the owner.

Damp, mouldy and cold houses are linked to negative well-being results, specifically for illnesses like colds, flu, asthma and heart diseases. Additionally, those who report at least four key home quality issues often suffer from less satisfaction in their lives and lower mental wellbeing.

Unreasonable Gaps & Holes

Draught Stopping Trentham

Draughts are a major cause of less temperature in houses. A humid house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or the air is clear out of a hole or gap, then it is likely to be a gap or an opening that needs sealing in any way. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that allow air in or out of your house need seals. In the case of an open fireplace is not in use, it could cause draughts, and must be sealed off. Property managers and landlords are responsible for making sure such draughts are eliminated as much as imaginable.

There is no require to block up intentional holes or gaps that are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow for the movement of the structure when the house warms and cools so that they are able to be closed and opened instead of than sticking. We will test all windows and doors as part of the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being houses

Heating Trentham

Trentham rental properties need to have a stable heating source that is able to heat the living area to at minimum 18degC even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs that it be permanently fixed (i.e. not portable), at minimum 1.5 kW of heating capacity and have the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to check if the fixed heater(s) are sufficient or if you’ll need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it must be equipped with an thermostat. This will make the heating more consistent and effective. For most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like apartments with small spaces an electric, fixed heater might be enough.

If your living space is already equipped with a fixed heating source, like a heat pump, then it could require an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re expensive, inefficient or unsafe to operate.

Ventilation Trentham

Each living space within a rental property has to have at least one opening door or window to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms must have a suitable externally vented extractor to eliminate moisture.

This ventilation quality is about recognising how dry air is much easier to heat and a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable and therefore don’t require an opening door or window.

Each door, window or skylight needs at least of opening to the outside, but remain fixed in an open position in order to allow ventilation and fresh air air flow.

All bathrooms and kitchens and every other room of your home with shower, bath cooker or any other water-generating appliance will need proper extractor fan systems that can be vented out to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Trentham

Underfloor and ceiling insulation is mandatory in all rental homes since July 1, 2019. All landlords and property managers are required to make sure that the insulation meets the new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space might need to be added or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of mould and damp, and also makes an easier task for the household to retain the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and is a gauge of how well the insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Trentham Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the interior of the building It’s about having to make sure there is somewhere for surface, rain or ground water and stop it from coming into the building. When it concerns damp and moisture it’s usually those concerns that you aren’t aware of that can become a big problem and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties require to have effective drainage to remove storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure the water has a place to go and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your rental has an enclosed gap between your floor and ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from rising into the building. It also helps to prevent water damage to the floor insulation.
