Healthy homes are important

What is the reason Healthy Homes Compliance so important?

A majority of households rent the property in New Zealand and Trentham, and research shows us that these rental homes are likely to be colder, older and have less effective heating, and generally tend to be lower standard than those owned by owners.

Moldy, damp and cold homes are associated with negative well-being outcomes, especially for diseases like colds and influenza, asthma, and heart diseases. In addition, people who report four or more major house quality problems often experience low life satisfaction and reduced well-being.

The improvement in the standard of Trentham rental property will help tenants experience improved physical and mental health, and lessen the interruption to learning, work and living due to illness. Your investment is also better secured from mildew, mould and damp , which means less maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Trentham

Draughts may lead to dropping temperatures within homes. A damp home is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draught can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap or crack, then it’s likely a crack or crack that needs sealing in the way you can. Cracks and gaps that are large should be permanently stopped. The gaps that exceed 3mm that allow air in or out into the house need sealing. For example, if the open fireplace isn’t used it may cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring that these draughts are stopped whenever possible.

You don’t need to cover up gaps or holes in the construction. For example, tiny gaps around doors and windows could be required to allow for the movement of the building when the house is heated and cools so that they can still be closed and opened instead of than securing. We will inspect all windows and doors in our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure healthy houses

Heating Trentham

Trentham rental properties must have a fixed source of heating that is able to heat the principal or the biggest living room to at least 18degC, even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs to be fixed (i.e., not portable) that is, at least 1.5 kW of heating capacity, and meet the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine whether the fix heater(s) are sufficient or if you’ll require to top up by adding a second heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters are not considered to be acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it must be equipped with a thermostat. This will make the heating more reliable and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, like small apartment buildings the smaller fixed electric heater may suffice.

If your main living space already has a permanent heating source, such as a heat pump, then it might just require an update to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the standard since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Trentham

Every living space of a rental property has to contain at minimum one open windows or an exterior door to provide natural airflow. In addition, high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan that can take moisture away.

This ventilation standard is all about understanding that dried air can be easier to heat and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable and don’t need an opening door or window.

Each window, door , or Skylight needs at least of opening to the outside while remaining set in an opening position to allow for fresh air circulation and air flow.

All bathrooms and kitchens and any other area in your home with a bath, shower or cooktop, or any other humidity-generating items will require proper extractor fan systems that vent to the outside. This Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space with the right extractor fan in areas of high moisture.

Insulation Trentham

The insulation of the ceiling and underfloor is mandatory on all rental homes from 1 July 2019. Property managers and landlords should make sure that the insulation is in line with standards that are in line with the latest standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be added or replaced.

A well-insulated property will help to control condensation and lower the chance of mould and damp, and it will make much easier to the household to retain the heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance, and is a gauge of how well the insulation withstands heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Trentham Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside of the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain or ground water and to prevent it from getting into the building. When it is about damp and water, it is typically what you don’t see that could become a major issue and end up causing the property to suffer and harming the tenant’s health.

Properties that are rented must have effective drainage to get rid of storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure the water has a location to go and that it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid water ingress, if the rental is enclosed between the floor and the soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground to stop any moisture present in the ground from accumulating into the structure. It also helps prevent moisture damage to the underfloor insulation.
