Unreasonable Gaps & Holes

Draught Stopping Trentham

Draughts increase the likelihood of lower temperatures in houses. A cold home costs more to heat, which means wasting money and energy.

If a draught could be felt through gaps that are too large or holes or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or an unobstructed draught coming from a crack or a gap, then it’s likely a crack or hole that needs sealing in any way. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that let air in or out into the home require to be sealed. For example, if the open fireplace isn’t in use it could cause draughts, and should be sealed off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed whenever imaginable.

You don’t need to cover up holes or gaps in the construction. For instance, small gaps around windows and doors might be necessary to allow movement of the building as the household warms and cools so that they are able to be closed and opened rather than securing. We will check every window and door as part of the Healthy Homes assessment of your rental property.

Proper heating is crucial to ensure well-being houses

Heating Trentham

Trentham rental properties require a reliable heating source that can heat the main or largest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements to remain fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool could be used to determine whether the existing installed heater(s) are adequate or if you’ll need to top up by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered acceptable heating options under The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump then it must be equipped with the thermostat. This will help make the heating more consistent and efficient. For most houses, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, like small apartment buildings the smaller fixed electric heater may suffice.

If your main living space already has a fixed heating source such as heat pumps, it could need an upgrade to ensure it meets the requirements. Certain types of heaters cannot be used to meet the quality because they’re expensive, inefficient or are unsafe to operate.

Every living space of a rental property has to contain at minimum one open door or window to offer natural ventilation. In addition, humid areas such as kitchens or bathrooms should be equipped with an externally vented extractor to eliminate moisture.

It is the ventilation standard is all about understanding the fact that the dry atmosphere is much easier to heat, and that an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore don’t need an opening window or door.

Each window, door or skylight needs to have the ability open to the outside, but remain at an open angle in order to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other room in your house that houses shower, bath and cooktop or another humidity-generating items will need suitable extractor fans that can be vented to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Trentham

The insulation of the ceiling and underfloor is required in all rental houses from 1 July 2019. Property managers and landlords have to ensure that the insulation is in line with current quality. In some cases, old ceiling insulation as well as insulation within the subfloor space might require to be added or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of mould and dampness, and it will make much easier to allow the household to hold heat.

Insulation needs to meet the R-values required for your area

The "R" stands for thermal resistance and is a measure of how well the insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

Trentham Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building it is also about the outside. You must make sure there is somewhere for surface and underground water to flow, and to prevent it from getting inside. When it is about damp and water, it’s usually not apparent that it could be a huge problem, causing damage to your investment and harming the tenant’s health.

Rental properties need to have efficient drainage for the removal of the stormwater and surface waters, and ground water, including an appropriate runoff or outfall. Making sure that the water is able to go, and it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture from entering, if your rental is enclosed between floorboards and ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground, in order to block any moisture from the ground from entering the building. It also helps in preventing water damage to the floor insulation.
