Fines for Failing to Comply

As of 1st July 2021, once a new, renewed or varied tenancy is signed on a Trentham rental property, all Healthy Homes compliance items must be taken care of by the end of 90 days.

Trentham Healthy Homes Compliance Timeframes

Tenancies commenced between 1 July 2019 to the 30th June in 2021

  • Underfloor and ceiling insulation is compulsory throughout Trentham and New Zealand rental homes where it is reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply as well as an Insulation Statement, and an Insurance Statement should be included with any new, renewed or amended tenancy agreement.
  • Landlords and property managers must keep records that demonstrate the compliance with all Healthy Homes Standard that apply or will be applied throughout the tenancy period of the rental property.

From 1 July 2021

  • Private landlords and property managers are required to ensure their rental properties conform to the Healthy Homes Standard within 90 days of any new, renewed , or altered lease.
  • All boarding households (except Kainga Ora and Community Housing Providers with registered Boarding house tenancies) are required to comply with Healthy Homes Standards regardless of when the tenancy began.

From July 1st 2023

  • All homes that are rented out to Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must meet the Healthy Homes Standards regardless of the date when the tenancy started.

From July 1st 2024

  • All rental homes have to meet the Healthy Homes Standards regardless of the time of the first day of tenancy.

Trentham rental properties must have a fixed heating source which can warm the living space to a minimum of 18degC, even during the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.
