If a draught could be felt through gaps that are too large or holes or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap and you can feel it, it is most likely a gap or hole that requirements sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and allow air to enter or exit within your house need the sealing. Heating Trentham

Rental properties in Trentham need to have a stable source of heating that is able to heat the living room to at least 18degC even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to check if the existing permanent heater(s) are adequate or whether you will require to "top up" with a new heater. When it comes to moisture and damp it’s often what you don’t see that could be a huge problem that can cause the property to suffer and affecting the tenant’s well-being.

Properties that are rented must have effective drainage to eliminate rainwater, storm water, and ground water, including an appropriate outfall or runoff. Making sure the water has a proper place to go, and that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between your floor and soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from rising into the building. It also helps to prevent water damage to the floor insulation.
