Healthy homes are important

What are the reasons why Healthy Homes Compliance important?

A majority of households rent homes in New Zealand and Trentham, and research indicates that rental houses are most likely to be colder, older and have less effective heating and have lower quality than owner occupied properties.

Cold, damp and mouldy houses are associated with negative well-being results, specifically for illnesses like colds, influenza, asthma, and cardiovascular issues. Unreasonable Gaps & Holes

Draught Stopping Trentham

Draughts can lead to low temperatures inside homes. A humid house costs more to heat, meaning wasting money and energy.

If a draught is felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or an unobstructed draught coming from a crack or a gap or crack, then it’s likely to be a gap or hole that requirements sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit from your home require sealing. For example, if an open fireplace is not in use, it can create draughts. This should be shut off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

There is no need to cover up holes or gaps that are part of the building. For instance, small gaps around windows and doors might be necessary to allow for the movement of the structure when the house heats and cools, in order to let them be opened and closed rather instead of being stuck. We will test every window and door during the Healthy Homes assessment of your rental property.

Heating Trentham

Rental properties in Trentham need to have a stable source of heat which can warm the largest or main living space to a minimum of 18degC even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to remain fixed (i.e. not portable) with at least 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to determine whether your current fix heater(s) are sufficient or if you’ll need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it needs to be equipped with an thermostat. This makes the heating more consistent and efficient. In most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases such as small apartments an electric, fixed heater might be enough.

If the main living room already has a central heating source like the heat pump, it might just require an update to meet the standards. Certain kinds of heaters cannot be used to achieve the standard because they’re expensive, inefficient and/or unsafe to run.

Ventilation Trentham

Each liveable space in a rental home must include at least one open window or exterior door to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms should be equipped with an externally vented extractor to eliminate moisture.

A ventilation standard is about recognising the fact that dry air will be easier to heat and that the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway are not considered liveable , and thus do not require an opening door or window.

Every window, door or Skylight requirements to have the ability to open to the outside and remain at an open angle to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other room in your house that houses shower, bath, cooktop or other high water-generating appliance will need adequate extractor fans that are vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan for areas that are high in moisture.

Insulation Trentham

Insulation for underfloor and ceilings has been compulsory on all rental homes since July 1, 2019. Property managers and landlords must ensure that the insulation is up to current quality. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might need to be replaced or replaced.

A well-insulated property will reduce the risk of condensation and reduce the chances of mould and damp, and also makes much easier for the household to hold heat.

Insulation requirements to meet the R-values required for your area

The "R" signifies thermal resistance and is a gauge of how well the insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Trentham Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building; you have to make sure there is somewhere for rain, surface and ground water to go and prevent it from getting inside. When it is damp and moisture, it is usually what you don’t see that could be a huge problem and cause damages to your investment and affecting the tenant’s health.

Rental properties require to have efficient drainage for the removal of rainwater, storm water, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a location to go, and that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture from entering, if your rental has an enclosed gap between the floor and ground, a ground water barrier should be put in place if it is reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground to stop any moisture from the ground from accumulating into the structure. It also helps to prevent water damage to the floor insulation.
