If a draught can be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a crack or a gap and you can feel it, it is most likely a gap or crack that needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that let air into or out of your house require the sealing. Trentham Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building but you must make sure there is somewhere for rain, surface or ground water and also stop it from getting into the building. When it comes to moisture and damp it’s often what you don’t see that can cause a lot of trouble and cause damage to your investment as well as harming the tenant’s health.

Properties that are rented must have efficient drainage to remove the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure the water has a place to go, and also that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent water ingress, if the rental has an enclosed gap between the floor and ground, a ground water barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is generally a polythene sheet laid over the ground to prevent any moisture present in the ground from entering the structure. It also helps in preventing moisture damage to the underfloor insulation.
