Healthy homes matter

What is the reason Healthy Homes Compliance So Important?

Around 1 in 3 households rent homes in New Zealand and Trentham, and research shows us that these rental homes tend to be colder, older and are not as effective heating and have lower quality than the houses of owners.

Damp, mouldy and cold homes are linked to negative health results, specifically for diseases like colds and flu, asthma and cardiovascular conditions. In addition, people who report four or more major housing quality problems frequently have poor life satisfaction and lower well-being.

Improving the standard of Trentham rental property will allow tenants to enjoy improved mental and physical health and minimise the disruptions to their work, education and daily life due to illnesses. Your investment is also better secured from mildew, mould and damp , which means less maintenance costs in the long run.

The Healthy Homes Standard is a listing of minimum and specific standards for Heating, Insulation Ventilation, Moisture Ingress and Drainage, as well as Draught Stopping on Trentham rental properties.

Unreasonable Gaps & Holes

Draught Stopping Trentham

Draughts may lead to low temperatures inside houses. A damp home is more expensive to heat, which means wasting energy and increased bills.

If a draught is noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or a clear draught out of a hole or gap and you can feel it, it’s probably a gap or an opening that needs sealing in any way. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that let air in or out within the home need to be sealed. In the case of an open fireplace isn’t used it may cause draughts and should be sealed off. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as much as possible.

There is no require to block off gaps or holes that are part of the building. For instance, small gaps around doors and windows may be required to allow for movement within the building when the household is heated and cools so that they can still be opened and closed rather than sticking. We will check all windows and doors during our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Trentham

Rental properties in Trentham should have a permanent source of heat that is able to heat the largest or main living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements to be fixed (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to determine if the permanent heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options in the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it must have the thermostat. This makes the heating more reliable and effective. In most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in some cases like small apartments small apartments, a smaller electric fixed heater could be enough.

If your main living space already has a central heating source, such as heat pumps, it might require a top up to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality as they are either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Trentham

Every living space of a rental home must include at least one open windows or an exterior door to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms need to have an externally vented extractor fan to take moisture away.

The ventilation quality is about recognising the fact that the dry atmosphere is less difficult to heat and heat, and an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallways are not living spaces and therefore don’t need an opening window or door.

Each window, door , or skylight needs to have the ability to open to the outside, and stay fixed in an open position in order to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other area in your home with a bath, shower, cooktop or other high moisture generating item will need proper extractor fan systems which are vented out to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Trentham

Underfloor and ceiling insulation is mandatory to all rental homes as of July 1st, 2019. All landlords and property managers should make sure that the insulation meets current standard. In some cases, old ceiling insulation as well as insulation within the subfloor space may require to be filled with or replaced.

A well-insulated property will reduce the risk of condensation and reduce the chances of dampness and mould, and will also make it easier to the household to hold the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and is a measure of how well the insulation resists heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Trentham Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building it is also about the outside. You must ensure there is somewhere to allow surface, rain as well as groundwater to move, and also stop it from getting inside. When it is damp and moisture, it’s usually those concerns that you aren’t aware of that can become a big problem and end up causing damage to your investment as well as harming the tenant’s well-being.

Rental properties require to be equipped with effective drainage to eliminate the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure the water has a proper place to go and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground to stop any moisture in the ground from rising into the home. It also helps in preventing from causing damage to the flooring insulation.
