If a draught is perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a crack or a gap that is, it’s likely to be a gap or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit from your house need seals. In the case of an open fireplace isn’t used it could cause draughts, and should be shut off. Property managers and landlords are responsible for making sure such draughts are eliminated as far as possible.

Heating Trentham

Rental properties in Trentham require a reliable heating source that is able to heat the principal or the biggest living room to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements to be fixed (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to check if the fix heater(s) are adequate or if you’ll need to top up by adding a second heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump then it must include the thermostat. This will help make the heating more consistent and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like small apartment buildings, a smaller fixed electric heater might be enough.

If your living space already has a central heating source such as the heat pump, it could need some additional energy to meet the standards. Some types of heaters can’t be utilised to meet the quality since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Trentham

Each living space within a rental property has to have at least one openable window or exterior door to offer natural airflow. In addition, humid areas such as kitchens and bathrooms need to have an externally vented extractor fan that can remove moisture.

A ventilation quality is about recognising the fact that dry air is more easy to heat and heat, and the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallways are not living spaces and therefore are not require an opening door or window.

Each door, window or skylight needs at least open to the outside, but remain set in an opening position, allowing for fresh air circulation and ventilation.

Bathrooms, kitchens, and every other room of your house that houses shower, bath or cooktop, or any other moisture-producing item will require suitable extractor fans which are vented out to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

Insulation Trentham

Ceiling and underfloor insulation has been compulsory for all rent homes from 1 July 2019. All landlords and property managers are required to ensure that the insulation is up to standards that are in line with the latest quality. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might need to be replaced or replaced.

A well-insulated property can help control condensation and lessen the likelihood of mould and dampness, and will also make more easy to allow the house to hold the heat.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance and it is a measurement of how well the insulation resists heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Trentham Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building but you must make sure there is somewhere for surface and ground water to go, and stop it from coming into the building. When it is damp and moisture, it’s often the things you don’t notice that can cause a lot of trouble and cause damage to your investment as well as affecting your tenant’s health.

Rental properties must be equipped with efficient drainage to get rid of storm water, surface water, and ground water, including the proper outfall or runoff. Making sure that the water has a proper place to go and that it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture from entering, if your rental is enclosed between floorboards and surface, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from accumulating into the home. It also helps in preventing from causing damage to the flooring insulation.
