Heating Trentham

Rental properties in Trentham should have a permanent heating source that is able to heat the principal or the biggest living room to at least 18degC even on the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements for it to be permanent (i.e., not portable) and at minimum 1.5 kW in heating capacity and have the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine if the fix heater(s) are sufficient or whether you will need to "top-up" with a new heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it must be equipped with an thermostat. This will make your heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like apartments with small spaces, a smaller fixed electric heater may suffice.

If the main living room already has a permanent heating source, such as the heat pump, it may need a top up to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality as they are either not effective, cost prohibitive to operate and/or unsafe to run.

The insulation of the ceiling and underfloor is mandatory for all rent homes from 1 July 2019. Property managers and landlords have to make sure that the insulation is up to standards that are in line with the latest quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space may need to be topped up or replaced.

The "R" is a symbol for thermal resistance and is a gauge of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

Trentham Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building but you must ensure there is somewhere to allow surface, rain and ground water to go, and also stop it from getting inside. When it is damp and moisture, it’s usually those concerns that you aren’t aware of that can become a big problem and end up causing damages to your investment and affecting the tenant’s well-being.

Properties that are rented must have efficient drainage for the removal of the stormwater and surface waters and ground water, including an appropriate runoff or outfall. Making sure that the water has a proper place to go and that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between your flooring and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground to prevent any moisture in the ground from entering the structure. It also helps prevent moisture damage to the underfloor insulation.
