Unreasonable Gaps & Holes

Draught Stopping Timberlea

Draughts are a major cause of dropping temperatures within homes. A cold home costs more to heat, which results in wasting money and energy.

If a draught is felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a hole or gap and you can feel it, it’s most likely a gap or hole that needs sealing in any way. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and let air in or out into the home need seals. For instance, if an open fireplace isn’t used it can cause draughts and should be sealed from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed in the maximum extent possible.

There is no need to block off holes or gaps in the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the building when the home heats and cools, in order to let them be closed and opened rather than sticking. We will test all windows and doors during our Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy homes

Heating Timberlea

Rental properties in Timberlea should have a permanent source of heat that is able to heat the principal or the biggest living area to at minimum 18degC, even during the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to determine whether the existing fix heater(s) are adequate or if you’ll require to "top up" by adding a second heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be acceptable heating options under The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it must have an thermostat. This will help make the heating more uniform and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater might be enough.

If the living area already has a permanent heating source like heat pumps, it could need a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Timberlea

Every living space of the rental property should contain at minimum one open door or window to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor fan that can take moisture away.

The ventilation standard is all about acknowledging that the dry atmosphere is easier to heat, and that a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway are not considered liveable and don’t need an opening window or door.

Every window, door or the skylight needs at least to open up to the outside, but remain set in an opening position in order to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and every other room of your property with a bath, shower cooker or any other moisture generating item will require suitable extractor fans that are vented towards the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Timberlea

Ceiling and underfloor insulation is a requirement on all rental houses as of July 1st, 2019. All landlords and property managers must make sure that the insulation meets the new standard. In some cases, current ceiling insulation, or the insulation of the sub floor space may need to be replaced or replaced.

A properly insulated home can reduce condensation, and decrease the risk of mould and damp, and it will make an easier task to the house to retain warmth.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Timberlea Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere for rain, surface and underground water to flow and prevent it from getting inside. When it concerns damp and moisture it is usually those concerns that you aren’t aware of that could become a major issue, causing damages to your investment and harming your tenant’s well-being.

Rental properties should have effective drainage for the removal of rainwater, storm water and groundwater, with the proper outfall or runoff. Making sure the water has a location to go, and it doesn’t sit beneath structures is an crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop the ingress of moisture, if your rental is enclosed between your flooring and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground, to block any moisture in the ground from getting into the property. It also helps to prevent from causing damage to the flooring insulation.
