Unreasonable Gaps & Holes

Draught Stopping Timberlea

Draughts are a major cause of less temperature in households. A humid house is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draught can be felt from unreasonable gaps or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole, then it is probably a gap or crack that requirements sealing in the way you can. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that allow air in or out into your house require to be sealed. For example, if an open fireplace is not in use, it may cause draughts and should be sealed off. Property managers and landlords are accountable for ensuring that such draughts are squelched as far as imaginable.

There is no require to block up intentional holes or gaps in the building. For instance, small gaps around doors and windows could be necessary to allow for the movement of the building as the household is heated and cools so that they can still be closed and opened instead of than sticking. We will inspect all windows and doors in an Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being homes

Heating Timberlea

Timberlea rental properties require a reliable source of heat that is able to heat the largest or main living space to at least 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs that it be permanently fixed (i.e., not portable), at minimum 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to determine if your current permanent heater(s) are adequate or whether you will need to "top up" by adding a second heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters are not considered to be suitable heating options under the Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, it needs to include a thermostat. This makes the heating more uniform and efficient. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, like small apartments the smaller fixed electric heater may suffice.

If your living space already has a fixed heating source like the heat pump, it might require some additional energy to meet the standards. Certain kinds of heaters cannot be used to achieve the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Timberlea

Every living space in a rental house must include at least one open door or window to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to take moisture away.

It is the ventilation quality is all about recognising the fact that dry air will be less difficult to heat and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallways are not living spaces and therefore are not require an opening door or window.

Each door, window or the skylight needs at least of opening to the outside and remain set in an opening position to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other room in your home that has shower, bath, cooktop or other high moisture-producing item will need adequate extractor fans which are vented towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space with the right extractor fan in areas of high moisture.

Insulation Timberlea

Insulation for underfloor and ceilings has been compulsory on all rental houses as of July 1st, 2019. Property managers and landlords should ensure the insulation meets current quality. In some cases, an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A well-insulated house can reduce condensation, and decrease the risk of mould and dampness as well as making more easy for the home to retain the heat.

Insulation requirements to meet the R-values required for your area

The "R" stands for thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Timberlea Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building it’s also about the outside. You must make sure there is somewhere for surface and underground water to flow, and stop it from coming inside. When it concerns damp and moisture it’s usually what you don’t see that could be a huge problem and end up causing damage to your investment as well as affecting your tenant’s well-being.

Properties that are rented must have efficient drainage to remove rainwater, storm water and ground water, which includes an appropriate outfall or runoff. Making sure that water is able to go, and also that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from getting into the structure. It also assists in preventing from causing damage to the flooring insulation.
