If a draught can be felt from unreasonable gaps or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming out of a hole or gap and you can feel it, it is likely to be a gap or hole which requirements sealing in somehow. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that allow air to enter or exit within the home need sealing. Adequate heaters are important to ensure healthy homes

Heating Timberlea

Timberlea rental properties require a reliable heating source that is able to heat the principal or the biggest living room to at least 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to be fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to determine whether your current installed heater(s) are adequate or if you’ll need to "top-up" with a new heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), then it must include a thermostat. This makes the heating more reliable and effective. For most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartment buildings the smaller fixed electric heater may suffice.

If the main living room already has a permanent heating source, such as the heat pump, it could need an update in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re not effective, cost prohibitive to operate or unsafe to operate.

Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Timberlea Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building but you must make sure there is somewhere for surface and ground water to go and stop it from coming into the building. When it is damp and moisture, it’s typically those things that you aren’t aware of that could be a huge problem and cause the property to suffer and affecting the tenant’s well-being.

Rental properties need to be equipped with efficient drainage to remove the stormwater and surface waters, and groundwater, with the proper outfall or runoff. Making sure the water has a location to go, and that it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental is enclosed between your floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from getting into the structure. It also assists in preventing from causing damage to the flooring insulation.
