Unreasonable Gaps & Holes

Draught Stopping Timberlea

Draughts are a major cause of less temperature in homes. A humid house is more expensive to heat, meaning wasting energy and increased bills.

If a draught is felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a crack or a gap and you are able to feel it, it’s most likely a gap or hole that needs sealing in somehow. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that let air in or out within the house require to be sealed. For example, if an open fireplace is not in use, it could cause draughts, and should be sealed off. Landlords and property managers are responsible for ensuring that these draughts are stopped as much as possible.

You don’t need to cover up gaps or holes in the building. For example, tiny gaps around doors and windows may be required to allow for movement of the structure when the house warms and cools so that they can still be opened and closed rather than being stuck. We will test all windows and doors during your Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Timberlea

Rental properties in Timberlea need to have a stable source of heating that is able to heat the living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heating needs for it to be permanent (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to check if your current installed heater(s) are adequate or whether you will need to top up by adding a second heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered to be acceptable heating options for The Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, then it must be equipped with the thermostat. This will make the heating more consistent and effective. For most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, like apartments with small spaces the smaller fixed electric heater may suffice.

If the living area already has a permanent heating source, such as a heat pump, then it could require an upgrade to meet the standards. Certain kinds of heaters cannot be used to meet the quality as they are either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Timberlea

Every living space in a rental property has to contain at minimum one open doors or windows to provide natural airflow. In addition, humid areas like kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

It is the ventilation standard is all about understanding the fact that dry air is less difficult to heat and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living rooms kitchens and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore don’t require an opening door or window.

Each window, door , or Skylight requirements to be able to open to the outside while remaining set in an opening position, allowing for fresh air circulation and air flow.

Bathrooms, kitchens, and any other area in your home that has shower, bath and cooktop or another moisture-producing item will need proper extractor fan systems that vent out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Timberlea

Insulation for underfloor and ceilings is a requirement to all rental homes since July 1, 2019. Property managers and landlords must ensure that the insulation meets the new quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space may require to be filled with or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and dampness as well as making it easier to allow the household to hold heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a measure of how well insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Timberlea Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building; you have to make sure there is somewhere for surface, rain and underground water to flow, and stop it from coming into the building. When it is damp and moisture, it is often what you don’t see that could be a huge problem and end up causing damages to your investment and affecting the tenant’s well-being.

Rental properties must be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water, including an appropriate runoff or outfall. Making sure that the water has a location to go, and it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between floorboards and the soil, a ground-water barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground to prevent any moisture from the ground from rising into the home. It also helps prevent moisture damage to the underfloor insulation.
