Timberlea Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building but you must make sure there is somewhere for surface and ground water to go, and to prevent it from getting into the building. When it concerns damp and moisture it is typically those concerns that you aren’t aware of that can become a big problem and cause damages to your investment and harming the tenant’s health.

Rental properties require to have efficient drainage for the removal of the stormwater and surface waters, and groundwater, with the proper outfall or runoff. Making sure the water has a location to go, and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental is enclosed between your floor and the soil, a ground-water barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground to stop any moisture in the ground from entering the structure. It also assists in preventing water damage to the floor insulation.
