Fines for Failing to Comply

Beginning on July 1st, 2021, if a new or renewed tenancy is signed for a Timberlea rental property, all Healthy Homes compliance work need to be completed by the end of 90 days.

Beginning on July 1st, 2021, when a new or renewed contract is signed on the Timberlea rental property, all Healthy Homes compliance work must be finished within 90 days.

Failure to comply with one of the Healthy Homes Standards by the end of the anticipated timeframe could result in an amount of $7200. What time Do I need to be in compliance with the Healthy Homes Standards?

Timberlea Healthy Homes Compliance Timeframes

Tenancies that were signed in the period between July 1st 2019 and 30 , June 20,21

  • Insulation of the underfloor and ceiling is mandatory in all Timberlea and New Zealand rental homes where it is reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply An Insulation Statement as well as an Insurance Statement must be included in any renewed, new or modified tenancy agreement.
  • Property managers and landlords must keep records that demonstrate conformance with any Healthy Homes Standards that apply or will be applied to your rental home.

From July 1st 2021

  • Private landlords and property managers have to make sure their rental properties conform to the Healthy Homes Standards within 90 days of a newly renewed, extended or changed tenancy.
  • All boarder houses (except Kainga Ora and registered Community Housing Provider boarding home tenancies) must comply with the Healthy Homes Standards regardless of when the tenancy began.

  • All households that are rented out through Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must meet the Healthy Homes Standards regardless of the date when the tenancy started.

Starting 1 July 2024

  • All rental houses are required to comply with Healthy Homes Standards regardless of the time of the first day of tenancy.

If the heating that you provide is electric heating or heat source, it needs to have a thermostat. This will help make the heating more consistent and effective. In most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in certain instances like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If the living area already has a central heating source like a heat pump, then it might need an update to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard since they’re either costly, not affordable to run, or unsafe to operate.

All landlords and property managers must make sure that the insulation is up to the new standard.
