Draughts can lead to lower temperatures in homes. A draughty home is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a hole or gap or crack, then it’s likely to be a gap or hole that requirements sealing in any way. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit within your home need to be sealed. In the case of an open fireplace isn’t in use it can cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t require to block up intentional holes or gaps which are part of the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the structure as the house warms and cools so that they can still be closed and opened rather instead of being stuck. We will check every window and door in the Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy homes

Heating Thorndon

Thorndon rental properties should have a permanent heating source that is able to heat the living space to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs for it to be permanent (i.e. not portable) that is, at least 1.5 horsepower in capacity, and meet the minimum required heating capacity in the living area. A Heating Assessment Tool may be used to determine if the current fix heater(s) are adequate or if you’ll need to "top up" with an additional heater. Fires that are open and unflued heaters, such as portable LPG bottle heaters are not considered to be acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, then it must have a thermostat. This will help make the heating more uniform and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like apartments with small spaces, a smaller fixed electric heater could be enough.

If the living area already has a permanent heating source, such as heat pumps, it may require some additional energy to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the quality because they’re costly, not cost-effective to run, or are unsafe to operate.

Each living space within a rental property has to have at least one opening window or exterior door to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms need to have an externally vented extractor fan that can take moisture away.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallways are not living spaces and therefore do not require an opening window or door.

Each door, window or Skylight requirements to have the ability to open to the outside and remain closed in order to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other room in your property with shower, bath cooker or any other humidity-generating items will require suitable extractor fans that are vented out to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space with the right extractor fan for areas that are high in moisture.

Thorndon Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside It’s about having to make sure there is somewhere to allow surface, rain as well as groundwater to move and stop it from coming inside. When it is about damp and water, it is usually those concerns that you aren’t aware of that could be a huge problem and end up causing damage to your investment as well as harming the tenant’s well-being.

Rental properties must be equipped with effective drainage for the removal of storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go and that it doesn’t sit beneath structures is an crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture from entering, if your rental has an enclosed gap between floorboards and ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground to stop any moisture that is present in the ground from accumulating into the structure. It also assists in preventing water damage to the floor insulation.
