Healthy homes matter

What is the reason Healthy Homes Compliance so Important?

One in three households rent the property in New Zealand and Thorndon, and research has shown that these rental homes are more likely to be older, colder, are not as effective heating and tend to be of poorer quality than homes that are owned by the owner.

Damp, mouldy and cold houses can have negative health results, specifically for diseases like colds and asthma, as well as cardiovascular conditions. In addition, people who report at least four major home quality issues often suffer from lower levels of satisfaction with life and a decrease in psychological well-being.

Improving the standard of Thorndon rental property can allow tenants to experience better physical and mental health as well as lessen disturbance to learning, work and living because of illness. Your investment will also be better secured from mildew, mould and damp-related damage, which results in less maintenance costs in the long run.

The Healthy Homes Standard is a list of the specific and minimum standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, as well Draught stopping in Thorndon rental properties.

Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts increase the likelihood of less temperature in households. A humid home costs more to heat, resulting in wasted energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes the area needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating out of a hole or gap and you are able to feel it, it’s likely a crack or crack that needs sealing in somehow. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that let air in or out into your house need to be sealed. In the case of an open fireplace isn’t used it could cause draughts, and must be sealed from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

You don’t require to cover up holes or gaps that are part of the construction. For instance, small gaps around windows and doors could be required to allow for movement of the structure when the house heats and cools, so that they can still be closed and opened instead of than sticking. We will check all windows and doors in an Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Thorndon

Thorndon rental properties require a reliable source of heating that is able to heat the living space to a minimum of 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs that it be permanently fixed (i.e., not portable) that is, at least 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool can be used to check if your current permanent heater(s) are adequate or if you’ll require to top up by adding a second heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it must have the thermostat. This makes the heating more uniform and effective. For most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like apartments with small spaces the smaller fixed electric heater could be enough.

If your main living space is already equipped with a fixed heating source, like a heat pump, then it may need some additional energy to ensure it meets the requirements. Certain types of heaters cannot be utilised to meet the quality since they’re either expensive, inefficient and/or unhealthy to run.

Ventilation Thorndon

Every living space of a rental property must have at least one openable doors or windows to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

A ventilation standard is all about recognising how dry air is much easier to heat and the property that is properly ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore are not need an opening window or door.

Each door, window or Skylight requirements for them to be in a position open to the outside, but remain fixed in an open position to allow for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your home that has shower, bath or cooktop, or any other moisture generating item will require suitable extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Thorndon

The insulation of the ceiling and underfloor is mandatory for all rent houses as of July 1st, 2019. All landlords and property managers must make sure the insulation meets current quality. In certain situations, the an existing insulation on the ceiling or in the subfloor space may require to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and reduce the chances of dampness and mould, and it will make an easier task to the home to keep warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Thorndon Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside of the building it is also about the outside. You must make sure there is somewhere to allow surface, rain as well as groundwater to move and to prevent it from getting inside. When it is damp and moisture, it is often those things that you aren’t aware of that could be a huge problem and end up causing damage to your investment as well as harming the tenant’s well-being.

Rental properties require to be equipped with efficient drainage to remove floodwaters, surface water, and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go, and it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your property has an enclosed space between the floor and soil, a ground-water barrier must be installed if it is reasonably practicable to install it.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground to prevent any moisture present in the ground from rising into the structure. It also helps in preventing any damage to your underfloor insulation.
