Unreasonable Gaps & Holes

Draughts may lead to less temperature in houses. A cold house is more expensive to heat, which means wasting money and energy.

If a draught could be felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a crack or a gap, then it is likely a crack or an opening that requirements sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that allow air in or out from your home require seals. For instance, if an open fireplace isn’t being used, it may cause draughts and should be blocked off. Landlords and property managers are responsible for ensuring that such draughts are squelched in the maximum extent possible.

You don’t require to block holes or gaps which are part of the building. For instance, small gaps around windows and doors could be required to allow movement of the structure as the house warms and cools in order to let them be shut and opened, rather than sticking. We will check the windows and doors in our Healthy Homes assessment of your rental property.

Heating Thorndon

Thorndon rental properties should have a permanent heating source that is able to heat the living space to at least 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source requirements for it to be permanent (i.e., not portable) and at minimum 1.5 kW of heating capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered acceptable heating options under The Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it needs to have an thermostat. This will help make the heating more reliable and effective. For most properties, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in certain instances such as small apartments small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a fixed heating source like the heat pump, it could require an upgrade to be able to meet the standards. Some types of heaters can’t be utilised to meet the standard since they’re either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Thorndon

Each liveable space in a rental property must include at least one open doors or windows to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable venting fan outside to take moisture away.

The ventilation standard is all about acknowledging it is that dry air is less difficult to heat and an apartment that is well-ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallways are not liveable and therefore don’t require an opening door or window.

Each door, window or Skylight requirements for them to be in a position of opening to the outside and remain fixed in an open position, allowing for fresh air circulation and air flow.

Bathrooms, kitchens, and any other area in your home that has a bath, shower, cooktop or other high moisture generating item will require suitable extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in each livable space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Thorndon

Insulation for underfloor and ceilings has been compulsory in all rental homes as of July 1st, 2019. Property managers and landlords should make sure the insulation meets the new quality. In some cases, existing ceiling insulation or insulation in the sub floor space might require to be filled with or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and damp, and will also make it easier to the household to hold heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and is a gauge of how well the insulation can withstand heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Thorndon Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building it is also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow, and prevent it from getting into the building. When it concerns damp and moisture it’s typically not apparent that it can cause a lot of trouble that can cause the property to suffer and affecting your tenant’s well-being.

Rental properties require to be equipped with efficient drainage to get rid of storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure the water has a place to go, and also that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between the floor and ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture from the ground from getting into the building. It also helps prevent moisture damage to the underfloor insulation.
