Healthy homes matter

Why is Healthy Homes Compliance so important?

About 1 in 3 households rent the property in New Zealand and Thorndon, and research shows us that these rental houses are more likely to be colder, older and are not as effective heating, and generally have lower quality than houses that are owned by the owner.

Moldy, damp and cold homes are linked to negative well-being outcomes, particularly for diseases like colds and flu, asthma and heart diseases. Furthermore, people who reported four or more key home quality issues often suffer from poor life satisfaction and lower mental wellbeing.

Enhancing the standard of Thorndon rental property will help tenants experience improved physical and mental health and minimise the disturbance to learning, work and living due to diseases. Your investment will be protected from mould, mildew and damp damages, which means less costs of maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum requirements for heating, insulation Ventilation, Moisture Ingress and Drainage, as well Draught stopping for Thorndon rental properties.

Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts may lead to dropping temperatures within households. A humid home costs more to heat, resulting in wasted money and energy.

If a draught can be felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating out of a hole or gap that is, it’s likely to be a gap or an opening that needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and let air into or out into the home require the sealing. For instance, if an open fireplace is not in use, it can cause draughts and must be sealed off. Landlords and property managers are accountable for ensuring that these draughts are stopped as far as imaginable.

There is no require to cover up gaps or holes in the construction. For example, tiny gaps around windows and doors could be necessary to allow movement of the structure as the house warms and cools so that they can still be opened and closed rather than sticking. We will test all doors and windows during your Healthy Homes assessment of your rental property.

Proper heating is important to ensure healthy homes

Heating Thorndon

Thorndon rental properties should have a permanent source of heating that is able to heat the largest or main living room to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements for it to be permanent (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine if the existing fixed heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you provide is electric heating or heat source, then it must be equipped with a thermostat. This will make the heating more consistent and efficient. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like small apartments the smaller fixed electric heater may suffice.

If the living area already has a permanent heating source, such as heat pumps, it might just require some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to achieve the standard as they are either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Thorndon

Each liveable space in a rental property must have at least one openable doors or windows to provide natural airflow. In addition, humid areas such as kitchens and bathrooms must have a suitable externally vented extractor to take moisture away.

The ventilation quality is all about recognising that the dry atmosphere is much easier to heat and heat, and the property that is properly ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable , and thus don’t require an opening window or door.

Each window, door , or skylight needs for them to be in a position of opening to the outside while remaining closed, allowing ventilation and fresh air air flow.

Bathrooms, kitchens, and any other room in your property with a bath, shower, cooktop or other high water-generating appliance will need proper extractor fan systems which are vented towards the outside. This Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Thorndon

Insulation for underfloor and ceilings is required for all rent houses from 1 July 2019. Property managers and landlords have to ensure that the insulation is in line with this new quality. In some instances, existing ceiling insulation or insulation in the subfloor space may need to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and dampness, and it will make much easier for the home to retain warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" refers to thermal resistance and it is a measurement of how well the insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Thorndon Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building but you must make sure there is somewhere for rain, surface and ground water to go, and prevent it from getting inside. When it is about damp and water, it is typically not apparent that it could become a major issue and cause damage to your investment as well as harming the tenant’s well-being.

Rental properties must have efficient drainage to eliminate storm water, surface water, and ground water, which includes the proper outfall or runoff. Making sure that water has a place to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the rental has an enclosed gap between your flooring and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier usually a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from getting into the home. It also helps prevent from causing damage to the flooring insulation.
