Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts may lead to dropping temperatures within houses. A humid house is more expensive to heat, which means wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating out of a hole or gap or crack, then it’s likely a crack or hole which needs sealing in somehow. Large gaps and cracks should be fixed permanently. Gaps greater than 3mm that let air into or out into your house require sealing. For instance, if an open fireplace isn’t being used, it can create draughts. This should be shut from. Property managers and landlords are accountable for making sure that these draughts are stopped as far as imaginable.

There is no need to block gaps or holes which are part of the construction. For instance, small gaps around doors and windows may be required to allow for the movement of the building as the house is heated and cools in order to let them be closed and opened instead of than securing. We will check all doors and windows as part of our Healthy Homes assessment of your rental property.

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow, and stop it from coming into the building. When it comes to moisture and damp it is frequently what you don’t see that could be a huge problem that can cause damages to your investment and affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage to remove storm water, surface water, and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to avoid moisture ingress, if your rental has an enclosed gap between your flooring and soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground, in order to block any moisture in the ground from entering the property. It also helps prevent any damage to your underfloor insulation.
