Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

About 1 in 3 households in New Zealand and Thorndon, and research has shown that these rental houses tend to be colder, older, have less effective heating, and generally tend to be of poorer quality than owner occupied properties.

Damp, mouldy and cold houses can have negative well-being outcomes, particularly for diseases like colds and asthma, as well as cardiovascular diseases. In addition, people who reported at least four major housing quality problems frequently have poor life satisfaction and lower mental health.

Improving the standard of Thorndon rental property can help tenants enjoy better physical and mental health and minimise the interruption to learning, work and daily life because of health issues. Your investment is also secured from mildew, mould and damp damages, which means lower costs for maintenance in the long-term.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation Ventilation, Moisture Ingress and Drainage, and Draught stopping on Thorndon rental properties.

Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts can lead to less temperature in homes. A humid house will cost more to heat, which results in wasting money and energy.

If a draught can be felt through gaps that are too large or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap, then it is likely to be a gap or an opening that needs sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that let air into or out within your home need seals. For instance, if an open fireplace isn’t in use it may cause draughts and should be sealed from. Property managers and landlords are accountable for ensuring that such draughts are squelched as much as imaginable.

You don’t need to block up intentional holes or gaps that are part of the building. For example, tiny gaps around doors and windows may be required to allow for the movement of the building when the house heats and cools, so that they can still be shut and opened, rather than securing. We will inspect all doors and windows in our Healthy Homes assessment of your rental property.

Heating Thorndon

Thorndon rental properties need to have a stable source of heat that can warm the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements for it to be permanent (i.e. not portable) and at least 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to check if your current fix heater(s) are adequate or if you’ll require to "top-up" with a new heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters aren’t considered to be acceptable heating options under the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, then it must include a thermostat. This will help make your heating more consistent and effective. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in some cases like small apartments the smaller fixed electric heater might be enough.

If your main living space already has a permanent heating source such as a heat pump, then it might just require an upgrade to be able to meet the standards. Certain kinds of heaters cannot be used to achieve the standard as they are either not effective, cost prohibitive to operate or are unsafe to operate.

Thorndon Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside it is also about the outside. You must ensure there is somewhere for rain, surface and underground water to flow, and stop it from coming into the building. When it comes to moisture and damp it’s frequently not apparent that it could become a major issue, causing damages to your investment and harming the tenant’s well-being.

Rental properties must be equipped with effective drainage to eliminate storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go, and also that it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

In addition to a drainage system to prevent moisture ingress, if your rental has an enclosed gap between the floor and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground, to block any moisture from the ground from entering the property. It also helps prevent any damage to your underfloor insulation.
