Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts increase the likelihood of dropping temperatures within homes. A cold house is more expensive to heat, meaning wasting money and energy.

If a draught could be felt through gaps that are too large or holes or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a hole or gap, then it’s probably a gap or hole that requirements sealing in somehow. Cracks and gaps that are large should be stopped permanently. Any gaps greater than 3mm that let air in or out into the house need sealing. For example, if the open fireplace isn’t being used, it may cause draughts and should be shut from. Property managers and landlords are accountable for ensuring that such draughts are squelched in the maximum extent possible.

There is no require to block off gaps or holes that are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow movement of the structure when the home is heated and cools in order to let them be shut and opened, rather instead of being stuck. We will examine all doors and windows during our Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy homes

Heating Thorndon

Thorndon rental properties must have a fixed source of heat that can warm the principal or the biggest living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements for it to be permanent (i.e., not portable) with at least 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to determine if your current fix heater(s) are adequate or if you’ll require to ‘top up’ with an additional heater. Fires that are open and unflued heaters like mobile LPG bottle heaters are not considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it needs to include a thermostat. This will help make the heating more reliable and efficient. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in some cases like apartments with small spaces, a smaller fixed electric heater might be enough.

If the living area already has a permanent heating source, like an air conditioner, it could need some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to meet the quality since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Thorndon

Every living space of a rental home must have at least one openable door or window to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms should have an venting fan outside to take moisture away.

The ventilation standard is all about recognising how dry air will be easier to heat and an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and don’t need an opening door or window.

Each window, door , or skylight requirements to have the ability to open to the outside and remain at an open angle to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and every other room of your home that has a bath, shower, cooktop or other high humidity-generating items will need suitable extractor fans that are vented to the outdoors. Our Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space, including suitable extractor fans in high moisture areas.

Insulation Thorndon

Ceiling and underfloor insulation has been compulsory on all rental homes since July 1, 2019. Property managers and landlords should make sure that the insulation meets the new quality. In some instances, an existing insulation on the ceiling or in the sub floor space may need to be filled with or replaced.

A well-insulated house will help to control condensation and lessen the likelihood of dampness and mould, and also makes more easy to the home to retain heat.

Insulation requirements to meet the R-values of your area.

The "R" signifies thermal resistance and is a gauge of how well insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Thorndon Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building It’s about having to make sure there is somewhere for surface, rain as well as groundwater to move and stop it from coming into the building. When it comes to moisture and damp it’s frequently what you don’t see that can cause a lot of trouble that can cause the property to suffer and affecting the tenant’s health.

Properties that are rented must have efficient drainage to remove rainwater, storm water and ground water, including the proper outfall or runoff. Making sure that water has a proper place to go and that it can’t linger underneath the structures is an crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid moisture ingress, if your rental has an enclosed gap between floorboards and the ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier generally a polythene sheet laid over the ground to stop any moisture in the ground from accumulating into the home. It also helps to prevent water damage to the floor insulation.
