Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts can lead to lower temperatures in homes. A cold house is more expensive to heat, which results in wasting energy and increased bills.

If a draught can be noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a hole or gap and you can feel it, it’s most likely a gap or crack that needs sealing in the way you can. Large gaps and cracks should be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit into the house require to be sealed. For instance, if an open fireplace isn’t used it could cause draughts, and should be shut from. Landlords and property managers are accountable for making sure such draughts are eliminated as far as possible.

You don’t need to block off holes or gaps which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow movement of the building when the household gets warmer and cooler, so that they are able to be opened and closed rather than securing. We will examine every window and door in your Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Thorndon

Rental properties in Thorndon should have a permanent heating source that is able to heat the main or largest living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs to be fixed (i.e. not portable) and at least 1.5 kW of heating capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to determine whether your current installed heater(s) are sufficient or if you’ll need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it should include the thermostat. This makes the heating more uniform and efficient. For most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source, such as an air conditioner, it might just require some additional energy to meet the standards. Certain types of heaters cannot be utilised to meet the standard as they are either not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Thorndon

Each living space within a rental house must have at least one openable doors or windows to provide natural airflow. In addition, humid areas such as kitchens or bathrooms should be equipped with an venting fan outside to eliminate moisture.

The ventilation standard is all about recognising that the dry atmosphere is easier to heat and that an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and therefore do not require an opening door or window.

Every window, door or Skylight requirements to have the ability to open up to the outside, and stay at an open angle, allowing the circulation of fresh air and ventilation.

The bathrooms in all kitchens and every other room of your home with shower, bath or cooktop, or any other humidity-generating items will require adequate extractor fans which are vented to the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space and will also check for the proper extractor fans in areas of high moisture.

Insulation Thorndon

The insulation of the ceiling and underfloor is required for all rent houses from 1 July 2019. All landlords and property managers have to ensure that the insulation is in line with the new standard. In some instances, current ceiling insulation, or the insulation of the subfloor space may require to be filled with or replaced.

A well-insulated house will help to control condensation and lower the chance of dampness and mould, and also makes more easy for the house to retain warmth.

Insulation requirements to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and is a measure of how well insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Thorndon Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building; you have to make sure there is somewhere for rain, surface as well as groundwater to move, and stop it from coming into the building. When it comes to moisture and damp it is frequently those things that you aren’t aware of that could be a huge problem that can cause damage to your investment as well as harming the tenant’s health.

Rental properties should have efficient drainage to remove rainwater, storm water, and groundwater, with an appropriate runoff or outfall. Making sure the water is able to go, and also that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

In addition to an irrigation system to stop water ingress, if the apartment has an enclosed gap between the floor and the ground, a ground water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture present in the ground from entering the building. It also helps prevent any damage to your underfloor insulation.
