Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts can lead to less temperature in homes. A cold home is more expensive to heat, which results in wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see a clear draught from a hole or gap that is, it’s probably a gap or hole that needs sealing in somehow. Cracks and gaps that are large should be sealed permanently. The gaps that exceed 3mm that allow air in or out into your home require to be sealed. For example, if the open fireplace is not in use, it can create draughts. This must be sealed off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as much as imaginable.

You don’t need to cover up gaps or holes which are part of the construction. For instance, small gaps around doors and windows could be required to allow for movement within the building when the house gets warmer and cooler, so that they can still be opened and closed rather than securing. We will examine all doors and windows during an Healthy Homes assessment of your rental property.

A good heating system is important to ensure healthy homes

Heating Thorndon

Thorndon rental properties require a reliable heating source that is able to heat the living area to at minimum 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements to be fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or whether you will need to "top-up" with a new heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters are not considered acceptable heating options under those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it should include a thermostat. This will help make your heating more consistent and effective. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in some cases like small apartments small apartments, a smaller electric fixed heater might be enough.

If the living area already has a permanent heating source such as an air conditioner, it might require an upgrade to meet the standards. Certain kinds of heaters cannot be used to meet the quality because they’re not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Thorndon

Each liveable space in a rental home must have at least one opening windows or an exterior door to offer natural ventilation. Furthermore, moist spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can remove moisture.

This ventilation standard is all about understanding that dried air can be less difficult to heat, and that the property that is properly ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable , and thus are not require an opening door or window.

Each window, door , or Skylight requirements at least to open to the outside, and stay at an open angle to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, and every other room of your property with shower, bath, cooktop or other high water-generating appliance will need proper extractor fan systems which are vented towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Thorndon Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of what’s inside the building; you have to make sure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting into the building. When it is damp and moisture, it is often those things that you aren’t aware of that can become a big problem and cause damages to your investment and harming your tenant’s well-being.

Rental properties should be equipped with effective drainage to eliminate storm water, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a location to go, and also that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your property has an enclosed space between your flooring and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture in the ground from rising into the structure. It also helps prevent moisture damage to the underfloor insulation.
