Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts increase the likelihood of dropping temperatures within homes. A damp house costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes the area needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap and you are able to feel it, it’s likely a crack or crack that requirements sealing in some way. Large cracks and gaps should be fixed permanently. Gaps greater than 3mm that allow air to enter or exit of your house require the sealing. For example, if an open fireplace isn’t being used, it can cause draughts and should be blocked off. Landlords and property managers are responsible for making sure such draughts are eliminated whenever imaginable.

There is no need to block gaps or holes in the construction. For example, tiny gaps around windows and doors could be necessary to allow for the movement of the structure when the household gets warmer and cooler, so that they can still be closed and opened rather than sticking. We will check all doors and windows in our Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Thorndon

Rental properties in Thorndon must have a fixed source of heat that is able to heat the principal or the biggest living area to at minimum 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to remain fixed (i.e. not portable), at least 1.5 kW of heating capacity, and meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to check if the current fixed heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Fires that are open and unflued heaters like the portable LPG bottle heaters are not considered acceptable heating options under those following the Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it should include a thermostat. This will help make the heating more reliable and efficient. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances like small apartment buildings, a smaller fixed electric heater may suffice.

If your main living space already has a fixed heating source, like an air conditioner, it might need an upgrade to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the standard as they are either expensive, inefficient or unsafe to operate.

Ventilation Thorndon

Every living space of the rental property should have at least one opening window or exterior door to offer natural airflow. In addition, high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

It is the ventilation standard is about recognising it is that dry air will be easier to heat and a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t considered living spaces and therefore don’t require an opening window or door.

Each window, door , or the skylight needs to have the ability to open to the outside and remain at an open angle to allow for fresh air circulation and ventilation.

All bathrooms and kitchens and any other area in your home with a bath, shower or cooktop, or any other humidity-generating items will need proper extractor fan systems that are vented out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

Insulation Thorndon

Ceiling and underfloor insulation is a requirement for all rent homes since 1 July 2019. Property managers and landlords have to make sure the insulation meets current quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space may require to be replaced or replaced.

A well-insulated property will help to control condensation, and decrease the risk of mould and damp, and will also make more easy to the home to retain the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

Thorndon Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the interior of the building; you have to make sure there is somewhere for surface, rain or ground water, and prevent it from getting inside. When it is about damp and water, it’s often the things you don’t notice that can cause a lot of trouble that can cause damages to your investment and harming your tenant’s health.

Rental properties should have effective drainage to remove storm water, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a location to go and that it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

In addition to an irrigation system to stop moisture from entering, if your rental is enclosed between floorboards and soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier usually a polythene sheet laid over the ground to prevent any moisture in the ground from accumulating into the structure. It also assists in preventing from causing damage to the flooring insulation.
