Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts increase the likelihood of low temperatures inside households. A cold house costs more to heat, resulting in wasted energy and incurring higher costs.

If a draught could be felt through gaps that are too large or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a crack or a gap and you can feel it, it is most likely a gap or an opening that requirements sealing in some way. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that allow air in or out into your home need seals. In the case of an open fireplace isn’t used it can cause draughts and must be sealed off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed in the maximum extent possible.

There is no need to block off holes or gaps which are part of the building. For example, tiny gaps around doors and windows could be necessary to allow for the movement of the structure as the house is heated and cools to allow them to be opened and closed rather instead of being stuck. We will inspect the windows and doors during the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Thorndon

Thorndon rental properties require a reliable heating source which can warm the main or largest living space to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs for it to be permanent (i.e. not portable) that is, at least 1.5 horsepower in capacity, and meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to check if the existing fixed heater(s) are sufficient or if you’ll require to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters are not considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, then it must include an thermostat. This makes the heating more reliable and efficient. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If your living space already has a central heating source like heat pumps, it might need an update to meet the standards. Certain kinds of heaters cannot be used to meet the standard because they’re not efficient, cost prohibitive to operate or unsafe to operate.

A ventilation quality is all about understanding that the dry atmosphere is much easier to heat, and that a property that is well ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallways are not liveable and are not require an opening window or door.

Every window, door or skylight needs for them to be in a position open to the outside while remaining set in an opening position to allow to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other room in your property with shower, bath, cooktop or other high moisture generating item will need adequate extractor fans that can be vented to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Thorndon

Insulation for underfloor and ceilings is a requirement in all rental homes since July 1, 2019. Property managers and landlords are required to make sure that the insulation meets standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may need to be topped up or replaced.

A well-insulated property will reduce the risk of condensation and lower the chance of mould and dampness and it will make it easier for the home to retain warmth.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance and it is a measurement of how well the insulation resists heat flow. The more R-value is higher, the higher the standard of insulation.

Thorndon Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building it is also about the outside. You must ensure there is somewhere for surface, rain and underground water to flow, and to prevent it from getting inside. When it concerns damp and moisture it is usually those things that you aren’t aware of that could become a major issue, causing damage to your investment and harming the tenant’s well-being.

Rental properties require to be equipped with effective drainage for the removal of the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that water is able to go, and it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your rental is enclosed between the floor and the ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from entering the property. It also helps prevent any damage to your underfloor insulation.
