Draughts are a major cause of dropping temperatures within households. A cold house costs more to heat, which means wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or a clear draught from a gap or hole, then it’s likely to be a gap or an opening that requirements sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that let air into or out of your house require the sealing. For instance, if an open fireplace isn’t in use it can create draughts. This should be shut from. Landlords and property managers are accountable for ensuring that these draughts are stopped whenever possible.

There is no require to cover up gaps or holes in the construction. For instance, small gaps around windows and doors may be required to allow movement of the structure as the house heats and cools, so that they are able to be closed and opened rather than sticking. Heating Thorndon

Rental properties in Thorndon must have a fixed source of heating which can warm the largest or main living space to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements that it be permanently fixed (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required in the living area. The Heating Assessment Tool can be used to determine whether the existing fix heater(s) are sufficient or if you’ll require to top up by adding a second heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters are not considered acceptable heating options for the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it needs to have an thermostat. This will help make the heating more consistent and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartments an electric, fixed heater may be sufficient.

If your main living space is already equipped with a fixed heating source, like the heat pump, it could need a top up to be able to meet the standards. Certain kinds of heaters cannot be used to achieve the standard since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Thorndon

Every living space of the rental property should have at least one opening windows or an exterior door to offer natural airflow. Furthermore, moist areas such as kitchens and bathrooms need to have an externally vented extractor fan to get rid of moisture.

A ventilation standard is about recognising the fact that dry air is more easy to heat and an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallway aren’t living spaces and therefore don’t require an opening window or door.

Each window, door or the skylight needs for them to be in a position of opening to the outside, but remain fixed in an open position to allow the circulation of fresh air and ventilation.

All bathrooms and kitchens as well as any other space in your property with shower, bath and cooktop or another moisture-producing item will require suitable extractor fans that are vented towards the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space that includes extractor fans that are suitable in high moisture areas.

Thorndon Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside it is also about the outside. You must ensure there is somewhere to allow surface, rain and ground water to go and also stop it from getting into the building. When it is about damp and water, it is often those concerns that you aren’t aware of that can become a big problem and cause damages to your investment and affecting your tenant’s health.

Rental properties should be equipped with efficient drainage to get rid of floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that the water has a location to go, and it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between your flooring and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier generally a polythene sheet laid over the ground to prevent any moisture in the ground from accumulating into the structure. It also helps prevent from causing damage to the flooring insulation.
