Unreasonable Gaps & Holes

Draughts increase the likelihood of lower temperatures in homes. A humid home costs more to heat, resulting in wasted energy and incurring higher costs.

If a draft can be felt from unreasonable gaps or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap or crack, then it’s most likely a gap or hole which requirements sealing in somehow. Large gaps and cracks should be permanently stopped. Gaps greater than 3mm that allow air to enter or exit within your home need to be sealed. For example, if the open fireplace isn’t being used, it can create draughts. This should be blocked from. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever possible.

There is no require to block up intentional holes or gaps which are part of the building. For instance, small gaps around windows and doors might be necessary to allow movement of the building as the household is heated and cools so that they can still be closed and opened instead of than sticking. We will check all windows and doors in the Healthy Homes assessment of your rental property.

Proper heating is important to ensure healthy homes

Heating Thorndon

Rental properties in Thorndon require a reliable heating source that can heat the living room to at least 18degC even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs that it be permanently fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool may be used to determine whether the current fixed heater(s) are adequate or if you’ll need to "top up" by adding a second heater. Fires that are open and unflued heaters like the portable LPG bottle heaters aren’t considered acceptable heating options under the Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), then it must include the thermostat. This makes the heating more reliable and efficient. For most homes, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases such as small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the main living room already has a central heating source such as the heat pump, it may require an update to make sure it meets the requirements. Certain kinds of heaters cannot be used to comply with the quality as they are either costly, not affordable to run, or unsafe to operate.

Ventilation Thorndon

Every living space of a rental property has to include at least one open doors or windows to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor to eliminate moisture.

This ventilation standard is all about recognising the fact that dried air can be much easier to heat and that the property that is properly ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway aren’t living spaces and therefore are not need an opening door or window.

Each door, window or Skylight requirements for them to be in a position to open up to the outside, but remain fixed in an open position to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens as well as any other space in your home with shower, bath, cooktop or other high moisture generating item will require proper extractor fan systems that are vented to the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans in areas of high moisture.

Thorndon Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside but you must ensure there is somewhere for rain, surface and underground water to flow and stop it from coming into the building. When it concerns damp and moisture it’s often what you don’t see that can become a big problem, causing the property to suffer and affecting the tenant’s health.

Rental properties need to have effective drainage to get rid of floodwaters, surface water, and groundwater, with an appropriate outfall or runoff. Making sure the water is able to go, and also that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between the floor and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground to prevent any moisture from the ground from accumulating into the property. It also helps to prevent from causing damage to the flooring insulation.
