Healthy homes matter

What are the reasons why Healthy Homes Compliance so important?

Around 1 in 3 households rent in New Zealand and Thorndon, and research indicates that rental houses are more likely to be colder, older and are not as efficient heating, and generally tend to be of poorer quality than the homes of owners.

Moldy, damp and cold houses can have negative health outcomes, especially for illnesses like colds, asthma, as well as cardiovascular conditions. In addition, people who experience four or more key housing quality problems frequently have low life satisfaction and reduced psychological well-being.

Enhancing the quality of Thorndon rental property will allow tenants to enjoy improved mental and physical health and reduce the disruptions to their work, education and living due to health issues. Your investment will be safeguarded from mildew, mould and damp , which means less costs of maintenance in the long run.

The Healthy Homes Standards are a list of specific and minimum requirements for heating, insulation Ventilation and Ventilation and Drainage, and Draught Control on Thorndon rental properties.

Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts may lead to lower temperatures in homes. A cold home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught is felt through gaps that are too large or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating out of a hole or gap and you can feel it, it’s likely a crack or hole that needs sealing in any way. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that allow air to enter or exit of your home need to be sealed. For example, if the open fireplace is not in use, it could cause draughts, and should be blocked from. Landlords and property managers are responsible for ensuring that these draughts are stopped whenever possible.

You don’t require to block up intentional holes or gaps which are part of the building. For instance, small gaps around windows and doors may be required to allow for movement of the building when the home warms and cools so that they are able to be closed and opened instead of than securing. We will inspect every window and door during your Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy homes

Heating Thorndon

Rental properties in Thorndon should have a permanent source of heat that can heat the living area to at minimum 18degC even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs for it to be permanent (i.e. not portable) and at least 1.5 horsepower in capacity and have the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether the current fixed heater(s) are adequate or if you’ll need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, then it must have an thermostat. This makes your heating more consistent and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, like apartments with small spaces the smaller fixed electric heater might be enough.

If the living area already has a fixed heating source like a heat pump, then it may need an upgrade to ensure it meets the requirements. Some types of heaters can’t be used to comply with the standard because they’re expensive, inefficient or unsafe to operate.

Ventilation Thorndon

Each liveable space in the rental property should have at least one opening windows or an exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should have an venting fan outside to eliminate moisture.

A ventilation standard is all about understanding the fact that dry air will be less difficult to heat and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway are not considered liveable and do not need an opening door or window.

Each window, door , or skylight requirements to be able to open up to the outside, but remain at an open angle in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other room in your home that has shower, bath or cooktop, or any other humidity-generating items will require adequate extractor fans that can be vented to the outdoors. We offer a Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Thorndon

Underfloor and ceiling insulation is a requirement for all rent homes since 1 July 2019. All landlords and property managers should ensure that the insulation is in line with the new quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space might require to be topped up or replaced.

A well-insulated house can reduce condensation and reduce the chances of mould and dampness, as well as making an easier task to the home to retain the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" stands for thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Thorndon Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside but you must make sure there is somewhere for rain, surface and underground water to flow and to prevent it from getting inside. When it concerns damp and moisture it is typically those concerns that you aren’t aware of that could become a major issue, causing the property to suffer and harming the tenant’s well-being.

Properties that are rented must have effective drainage for the removal of floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure that the water has a proper place to go, and it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between your floor and the ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

Ground moisture barriers are usually a polythene sheet laid over the ground to stop any moisture present in the ground from getting into the home. It also assists in preventing from causing damage to the flooring insulation.
