Healthy homes are important

Why is Healthy Homes Compliance so important?

A majority of households rent from New Zealand and Thorndon, and research suggests that rental homes tend to be older, colder, have less effective heating and have lower quality than owner occupied properties.

Damp, mouldy and cold houses can have negative well-being results, specifically for illnesses such as colds and asthma, as well as cardiovascular conditions. In addition, people who reported four or more key home quality issues often suffer from poor life satisfaction and lower mental health.

The improvement in the standard of Thorndon rental property will allow tenants to enjoy improved physical and mental health as well as lessen disruption to work, learning and daily life due to illness. Your investment is also better protected from mould, mildew and damp , which means lower maintenance costs in the long run.

The Healthy Homes Standard is a list of the specific and minimum standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, and Draught-stopping on Thorndon rental properties.

Unreasonable Gaps & Holes

Draught Stopping Thorndon

Draughts may lead to low temperatures inside houses. A draughty house costs more to heat, meaning wasting energy and incurring higher costs.

If a draught could be felt from unreasonable gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught from a hole or gap that is, it is probably a gap or crack that needs sealing in any way. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that allow air to enter or exit of the home require the sealing. For instance, if an open fireplace isn’t in use it can cause draughts and should be sealed off. Landlords and property managers are responsible for making sure that these draughts are stopped as far as possible.

There is no require to block up intentional gaps or holes which are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow for movement within the structure when the house heats and cools, so that they are able to be closed and opened rather than sticking. We will test every window and door in your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Thorndon

Rental properties in Thorndon require a reliable source of heating which can warm the living room to at least 18degC even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to remain fixed (i.e. not portable) with at least 1.5 horsepower in capacity, and must meet the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool can be used to check if the current installed heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it needs to have an thermostat. This will make the heating more consistent and effective. For most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like apartments with small spaces the smaller fixed electric heater could be enough.

If the living area already has a central heating source, like an air conditioner, it might just need an update to be able to meet the standards. Some types of heaters can’t be used to meet the quality as they are either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Thorndon

Every living space of the rental property should include at least one open window or exterior door to offer natural ventilation. In addition, high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor to get rid of moisture.

It is the ventilation quality is all about recognising how dry air is less difficult to heat and heat, and the property that is properly ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and don’t need an opening door or window.

Each window, door or the skylight needs to be able to open up to the outside, but remain fixed in an open position, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other area in your home that has shower, bath and cooktop or another moisture-producing item will require adequate extractor fans that vent out to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans for areas that are high in moisture.

Insulation Thorndon

Ceiling and underfloor insulation is mandatory for all rent houses since 1 July 2019. Property managers and landlords must make sure that the insulation meets this new standard. In some cases, current ceiling insulation, or the insulation of the sub floor space might require to be filled with or replaced.

A well-insulated house can reduce condensation, and decrease the risk of mould and dampness, as well as making much easier for the home to keep the heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" refers to thermal resistance and is a gauge of how well the insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Thorndon Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building It’s about having to make sure there is somewhere for surface or ground water, and also stop it from getting inside. When it is damp and moisture, it’s usually not apparent that it could be a huge problem, causing damages to your investment and affecting your tenant’s well-being.

Rental properties must be equipped with efficient drainage to remove the stormwater and surface waters, and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside an irrigation system to stop moisture from entering, if your apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to stop any moisture in the ground from rising into the building. It also helps to prevent moisture damage to the underfloor insulation.
