If a draught can be felt through gaps that are too large or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a crack or a gap and you can feel it, it’s most likely a gap or hole that needs sealing in the way you can. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that let air in or out into your house require to be sealed. For example, if the open fireplace is not in use, it can cause draughts and must be sealed off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed in the maximum extent possible.

You don’t need to block up intentional holes or gaps which are part of the building. For example, tiny gaps around windows and doors may be required to allow for movement of the structure when the household heats and cools, in order to let them be closed and opened rather than being stuck. We will check all windows and doors during an Healthy Homes assessment of your rental property.

Rental properties in Takapuwahia require a reliable heating source which can warm the main or largest living area to at minimum 18degC, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs for it to be permanent (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity and have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool may be used to determine whether the existing permanent heater(s) are sufficient or whether you will need to top up with a new heater. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances like small apartment buildings the smaller fixed electric heater might be enough.

If the living area is already equipped with a fixed heating source like an air conditioner, it might need an update in order to comply with the standards. Certain types of heaters cannot be used to comply with the standard since they’re either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Takapuwahia

Each living space within a rental property must have at least one openable door or window to provide natural ventilation. In addition, high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can take moisture away.

A ventilation quality is all about understanding the fact that dried air can be much easier to heat and a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and therefore don’t need an opening door or window.

Every window, door or skylight needs for them to be in a position open to the outside and remain at an open angle to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens as well as any other space in your home with shower, bath or cooktop, or any other moisture generating item will require proper extractor fan systems which are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space, including suitable extractor fans in high moisture areas.

Takapuwahia Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere for surface, rain and ground water to go, and prevent it from getting inside. When it is damp and moisture, it is usually those concerns that you aren’t aware of that can become a big problem, causing damage to your investment and affecting the tenant’s well-being.

Rental properties must be equipped with effective drainage to eliminate storm water, surface water and groundwater, with the proper outfall or runoff. Making sure the water has a proper place to go, and also that it doesn’t get sucked into structures is an important aspect of keeping your property dry.

Alongside an irrigation system to stop water ingress, if the rental has an enclosed gap between floorboards and the ground, a ground water barrier must be installed if it is reasonably practicable to do so.

An underground moisture barrier usually a polythene sheet laid over the ground, to block any moisture present in the ground from getting into the property. It also assists in preventing water damage to the floor insulation.
