Healthy homes are important

Why is Healthy Homes Compliance so Important?

Around 1 in 3 households rent from New Zealand and Takapuwahia, and research suggests that rental homes are likely to be older, colder, are not as effective heating and tend to be lower quality than owner occupied properties.

Cold, damp and mouldy houses are linked to negative health outcomes, especially for diseases like colds and flu, asthma and cardiovascular conditions. Additionally, those who experience at least four major housing quality problems frequently have low life satisfaction and reduced well-being.

Improve the standard of Takapuwahia rental property can help tenants enjoy better mental and physical health, and lessen the disruption to work, learning and daily life because of health issues. Your investment is also secured from mildew, mould and damp damage, meaning lower costs for maintenance in the long run.

The Healthy Homes Standards are a list of the specific and minimum standards for heating, insulation Ventilation, Moisture ingress and Drainage, as well Draught-stopping in Takapuwahia rental properties.

Unreasonable Gaps & Holes

Draught Stopping Takapuwahia

Draughts may lead to low temperatures inside households. A draughty house will cost more to heat, resulting in wasted money and energy.

If a draught could be felt through gaps that are too large or holes the area needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see a clear draught from a gap or hole that is, it is likely a crack or an opening that needs sealing in any way. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit of your home need sealing. For instance, if an open fireplace isn’t used it could cause draughts, and should be sealed from. Property managers and landlords are accountable for making sure such draughts are eliminated as far as possible.

There is no require to cover up gaps or holes in the building. For instance, small gaps around windows and doors might be necessary to allow movement of the structure as the house heats and cools, in order to let them be shut and opened, rather instead of being stuck. We will check all windows and doors in an Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure well-being homes

Heating Takapuwahia

Takapuwahia rental properties need to have a stable heating source that can heat the largest or main living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements for it to be permanent (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to determine if your current fixed heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump then it must be equipped with an thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like small apartments, a smaller fixed electric heater may be sufficient.

If your living space is already equipped with a fixed heating source, such as an air conditioner, it might require some additional energy to meet the standards. Some types of heaters can’t be utilised to meet the standard because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Takapuwahia

Every living space in a rental property has to include at least one open door or window to provide natural ventilation. In addition, high moisture areas such as kitchens and bathrooms need to have an venting fan outside to get rid of moisture.

A ventilation standard is all about recognising it is that the dry atmosphere is easier to heat and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable and don’t need an opening door or window.

Every window, door or Skylight requirements for them to be in a position to open to the outside, but remain set in an opening position to allow for fresh air circulation and air flow.

All kitchens and bathrooms, and any other room in your property with a bath, shower, cooktop or other high water-generating appliance will need appropriate extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will verify that there is enough air circulation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Takapuwahia

The insulation of the ceiling and underfloor is mandatory for all rent houses since July 1, 2019. All landlords and property managers should ensure that the insulation is up to current standard. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might require to be topped up or replaced.

A well-insulated house will reduce the risk of condensation, and decrease the risk of mould and dampness, and also makes much easier for the house to retain the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and is a measure of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Takapuwahia Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere for rain, surface and ground water to go and stop it from coming into the building. When it is damp and moisture, it’s frequently what you don’t see that can cause a lot of trouble and cause damage to your investment as well as affecting your tenant’s well-being.

Properties that are rented must have effective drainage to remove the stormwater and surface waters and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go and that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the apartment has an enclosed gap between your flooring and the ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from rising into the property. It also helps to prevent from causing damage to the flooring insulation.
