Additionally, there is also a fine of approximately $900 for landlords and property managers who offer a false or inaccurate Healthy Homes Statement of Compliance or other information. The person who is responsible for this fine is whoever is named on the tenancy agreement as the person who is letting the property out which could be the name of the landlord as well as the company that manages the property.

All information in the Statement of Compliance requirements to be correct before the tenancy agreement can be completed, and must be updated throughout the tenancy as any relevant work gets completed.

Strathmore Park Healthy Homes Compliance Timeframes

Tenancies signed from 1 July 2019 and 30 , June 20,21

  • Underfloor and ceiling insulation is a requirement throughout Strathmore Park and New Zealand rental houses where it is reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply along with an Insulation Declaration and an Insurance Statement must be included in any new, renewed or altered tenancy contract.
  • Landlords and property managers must keep records of their the conformance to any Healthy Homes Standards that apply or will be in force to an apartment rental.

From July 1st 2021

  • Property managers and private landlords have to ensure their rental properties conform to the Healthy Homes Standards within 90 days of a new, renewed or varied tenant.
  • All boarding homes (except Kainga Ora and Community Housing Providers with registered for boarding home tenancies) must comply with the Healthy Homes Standard regardless of when the tenancy began.

Starting 1 July 2023

  • All homes that are rented out by Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers are required to comply with the Healthy Homes Standards regardless of the date the tenancy was started.

Beginning 1 July 2024

  • All rental homes must comply with the Healthy Homes Standards regardless of the time of the first day of tenancy.

Heating Strathmore Park

Rental properties in Strathmore Park should have a permanent source of heat that can warm the largest or main living area to at minimum 18degC, even during the coldest days of the year.
