Unreasonable Gaps & Holes

Draught Stopping Strathmore Park

Draughts are a major cause of lower temperatures in houses. A cold house is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught can be felt through gaps that are too large or holes that it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap and you are able to feel it, it’s probably a gap or hole that requirements sealing in the way you can. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that let air in or out into the home require to be sealed. For example, if an open fireplace is not in use, it could cause draughts, and should be blocked off. Landlords and property managers are accountable for ensuring that these draughts are stopped as far as imaginable.

You don’t require to block off gaps or holes in the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the structure as the house heats and cools, in order to let them be shut and opened, rather than securing. We will test the windows and doors as part of our Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Strathmore Park

Rental properties in Strathmore Park must have a fixed heating source that can heat the main or largest living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs for it to be permanent (i.e., not portable), at minimum 1.5 horsepower in capacity, and it must have the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to determine if the fixed heater(s) are adequate or whether you will need to ‘top up’ with a new heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters are not considered to be suitable heating options under The Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump it should be equipped with the thermostat. This will make the heating more uniform and effective. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, such as small apartments, a smaller fixed electric heater could be enough.

If your living space already has a central heating source, such as the heat pump, it could need a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Strathmore Park

Each living space within a rental property must have at least one openable door or window to provide natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan to get rid of moisture.

The ventilation quality is all about recognising how dry air will be easier to heat and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable , and thus don’t need an opening door or window.

Each window, door or the skylight needs for them to be in a position open to the outside while remaining at an open angle in order to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and every other room of your property with shower, bath and cooktop or another water-generating appliance will require appropriate extractor fans that are vented to the outdoors. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space, including suitable extractor fans for areas that are high in moisture.

Insulation Strathmore Park

Underfloor and ceiling insulation has been compulsory in all rental houses since July 1, 2019. Property managers and landlords are required to ensure that the insulation is up to standards that are in line with the latest standard. In some instances, an existing insulation on the ceiling or in the sub floor space may require to be topped up or replaced.

A well-insulated house will help to control condensation, and decrease the risk of mould and damp, and it will make much easier to allow the house to keep the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and it is a measurement of how well insulation is able to resist heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Strathmore Park Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building; you have to ensure there is somewhere for surface, rain or ground water, and prevent it from getting inside. When it concerns damp and moisture it is frequently those things that you aren’t aware of that can become a big problem, causing damages to your investment and harming the tenant’s well-being.

Rental properties need to have efficient drainage to get rid of the stormwater and surface waters and ground water. This includes an appropriate runoff or outfall. Making sure the water is able to go, and also that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between the floor and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture present in the ground from entering the home. It also helps to prevent any damage to your underfloor insulation.
