Fines for Failing to Comply

Since the 1st July of 2021, if a new, renewed or varied tenancy is signed for a Strathmore Park rental property, all Healthy Homes compliance tasks must be taken care of within 90 days.

Beginning on July 1st, 2021, once a new or renewed tenancy is signed on a Strathmore Park rental property, all Healthy Homes compliance work must be taken care of within 90 days.

Inability to adhere to each of Healthy Homes Standards by the end of the deadlines can result in penalties of up to $7200. Strathmore Park Healthy Homes Compliance Timeframes

Tenancies that were signed from 1 July 2019 and 30 June 2021

  • The insulation of the ceiling and underfloor is required to all Strathmore Park and New Zealand rental homes where it’s reasonably practicable to install.
  • A Healthy Homes Declaration of Intent An Insulation Statement as well as an Insurance Statement must be included in any renewed, new or amended tenancy agreement.
  • Property managers and landlords have to keep records of their the compliance with the Healthy Homes Standard that apply or will apply during the tenure of your rental home.

From 1 July 2021

  • Private landlords and property managers should ensure that their rental properties are in compliance according to Healthy Homes Standard within 90 days of any new, renewed or varied tenancy.

  • All homes which are rented from Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must be in compliance with the Healthy Homes Standards regardless of the date the tenancy was started.

Beginning 1 July 2024

  • All rental houses must be in compliance with the Healthy Homes Standards regardless of the time of the first day of tenancy.

In some instances, like small apartments an electric, fixed heater might be enough.
