If a draught could be noticed from gaps that are not adequate or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming out of a hole or gap or crack, then it is likely a crack or crack that requirements sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Gaps greater than 3mm that let air in or out from your house require the sealing. A good heating system is important to ensure well-being homes

Heating Silverstream

Rental properties in Silverstream need to have a stable source of heat which can warm the living space to a minimum of 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs that it be permanently fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to determine whether the existing permanent heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters are not considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it needs to have a thermostat. This makes your heating more consistent and effective. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like small apartment buildings, a smaller fixed electric heater may suffice.

If your main living space already has a central heating source such as the heat pump, it could need a top up to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality as they are either not effective, cost prohibitive to operate and/or unhealthy to run.

Every living space in a rental property must contain at minimum one open windows or an exterior door to offer natural airflow. In addition, high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor to get rid of moisture.

The ventilation quality is all about recognising how dry air is less difficult to heat and a property that is well ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore do not need an opening door or window.

Every window, door or the skylight requirements at least to open up to the outside while remaining closed to allow for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your house that houses shower, bath and cooktop or another moisture generating item will require appropriate extractor fans that can be vented out to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans in high moisture areas.

Ceiling and underfloor insulation is required on all rental houses from 1 July 2019. Property managers and landlords must make sure the insulation meets the new quality. A properly insulated home will reduce the risk of condensation and reduce the chances of mould and dampness, and also makes more easy to allow the home to hold the heat.

Silverstream Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside but you must ensure there is somewhere for surface, rain as well as groundwater to move and to prevent it from getting inside. When it comes to moisture and damp it is typically not apparent that it could become a major issue, causing damages to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with efficient drainage to remove the stormwater and surface waters, and ground water, including an appropriate runoff or outfall. Making sure that the water has a proper place to go, and also that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent water ingress, if the rental has an enclosed gap between floorboards and the ground, a ground water barrier must be installed if it is reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground to stop any moisture in the ground from rising into the home. It also helps in preventing moisture damage to the underfloor insulation.
