Unreasonable Gaps & Holes

Draught Stopping Seaview

Draughts are a major cause of low temperatures inside households. A draughty home costs more to heat, which means wasting energy and incurring higher costs.

If a draught can be felt through gaps that are too large or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap, then it is most likely a gap or hole which requirements sealing in some way. Large cracks and gaps should be fixed permanently. Cracks that are greater than 3mm and let air into or out within the house need the sealing. In the case of an open fireplace is not in use, it can create draughts. This should be sealed from. Landlords and property managers are responsible for making sure that such draughts are squelched in the maximum extent possible.

You don’t require to cover up holes or gaps in the building. For instance, small gaps around windows and doors could be required to allow for movement of the structure as the house is heated and cools so that they are able to be closed and opened rather than being stuck. We will examine every window and door as part of the Healthy Homes assessment of your rental property.

A good heating system is important for healthy homes

Heating Seaview

Rental properties in Seaview require a reliable source of heating that can heat the main or largest living space to at least 18degC even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements for it to be permanent (i.e. not portable) and at least 1.5 Kilowatts in heating capacity and have the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to check if the existing fixed heater(s) are sufficient or if you’ll require to top up with an additional heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, then it must include an thermostat. This will make the heating more reliable and efficient. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, like small apartment buildings an electric, fixed heater may be sufficient.

If your living space is already equipped with a fixed heating source like the heat pump, it could require an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to meet the standard as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Seaview

Every living space in a rental house must have at least one openable windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms should be equipped with an externally vented extractor fan to take moisture away.

A ventilation standard is all about acknowledging that dry air is much easier to heat and heat, and an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t living spaces and therefore do not require an opening window or door.

Every window, door or the skylight needs to be able to open up to the outside and remain closed to allow ventilation and fresh air air flow.

All bathrooms and kitchens and any other room in your house that houses shower, bath or cooktop, or any other water-generating appliance will require proper extractor fan systems that can be vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Seaview

Ceiling and underfloor insulation has been compulsory in all rental homes since July 1, 2019. Property managers and landlords have to make sure that the insulation is up to standards that are in line with the latest standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be filled with or replaced.

A well-insulated property will reduce the risk of condensation and lower the chance of mould and damp, as well as making more easy to the house to hold heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Seaview Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside It’s about having to make sure there is somewhere for surface as well as groundwater to move, and stop it from coming into the building. When it is damp and moisture, it’s often not apparent that it could be a huge problem that can cause damage to your investment as well as affecting your tenant’s health.

Rental properties need to be equipped with effective drainage for the removal of the stormwater and surface waters and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a proper place to go, and it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to an irrigation system to stop moisture ingress, if your rental has an enclosed gap between your flooring and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from rising into the structure. It also assists in preventing any damage to your underfloor insulation.
