Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts may lead to low temperatures inside households. A draughty home costs more to heat, which means wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught out of a hole or gap that is, it’s most likely a gap or an opening that needs sealing in any way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air into or out into your house need seals. For example, if the open fireplace isn’t used it may cause draughts and must be sealed off. Property managers and landlords are responsible for ensuring such draughts are eliminated in the maximum extent possible.

There is no require to block up intentional holes or gaps which are part of the construction. For example, tiny gaps around windows and doors may be required to allow for movement of the building as the household heats and cools, to allow them to be opened and closed rather than being stuck. We will examine the windows and doors as part of our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being houses

Heating Riverstone Terraces

Riverstone Terraces rental properties must have a fixed source of heating that can heat the living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements to remain fixed (i.e. not portable) that is, at minimum 1.5 horsepower in capacity, and meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to check if the current installed heater(s) are sufficient or whether you will need to ‘top up’ by adding a second heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters are not considered acceptable heating options under the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, it requirements to have the thermostat. This makes the heating more uniform and effective. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like small apartment buildings an electric, fixed heater may be sufficient.

If your living space already has a permanent heating source, such as an air conditioner, it might require some additional energy in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Riverstone Terraces

Each living space within the rental property should have at least one opening doors or windows to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor fan to eliminate moisture.

This ventilation standard is all about understanding how dry air is more easy to heat and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallway are not considered liveable and therefore don’t require an opening door or window.

Each door, window or Skylight requirements for them to be in a position to open to the outside, but remain set in an opening position to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, and any other area in your property with shower, bath or cooktop, or any other humidity-generating items will require proper extractor fan systems that can be vented to the outside. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space with the right extractor fan in areas with high moisture.

Insulation Riverstone Terraces

Insulation for underfloor and ceilings is a requirement for all rent homes since 1 July 2019. Property managers and landlords should make sure the insulation meets this new quality. In some instances, an existing insulation on the ceiling or in the sub floor space may need to be topped up or replaced.

A properly insulated home can help control condensation and lessen the likelihood of mould and damp, and it will make much easier for the household to keep warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance, and is a gauge of how well insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Riverstone Terraces Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the interior of the building but you must ensure there is somewhere for surface or ground water, and to prevent it from getting into the building. When it is damp and moisture, it is often not apparent that it could become a major issue that can cause damages to your investment and affecting the tenant’s well-being.

Rental properties require to have effective drainage to get rid of rainwater, storm water and groundwater, with an appropriate runoff or outfall. Making sure that water has a place to go, and also that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground to stop any moisture present in the ground from rising into the home. It also helps prevent any damage to your underfloor insulation.
