Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts increase the likelihood of less temperature in homes. A cold home costs more to heat, which results in wasting energy and incurring higher costs.

If a draught could be noticed from gaps that are not adequate or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a gap or hole that is, it’s likely a crack or an opening that needs sealing in somehow. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that allow air in or out within the house require seals. For example, if an open fireplace isn’t in use it can cause draughts and should be sealed off. Landlords and property managers are responsible for making sure such draughts are eliminated as much as imaginable.

There is no require to block up intentional gaps or holes which are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement within the building as the household heats and cools, so that they can still be opened and closed rather than being stuck. We will examine all doors and windows as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being houses

Heating Riverstone Terraces

Riverstone Terraces rental properties must have a fixed source of heating which can warm the largest or main living space to at least 18degC, even during the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to remain fixed (i.e. not portable), at least 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to determine if your current fix heater(s) are adequate or whether you will require to "top-up" with a new heater. Open fires and unflued combustion heaters like portable LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump it should be equipped with a thermostat. This makes the heating more reliable and effective. For most homes, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartments an electric, fixed heater could be enough.

If your main living space already has a fixed heating source, like heat pumps, it might just need some additional energy to be able to meet the standards. Certain types of heaters cannot be used to achieve the quality as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Riverstone Terraces

Every living space of a rental property has to have at least one opening windows or an exterior door to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms need to have an externally vented extractor fan to eliminate moisture.

This ventilation standard is all about acknowledging that the dry atmosphere is easier to heat, and that a well ventilated rental property will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable and don’t require an opening door or window.

Each door, window or skylight needs for them to be in a position to open up to the outside, but remain set in an opening position in order to allow ventilation and fresh air air flow.

All bathrooms and kitchens and every other room of your home with a bath, shower, cooktop or other high moisture-producing item will require suitable extractor fans which are vented towards the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans in high moisture areas.

Insulation Riverstone Terraces

The insulation of the ceiling and underfloor is required on all rental homes since July 1, 2019. All landlords and property managers have to make sure that the insulation is in line with the new standard. In some instances, an existing insulation on the ceiling or in the sub floor space may need to be added or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and dampness and also makes more easy for the household to keep warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance and it is a measurement of how well insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Riverstone Terraces Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere for surface, rain or ground water, and prevent it from getting inside. When it comes to moisture and damp it’s usually the things you don’t notice that could be a huge problem and end up causing the property to suffer and harming your tenant’s health.

Properties that are rented must be equipped with effective drainage to eliminate floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go, and also that it doesn’t get sucked into structures is an crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture ingress, if your property has an enclosed space between floorboards and surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground to prevent any moisture that is present in the ground from accumulating into the structure. It also helps to prevent any damage to your underfloor insulation.
