Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts increase the likelihood of dropping temperatures within households. A humid house will cost more to heat, which results in wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a gap or hole that is, it is likely to be a gap or hole which needs sealing in the way you can. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and let air into or out within the home require seals. In the case of an open fireplace isn’t being used, it may cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed as much as imaginable.

You don’t require to block up intentional holes or gaps in the construction. For example, tiny gaps around windows and doors could be necessary to allow for movement within the structure as the household is heated and cools in order to let them be closed and opened instead of than sticking. We will check every window and door in the Healthy Homes assessment of your rental property.

Heating Porirua

Rental properties in Porirua need to have a stable source of heating that can warm the living room to at least 18degC even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to remain fixed (i.e. not portable) that is, at least 1.5 horsepower in capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to check if the current fix heater(s) are adequate or if you’ll need to ‘top up’ with an additional heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters are not considered to be acceptable heating options in the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it must have the thermostat. This will make the heating more uniform and effective. In most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases like small apartments an electric, fixed heater might be enough.

If your main living space already has a fixed heating source like heat pumps, it might need an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Porirua

Each liveable space in a rental property must contain at minimum one open doors or windows to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms must have a suitable externally vented extractor fan to get rid of moisture.

It is the ventilation quality is all about understanding the fact that the dry atmosphere is much easier to heat and a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallways are not liveable and therefore don’t require an opening window or door.

Each door, window or skylight needs to be able of opening to the outside, but remain fixed in an open position to allow ventilation and fresh air ventilation.

All bathrooms and kitchens as well as any other space in your property with shower, bath or cooktop, or any other humidity-generating items will need adequate extractor fans that vent to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Porirua

Underfloor and ceiling insulation has been compulsory for all rent homes since 1 July 2019. Property managers and landlords should ensure that the insulation is in line with current quality. In some instances, existing ceiling insulation or insulation in the sub floor space may require to be topped up or replaced.

A well-insulated property will help to control condensation and lower the chance of dampness and mould, and it will make an easier task to the house to retain heat.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance and is a measure of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Porirua Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building it’s also about the outside. You must make sure there is somewhere to allow surface, rain and underground water to flow and prevent it from getting into the building. When it is about damp and water, it’s typically what you don’t see that could be a huge problem and cause the property to suffer and harming your tenant’s health.

Rental properties require to be equipped with effective drainage for the removal of floodwaters, surface water and ground water, which includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and that it isn’t allowed to remain beneath structures is an important aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between your flooring and the surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is usually an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from entering the property. It also helps prevent from causing damage to the flooring insulation.
