What are the most unreasonable gaps or holes?

If you can feel external air coming in or a clear draught from a crack or a gap that is, it’s probably a gap or an opening that requirements sealing in somehow. Cracks and gaps that are large should be stopped permanently. Any gaps greater than 3mm that let air in or out of your house need seals. Ventilation Porirua

Each living space within a rental property has to have at least one opening windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan to remove moisture.

A ventilation quality is all about acknowledging how the dry atmosphere is much easier to heat, and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallways are not liveable , and thus do not need an opening door or window.

Each window, door or the skylight requirements to be able to open to the outside and remain closed in order to allow ventilation and fresh air ventilation.

Bathrooms, kitchens, and any other room in your property with shower, bath cooker or any other moisture-producing item will require suitable extractor fans that are vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in each livable space that includes extractor fans that are suitable in areas of high moisture.

Ceiling and underfloor insulation is required in all rental homes as of July 1st, 2019. Property managers and landlords must ensure that the insulation is up to standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the subfloor space may require to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and lower the chance of mould and damp, and will also make much easier to allow the home to retain warmth.

Porirua Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building but you must make sure there is somewhere for rain, surface as well as groundwater to move, and prevent it from getting inside. When it is about damp and water, it’s often those concerns that you aren’t aware of that could be a huge problem that can cause the property to suffer and affecting your tenant’s well-being.

Rental properties must be equipped with effective drainage to eliminate floodwaters, surface water, and ground water, including an appropriate runoff or outfall. Making sure that water is able to go, and that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between your floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground, to block any moisture present in the ground from rising into the property. It also helps in preventing water damage to the floor insulation.
