Draughts may lead to less temperature in households. A humid house costs more to heat, which results in wasting energy and resulting in higher bills.

If a draught is felt through gaps that are too large or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the air is clear from a crack or a gap that is, it is probably a gap or hole that requirements sealing in somehow. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and allow air in or out from your home require to be sealed. For example, if the open fireplace isn’t used it may cause draughts and should be blocked off. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as possible.

There is no require to block up intentional gaps or holes that are part of the building. For example, tiny gaps around windows and doors might be necessary to allow for the movement of the building as the house warms and cools in order to let them be opened and closed rather than being stuck. We will check every window and door as part of the Healthy Homes assessment of your rental property.

Heating Porirua

Porirua rental properties should have a permanent source of heating that can heat the largest or main living space to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements for it to be permanent (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine if your current installed heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it needs to include a thermostat. This will make the heating more uniform and efficient. For most homes, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like small apartment buildings an electric, fixed heater may suffice.

If your main living space is already equipped with a fixed heating source such as heat pumps, it might require an update in order to comply with the standards. Some types of heaters can’t be used to comply with the standard because they’re costly, not affordable to run, and/or unsafe to run.

Every living space of a rental property has to have at least one openable door or window to offer natural ventilation. Furthermore, moist areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

A ventilation quality is all about understanding that dry air will be easier to heat, and that a property that is well ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Connecting spaces like the hallways are not liveable and do not require an opening window or door.

Each window, door or skylight requirements to have the ability to open up to the outside while remaining fixed in an open position to allow ventilation and fresh air air flow.

The bathrooms in all kitchens as well as any other space in your property with a bath, shower cooker or any other water-generating appliance will require appropriate extractor fans which are vented towards the outside. This Healthy Homes Assessment service will verify that there is enough air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

Porirua Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to ensure there is somewhere for rain, surface and underground water to flow and to prevent it from getting inside. When it concerns damp and moisture it’s frequently the concerns you don’t notice that could become a major issue, causing damage to your investment and affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to remove floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure the water is able to go, and that it can’t linger underneath the structures is an crucial aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between your flooring and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground, to block any moisture that is present in the ground from accumulating into the building. It also helps prevent any damage to your underfloor insulation.
