Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts are a major cause of low temperatures inside houses. A humid home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or the air is clear from a hole or gap or crack, then it’s likely a crack or an opening that requirements sealing in the way you can. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that let air into or out within your house require sealing. For instance, if an open fireplace isn’t used it may cause draughts and should be shut from. Property managers and landlords are accountable for making sure that these draughts are stopped in the maximum extent possible.

You don’t require to cover up holes or gaps in the construction. For example, tiny gaps around doors and windows could be required to allow movement of the building when the household warms and cools so that they are able to be shut and opened, rather than being stuck. We will test the windows and doors during the Healthy Homes assessment of your rental property.

Heating Porirua

Rental properties in Porirua require a reliable heating source that can warm the principal or the biggest living area to at minimum 18degC, even during the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs for it to be permanent (i.e. not portable) that is, at least 1.5 kW in heating capacity and have the minimum requirement for heat capacity in the living area. The Heating Assessment Tool can be used to determine whether the current fix heater(s) are adequate or if you’ll need to "top up" with a new heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump it must be equipped with an thermostat. This will make the heating more reliable and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, like small apartment buildings the smaller fixed electric heater may be sufficient.

If the main living room is already equipped with a fixed heating source such as an air conditioner, it could need some additional energy to meet the standards. Certain kinds of heaters cannot be utilised to meet the quality as they are either not efficient, cost prohibitive to operate or unsafe to operate.

Porirua Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside of the building; you have to make sure there is somewhere for rain, surface as well as groundwater to move and stop it from coming inside. When it comes to moisture and damp it is often the things you don’t notice that can cause a lot of trouble, causing the property to suffer and harming the tenant’s well-being.

Rental properties must have effective drainage to get rid of the stormwater and surface waters and ground water. This includes an appropriate outfall or runoff. Making sure that water has a place to go, and also that it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between your floor and ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier typically a polythene sheet laid over the ground to prevent any moisture in the ground from rising into the property. It also helps prevent water damage to the floor insulation.
