Healthy homes are important

What is the reason Healthy Homes Compliance so Important?

One in three households rent from New Zealand and Porirua, and research shows us that these rental homes are most likely to be older, colder, are not as efficient heating, and generally tend to be of poorer quality than the houses of owners.

Moldy, damp and cold homes are associated with negative health results, specifically for ailments like colds and flu, asthma and cardiovascular issues. Furthermore, people who experience at least four key housing quality problems frequently have poor life satisfaction and lower psychological well-being.

Improving the standard of Porirua rental property will help tenants experience improved mental and physical health and minimise the disruption to work, learning and daily life due to illness. Your investment is also better secured from mildew, mould and damp , which means lower costs for maintenance in the long run.

The Healthy Homes Standard is a list of the specific and minimum requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught Control on Porirua rental properties.

Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts are a major cause of dropping temperatures within households. A draughty house will cost more to heat, which means wasting energy and resulting in higher bills.

If a draught is perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a crack or a gap, then it is probably a gap or an opening that needs sealing in some way. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and let air into or out within your house need seals. For example, if an open fireplace isn’t used it could cause draughts, and should be blocked off. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as far as possible.

There is no need to cover up holes or gaps that are part of the construction. For example, tiny gaps around doors and windows could be required to allow for movement of the structure as the household heats and cools, so that they are able to be closed and opened rather instead of being stuck. We will inspect the windows and doors during our Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Porirua

Rental properties in Porirua require a reliable source of heating that can warm the principal or the biggest living area to at minimum 18degC even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements for it to be permanent (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to determine whether the existing installed heater(s) are adequate or if you’ll need to "top-up" with an additional heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it should be equipped with an thermostat. This makes the heating more uniform and efficient. For most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances such as small apartments, a smaller fixed electric heater may suffice.

If your living space already has a central heating source, like heat pumps, it may need a top up in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the quality because they’re not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Porirua

Every living space in a rental home must include at least one open doors or windows to provide natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can eliminate moisture.

A ventilation standard is about recognising that dry air will be much easier to heat and heat, and the property that is properly ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable , and thus don’t require an opening door or window.

Each window, door or Skylight requirements for them to be in a position open to the outside while remaining fixed in an open position to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and any other room in your home that has a bath, shower and cooktop or another moisture-producing item will require suitable extractor fans which are vented to the outside. This Healthy Homes Assessment service will check that there is adequate air circulation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Porirua

The insulation of the ceiling and underfloor is a requirement in all rental homes as of July 1st, 2019. All landlords and property managers are required to make sure that the insulation meets the new quality. In some instances, current ceiling insulation, or the insulation of the subfloor space might need to be added or replaced.

A well-insulated property will reduce the risk of condensation and lower the chance of dampness and mould, and it will make an easier task to allow the house to retain heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and is a gauge of how well insulation is able to resist heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Porirua Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside; you have to make sure there is somewhere to allow surface, rain and ground water to go, and prevent it from getting into the building. When it concerns damp and moisture it’s usually not apparent that it can cause a lot of trouble and cause damage to your investment and harming the tenant’s well-being.

Rental properties must have effective drainage to eliminate floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure that the water is able to go, and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between floorboards and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from getting into the property. It also assists in preventing any damage to your underfloor insulation.
