Healthy homes are important

Why is Healthy Homes Compliance so Important?

A majority of households rent the property in New Zealand and Porirua, and research indicates that rental houses are more likely to be older, colder, have less effective heating and tend to be of poorer quality than the houses of owners.

Cold, damp and mouldy homes are linked to negative health outcomes, particularly for ailments like colds and influenza, asthma, and cardiovascular conditions. Furthermore, people who report four or more major house quality problems often experience poor life satisfaction and lower well-being.

The improvement in the standard of Porirua rental property can allow tenants to experience better physical and mental health and minimise the disruption to work, learning and daily life due to illnesses. Your investment is also safeguarded from mildew, mould and damp damages, which means less costs of maintenance in the long run.

The Healthy Homes Standard is a listing of minimum and specific standards for Heating, Insulation Ventilation, Moisture Ingress and Drainage, and Draught stopping within Porirua rental properties.

Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts are a major cause of lower temperatures in houses. A humid home will cost more to heat, which means wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap and you are able to feel it, it’s probably a gap or hole which requirements sealing in somehow. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that allow air in or out of your house require the sealing. For example, if an open fireplace isn’t in use it can create draughts. This should be shut from. Landlords and property managers are responsible for ensuring that such draughts are squelched whenever imaginable.

You don’t need to cover up gaps or holes in the construction. For example, tiny gaps around doors and windows may be required to allow for the movement of the building when the household warms and cools in order to let them be closed and opened rather than being stuck. We will examine every window and door in the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Porirua

Porirua rental properties need to have a stable heating source that is able to heat the largest or main living space to a minimum of 18degC, even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs to remain fixed (i.e. not portable) and at minimum 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to check if your current fix heater(s) are adequate or whether you will need to "top-up" with a new heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it must be equipped with the thermostat. This will help make the heating more reliable and effective. In most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases like apartments with small spaces small apartments, a smaller electric fixed heater might be enough.

If your living space already has a fixed heating source like a heat pump, then it might require an update to make sure it meets the requirements. Some types of heaters can’t be utilised to meet the quality since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Porirua

Each living space within a rental property must have at least one opening door or window to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan to remove moisture.

The ventilation quality is all about recognising the fact that dried air can be easier to heat, and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallways are not living spaces and therefore don’t need an opening window or door.

Every window, door or the skylight requirements to be able of opening to the outside, and stay fixed in an open position in order to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other room in your house that houses a bath, shower or cooktop, or any other water-generating appliance will need proper extractor fan systems which are vented to the outside. This Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Porirua

Ceiling and underfloor insulation has been compulsory to all rental homes from 1 July 2019. Property managers and landlords have to make sure the insulation meets the new standard. In some cases, current ceiling insulation, or the insulation of the sub floor space may require to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of mould and damp, and also makes much easier for the home to keep the heat.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and is a gauge of how well insulation resists heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Porirua Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside It’s about having to ensure there is somewhere to allow surface, rain and underground water to flow and to prevent it from getting inside. When it concerns damp and moisture it’s typically what you don’t see that could become a major issue that can cause damage to your investment as well as harming your tenant’s well-being.

Rental properties require to have efficient drainage to get rid of storm water, surface water, and ground water. This includes the proper outfall or runoff. Making sure the water has a place to go, and also that it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

In addition to the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between your flooring and the ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier generally a sheet of polythene that is placed over the ground, to block any moisture from the ground from entering the home. It also helps to prevent from causing damage to the flooring insulation.
