Unreasonable Gaps & Holes

Draught Stopping Pauatahanui

Draughts may lead to less temperature in households. A humid home will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap and you can feel it, it is most likely a gap or an opening that needs sealing in the way you can. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that allow air in or out of your house require sealing. For example, if the open fireplace is not in use, it can create draughts. This should be sealed from. Landlords and property managers are accountable for ensuring that such draughts are squelched as far as imaginable.

There is no need to block up intentional gaps or holes that are part of the building. For instance, small gaps around windows and doors may be required to allow for the movement of the structure as the home gets warmer and cooler, so that they can still be shut and opened, rather than being stuck. We will check all windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being homes

Heating Pauatahanui

Rental properties in Pauatahanui require a reliable heating source that can heat the main or largest living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs that it be permanently fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity and have the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to determine if the current fix heater(s) are sufficient or if you’ll need to "top up" with an additional heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump it must include an thermostat. This will help make the heating more uniform and effective. In most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like apartments with small spaces, a smaller fixed electric heater may suffice.

If the main living room already has a fixed heating source, such as the heat pump, it might just need an update to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Pauatahanui

Every living space of the rental property should have at least one opening windows or an exterior door to provide natural ventilation. In addition, humid spaces like kitchens and bathrooms should have an externally vented extractor to remove moisture.

This ventilation standard is all about recognising it is that dried air can be easier to heat and a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallway aren’t liveable , and thus do not need an opening window or door.

Each window, door , or skylight needs to be able to open to the outside while remaining fixed in an open position in order to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens and every other room of your property with shower, bath and cooktop or another moisture-producing item will need suitable extractor fans that are vented out to the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Pauatahanui

Ceiling and underfloor insulation is mandatory on all rental houses since July 1, 2019. All landlords and property managers have to make sure the insulation meets standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the subfloor space might need to be filled with or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and dampness, and it will make much easier for the home to keep the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance and is a gauge of how well the insulation resists heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Pauatahanui Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere for rain, surface or ground water, and prevent it from getting into the building. When it concerns damp and moisture it’s often those concerns that you aren’t aware of that can become a big problem and cause damage to your investment as well as affecting your tenant’s health.

Properties that are rented must have efficient drainage to remove floodwaters, surface water, and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go, and also that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

In addition to a drainage system to prevent the ingress of moisture, if your property has an enclosed space between your floor and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is usually a polythene sheet laid over the ground, in order to block any moisture from the ground from rising into the structure. It also helps in preventing moisture damage to the underfloor insulation.
