Healthy homes matter

What are the reasons why Healthy Homes Compliance so important?

One in three households rent homes in New Zealand and Paremata, and research shows us that these rental houses are more likely to be colder, older, are not as effective heating and are of lower quality than owner occupied properties.

Damp, mouldy and cold houses are linked to negative well-being outcomes, particularly illnesses such as colds and flu, asthma and cardiovascular conditions. In addition, people who reported four or more key house quality problems often experience less satisfaction in their lives and lower psychological well-being.

Improving the quality of Paremata rental property can help tenants enjoy better mental and physical health, and lessen the interruption to learning, work and living due to health issues. Your investment is also protected from mildew, mould and damp damages, which means less maintenance costs in the long run.

The Healthy Homes Standards are a list of specific and minimum requirements for heating, insulation Ventilation and Ventilation and Drainage, as well as Draught Control for Paremata rental properties.

Draughts increase the likelihood of low temperatures inside households. A damp house will cost more to heat, meaning wasting energy and incurring higher costs.

If a draft can be noticed from gaps that are not adequate or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or a clear draught from a hole or gap, then it’s most likely a gap or crack that needs sealing in some way. Large gaps and cracks should be fixed permanently. Cracks that are greater than 3mm and allow air in or out of the home require the sealing. For instance, if an open fireplace isn’t used it can cause draughts and should be blocked off. Property managers and landlords are accountable for ensuring that these draughts are stopped as far as imaginable.

You don’t need to block gaps or holes in the construction. For instance, small gaps around doors and windows could be required to allow for movement of the structure when the home is heated and cools so that they can still be closed and opened instead of than sticking. We will check every window and door as part of an Healthy Homes assessment of your rental property.
