Draughts may lead to dropping temperatures within homes. A cold house costs more to heat, meaning wasting energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap that is, it is likely a crack or crack that requirements sealing in any way. Large gaps and cracks should be fixed permanently. Cracks that are greater than 3mm and let air in or out of your house require sealing. For instance, if an open fireplace isn’t used it can cause draughts and should be shut off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed in the maximum extent possible.

There is no need to block gaps or holes that are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement of the building as the household is heated and cools so that they are able to be closed and opened rather than securing. We will examine the windows and doors as part of the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Paparangi

Rental properties in Paparangi must have a fixed source of heat that can heat the principal or the biggest living area to at minimum 18degC, even during the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs for it to be permanent (i.e. not portable), at least 1.5 kW of heating capacity, and must meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to determine whether your current installed heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), it should be equipped with a thermostat. This will make the heating more consistent and effective. For most houses, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, like apartments with small spaces, a smaller fixed electric heater may suffice.

If your living space already has a central heating source like an air conditioner, it might just require an update in order to comply with the standards. Certain kinds of heaters cannot be utilised to meet the quality as they are either expensive, inefficient or are unsafe to operate.

Ventilation Paparangi

Each liveable space in the rental property should contain at minimum one open windows or an exterior door to provide natural airflow. In addition, humid areas like kitchens and bathrooms need to have an externally vented extractor fan to eliminate moisture.

This ventilation quality is all about acknowledging how dried air can be less difficult to heat and the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are all considered living spaces. Connecting spaces like the hallways are not liveable and therefore don’t require an opening door or window.

Every window, door or Skylight requirements to have the ability to open to the outside and remain fixed in an open position in order to allow the circulation of fresh air and air flow.

Bathrooms, kitchens, as well as any other space in your house that houses shower, bath or cooktop, or any other moisture generating item will require adequate extractor fans that vent towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

Insulation Paparangi

Underfloor and ceiling insulation is a requirement on all rental houses from 1 July 2019. Property managers and landlords must ensure that the insulation is up to current standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might require to be replaced or replaced.

A properly insulated home can reduce condensation and lessen the likelihood of mould and dampness, and it will make more easy to allow the house to retain heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" refers to thermal resistance, and is a gauge of how well the insulation withstands heat flow. The more high the R-value, more effective the insulation.

Paparangi Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building It’s about having to ensure there is somewhere for surface or ground water, and prevent it from getting into the building. When it is about damp and water, it’s often the concerns you don’t notice that could become a major issue, causing damage to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with effective drainage to eliminate the stormwater and surface waters and ground water, which includes an appropriate outfall or runoff. Making sure that water has a proper place to go and that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

Alongside a drainage system to avoid water ingress, if the rental is enclosed between your floor and the soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground to stop any moisture in the ground from rising into the home. It also helps in preventing any damage to your underfloor insulation.
