Unreasonable Gaps & Holes

Draught Stopping Ngauranga

Draughts may lead to low temperatures inside homes. A damp house costs more to heat, which means wasting money and energy.

If a draught can be felt from unreasonable gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see a clear draught out of a hole or gap and you can feel it, it is likely a crack or an opening that needs sealing in somehow. Cracks and gaps that are large should be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit from your house need sealing. For example, if the open fireplace is not in use, it could cause draughts, and should be blocked from. Property managers and landlords are responsible for making sure such draughts are eliminated as much as possible.

There is no need to block holes or gaps which are part of the building. For example, tiny gaps around windows and doors might be necessary to allow for movement of the structure when the house warms and cools so that they are able to be opened and closed rather than being stuck. We will check the windows and doors during your Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Ngauranga

Ngauranga rental properties need to have a stable source of heating that can heat the living room to at least 18degC even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements that it be permanently fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity and have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to determine if your current permanent heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), it should include an thermostat. This will help make the heating more reliable and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. In certain situations, like small apartments an electric, fixed heater might be enough.

If your main living space is already equipped with a fixed heating source, such as the heat pump, it could require a top up to meet the standards. Certain kinds of heaters cannot be used to meet the quality because they’re not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Ngauranga

Every living space of a rental property has to have at least one opening window or exterior door to provide natural airflow. In addition, humid areas such as kitchens or bathrooms should have an venting fan outside to eliminate moisture.

A ventilation quality is all about recognising that the dry atmosphere is less difficult to heat, and that a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway are not considered liveable and therefore do not need an opening window or door.

Each window, door or skylight needs to be able open to the outside while remaining set in an opening position in order to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens as well as any other space in your house that houses shower, bath or cooktop, or any other water-generating appliance will require suitable extractor fans that can be vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Ngauranga

Insulation for underfloor and ceilings is required in all rental homes from 1 July 2019. In some cases, old ceiling insulation as well as insulation within the sub floor space might need to be topped up or replaced.

A house that is well-insulated can reduce condensation and lower the chance of mould and dampness and it will make an easier task to allow the home to hold heat.

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

Ngauranga Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building; you have to make sure there is somewhere for surface, rain and underground water to flow and prevent it from getting inside. When it comes to moisture and damp it is often those concerns that you aren’t aware of that can become a big problem and end up causing damages to your investment and affecting the tenant’s well-being.

Rental properties require to be equipped with effective drainage for the removal of floodwaters, surface water and ground water, including the proper outfall or runoff. Making sure that water is able to go, and also that it doesn’t sit beneath structures is an crucial aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent water ingress, if the property has an enclosed space between your flooring and the soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture in the ground from entering the structure. It also helps prevent moisture damage to the underfloor insulation.
