Unreasonable Gaps & Holes

Draught Stopping Mount Victoria

Draughts increase the likelihood of low temperatures inside households. A cold house is more expensive to heat, which means wasting money and energy.

If a draft can be perceived as a result of gaps or holes the area needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming out of a hole or gap and you can feel it, it is likely to be a gap or hole which needs sealing in the way you can. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and allow air in or out within the home need seals. For instance, if an open fireplace isn’t used it may cause draughts and should be shut off. Landlords and property managers are accountable for making sure that these draughts are stopped in the maximum extent possible.

You don’t require to block off holes or gaps that are part of the building. For example, tiny gaps around doors and windows may be required to allow for the movement of the building as the house warms and cools to allow them to be closed and opened rather than sticking. We will inspect all windows and doors in an Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Mount Victoria

Mount Victoria rental properties should have a permanent source of heating that is able to heat the largest or main living space to at least 18degC, even during the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at least 1.5 kW of heating capacity and have the minimum requirement for heat capacity in the living area. The Heating Assessment Tool can be used to determine whether the current permanent heater(s) are sufficient or whether you will require to "top-up" by adding a second heater. Fires that are open and unflued heaters like mobile LPG bottle heaters are not considered acceptable heating options for The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it must have an thermostat. This will make your heating more consistent and effective. For most houses, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like small apartments the smaller fixed electric heater may be sufficient.

If your main living space already has a permanent heating source, such as a heat pump, then it could need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to meet the standard since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Mount Victoria

Each living space within the rental property should have at least one opening doors or windows to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should have an externally vented extractor fan to take moisture away.

The ventilation quality is about recognising the fact that dried air can be easier to heat and a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered living spaces and therefore don’t require an opening window or door.

Each window, door , or Skylight requirements for them to be in a position to open to the outside, but remain at an open angle, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and every other room of your home with a bath, shower and cooktop or another water-generating appliance will require suitable extractor fans which are vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan for areas that are high in moisture.

The insulation of the ceiling and underfloor is a requirement on all rental homes from 1 July 2019. Property managers and landlords must make sure that the insulation meets current quality. In some cases, existing ceiling insulation or insulation in the subfloor space may need to be filled with or replaced.

A well-insulated property can help control condensation, and decrease the risk of dampness and mould, and will also make more easy to allow the household to retain warmth.

Insulation requirements to meet the R-values required for your area

The "R" signifies thermal resistance, and is a measure of how well insulation can withstand heat flow. The more high the R-value, more effective the insulation.

Mount Victoria Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the interior of the building; you have to make sure there is somewhere to allow surface, rain and underground water to flow and to prevent it from getting into the building. When it concerns damp and moisture it’s usually the things you don’t notice that could become a major issue that can cause damage to your investment and harming the tenant’s well-being.

Rental properties must be equipped with effective drainage to remove storm water, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent water ingress, if the apartment has an enclosed gap between the floor and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground to prevent any moisture in the ground from entering the structure. It also helps prevent from causing damage to the flooring insulation.
