Unreasonable Gaps & Holes

Draught Stopping Mount Victoria

Draughts may lead to low temperatures inside households. A damp home will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draft can be noticed from gaps that are not adequate or holes that it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a crack or a gap that is, it’s probably a gap or hole which requirements sealing in any way. Large gaps and cracks should be permanently stopped. Cracks that are greater than 3mm and let air in or out from the house need sealing. For example, if an open fireplace is not in use, it can create draughts. This should be sealed off. Landlords and property managers are accountable for making sure such draughts are eliminated as much as imaginable.

You don’t require to block up intentional gaps or holes that are part of the construction. For example, tiny gaps around doors and windows could be required to allow for the movement of the building as the house warms and cools so that they can still be closed and opened rather than being stuck. We will test the windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Mount Victoria

Mount Victoria rental properties should have a permanent source of heating that is able to heat the largest or main living space to a minimum of 18degC even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements that it be permanently fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and it must have the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to check if the current fixed heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), then it must be equipped with an thermostat. This will help make the heating more reliable and effective. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a fixed heating source such as heat pumps, it could need an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to meet the standard because they’re costly, not affordable to run, and/or unhealthy to run.

Ventilation Mount Victoria

Each living space within a rental house must include at least one open door or window to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms need to have an venting fan outside to eliminate moisture.

This ventilation quality is all about acknowledging how dry air will be more easy to heat and that a property that is well ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered living spaces and therefore don’t require an opening door or window.

Each window, door or Skylight needs for them to be in a position open to the outside while remaining set in an opening position in order to allow the circulation of fresh air and ventilation.

The bathrooms in all kitchens and any other area in your house that houses a bath, shower or cooktop, or any other humidity-generating items will require suitable extractor fans that can be vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space, including suitable extractor fans in high moisture areas.

All landlords and property managers are required to make sure that the insulation is in line with the new quality. In some instances, current ceiling insulation, or the insulation of the sub floor space might require to be topped up or replaced.

A properly insulated home can help control condensation and reduce the chances of mould and dampness, and it will make it easier for the house to retain the heat.

Insulation requirements to meet the R-values required for your area

The "R" refers to thermal resistance, and is a measure of how well insulation withstands heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Mount Victoria Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside but you must ensure there is somewhere for rain, surface and underground water to flow, and to prevent it from getting into the building. When it is about damp and water, it is frequently the concerns you don’t notice that could become a major issue and cause damages to your investment and harming your tenant’s well-being.

Properties that are rented must be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure that water has a proper place to go, and that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between your floor and ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from entering the home. It also helps in preventing any damage to your underfloor insulation.
