Healthy homes are important

What is the reason Healthy Homes Compliance so important?

Around 1 in 3 households rent homes in New Zealand and Moera, and research suggests that rental homes tend to be colder, older and have less efficient heating and have lower quality than the houses of owners.

The damp, cold and mouldy homes are linked to negative health outcomes, especially for illnesses such as colds and flu, asthma and cardiovascular conditions. Furthermore, people who reported four or more major housing quality problems frequently have less satisfaction in their lives and lower mental health.

Improving the quality of Moera rental property will help tenants experience improved mental and physical health, and lessen the disruption to work, learning and daily life due to health issues. Your investment is also better protected from mildew, mould and damp damages, which means lower costs for maintenance over the long term.

Unreasonable Gaps & Holes

Draught Stopping Moera

Draughts increase the likelihood of dropping temperatures within homes. A humid house is more expensive to heat, resulting in wasted energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or a clear draught from a crack or a gap that is, it’s probably a gap or hole that requirements sealing in any way. Large gaps and cracks should be fixed permanently. Gaps greater than 3mm that allow air to enter or exit from the house require seals. For example, if an open fireplace isn’t being used, it can cause draughts and should be blocked off. Property managers and landlords are accountable for making sure such draughts are eliminated in the maximum extent possible.

There is no require to block off gaps or holes which are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow for the movement of the structure when the house heats and cools, so that they are able to be closed and opened rather than being stuck. We will check all doors and windows as part of your Healthy Homes assessment of your rental property.

Heating Moera

Rental properties in Moera must have a fixed source of heating that can heat the largest or main living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs that it be permanently fixed (i.e., not portable) and at least 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to determine whether the current fix heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters aren’t considered acceptable heating options under those following the Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump, then it must include a thermostat. This will help make the heating more uniform and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances like small apartments, a smaller fixed electric heater may suffice.

If the main living room already has a permanent heating source such as heat pumps, it might just require an update to be able to meet the standards. Certain types of heaters cannot be used to meet the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

Every living space in a rental property must have at least one opening windows or an exterior door to offer natural ventilation. In addition, high moisture areas like kitchens and bathrooms need to have an venting fan outside to get rid of moisture.

A ventilation quality is about recognising that dry air will be easier to heat and the property that is properly ventilated is less likely to develop mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallways are not liveable , and thus do not require an opening window or door.

Each window, door , or the skylight needs for them to be in a position to open up to the outside while remaining set in an opening position in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other room in your home with a bath, shower or cooktop, or any other water-generating appliance will need suitable extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Moera

Ceiling and underfloor insulation is a requirement on all rental houses since July 1, 2019. Property managers and landlords should ensure that the insulation is up to the new quality. In some cases, old ceiling insulation as well as insulation within the sub floor space may need to be added or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of mould and dampness as well as making an easier task to the house to keep the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well insulation withstands heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Moera Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside of the building; you have to make sure there is somewhere for rain, surface or ground water and also stop it from getting inside. When it comes to moisture and damp it is typically what you don’t see that could be a huge problem and cause damage to your investment and harming your tenant’s health.

Rental properties must have efficient drainage to remove rainwater, storm water and ground water, which includes an appropriate outfall or runoff. Making sure the water is able to go, and it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

Alongside the drainage system that will prevent moisture from entering, if your rental is enclosed between your floor and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier typically made of polythene and is laid on top of the ground to stop any moisture from the ground from getting into the building. It also helps in preventing from causing damage to the flooring insulation.
