Healthy homes are important

Why is Healthy Homes Compliance So Important?

One in three households rent homes in New Zealand and Moera, and research has shown that these rental houses are likely to be colder, older, have less effective heating, and generally tend to be of poorer standard than those owned by owners.

Damp, mouldy and cold homes are associated with negative health outcomes, particularly for diseases like colds and asthma, as well as cardiovascular conditions. Furthermore, people who have reported at least four key housing quality problems frequently have less satisfaction in their lives and lower psychological well-being.

The improvement in the standard of Moera rental property will help tenants experience improved physical and mental health as well as lessen disruption to work, learning and living due to illnesses. Your investment is also better secured from mildew, mould and damp damage, meaning lower maintenance costs in the long-term.

The Healthy Homes Standard is a list of the specific and minimum standards for heating, insulation Ventilation, Moisture Ingress and Drainage, and Draught Control on Moera rental properties.

The proper heating equipment is crucial to ensure well-being homes

Heating Moera

Moera rental properties must have a fixed heating source which can warm the living room to at least 18degC even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs to remain fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine if the fixed heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be acceptable heating options in the Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it must be equipped with an thermostat. This will make the heating more consistent and efficient. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, such as small apartments small apartments, a smaller electric fixed heater might be enough.

If the living area already has a permanent heating source, such as an air conditioner, it might just need a top up in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the quality since they’re either costly, not cost-effective to run, or unsafe to operate.

Rental properties require to have effective drainage to get rid of storm water, surface water and groundwater, with the proper outfall or runoff. Making sure the water has a proper place to go and that it isn’t allowed to remain beneath structures is an important aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture from entering, if your property has an enclosed space between floorboards and ground, a ground water barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from rising into the structure. It also helps to prevent moisture damage to the underfloor insulation.
