Draughts increase the likelihood of lower temperatures in households. A draughty house is more expensive to heat, which results in wasting money and energy.

If a draught is felt from unreasonable gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a hole or gap or crack, then it’s probably a gap or an opening that requirements sealing in some way. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that let air into or out from your home need sealing. In the case of an open fireplace isn’t being used, it can cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring that such draughts are squelched whenever possible.

Heating Moera

Moera rental properties need to have a stable source of heat which can warm the{ main or largest|| largest or main| principal or the biggest} living area to at minimum 18degC even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements to be fixed (i.e., not portable) with at minimum 1.5 horsepower in capacity, and meet the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to check if the current fix heater(s) are sufficient or whether you will require to "top-up" by adding a second heater. Open fires and unflued combustion heaters like portable LPG bottle heaters aren’t considered to be suitable heating options for the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), then it must have the thermostat. This makes the heating more uniform and effective. For most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases like small apartment buildings the smaller fixed electric heater may suffice.

If the main living room is already equipped with a fixed heating source like an air conditioner, it might need a top up to be able to meet the standards. Some types of heaters can’t be used to comply with the standard since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Moera Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building; you have to ensure there is somewhere for surface or ground water and prevent it from getting into the building. When it concerns damp and moisture it is often what you don’t see that can become a big problem that can cause damage to your investment as well as harming the tenant’s well-being.

Making sure the water is able to go and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your rental has an enclosed gap between your flooring and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from getting into the home. It also assists in preventing water damage to the floor insulation.
