Healthy homes matter

What is the reason Healthy Homes Compliance important?

Around 1 in 3 households rent in New Zealand and Moera, and research suggests that rental homes are likely to be colder, older and are not as effective heating and tend to be of poorer quality than the houses of owners.

Damp, mouldy and cold houses are associated with negative health outcomes, particularly for illnesses like colds, flu, asthma and cardiovascular conditions. In addition, people who reported at least four major housing quality problems frequently have poor life satisfaction and lower psychological well-being.

Enhancing the quality of Moera rental property can help tenants enjoy better physical and mental health as well as lessen disturbance to learning, work and daily life because of health issues. Your investment will also be better protected from mould, mildew and damp damage, meaning lower costs for maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum standards for heating, insulation Ventilation, Moisture Ingress and Drainage, as well as Draught Stopping in Moera rental properties.

Unreasonable Gaps & Holes

Draught Stopping Moera

Draughts can lead to low temperatures inside households. A humid home will cost more to heat, resulting in wasted money and energy.

If a draught can be perceived as a result of gaps or holes that it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the air is clear from a crack or a gap or crack, then it’s likely to be a gap or hole that needs sealing in any way. Cracks or gaps with large gaps must be permanently stopped. Cracks that are greater than 3mm and allow air in or out within the house require sealing. For example, if an open fireplace isn’t used it could cause draughts, and should be blocked from. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as much as possible.

There is no require to block holes or gaps that are part of the building. For example, tiny gaps around windows and doors might be necessary to allow for movement within the building as the household warms and cools in order to let them be opened and closed rather than being stuck. We will test every window and door as part of your Healthy Homes assessment of your rental property.

Proper heating is important to ensure healthy homes

Heating Moera

Moera rental properties need to have a stable source of heat that can heat the principal or the biggest living room to at least 18degC, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs for it to be permanent (i.e., not portable) that is, at least 1.5 horsepower in capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine whether the existing fixed heater(s) are sufficient or if you’ll require to top up with an additional heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters are not considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump then it must have the thermostat. This will help make the heating more reliable and effective. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances such as small apartments an electric, fixed heater could be enough.

If the living area already has a central heating source such as an air conditioner, it may need an update in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Moera

Every living space of a rental home must include at least one open windows or an exterior door to offer natural airflow. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor to take moisture away.

A ventilation standard is all about recognising the fact that dried air can be less difficult to heat and a property that is well ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallways are not living spaces and therefore don’t need an opening door or window.

Each door, window or Skylight requirements to have the ability to open to the outside, but remain set in an opening position, allowing ventilation and fresh air air flow.

All kitchens and bathrooms, and any other area in your house that houses shower, bath and cooktop or another water-generating appliance will require suitable extractor fans which are vented to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Moera

Insulation for underfloor and ceilings is required on all rental houses as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation meets this new quality. In some instances, existing ceiling insulation or insulation in the sub floor space may require to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of dampness and mould, as well as making much easier for the home to keep the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and is a gauge of how well the insulation resists heat flow. The greater the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Moera Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building it’s also about the outside. You must ensure there is somewhere for rain, surface or ground water, and stop it from coming into the building. When it is about damp and water, it is usually what you don’t see that could become a major issue and cause damages to your investment and harming the tenant’s well-being.

Rental properties should have efficient drainage for the removal of rainwater, storm water and ground water, including an appropriate outfall or runoff. Making sure that water has a place to go, and also that it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop moisture ingress, if your property has an enclosed space between the floor and ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from rising into the home. It also helps in preventing any damage to your underfloor insulation.
