Unreasonable Gaps & Holes

Draught Stopping Moera

Draughts may lead to dropping temperatures within homes. A draughty house is more expensive to heat, resulting in wasted energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a gap or hole or crack, then it’s probably a gap or hole which needs sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and allow air in or out within the home require the sealing. In the case of an open fireplace isn’t used it could cause draughts, and should be blocked off. Landlords and property managers are responsible for making sure that these draughts are stopped whenever possible.

There is no require to cover up gaps or holes in the building. For example, tiny gaps around doors and windows might be necessary to allow for movement of the building as the home warms and cools so that they can still be shut and opened, rather than securing. We will test every window and door in an Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy houses

Heating Moera

Rental properties in Moera require a reliable source of heat that can warm the living space to at least 18degC even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs that it be permanently fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and must meet the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine whether the permanent heater(s) are adequate or whether you will require to "top up" by adding a second heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, it should include an thermostat. This will make your heating more consistent and effective. In most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like small apartment buildings an electric, fixed heater might be enough.

If your main living space already has a central heating source, like a heat pump, then it could need an update to meet the standards. Certain kinds of heaters cannot be used to comply with the standard as they are either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Moera

Every living space in a rental property must have at least one openable windows or an exterior door to offer natural ventilation. In addition, humid areas like kitchens and bathrooms should have an externally vented extractor fan that can take moisture away.

The ventilation standard is about recognising that dry air is more easy to heat and that a well ventilated rental property is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallways are not liveable and therefore are not require an opening door or window.

Each window, door or Skylight needs to be able of opening to the outside and remain fixed in an open position in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other area in your property with a bath, shower cooker or any other water-generating appliance will need appropriate extractor fans that are vented out to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Moera

Insulation for underfloor and ceilings is mandatory on all rental houses as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation is up to standards that are in line with the latest quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may need to be topped up or replaced.

A properly insulated home can reduce condensation, and decrease the risk of dampness and mould, and it will make much easier to the house to retain the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" refers to thermal resistance, and is a measure of how well the insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Moera Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building it’s also about the outside. You must make sure there is somewhere for surface as well as groundwater to move and also stop it from getting into the building. When it is about damp and water, it’s typically the things you don’t notice that can cause a lot of trouble and cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties must have efficient drainage for the removal of the stormwater and surface waters and groundwater, with an appropriate runoff or outfall. Making sure that the water is able to go, and it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the rental is enclosed between your flooring and surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground, to block any moisture from the ground from entering the building. It also helps in preventing from causing damage to the flooring insulation.
