Unreasonable Gaps & Holes

Draught Stopping Melling

Draughts increase the likelihood of low temperatures inside houses. A draughty house will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear from a crack or a gap and you can feel it, it’s most likely a gap or crack that requirements sealing in some way. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and allow air to enter or exit of your home require the sealing. For instance, if an open fireplace isn’t being used, it may cause draughts and should be blocked from. Landlords and property managers are accountable for ensuring that these draughts are stopped whenever imaginable.

You don’t need to block up intentional gaps or holes which are part of the construction. For instance, small gaps around windows and doors could be required to allow for the movement of the building as the household warms and cools to allow them to be closed and opened instead of than sticking. We will check every window and door as part of the Healthy Homes assessment of your rental property.

Heating Melling

Rental properties in Melling must have a fixed source of heating that is able to heat the principal or the biggest living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs for it to be permanent (i.e. not portable) with at minimum 1.5 kW of heating capacity and have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to check if the fix heater(s) are sufficient or if you’ll need to "top up" with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered to be acceptable heating options for The Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it requirements to be equipped with an thermostat. This will help make the heating more reliable and efficient. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If the living area already has a central heating source like a heat pump, then it might require an update to make sure it meets the requirements. Some types of heaters can’t be utilised to meet the quality because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Melling

Each living space within a rental house must include at least one open window or exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should have an externally vented extractor to get rid of moisture.

A ventilation quality is all about understanding it is that dried air can be much easier to heat and that a property that is well ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and are not require an opening door or window.

Each window, door or the skylight needs at least of opening to the outside and remain fixed in an open position to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and every other room of your home with shower, bath or cooktop, or any other moisture-producing item will require suitable extractor fans that vent towards the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Melling

Insulation for underfloor and ceilings is a requirement on all rental homes as of July 1st, 2019. Property managers and landlords should make sure that the insulation is in line with the new quality. In some instances, an existing insulation on the ceiling or in the sub floor space might need to be topped up or replaced.

A properly insulated home can reduce condensation and lower the chance of mould and dampness and also makes an easier task to allow the household to hold heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Melling Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside but you must ensure there is somewhere for surface, rain and underground water to flow and to prevent it from getting into the building. When it comes to moisture and damp it’s usually what you don’t see that can become a big problem and cause the property to suffer and harming the tenant’s health.

Properties that are rented must have efficient drainage to get rid of floodwaters, surface water and groundwater, with the proper outfall or runoff. Making sure that water is able to go, and also that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the apartment has an enclosed gap between the floor and the surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier typically a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from rising into the structure. It also helps in preventing from causing damage to the flooring insulation.
