Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts are a major cause of low temperatures inside houses. A draughty home is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught could be felt from unreasonable gaps or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a hole or gap and you are able to feel it, it’s likely a crack or hole that needs sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit within your house need sealing. For instance, if an open fireplace isn’t being used, it can create draughts. This should be sealed from. Landlords and property managers are accountable for ensuring that these draughts are stopped as far as imaginable.

You don’t need to block off holes or gaps that are part of the building. For example, tiny gaps around doors and windows may be required to allow movement of the building as the house gets warmer and cooler, so that they are able to be closed and opened rather than securing. We will check all doors and windows in an Healthy Homes assessment of your rental property.

Rental properties in Manor Park must have a fixed heating source that can warm the principal or the biggest living space to a minimum of 18degC, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements to remain fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine if the existing fix heater(s) are adequate or if you’ll need to ‘top up’ with a new heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters aren’t considered acceptable heating options in The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it should include an thermostat. This makes your heating more consistent and effective. For most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. In some instances, like small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source, such as a heat pump, then it could require an update in order to comply with the standards. Certain types of heaters cannot be used to comply with the standard since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Underfloor and ceiling insulation is a requirement to all rental homes from 1 July 2019. All landlords and property managers have to make sure the insulation meets the new standard. A well-insulated property will help to control condensation and reduce the chances of mould and damp, and also makes an easier task to allow the home to keep warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance and is a measure of how well the insulation is able to resist heat flow. The greater the R-value, the better the insulation.

Manor Park Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building but you must make sure there is somewhere for rain, surface and ground water to go, and also stop it from getting inside. When it is damp and moisture, it’s typically those concerns that you aren’t aware of that could become a major issue and end up causing the property to suffer and harming your tenant’s health.

Rental properties need to have efficient drainage to get rid of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure the water is able to go and that it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, to block any moisture from the ground from entering the structure. It also helps in preventing moisture damage to the underfloor insulation.
