If a draft can be noticed from gaps that are not adequate or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a crack or a gap that is, it is most likely a gap or an opening that requirements sealing in some way. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and allow air in or out from the home need the sealing. In the case of an open fireplace is not in use, it can cause draughts and should be blocked off. Property managers and landlords are accountable for ensuring that such draughts are squelched in the maximum extent imaginable.

There is no need to block holes or gaps that are part of the building. For instance, small gaps around windows and doors might be necessary to allow movement of the structure as the home is heated and cools to allow them to be closed and opened instead of than sticking. We will inspect all windows and doors as part of your Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy houses

Heating Manor Park

Rental properties in Manor Park must have a fixed source of heating that is able to heat the largest or main living space to a minimum of 18degC, even during the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs to remain fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to determine whether your current fixed heater(s) are adequate or if you’ll need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters are not considered acceptable heating options under those following the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, then it must have a thermostat. This will help make your heating more consistent and effective. In most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like small apartment buildings, a smaller fixed electric heater could be enough.

If the living area already has a central heating source, such as a heat pump, then it may require a top up to ensure it meets the requirements. Certain kinds of heaters aren’t able to be utilised to meet the standard since they’re either expensive, inefficient and/or unhealthy to run.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Connecting spaces like the hallway are not considered liveable and therefore are not require an opening window or door.

Each door, window or skylight requirements to have the ability to open to the outside, and stay fixed in an open position in order to allow ventilation and fresh air ventilation.

Bathrooms, kitchens, and any other room in your home with shower, bath and cooktop or another water-generating appliance will need suitable extractor fans that can be vented to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation for underfloor and ceilings is mandatory for all rent homes from 1 July 2019. All landlords and property managers have to make sure that the insulation is in line with the new quality. In some instances, existing ceiling insulation or insulation in the subfloor space may require to be added or replaced.

A house that is well-insulated can reduce condensation and lessen the likelihood of dampness and mould, and it will make more easy to the household to keep heat.

Manor Park Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the interior of the building but you must ensure there is somewhere for rain, surface or ground water, and prevent it from getting into the building. When it concerns damp and moisture it’s often the concerns you don’t notice that can become a big problem and cause damages to your investment and affecting your tenant’s well-being.

Properties that are rented must have efficient drainage to eliminate floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water is able to go, and that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your apartment has an enclosed gap between your flooring and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

An underground moisture barrier usually a polythene sheet laid over the ground, to block any moisture from the ground from entering the structure. It also assists in preventing moisture damage to the underfloor insulation.
