If a draught could be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap, then it is likely to be a gap or hole that requirements sealing in any way. Large cracks and gaps should be fixed permanently. Gaps greater than 3mm that let air in or out into your house require sealing. For example, if an open fireplace is not in use, it can cause draughts and should be shut from. Property managers and landlords are responsible for making sure that these draughts are stopped as much as possible.

There is no need to cover up holes or gaps which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement of the structure as the house gets warmer and cooler, so that they are able to be shut and opened, rather than being stuck. Insulation for underfloor and ceilings is mandatory on all rental homes since 1 July 2019. Property managers and landlords have to make sure that the insulation is up to this new standard. Manor Park Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside; you have to make sure there is somewhere for rain, surface and underground water to flow, and stop it from coming inside. When it is damp and moisture, it is usually the concerns you don’t notice that could become a major issue, causing damages to your investment and harming your tenant’s well-being.

Rental properties must be equipped with effective drainage for the removal of floodwaters, surface water, and ground water, including the proper outfall or runoff. Making sure that water is able to go, and it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between the floor and surface, a ground moisture barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from accumulating into the home. It also assists in preventing moisture damage to the underfloor insulation.
