Fines for Failing to Comply

As of 1st July 2021, when a new, renewed or varied tenancy is signed on a Manor Park rental property, all Healthy Homes compliance items have to be completed inside of 90 days.

From the 1st of July in 2021, when a new or renewed contract is signed on a Manor Park rental property, all Healthy Homes compliance work must be taken care of by the end of 90 days.

Inability to adhere to all of the Healthy Homes Standards inside of the deadlines can result in penalties of up to $7200. Those who have six or more properties could receive fines of up to $50,000, and even as high as $100,000 in hearings.

When Do I require to be in compliance with the Healthy Homes Standards?

Manor Park Healthy Homes Compliance Timeframes

Tenancies signed between 1 July 2019 to 30 June 2021

  • Underfloor and ceiling insulation is mandatory throughout Manor Park and New Zealand rental homes where it is reasonably practicable to put in.
  • A Healthy Homes Statement of Intent to Comply along with an Insulation Declaration and an Insurance Statement should be included with any new, renewed or amended tenancy agreement.
  • Property managers and landlords have to keep records that prove compliance with any Healthy Homes Standards that apply or will be applicable during the tenancy of the rental property.

Starting 1 July 2021

  • Property managers and private landlords must ensure their rental properties conform in accordance with Healthy Homes Standard within 90 days of a new, renewed , or altered tenant.
  • All boarder households (except Kainga Ora and registered Community Housing Provider Boarding house tenancies) must meet the Healthy Homes Standard regardless of when the tenancy began.

Starting 1 July 2023

  • All homes that are rented out to Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers are required to comply with the Healthy Homes Standards regardless of the date when the tenancy started.

Beginning 1 July 2024

  • All rental houses must be in compliance with the Healthy Homes Standard regardless of the time of the first day of tenancy.
Unreasonable Gaps & Holes

Heating Manor Park

Manor Park rental properties must have a fixed source of heat that can warm the principal or the biggest living area to at minimum 18 degrees Celsius, even on the winter coldest days. In most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, like small apartments an electric, fixed heater could be enough.

If your living space already has a central heating source, like a heat pump, then it might just require an update to meet the standards. Some types of heaters can’t be used to comply with the quality since they’re either costly, not affordable to run, and/or unsafe to run.

Ventilation Manor Park

Insulation Manor Park
