Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts can lead to lower temperatures in homes. A cold home is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a hole or gap or crack, then it’s likely to be a gap or hole which needs sealing in any way. Large gaps and cracks should be fixed permanently. Gaps greater than 3mm that let air in or out within the house require to be sealed. For example, if the open fireplace isn’t in use it could cause draughts, and should be shut from. Landlords and property managers are responsible for ensuring such draughts are eliminated whenever imaginable.

You don’t need to block off holes or gaps that are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement within the building when the house warms and cools so that they are able to be closed and opened rather instead of being stuck. We will test all doors and windows during your Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being homes

Heating Manor Park

Rental properties in Manor Park need to have a stable source of heating that can heat the principal or the biggest living room to at least 18degC, even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to be fixed (i.e., not portable), at minimum 1.5 kW of heating capacity and have the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to determine if the current fixed heater(s) are sufficient or if you’ll require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must have the thermostat. This makes the heating more consistent and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in some cases such as small apartments, a smaller fixed electric heater could be enough.

If your living space already has a permanent heating source such as the heat pump, it might just require some additional energy to make sure it meets the requirements. Certain kinds of heaters cannot be used to comply with the standard as they are either expensive, inefficient or are unsafe to operate.

Ventilation Manor Park

Each liveable space in a rental property must have at least one openable door or window to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms should have an externally vented extractor fan that can remove moisture.

The ventilation standard is all about understanding that the dry atmosphere is much easier to heat and heat, and an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces like the hallways are not living spaces and therefore don’t need an opening window or door.

Each window, door , or the skylight requirements to have the ability to open to the outside, but remain fixed in an open position in order to allow the circulation of fresh air and air flow.

All bathrooms and kitchens and any other room in your home with shower, bath cooker or any other moisture-producing item will require proper extractor fan systems which are vented to the outside. This Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Manor Park

Ceiling and underfloor insulation is a requirement to all rental houses from 1 July 2019. Property managers and landlords must ensure that the insulation is up to the new quality. In some cases, old ceiling insulation as well as insulation within the subfloor space might need to be filled with or replaced.

A well-insulated property will reduce the risk of condensation and lower the chance of mould and dampness and also makes much easier for the home to retain the heat.

Insulation requirements to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation resists heat flow. The more R-value is higher, the better the insulation.

Manor Park Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to make sure there is somewhere for surface, rain or ground water, and prevent it from getting inside. When it is about damp and water, it’s usually what you don’t see that could be a huge problem, causing damages to your investment and affecting the tenant’s well-being.

Rental properties require to have efficient drainage to remove the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure that the water has a place to go, and also that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the rental has an enclosed gap between your flooring and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture from the ground from entering the building. It also helps prevent any damage to your underfloor insulation.
