Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts can lead to less temperature in homes. A damp home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draft can be felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see an unobstructed draught coming out of a hole or gap and you can feel it, it is likely a crack or hole which needs sealing in any way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that allow air in or out of your house require seals. For example, if the open fireplace isn’t in use it may cause draughts and should be shut from. Landlords and property managers are responsible for ensuring that these draughts are stopped in the maximum extent possible.

There is no need to cover up gaps or holes that are part of the building. For instance, small gaps around windows and doors might be necessary to allow movement of the structure when the home warms and cools so that they are able to be opened and closed rather than sticking. We will check every window and door in the Healthy Homes assessment of your rental property.

Heating Manor Park

Rental properties in Manor Park should have a permanent source of heat that is able to heat the main or largest living room to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source needs for it to be permanent (i.e., not portable) and at minimum 1.5 kW in heating capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to determine whether the fixed heater(s) are sufficient or whether you will need to "top up" by adding a second heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters are not considered to be suitable heating options under The Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it should be equipped with an thermostat. This will make the heating more reliable and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases such as small apartments the smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source, such as heat pumps, it might require some additional energy to be able to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Manor Park

Every living space in a rental home must include at least one open doors or windows to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

The ventilation standard is all about understanding how dry air is much easier to heat and heat, and a property that is well ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus do not require an opening window or door.

Each window, door , or skylight needs for them to be in a position to open to the outside and remain closed, allowing ventilation and fresh air ventilation.

All kitchens and bathrooms, as well as any other space in your property with shower, bath, cooktop or other high humidity-generating items will require suitable extractor fans that can be vented to the outdoors. Our Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in areas of high moisture.

Insulation Manor Park

Underfloor and ceiling insulation is a requirement for all rent homes since July 1, 2019. Property managers and landlords should make sure the insulation meets current standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space may require to be added or replaced.

A properly insulated home can reduce condensation and reduce the chances of mould and dampness, as well as making it easier to allow the house to retain the heat.

Insulation requirements to meet the R-values for your area

The "R" refers to thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Manor Park Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere for surface, rain and ground water to go and prevent it from getting into the building. When it is damp and moisture, it is usually those things that you aren’t aware of that can become a big problem, causing the property to suffer and harming the tenant’s well-being.

Rental properties should have effective drainage to eliminate the stormwater and surface waters and ground water, which includes an appropriate outfall or runoff. Making sure the water has a location to go, and also that it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to prevent the ingress of moisture, if your property has an enclosed space between your flooring and ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground to prevent any moisture from the ground from entering the home. It also helps to prevent moisture damage to the underfloor insulation.
