Unreasonable Gaps & Holes

Draught Stopping Manor Park

Draughts may lead to lower temperatures in homes. A cold home will cost more to heat, which means wasting energy and increased bills.

If a draught is perceived as a result of gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a crack or a gap that is, it is likely a crack or crack that requirements sealing in any way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that allow air in or out of your home need seals. For example, if an open fireplace isn’t being used, it can cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring that such draughts are squelched as far as imaginable.

There is no require to block off gaps or holes which are part of the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the structure when the home heats and cools, so that they are able to be closed and opened rather instead of being stuck. We will examine all windows and doors as part of an Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy homes

Heating Manor Park

Rental properties in Manor Park require a reliable heating source that is able to heat the largest or main living area to at minimum 18degC even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to be fixed (i.e. not portable), at minimum 1.5 horsepower in capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to determine whether the fixed heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be acceptable heating options under The Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, then it must have the thermostat. This makes your heating more consistent and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases like small apartments, a smaller fixed electric heater could be enough.

If the living area already has a permanent heating source like the heat pump, it might just need a top up to meet the standards. Certain types of heaters cannot be used to achieve the standard since they’re either costly, not affordable to run, and/or unhealthy to run.

Ventilation Manor Park

Every living space in a rental property has to have at least one openable windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan that can remove moisture.

A ventilation quality is all about recognising the fact that dried air can be more easy to heat and an apartment that is well-ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t living spaces and therefore don’t need an opening window or door.

Every window, door or skylight needs at least to open up to the outside while remaining closed in order to allow the circulation of fresh air and ventilation.

The bathrooms in all kitchens and every other room of your home with a bath, shower cooker or any other moisture generating item will require proper extractor fan systems which are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Manor Park

Insulation for underfloor and ceilings is a requirement on all rental homes since July 1, 2019. All landlords and property managers must ensure the insulation meets standards that are in line with the latest standard. In some instances, old ceiling insulation as well as insulation within the sub floor space might need to be filled with or replaced.

A well-insulated property can help control condensation, and decrease the risk of dampness and mould, and also makes much easier to allow the home to hold the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation resists heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Manor Park Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside of the building; you have to ensure there is somewhere for rain, surface as well as groundwater to move and prevent it from getting inside. When it concerns damp and moisture it is often not apparent that it could be a huge problem and end up causing damages to your investment and affecting the tenant’s well-being.

Rental properties must be equipped with efficient drainage for the removal of storm water, surface water, and groundwater, with an appropriate runoff or outfall. Making sure that the water has a proper place to go, and also that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the property has an enclosed space between the floor and surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

The ground-moisture barrier generally made of polythene and is laid on top of the ground, to block any moisture in the ground from rising into the building. It also assists in preventing water damage to the floor insulation.
