Adequate heaters are crucial for healthy homes

Heating Lyall Bay

Lyall Bay Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building but you must make sure there is somewhere to allow surface, rain and underground water to flow and stop it from coming into the building. When it concerns damp and moisture it’s often not apparent that it can become a big problem and end up causing damage to your investment as well as harming the tenant’s well-being.

Properties that are rented must be equipped with effective drainage to get rid of storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure that water has a place to go, and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental is enclosed between the floor and ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from getting into the building. It also helps in preventing any damage to your underfloor insulation.
