Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts increase the likelihood of lower temperatures in homes. A draughty house will cost more to heat, which means wasting money and energy.

If a draught can be felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a crack or a gap, then it is probably a gap or hole that needs sealing in some way. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that allow air in or out within your house require the sealing. In the case of an open fireplace isn’t in use it can create draughts. This should be blocked off. Landlords and property managers are accountable for ensuring that such draughts are squelched as much as possible.

You don’t require to block off holes or gaps which are part of the construction. For instance, small gaps around doors and windows may be required to allow for movement within the building when the home heats and cools, in order to let them be closed and opened instead of instead of being stuck. We will examine the windows and doors in an Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Linden

Rental properties in Linden should have a permanent heating source that can warm the largest or main living space to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs to remain fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity and have the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine if the fixed heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it must have an thermostat. This will help make the heating more uniform and effective. In most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like apartments with small spaces the smaller fixed electric heater may suffice.

If the living area already has a central heating source, such as an air conditioner, it could need an update to meet the standards. Some types of heaters can’t be used to comply with the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Linden

Every living space of a rental house must have at least one openable doors or windows to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms need to have an externally vented extractor fan that can remove moisture.

This ventilation quality is about recognising it is that dry air will be much easier to heat and heat, and a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable , and thus don’t require an opening window or door.

Each window, door or Skylight requirements to be able open to the outside, but remain set in an opening position, allowing the circulation of fresh air and ventilation.

The bathrooms in all kitchens and every other room of your house that houses shower, bath and cooktop or another water-generating appliance will require adequate extractor fans which are vented towards the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Linden

Ceiling and underfloor insulation has been compulsory for all rent houses from 1 July 2019. Property managers and landlords are required to make sure that the insulation is in line with standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be topped up or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and damp, and also makes much easier to the house to hold the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance and it is a measurement of how well insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Linden Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside but you must ensure there is somewhere to allow surface, rain and underground water to flow and prevent it from getting inside. When it comes to moisture and damp it is frequently what you don’t see that could be a huge problem, causing damage to your investment and harming your tenant’s well-being.

Rental properties require to have effective drainage to eliminate the stormwater and surface waters and ground water, including an appropriate runoff or outfall. Making sure that the water has a proper place to go, and that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

In addition to an irrigation system to stop moisture from entering, if your rental is enclosed between your flooring and surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to stop any moisture from the ground from entering the building. It also assists in preventing from causing damage to the flooring insulation.
