Healthy homes are important

What is the reason Healthy Homes Compliance so Important?

About 1 in 3 households rent in New Zealand and Linden, and research shows us that these rental houses are most likely to be colder, older and have less efficient heating, and generally have lower quality than owner occupied properties.

Damp, mouldy and cold homes are associated with negative health outcomes, especially for illnesses like colds, flu, asthma and heart diseases. Furthermore, people who reported at least four major housing quality problems frequently have less satisfaction in their lives and lower well-being.

The improvement in the quality of Linden rental property can allow tenants to experience better physical and mental health as well as lessen disturbance to learning, work and living due to illness. Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts can lead to less temperature in houses. A damp house costs more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear out of a hole or gap or crack, then it is most likely a gap or crack that needs sealing in any way. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit from the home need sealing. In the case of an open fireplace isn’t used it can create draughts. This must be sealed off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

There is no need to block up intentional gaps or holes which are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement within the structure when the home heats and cools, to allow them to be shut and opened, rather instead of being stuck. We will test every window and door in our Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being houses

Heating Linden

Rental properties in Linden must have a fixed source of heating that is able to heat the living room to at least 18degC, even during the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source needs to remain fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to check if the existing permanent heater(s) are sufficient or whether you will require to "top-up" with a new heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be acceptable heating options for the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it requirements to have the thermostat. This makes the heating more reliable and efficient. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, like small apartment buildings the smaller fixed electric heater may suffice.

If your main living space already has a central heating source such as heat pumps, it might just need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either expensive, inefficient and/or unsafe to run.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallways are not liveable and therefore are not require an opening door or window.

Each window, door , or Skylight requirements at least to open up to the outside while remaining at an open angle in order to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other room in your house that houses a bath, shower, cooktop or other high moisture generating item will need suitable extractor fans that are vented to the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

Linden Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building; you have to make sure there is somewhere for rain, surface or ground water and prevent it from getting inside. When it is damp and moisture, it’s typically not apparent that it can cause a lot of trouble, causing damage to your investment and harming your tenant’s well-being.

Properties that are rented must have efficient drainage to remove the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure that the water has a place to go, and that it doesn’t sit beneath structures is an important aspect of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the rental is enclosed between your floor and the surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

The ground-moisture barrier generally a polythene sheet laid over the ground, to block any moisture present in the ground from rising into the structure. It also helps prevent from causing damage to the flooring insulation.
