Healthy homes are important

Why is Healthy Homes Compliance so Important?

One in three households homes in New Zealand and Linden, and research suggests that rental homes are more likely to be older, colder, are not as effective heating and are of lower quality than owner occupied properties.

Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts may lead to less temperature in houses. A damp house will cost more to heat, which means wasting money and energy.

If a draught could be perceived as a result of gaps or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a gap or hole and you are able to feel it, it is probably a gap or hole which needs sealing in somehow. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that let air in or out from your house need seals. For example, if an open fireplace isn’t used it could cause draughts, and should be blocked from. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed whenever possible.

You don’t require to block gaps or holes which are part of the building. For example, tiny gaps around windows and doors could be required to allow for movement of the structure when the household gets warmer and cooler, so that they can still be closed and opened instead of than being stuck. We will inspect all windows and doors during your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy homes

Heating Linden

Rental properties in Linden require a reliable heating source which can warm the main or largest living area to at minimum 18degC even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements that it be permanently fixed (i.e. not portable) that is, at least 1.5 kW in heating capacity, and meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to determine whether the fix heater(s) are sufficient or if you’ll require to "top up" with a new heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), then it must include an thermostat. This will help make your heating more consistent and efficient. For most houses, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater may suffice.

If your living space is already equipped with a fixed heating source, such as the heat pump, it might need an upgrade to make sure it meets the requirements. Certain types of heaters cannot be used to meet the standard because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

Each living space within the rental property should include at least one open door or window to offer natural airflow. Furthermore, moist areas such as kitchens and bathrooms should have an externally vented extractor to remove moisture.

It is the ventilation standard is about recognising it is that dry air will be easier to heat and a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered liveable areas. Connecting spaces such as the hallway are not considered living spaces and therefore are not need an opening window or door.

Each window, door , or the skylight requirements to be able open to the outside while remaining set in an opening position, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, and every other room of your house that houses shower, bath cooker or any other humidity-generating items will need proper extractor fan systems that vent towards the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Linden

The insulation of the ceiling and underfloor is mandatory in all rental homes as of July 1st, 2019. All landlords and property managers have to ensure the insulation meets the new quality. In some instances, an existing insulation on the ceiling or in the sub floor space might need to be topped up or replaced.

A properly insulated home can reduce condensation, and decrease the risk of mould and dampness, and it will make much easier for the home to hold the heat.

Linden Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building it is also about the outside. You must make sure there is somewhere for surface, rain or ground water, and also stop it from getting into the building. When it concerns damp and moisture it is often the concerns you don’t notice that can become a big problem and end up causing damage to your investment as well as affecting the tenant’s health.

Rental properties need to be equipped with effective drainage for the removal of storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that water is able to go, and it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between the floor and ground, a ground water barrier must be installed if it is reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground to stop any moisture that is present in the ground from entering the building. It also assists in preventing water damage to the floor insulation.
