Fines for Failing to Comply

From the 1st of July in 2021, when a brand new or renewed contract is signed on a Linden rental property, all Healthy Homes compliance work need to be finished inside of 90 days.

Beginning on July 1st, 2021, when a new or renewed lease is entered into on the Linden rental property, all Healthy Homes compliance work must be done by the end of 90 days.

Linden Healthy Homes Compliance Timeframes

Tenancies established between 1 July 2019 and 30 June 2021

  • Insulation of the underfloor and ceiling is required to all Linden and New Zealand rental homes where it’s reasonably practicable to put in.
  • A Healthy Homes Intent to Comply Statement as well as an Insulation Statement, and an Insurance Statement should be included in any renewed, new or modified tenancy agreement.
  • Property managers and landlords are required to keep records that demonstrate compliance with all Healthy Homes Standards that apply or will be applicable during the tenancy of your rental home.

From July 1st 2021

  • Property managers and private landlords should ensure their rental properties conform to the Healthy Homes Standards within 90 days of a new, renewed or varied tenancy.
  • All boarding houses (except Kainga Ora and Community Housing Providers with registered for boarding household tenancies) must comply with the Healthy Homes Standards regardless of the date the tenancy was started.

Starting 1 July 2023

  • All houses let from Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must meet the Healthy Homes Standards regardless of the date when the tenancy started.

From July 1st 2024

  • All rental homes must comply with the Healthy Homes Standard regardless of the time of the first day of tenancy.
Unreasonable Gaps & Holes

Draughts are a major cause of low temperatures inside houses. A cold home costs more to heat, which means wasting energy and resulting in higher bills.

Heating Linden

Rental properties in Linden should have a permanent heating source that can heat the living room to at least 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

In certain situations, like small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a central heating source, like heat pumps, it may need a top up to meet the standards. Certain types of heaters cannot be used to comply with the quality since they’re either costly, not affordable to run, and/or unhealthy to run.

Ventilation Linden
