Healthy homes matter

What is the reason Healthy Homes Compliance so Important?

A majority of households rent in New Zealand and Linden, and research has shown that these rental houses are more likely to be colder, older and have less efficient heating, and generally tend to be of poorer quality than houses that are owned by the owner.

Damp, mouldy and cold homes are linked to negative health outcomes, particularly for ailments like colds and flu, asthma and cardiovascular issues. Furthermore, people who report at least four key issues with their housing often have lower levels of satisfaction with life and a decrease in mental wellbeing.

Improving the standard of Linden rental property can help tenants enjoy better physical and mental health, and lessen the disturbance to learning, work and daily life because of illnesses. Your investment is also better protected from mildew, mould and damp damages, which means less costs of maintenance in the long run.

Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts are a major cause of lower temperatures in houses. A draughty home is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a gap or hole or crack, then it’s most likely a gap or an opening that requirements sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Any gaps greater than 3mm that let air in or out from your house require sealing. For example, if an open fireplace isn’t used it may cause draughts and must be sealed off. Property managers and landlords are accountable for ensuring that these draughts are stopped as much as imaginable.

There is no need to block up intentional holes or gaps in the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the structure as the household heats and cools, in order to let them be closed and opened rather than being stuck. We will inspect all doors and windows in an Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy houses

Heating Linden

Rental properties in Linden require a reliable source of heating that can heat the principal or the biggest living space to a minimum of 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to remain fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool may be used to check if your current installed heater(s) are adequate or whether you will require to "top-up" with a new heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options for The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it should be equipped with an thermostat. This makes the heating more consistent and efficient. For most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like apartments with small spaces the smaller fixed electric heater could be enough.

If your living space already has a central heating source such as the heat pump, it could need some additional energy to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Linden

Every living space of a rental property has to include at least one open window or exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms must have a suitable venting fan outside to take moisture away.

This ventilation standard is about recognising that dry air will be more easy to heat, and that a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered living spaces and therefore are not require an opening door or window.

Each window, door or Skylight needs at least open to the outside and remain fixed in an open position, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, and every other room of your property with shower, bath or cooktop, or any other moisture-producing item will require suitable extractor fans that can be vented to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Linden

Underfloor and ceiling insulation is mandatory to all rental homes since July 1, 2019. All landlords and property managers have to make sure that the insulation is up to this new standard. In some cases, existing ceiling insulation or insulation in the sub floor space may require to be topped up or replaced.

A properly insulated home can reduce condensation and reduce the chances of mould and damp, and it will make much easier to allow the household to keep heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" refers to thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Linden Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building but you must ensure there is somewhere to allow surface, rain as well as groundwater to move and also stop it from getting into the building. When it comes to moisture and damp it’s frequently not apparent that it could be a huge problem that can cause the property to suffer and harming your tenant’s health.

Rental properties must have efficient drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate runoff or outfall. Making sure the water has a proper place to go, and it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture ingress, if your property has an enclosed space between the floor and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture from the ground from entering the structure. It also helps in preventing moisture damage to the underfloor insulation.
