Draughts increase the likelihood of less temperature in houses. A draughty house is more expensive to heat, meaning wasting energy and increased bills.

If a draught is perceived as a result of gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the air is clear out of a hole or gap and you can feel it, it is likely to be a gap or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. Cracks that are greater than 3mm and allow air in or out into your home need the sealing. For example, if the open fireplace isn’t in use it can cause draughts and should be shut from. Landlords and property managers are accountable for making sure that such draughts are squelched whenever possible.

There is no require to block holes or gaps that are part of the construction. For instance, small gaps around windows and doors might be necessary to allow movement of the building as the household warms and cools to allow them to be shut and opened, rather than securing. We will test every window and door as part of your Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy homes

Heating Linden

Linden rental properties must have a fixed source of heat that can warm the main or largest living space to at least 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to be fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity and have the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine whether the current fix heater(s) are sufficient or whether you will need to "top up" with an additional heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating you provide is electric heating or heat source, it requirements to include an thermostat. This makes your heating more consistent and efficient. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances like small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a permanent heating source like an air conditioner, it may need an update to be able to meet the standards. Certain types of heaters cannot be utilised to meet the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

It is the ventilation quality is about recognising the fact that dry air is more easy to heat and that a property that is well ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Connecting spaces such as the hallways are not liveable , and thus don’t require an opening door or window.

Every window, door or Skylight requirements to be able to open to the outside, and stay fixed in an open position in order to allow to circulate fresh air as well as air flow.

Insulation Linden

Ceiling and underfloor insulation is a requirement in all rental homes since July 1, 2019. All landlords and property managers are required to ensure the insulation meets this new quality. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be added or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of mould and dampness and also makes an easier task for the house to hold heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation withstands heat flow. The more high the R-value, more effective the insulation.

  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Linden Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building; you have to ensure there is somewhere for rain, surface and ground water to go, and prevent it from getting into the building. When it comes to moisture and damp it’s often the concerns you don’t notice that can become a big problem that can cause damages to your investment and harming your tenant’s health.

Rental properties must be equipped with efficient drainage to remove storm water, surface water, and ground water, including an appropriate outfall or runoff. Making sure that water is able to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your property has an enclosed space between the floor and the ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from rising into the structure. It also helps prevent from causing damage to the flooring insulation.
