Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts increase the likelihood of low temperatures inside households. A cold house costs more to heat, meaning wasting energy and increased bills.

If a draught is noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see a clear draught from a crack or a gap or crack, then it’s likely to be a gap or hole that needs sealing in any way. Large cracks and gaps should be fixed permanently. Cracks that are greater than 3mm and let air into or out from your house require to be sealed. For example, if an open fireplace isn’t used it can create draughts. This should be shut off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

You don’t require to block gaps or holes which are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement within the building when the house gets warmer and cooler, to allow them to be closed and opened instead of than being stuck. We will examine every window and door as part of the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being houses

Heating Linden

Rental properties in Linden should have a permanent source of heating that can heat the living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements that it be permanently fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to check if the existing fixed heater(s) are sufficient or if you’ll require to "top-up" with a new heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it should have an thermostat. This will make the heating more reliable and efficient. In most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, such as small apartments the smaller fixed electric heater may be sufficient.

If your living space is already equipped with a fixed heating source, like heat pumps, it may require some additional energy in order to comply with the standards. Some types of heaters can’t be utilised to meet the standard since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Every living space of a rental home must have at least one opening windows or an exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan to eliminate moisture.

This ventilation quality is about recognising it is that dry air is easier to heat and that a property that is well ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered living spaces and therefore don’t need an opening window or door.

Each window, door or Skylight needs at least to open to the outside and remain set in an opening position in order to allow to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other area in your home that has shower, bath and cooktop or another moisture-producing item will require proper extractor fan systems that are vented towards the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Linden

Ceiling and underfloor insulation has been compulsory to all rental houses from 1 July 2019. All landlords and property managers are required to ensure that the insulation meets this new quality. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be filled with or replaced.

A well-insulated property can help control condensation, and decrease the risk of dampness and mould, and will also make an easier task to the home to keep the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" stands for thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The more R-value is higher, the better the insulation.

  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3

Linden Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building but you must make sure there is somewhere for surface and ground water to go, and prevent it from getting inside. When it is about damp and water, it’s often what you don’t see that could become a major issue and cause the property to suffer and affecting your tenant’s health.

Rental properties need to be equipped with effective drainage to get rid of floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure the water is able to go, and also that it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between your floor and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground to prevent any moisture present in the ground from rising into the property. It also helps prevent water damage to the floor insulation.
