Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts can lead to low temperatures inside households. A damp house will cost more to heat, which means wasting energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the air is clear from a crack or a gap and you can feel it, it is probably a gap or an opening that requirements sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and let air into or out from your house require seals. In the case of an open fireplace isn’t in use it can create draughts. This should be blocked off. Property managers and landlords are accountable for ensuring that these draughts are stopped as much as possible.

You don’t need to cover up gaps or holes in the construction. For example, tiny gaps around windows and doors could be necessary to allow for movement of the building when the house warms and cools so that they can still be shut and opened, rather than securing. We will examine all doors and windows in an Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being houses

Heating Linden

Linden rental properties should have a permanent source of heating that can heat the largest or main living space to a minimum of 18degC even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements to be fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool could be used to check if the existing permanent heater(s) are adequate or if you’ll require to "top up" by adding a second heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters aren’t considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), it requirements to have an thermostat. This makes the heating more uniform and efficient. For most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases like apartments with small spaces an electric, fixed heater may be sufficient.

If your living space already has a central heating source, like heat pumps, it might require some additional energy in order to comply with the standards. Certain types of heaters cannot be used to achieve the standard because they’re not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Linden

Every living space of a rental property must have at least one openable door or window to provide natural ventilation. In addition, humid areas such as kitchens or bathrooms need to have an venting fan outside to remove moisture.

A ventilation standard is all about understanding how dry air will be less difficult to heat, and that a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable and don’t require an opening door or window.

Each door, window or Skylight needs to be able of opening to the outside and remain closed, allowing for fresh air circulation and air flow.

All bathrooms and kitchens as well as any other space in your house that houses a bath, shower and cooktop or another water-generating appliance will require appropriate extractor fans which are vented towards the outside. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in areas of high moisture.

Insulation Linden

Insulation for underfloor and ceilings is mandatory in all rental homes as of July 1st, 2019. Property managers and landlords should ensure that the insulation is in line with this new standard. In some instances, an existing insulation on the ceiling or in the subfloor space might need to be topped up or replaced.

A well-insulated property will help to control condensation, and decrease the risk of mould and dampness and also makes much easier to allow the home to hold heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Linden Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside of the building it’s also about the outside. You must make sure there is somewhere for rain, surface or ground water and prevent it from getting inside. When it comes to moisture and damp it’s often those things that you aren’t aware of that can cause a lot of trouble, causing damage to your investment and affecting the tenant’s health.

Rental properties must have efficient drainage to eliminate rainwater, storm water and ground water. This includes the proper outfall or runoff. Making sure that water has a place to go, and also that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between your flooring and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture present in the ground from rising into the building. It also helps to prevent from causing damage to the flooring insulation.
