The areas covered by the Healthy Homes Standards are:

We will evaluate your rental property to determine whether it meets NZ Healthy Homes and Residential Tenancy Acts requirements. After the assessment, we will advise you or your property manager about the tasks which needs to be completed and provide a report with all the details required for your tenancy agreement’s Healthy Home Statement of Compliance.

Failure to meet the obligations to comply with the Healthy Homes Standards is a breach of the Residential Tenancies Act 1986, and landlords who are not complying may be liable for up to $7,200 in addition to any healthier homes connected fines.

Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

One in three households in New Zealand and Linden, and research shows us that these rental homes are more likely to be older, colder, have less effective heating, and generally have lower standard than those owned by owners.

Cold, damp and mouldy houses can have negative well-being outcomes, particularly illnesses like colds, influenza, asthma, and heart diseases. Additionally, those who have reported at least four major home quality issues often suffer from poor life satisfaction and lower mental wellbeing.

The improvement in the quality of Linden rental property can allow tenants to experience better physical and mental health and minimise the disruptions to their work, education and living because of illness. Your investment is also better protected from mould, mildew and damp damages, which means less costs of maintenance over the long term.

The Healthy Homes Standards are a listing of minimum and specific requirements for heating, insulation Ventilation, Moisture ingress and Drainage, and Draught stopping for Linden rental properties.

Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts increase the likelihood of lower temperatures in households. A cold home is more expensive to heat, which results in wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap or crack, then it’s likely to be a gap or crack that needs sealing in somehow. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that allow air in or out into your home require seals. For instance, if an open fireplace isn’t being used, it could cause draughts, and should be sealed off. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed as far as possible.

You don’t need to block up intentional holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be required to allow movement of the building when the household heats and cools, in order to let them be closed and opened instead of instead of being stuck. We will check the windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being houses

Heating Linden

Rental properties in Linden require a reliable source of heat that can heat the largest or main living space to a minimum of 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to be fixed (i.e., not portable), at least 1.5 horsepower in capacity, and meet the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to determine whether the fix heater(s) are adequate or whether you will need to "top up" with a new heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it should have the thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, such as small apartments an electric, fixed heater may be sufficient.

If the main living room is already equipped with a fixed heating source, such as a heat pump, then it might just require an update to ensure it meets the requirements. Certain types of heaters cannot be utilised to meet the standard as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Linden

Each liveable space in a rental property must include at least one open windows or an exterior door to offer natural airflow. In addition, humid areas like kitchens and bathrooms should have an externally vented extractor fan to eliminate moisture.

This ventilation quality is all about acknowledging the fact that dry air is easier to heat and the property that is properly ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore are not need an opening window or door.

Each door, window or Skylight needs at least of opening to the outside, and stay fixed in an open position, allowing to circulate fresh air as well as air flow.

All bathrooms and kitchens as well as any other space in your home that has shower, bath cooker or any other moisture generating item will need suitable extractor fans that are vented to the outdoors. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in each livable space that includes extractor fans that are suitable in high moisture areas.

Insulation Linden

Ceiling and underfloor insulation is mandatory for all rent houses as of July 1st, 2019. Property managers and landlords have to ensure that the insulation meets this new standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space might need to be filled with or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of mould and dampness, and it will make an easier task to the household to retain warmth.

Insulation requirements to meet the R-values of your area.

The "R" stands for thermal resistance and is a measure of how well insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Linden Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building It’s about having to make sure there is somewhere for surface, rain and underground water to flow and also stop it from getting inside. When it comes to moisture and damp it’s frequently those concerns that you aren’t aware of that can cause a lot of trouble and end up causing the property to suffer and harming your tenant’s health.

Rental properties require to have effective drainage to get rid of the stormwater and surface waters, and ground water, including an appropriate runoff or outfall. Making sure the water is able to go and that it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between floorboards and ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

An underground moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture present in the ground from entering the building. It also assists in preventing moisture damage to the underfloor insulation.
