Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside of the building but you must ensure there is somewhere to allow surface, rain and ground water to go and stop it from coming into the building. Rental properties need to be equipped with effective drainage for the removal of rainwater, storm water, and ground water, including an appropriate runoff or outfall. Making sure that water has a location to go and that it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop water ingress, if the apartment has an enclosed gap between your flooring and soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.
