If a draught could be noticed from gaps that are not adequate or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air in or out within your home need to be sealed. A good heating system is important for healthy homes

Heating Linden

Linden rental properties need to have a stable source of heat that can heat the principal or the biggest living space to at least 18degC, even during the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements for it to be permanent (i.e., not portable) with at minimum 1.5 horsepower in capacity, and it must have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are sufficient or if you’ll require to top up with an additional heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump then it must have the thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like small apartment buildings an electric, fixed heater may suffice.

If your living space is already equipped with a fixed heating source, like the heat pump, it could need an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re costly, not affordable to run, or are unsafe to operate.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway aren’t living spaces and therefore are not require an opening door or window.

Each window, door or the skylight needs for them to be in a position open to the outside while remaining closed in order to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other room in your home that has shower, bath, cooktop or other high moisture-producing item will need suitable extractor fans that are vented to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space that includes extractor fans that are suitable in high moisture areas.

The insulation of the ceiling and underfloor is mandatory in all rental houses from 1 July 2019. Property managers and landlords are required to ensure the insulation meets current standard. In some cases, an existing insulation on the ceiling or in the sub floor space may require to be added or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of dampness and mould, and will also make much easier for the home to hold the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and is a measure of how well the insulation resists heat flow. The higher the R-value, the more effective the insulation.

Keeping your rental property safe from dampness isn’t just about the inside it’s also about the outside. You must make sure there is somewhere for surface as well as groundwater to move, and to prevent it from getting inside. When it is about damp and water, it’s frequently what you don’t see that could be a huge problem and cause damage to your investment and harming the tenant’s well-being.

Rental properties require to be equipped with efficient drainage for the removal of floodwaters, surface water, and ground water, including an appropriate outfall or runoff. Making sure that the water has a proper place to go, and it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

In addition to a drainage system to avoid water ingress, if the rental is enclosed between floorboards and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground to prevent any moisture that is present in the ground from getting into the building. It also assists in preventing moisture damage to the underfloor insulation.
