If a draught could be perceived as a result of gaps or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a hole or gap and you are able to feel it, it is likely to be a gap or hole that needs sealing in the way you can. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that let air in or out into the home require to be sealed. For example, if the open fireplace isn’t in use it can cause draughts and should be shut off. Landlords and property managers are responsible for ensuring that such draughts are squelched in the maximum extent imaginable.

There is no require to block off holes or gaps which are part of the building. For instance, small gaps around windows and doors might be necessary to allow movement of the building when the house gets warmer and cooler, so that they are able to be shut and opened, rather than sticking. We will check the windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Kingsley Heights

Rental properties in Kingsley Heights need to have a stable heating source which can warm the main or largest living space to at least 18degC, even during the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements that it be permanently fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to determine if the current fixed heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. For most homes, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, such as small apartments the smaller fixed electric heater may suffice.

If your living space is already equipped with a fixed heating source, like a heat pump, then it might just need a top up to be able to meet the standards. Certain types of heaters cannot be used to meet the quality as they are either costly, not cost-effective to run, and/or unsafe to run.

Each liveable space in a rental property has to contain at minimum one open windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should have an externally vented extractor fan that can take moisture away.

The ventilation quality is all about acknowledging how dry air will be more easy to heat and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and don’t require an opening window or door.

Each window, door , or skylight requirements at least of opening to the outside and remain set in an opening position, allowing the circulation of fresh air and air flow.

The Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Kingsley Heights

Insulation for underfloor and ceilings has been compulsory in all rental homes since 1 July 2019. Property managers and landlords must make sure that the insulation meets this new quality. In some cases, an existing insulation on the ceiling or in the subfloor space may need to be topped up or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of dampness and mould, and also makes much easier to allow the home to keep heat.

Kingsley Heights Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about what’s inside the building but you must make sure there is somewhere to allow surface, rain or ground water, and also stop it from getting into the building. When it is damp and moisture, it is typically not apparent that it can cause a lot of trouble that can cause damage to your investment and affecting your tenant’s health.

Rental properties should be equipped with effective drainage to eliminate floodwaters, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that water has a place to go, and also that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture ingress, if your rental is enclosed between your flooring and the soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is generally made of polythene and is laid on top of the ground, to block any moisture in the ground from rising into the structure. It also assists in preventing any damage to your underfloor insulation.
