Unreasonable Gaps & Holes

Draught Stopping Kingsley Heights

Draughts are a major cause of lower temperatures in homes. A humid home is more expensive to heat, resulting in wasted money and energy.

If a draught could be perceived as a result of gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a gap or hole that is, it is most likely a gap or hole which requirements sealing in the way you can. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that let air into or out from your home need to be sealed. For example, if an open fireplace isn’t in use it can cause draughts and should be shut off. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever imaginable.

You don’t require to block holes or gaps that are part of the construction. For example, tiny gaps around windows and doors may be required to allow for movement within the building when the home gets warmer and cooler, to allow them to be closed and opened instead of than being stuck. We will check all doors and windows in your Healthy Homes assessment of your rental property.

Heating Kingsley Heights

Rental properties in Kingsley Heights need to have a stable source of heating that can heat the living space to a minimum of 18degC, even during the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs for it to be permanent (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to determine if the fixed heater(s) are sufficient or if you’ll require to "top-up" with a new heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered acceptable heating options in the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it should be equipped with the thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, such as small apartments the smaller fixed electric heater may be sufficient.

If your living space is already equipped with a fixed heating source, like a heat pump, then it may require an update to make sure it meets the requirements. Certain types of heaters cannot be used to achieve the quality as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Kingsley Heights

Each liveable space in a rental house must contain at minimum one open door or window to provide natural airflow. In addition, high moisture areas such as kitchens or bathrooms need to have an venting fan outside to eliminate moisture.

This ventilation quality is all about understanding the fact that dry air is much easier to heat, and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallways are not liveable and therefore do not require an opening window or door.

Each window, door or Skylight needs at least to open to the outside, and stay set in an opening position, allowing for fresh air circulation and ventilation.

All kitchens and bathrooms, and any other room in your home with shower, bath cooker or any other moisture generating item will require adequate extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Kingsley Heights

Ceiling and underfloor insulation is required to all rental homes as of July 1st, 2019. Property managers and landlords have to ensure that the insulation is up to the new standard. In some instances, old ceiling insulation as well as insulation within the sub floor space may need to be topped up or replaced.

A properly insulated home can help control condensation and reduce the chances of dampness and mould, and will also make much easier to the house to retain warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Kingsley Heights Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside it’s also about the outside. You must make sure there is somewhere for surface as well as groundwater to move and stop it from coming into the building. When it is about damp and water, it’s usually those concerns that you aren’t aware of that can become a big problem that can cause the property to suffer and harming your tenant’s well-being.

Properties that are rented must have effective drainage to remove rainwater, storm water, and ground water, including an appropriate runoff or outfall. Making sure that the water has a proper place to go, and also that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the apartment has an enclosed gap between floorboards and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to stop any moisture in the ground from entering the property. It also helps to prevent moisture damage to the underfloor insulation.
