What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught out of a hole or gap or crack, then it’s probably a gap or hole that requirements sealing in any way. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that allow air to enter or exit from your house require seals. Adequate heaters are important to ensure healthy homes

Heating Kingsley Heights

Rental properties in Kingsley Heights require a reliable source of heat that can heat the largest or main living space to a minimum of 18degC, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to remain fixed (i.e. not portable) and at least 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required to heat the living space in general. The Heating Assessment Tool can be used to determine if the current installed heater(s) are sufficient or if you’ll need to "top-up" with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered acceptable heating options for The Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), it needs to have the thermostat. This will make the heating more consistent and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like small apartments small apartments, a smaller electric fixed heater could be enough.

If your main living space already has a fixed heating source such as the heat pump, it might need an upgrade in order to comply with the standards. Some types of heaters can’t be used to meet the quality since they’re either costly, not affordable to run, and/or unhealthy to run.

Each liveable space in a rental property must contain at minimum one open door or window to provide natural airflow. Furthermore, moist areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can remove moisture.

A ventilation quality is all about acknowledging the fact that the dry atmosphere is less difficult to heat, and that an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable areas. Connecting spaces such as the hallway are not considered liveable and therefore do not require an opening door or window.

Every window, door or the skylight needs for them to be in a position of opening to the outside, but remain fixed in an open position in order to allow to circulate fresh air as well as ventilation.

All bathrooms and kitchens as well as any other space in your property with a bath, shower and cooktop or another moisture generating item will require adequate extractor fans that can be vented to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Kingsley Heights Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building It’s about having to make sure there is somewhere to allow surface, rain and ground water to go, and also stop it from getting into the building. When it concerns damp and moisture it is often the things you don’t notice that can cause a lot of trouble, causing damages to your investment and affecting your tenant’s well-being.

Properties that are rented must be equipped with efficient drainage for the removal of the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure that the water is able to go, and it doesn’t get sucked into buildings is an essential part of keeping your property dry.

In addition to a drainage system to prevent moisture from entering, if your rental has an enclosed gap between the floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from rising into the building. It also assists in preventing moisture damage to the underfloor insulation.
