Unreasonable Gaps & Holes

Draught Stopping Kingsley Heights

Draughts are a major cause of low temperatures inside homes. A damp house is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draft can be felt through gaps that are too large or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a hole or gap or crack, then it is most likely a gap or an opening that needs sealing in some way. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air in or out within your house require sealing. For instance, if an open fireplace is not in use, it can create draughts. This should be shut from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t require to block up intentional holes or gaps that are part of the building. For instance, small gaps around doors and windows could be required to allow for movement within the structure when the household gets warmer and cooler, so that they can still be opened and closed rather instead of being stuck. We will inspect the windows and doors as part of an Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being houses

Heating Kingsley Heights

Rental properties in Kingsley Heights must have a fixed source of heating that can warm the living space to a minimum of 18degC, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity and have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool could be used to check if the installed heater(s) are sufficient or if you’ll need to "top up" with a new heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters aren’t considered to be safe heating options under The Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it should include the thermostat. This will make the heating more reliable and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in some cases like small apartment buildings the smaller fixed electric heater may be sufficient.

If your living space already has a fixed heating source such as the heat pump, it may require an update to be able to meet the standards. Some types of heaters can’t be used to comply with the standard as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Kingsley Heights

Every living space in a rental house must include at least one open window or exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan to take moisture away.

This ventilation standard is all about acknowledging the fact that dry air is more easy to heat and that a well ventilated rental property is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t liveable , and thus are not require an opening door or window.

Every window, door or Skylight needs at least to open up to the outside while remaining closed in order to allow ventilation and fresh air ventilation.

All bathrooms and kitchens and every other room of your home with a bath, shower or cooktop, or any other humidity-generating items will require suitable extractor fans which are vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Kingsley Heights

Ceiling and underfloor insulation is a requirement to all rental homes since July 1, 2019. Property managers and landlords have to make sure that the insulation is in line with the new quality. In some instances, old ceiling insulation as well as insulation within the sub floor space might need to be added or replaced.

A well-insulated house can help control condensation and lessen the likelihood of mould and dampness as well as making an easier task to the home to keep the heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance, and is a measure of how well the insulation withstands heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Kingsley Heights Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside it is also about the outside. You must make sure there is somewhere for surface, rain or ground water and to prevent it from getting inside. When it concerns damp and moisture it is typically those concerns that you aren’t aware of that could be a huge problem, causing damage to your investment as well as harming the tenant’s health.

Rental properties must have efficient drainage to eliminate rainwater, storm water, and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and that it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between the floor and ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground to prevent any moisture from the ground from accumulating into the building. It also helps to prevent from causing damage to the flooring insulation.
