Unreasonable Gaps & Holes

Draught Stopping Kingsley Heights

Draughts may lead to low temperatures inside households. A cold home costs more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see a clear draught from a crack or a gap or crack, then it is likely to be a gap or crack that needs sealing in any way. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air in or out from your house require seals. For example, if an open fireplace isn’t used it may cause draughts and should be blocked from. Landlords and property managers are responsible for making sure such draughts are eliminated as much as imaginable.

There is no require to cover up gaps or holes in the building. For instance, small gaps around doors and windows may be required to allow movement of the building when the household heats and cools, in order to let them be shut and opened, rather than being stuck. We will check all doors and windows in the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Kingsley Heights

Kingsley Heights rental properties require a reliable source of heat that can warm the largest or main living room to at least 18degC, even during the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) that is, at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to determine whether the current installed heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it should be equipped with the thermostat. This will make the heating more consistent and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, such as small apartments small apartments, a smaller electric fixed heater may suffice.

If your main living space is already equipped with a fixed heating source, such as the heat pump, it might just require an update to be able to meet the standards. Certain types of heaters cannot be used to meet the standard because they’re costly, not affordable to run, or are unsafe to operate.

It is the ventilation standard is all about recognising it is that the dry atmosphere is easier to heat and the property that is properly ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallways are not living spaces and therefore are not need an opening door or window.

Every window, door or the skylight needs to be able to open up to the outside while remaining at an open angle in order to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and every other room of your home with a bath, shower and cooktop or another humidity-generating items will need proper extractor fan systems that are vented towards the outside. Insulation Kingsley Heights

Ceiling and underfloor insulation is required to all rental houses as of July 1st, 2019. All landlords and property managers should make sure that the insulation is in line with this new quality. In some cases, existing ceiling insulation or insulation in the sub floor space might require to be filled with or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and damp, and it will make an easier task for the house to hold the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation can withstand heat flow. The higher the R-value, the better the insulation.

  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Kingsley Heights Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside It’s about having to make sure there is somewhere to allow surface, rain or ground water, and prevent it from getting into the building. When it comes to moisture and damp it’s often the concerns you don’t notice that could become a major issue, causing damages to your investment and affecting your tenant’s health.

Rental properties should have effective drainage to get rid of storm water, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a proper place to go, and that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

Alongside a drainage system to avoid water ingress, if the rental has an enclosed gap between floorboards and the soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground to stop any moisture present in the ground from entering the structure. It also helps to prevent moisture damage to the underfloor insulation.
