Draughts increase the likelihood of less temperature in homes. A draughty home is more expensive to heat, which results in wasting energy and resulting in higher bills.

If a draft can be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the air is clear from a crack or a gap that is, it is likely to be a gap or crack that requirements sealing in any way. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that allow air in or out from your home require the sealing. In the case of an open fireplace isn’t being used, it may cause draughts and should be blocked from. Property managers and landlords are responsible for making sure that these draughts are stopped in the maximum extent possible.

There is no require to cover up gaps or holes which are part of the building. For example, tiny gaps around doors and windows might be necessary to allow for movement within the building as the house gets warmer and cooler, to allow them to be opened and closed rather than sticking. We will test every window and door in our Healthy Homes assessment of your rental property.

Heating Kilbirnie

Kilbirnie rental properties must have a fixed heating source that can heat the largest or main living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements to remain fixed (i.e., not portable), at least 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to check if the current permanent heater(s) are adequate or if you’ll need to ‘top up’ with an additional heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must be equipped with a thermostat. This makes your heating more consistent and efficient. In most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like apartments with small spaces the smaller fixed electric heater may suffice.

If your main living space already has a permanent heating source like the heat pump, it may require an upgrade to meet the standards. Certain kinds of heaters cannot be used to comply with the quality because they’re inefficient, unaffordable to operate and/or unhealthy to run.

It is the ventilation quality is about recognising that dry air is less difficult to heat and the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore are not need an opening window or door.

Each window, door or the skylight requirements for them to be in a position of opening to the outside while remaining at an open angle in order to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other room in your house that houses a bath, shower and cooktop or another humidity-generating items will need proper extractor fan systems that are vented out to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Kilbirnie

Underfloor and ceiling insulation has been compulsory to all rental houses since 1 July 2019. Property managers and landlords should ensure the insulation meets standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the subfloor space might need to be topped up or replaced.

A well-insulated property will reduce the risk of condensation, and decrease the risk of dampness and mould, and will also make much easier to the home to retain warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" signifies thermal resistance and is a measure of how well the insulation withstands heat flow. The more high the R-value, better the insulation.

Kilbirnie Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside it is also about the outside. You must make sure there is somewhere for surface as well as groundwater to move and stop it from coming inside. When it comes to moisture and damp it’s typically what you don’t see that could be a huge problem and end up causing damage to your investment as well as affecting your tenant’s well-being.

Properties that are rented must have effective drainage to get rid of floodwaters, surface water and ground water, which includes an appropriate runoff or outfall. Making sure that water is able to go, and it isn’t allowed to remain beneath structures is an crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier typically made of polythene and is laid on top of the ground to stop any moisture from the ground from getting into the building. It also assists in preventing any damage to your underfloor insulation.
