Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts may lead to less temperature in homes. A damp house will cost more to heat, resulting in wasted money and energy.

If a draught could be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear from a crack or a gap, then it is probably a gap or hole that needs sealing in the way you can. Large cracks and gaps should be fixed permanently. Cracks that are greater than 3mm and allow air in or out into the home require seals. For example, if the open fireplace is not in use, it could cause draughts, and should be sealed off. Landlords and property managers are accountable for making sure that these draughts are stopped as far as possible.

You don’t need to block up intentional holes or gaps in the building. For instance, small gaps around doors and windows could be necessary to allow for movement of the structure when the home gets warmer and cooler, to allow them to be closed and opened instead of than being stuck. We will examine every window and door during our Healthy Homes assessment of your rental property.

Heating Kilbirnie

Kilbirnie rental properties require a reliable heating source that can heat the main or largest living room to at least 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs to be fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to determine whether the current fix heater(s) are sufficient or whether you will need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it should have a thermostat. This will help make your heating more consistent and effective. In most houses, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in certain instances like small apartment buildings, a smaller fixed electric heater might be enough.

If your main living space already has a central heating source, such as a heat pump, then it could require a top up to meet the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either expensive, inefficient or unsafe to operate.

Ventilation Kilbirnie

Each living space within a rental property must contain at minimum one open door or window to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

The ventilation quality is all about understanding that the dry atmosphere is easier to heat, and that a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are all considered living spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore do not require an opening door or window.

Each window, door or the skylight needs to have the ability to open to the outside, and stay closed to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens and every other room of your house that houses shower, bath or cooktop, or any other moisture generating item will need adequate extractor fans that are vented towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in areas of high moisture.

Insulation Kilbirnie

Underfloor and ceiling insulation is required in all rental homes since 1 July 2019. Property managers and landlords should make sure that the insulation is in line with current quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may require to be topped up or replaced.

A properly insulated home will help to control condensation and reduce the chances of dampness and mould, as well as making it easier to allow the home to retain the heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Kilbirnie Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building; you have to ensure there is somewhere for rain, surface and ground water to go and stop it from coming into the building. When it concerns damp and moisture it’s typically what you don’t see that can cause a lot of trouble that can cause the property to suffer and harming the tenant’s health.

Properties that are rented must be equipped with effective drainage to eliminate the stormwater and surface waters and ground water. This includes the proper outfall or runoff. Making sure that water has a location to go and that it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid moisture from entering, if your property has an enclosed space between floorboards and surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from accumulating into the building. It also helps to prevent from causing damage to the flooring insulation.
