Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

A majority of households rent the property in New Zealand and Khandallah, and research has shown that these rental houses tend to be older, colder, are not as effective heating and tend to be lower quality than the homes of owners.

Furthermore, people who report at least four key house quality problems often experience lower levels of satisfaction with life and a decrease in mental health.

Improve the standard of Khandallah rental property will allow tenants to enjoy improved mental and physical health and reduce the disruption to work, learning and daily life because of diseases. Your investment is also secured from mildew, mould and damp , which means lower costs for maintenance in the long-term.

Draughts may lead to low temperatures inside houses. A damp house will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes that it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or the air is clear out of a hole or gap or crack, then it’s most likely a gap or crack that requirements sealing in some way. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that let air into or out into your house need to be sealed. For instance, if an open fireplace isn’t in use it can cause draughts and must be sealed from. Property managers and landlords are accountable for ensuring that such draughts are squelched whenever possible.

There is no require to cover up holes or gaps that are part of the building. For example, tiny gaps around doors and windows may be required to allow for the movement of the building as the home warms and cools so that they are able to be shut and opened, rather than being stuck. We will inspect all doors and windows during our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure well-being homes

Heating Khandallah

Khandallah rental properties should have a permanent source of heat that is able to heat the main or largest living space to at least 18degC even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements that it be permanently fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool could be used to determine if the current fixed heater(s) are sufficient or whether you will require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, then it must have an thermostat. This will help make the heating more consistent and effective. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances such as small apartments, a smaller fixed electric heater may suffice.

If your living space is already equipped with a fixed heating source such as an air conditioner, it might require an upgrade to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the standard because they’re not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Khandallah

Every living space of a rental property has to include at least one open doors or windows to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

The ventilation standard is about recognising the fact that dry air will be less difficult to heat and heat, and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t liveable and therefore do not need an opening window or door.

Every window, door or Skylight needs at least to open to the outside while remaining set in an opening position in order to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens and any other room in your home with shower, bath cooker or any other humidity-generating items will need proper extractor fan systems that are vented out to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Khandallah

Insulation for underfloor and ceilings has been compulsory to all rental homes from 1 July 2019. All landlords and property managers should ensure that the insulation is in line with current standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space may require to be filled with or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of mould and damp, and it will make much easier to allow the home to keep warmth.

Insulation needs to meet the R-values required for your area

The "R" stands for thermal resistance, and is a measure of how well the insulation can withstand heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Khandallah Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside; you have to make sure there is somewhere to allow surface, rain or ground water, and also stop it from getting inside. When it concerns damp and moisture it is often not apparent that it can cause a lot of trouble and cause damage to your investment and affecting the tenant’s health.

Rental properties require to be equipped with effective drainage for the removal of rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure that the water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between floorboards and ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to stop any moisture present in the ground from accumulating into the home. It also assists in preventing any damage to your underfloor insulation.
