Draughts may lead to dropping temperatures within households. A damp home is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes the area needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap that is, it is probably a gap or crack that requirements sealing in any way. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that allow air in or out of your house require seals. For instance, if an open fireplace isn’t being used, it can create draughts. This should be blocked off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed in the maximum extent possible.

There is no require to block holes or gaps which are part of the construction. For instance, small gaps around windows and doors could be required to allow movement of the structure as the home warms and cools in order to let them be closed and opened instead of instead of being stuck. We will inspect every window and door as part of our Healthy Homes assessment of your rental property.

Heating Kenepuru

Rental properties in Kenepuru need to have a stable heating source that is able to heat the living space to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs for it to be permanent (i.e., not portable), at least 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to determine whether the existing installed heater(s) are adequate or whether you will require to "top-up" with a new heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters are not considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is electric heating or heat source, it must have the thermostat. This will make the heating more uniform and efficient. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If your living space is already equipped with a fixed heating source such as a heat pump, then it may need an update in order to comply with the standards. Kenepuru Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building it is also about the outside. You must ensure there is somewhere for surface, rain and underground water to flow, and stop it from coming into the building. When it is damp and moisture, it is typically those concerns that you aren’t aware of that could become a major issue, causing damage to your investment as well as affecting your tenant’s well-being.

Rental properties require to have efficient drainage to remove the stormwater and surface waters, and ground water, which includes the proper outfall or runoff. Making sure the water is able to go and that it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

In addition to an irrigation system to stop moisture ingress, if your rental has an enclosed gap between floorboards and ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to prevent any moisture present in the ground from accumulating into the building. It also helps in preventing from causing damage to the flooring insulation.
