Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts increase the likelihood of lower temperatures in homes. A humid home will cost more to heat, which means wasting energy and resulting in higher bills.

If a draught could be felt from unreasonable gaps or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap, then it’s likely a crack or hole that requirements sealing in some way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air into or out of the home need the sealing. For example, if an open fireplace isn’t being used, it may cause draughts and must be sealed from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

There is no need to cover up gaps or holes which are part of the construction. For example, tiny gaps around windows and doors could be required to allow for movement within the building when the home heats and cools, so that they can still be closed and opened rather than being stuck. We will examine all doors and windows during our Healthy Homes assessment of your rental property.

Heating Kenepuru

Kenepuru rental properties must have a fixed heating source that can heat the living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 kW of heating capacity and have the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine whether the existing fixed heater(s) are sufficient or if you’ll require to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters are not considered to be suitable heating options in the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump it should include a thermostat. This will make the heating more consistent and effective. In most homes, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like small apartment buildings an electric, fixed heater may be sufficient.

If the living area already has a permanent heating source such as an air conditioner, it might just need an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be used to achieve the quality since they’re either expensive, inefficient and/or unsafe to run.

An underground moisture barrier generally a polythene sheet laid over the ground to stop any moisture from the ground from getting into the building. It also helps prevent moisture damage to the underfloor insulation.
