Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts increase the likelihood of lower temperatures in houses. A humid home is more expensive to heat, meaning wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a gap or hole or crack, then it is likely a crack or an opening that needs sealing in somehow. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit from the home need sealing. In the case of an open fireplace isn’t in use it can cause draughts and should be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated as far as imaginable.

There is no need to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows could be required to allow for movement of the structure as the house gets warmer and cooler, so that they can still be opened and closed rather than being stuck. We will check the windows and doors during our Healthy Homes assessment of your rental property.

Proper heating is important for healthy houses

Heating Kenepuru

Rental properties in Kenepuru require a reliable source of heating that is able to heat the living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs that it be permanently fixed (i.e. not portable), at least 1.5 horsepower in capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are adequate or if you’ll require to "top up" with an additional heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it requirements to have an thermostat. This will help make the heating more reliable and efficient. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, like small apartments the smaller fixed electric heater may suffice.

If the living area already has a fixed heating source such as a heat pump, then it may require an upgrade in order to comply with the standards. Certain types of heaters cannot be used to achieve the standard because they’re costly, not cost-effective to run, or unsafe to operate.

Each living space within a rental property must contain at minimum one open doors or windows to provide natural airflow. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor to remove moisture.

This ventilation quality is all about recognising it is that the dry atmosphere is much easier to heat and that a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallway aren’t considered living spaces and therefore don’t need an opening door or window.

Each window, door , or the skylight needs to be able of opening to the outside, but remain set in an opening position in order to allow the circulation of fresh air and air flow.

All bathrooms and kitchens and any other area in your home that has shower, bath, cooktop or other high moisture-producing item will need suitable extractor fans that are vented towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Kenepuru Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside it’s also about the outside. You must make sure there is somewhere to allow surface, rain as well as groundwater to move and to prevent it from getting inside. When it is about damp and water, it is typically those concerns that you aren’t aware of that could become a major issue that can cause damage to your investment and affecting your tenant’s health.

Rental properties require to have effective drainage to remove floodwaters, surface water, and ground water. This includes the proper outfall or runoff. Making sure the water has a place to go, and it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

Alongside the drainage system that will prevent moisture ingress, if your rental is enclosed between your flooring and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is typically a polythene sheet laid over the ground to stop any moisture present in the ground from rising into the home. It also helps to prevent from causing damage to the flooring insulation.
