Healthy homes are important

Why is Healthy Homes Compliance So Important?

A majority of households rent in New Zealand and Kenepuru, and research has shown that these rental homes are most likely to be colder, older and are not as efficient heating and have lower standard than those owned by owners.

Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts may lead to low temperatures inside homes. A humid home is more expensive to heat, which means wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap or crack, then it’s most likely a gap or crack that needs sealing in somehow. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air in or out of the home require sealing. For example, if the open fireplace isn’t in use it may cause draughts and should be shut from. Landlords and property managers are accountable for making sure such draughts are eliminated in the maximum extent imaginable.

You don’t require to block off holes or gaps that are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement within the building as the home heats and cools, in order to let them be shut and opened, rather than sticking. We will inspect all windows and doors as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being houses

Heating Kenepuru

Kenepuru rental properties require a reliable heating source that is able to heat the main or largest living space to a minimum of 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source requirements to be fixed (i.e., not portable) with at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to determine if the existing permanent heater(s) are sufficient or if you’ll need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must have the thermostat. This will make the heating more uniform and efficient. For most homes, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances like small apartments small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a fixed heating source, like an air conditioner, it might just need some additional energy to ensure it meets the requirements. Certain types of heaters cannot be used to meet the standard because they’re expensive, inefficient and/or unhealthy to run.

Ventilation Kenepuru

Each liveable space in a rental property must have at least one openable windows or an exterior door to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an venting fan outside to take moisture away.

A ventilation standard is all about acknowledging that dry air is less difficult to heat, and that a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and are not require an opening window or door.

Each window, door , or the skylight needs at least of opening to the outside while remaining closed, allowing for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your house that houses shower, bath or cooktop, or any other water-generating appliance will require suitable extractor fans that can be vented to the outside. This Healthy Homes Assessment service will check that there is adequate air circulation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Kenepuru

Insulation for underfloor and ceilings is required on all rental houses since 1 July 2019. All landlords and property managers are required to make sure the insulation meets the new standard. In some instances, existing ceiling insulation or insulation in the subfloor space might need to be added or replaced.

A house that is well-insulated can reduce condensation and lower the chance of dampness and mould, as well as making it easier to the household to hold the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance and is a measure of how well the insulation resists heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Kenepuru Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building but you must make sure there is somewhere to allow surface, rain and underground water to flow, and also stop it from getting into the building. When it concerns damp and moisture it is often not apparent that it can become a big problem and cause damage to your investment as well as affecting your tenant’s health.

Properties that are rented must have efficient drainage to eliminate floodwaters, surface water and ground water, including an appropriate runoff or outfall. Making sure that water is able to go, and that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between floorboards and ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, to block any moisture in the ground from getting into the structure. It also helps in preventing any damage to your underfloor insulation.
