Healthy homes are important

Why is Healthy Homes Compliance important?

A majority of households rent the property in New Zealand and Kenepuru, and research shows us that these rental houses are more likely to be colder, older and have less effective heating and tend to be lower quality than owner occupied properties.

Cold, damp and mouldy homes are linked to negative well-being outcomes, particularly for ailments like colds and flu, asthma and cardiovascular diseases. In addition, people who experience at least four major home quality issues often suffer from less satisfaction in their lives and lower well-being.

The improvement in the standard of Kenepuru rental property can allow tenants to experience better mental and physical health and minimise the disruption to work, learning and daily life because of health issues. Your investment will also be better protected from mould, mildew and damp damages, which means less costs of maintenance over the long term.

The Healthy Homes Standard is a listing of minimum and specific standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, and Draught-stopping for Kenepuru rental properties.

Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts increase the likelihood of low temperatures inside households. A damp house is more expensive to heat, which results in wasting energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a gap or hole, then it is likely a crack or hole that requirements sealing in somehow. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that let air in or out into the house need to be sealed. For example, if the open fireplace isn’t in use it may cause draughts and must be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated whenever possible.

You don’t need to cover up holes or gaps in the building. For instance, small gaps around doors and windows could be required to allow movement of the building when the home is heated and cools to allow them to be closed and opened instead of instead of being stuck. We will test all doors and windows as part of your Healthy Homes assessment of your rental property.

A good heating system is important for healthy homes

Heating Kenepuru

Kenepuru rental properties should have a permanent heating source that can warm the living room to at least 18degC even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs that it be permanently fixed (i.e. not portable), at least 1.5 horsepower in capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to determine whether your current permanent heater(s) are sufficient or whether you will need to "top-up" with an additional heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it requirements to be equipped with an thermostat. This will make the heating more consistent and effective. In most houses, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartment buildings, a smaller fixed electric heater could be enough.

If your main living space already has a fixed heating source, like an air conditioner, it could need an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to meet the quality because they’re inefficient, unaffordable to operate or unsafe to operate.

Ventilation Kenepuru

Each living space within the rental property should have at least one opening windows or an exterior door to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor to eliminate moisture.

It is the ventilation standard is all about understanding how dry air is less difficult to heat and a property that is well ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway are not considered living spaces and therefore don’t require an opening window or door.

Each window, door or Skylight needs to have the ability open to the outside, and stay at an open angle, allowing for fresh air circulation and air flow.

All bathrooms and kitchens and any other room in your property with shower, bath or cooktop, or any other moisture generating item will need suitable extractor fans that are vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable in areas of high moisture.

Insulation Kenepuru

Underfloor and ceiling insulation is required in all rental homes since July 1, 2019. All landlords and property managers must make sure that the insulation is in line with standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the sub floor space might require to be added or replaced.

A properly insulated home will help to control condensation and reduce the chances of mould and dampness, and will also make much easier for the house to retain the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Kenepuru Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside but you must make sure there is somewhere for rain, surface or ground water and stop it from coming into the building. When it is damp and moisture, it’s typically those things that you aren’t aware of that could become a major issue and end up causing the property to suffer and affecting the tenant’s well-being.

Rental properties must have effective drainage to get rid of storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure that water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between the floor and ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier generally a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from accumulating into the property. It also helps to prevent water damage to the floor insulation.
