Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts can lead to lower temperatures in houses. A damp house is more expensive to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a crack or a gap or crack, then it’s likely to be a gap or hole that requirements sealing in any way. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that let air into or out into the home require sealing. For example, if an open fireplace is not in use, it can create draughts. This should be sealed off. Property managers and landlords are accountable for ensuring that such draughts are squelched in the maximum extent possible.

You don’t require to block off gaps or holes in the building. For instance, small gaps around windows and doors may be required to allow movement of the building as the home is heated and cools so that they can still be opened and closed rather instead of being stuck. We will check the windows and doors during your Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Kenepuru

Rental properties in Kenepuru require a reliable source of heating which can warm the largest or main living room to at least 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating needs for it to be permanent (i.e., not portable) with at minimum 1.5 horsepower in capacity and have the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to check if your current fix heater(s) are sufficient or whether you will need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, then it must have the thermostat. This makes your heating more consistent and efficient. For most houses, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are needed. In some instances, like small apartments the smaller fixed electric heater could be enough.

If your main living space is already equipped with a fixed heating source like heat pumps, it may require a top up to ensure it meets the requirements. Certain kinds of heaters cannot be used to meet the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Kenepuru

Each liveable space in the rental property should have at least one openable window or exterior door to provide natural ventilation. In addition, high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can eliminate moisture.

This ventilation standard is all about understanding how dried air can be less difficult to heat and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable and do not require an opening door or window.

Each window, door , or the skylight needs for them to be in a position to open to the outside and remain closed in order to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens and any other area in your property with a bath, shower or cooktop, or any other water-generating appliance will require adequate extractor fans that can be vented to the outside. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Kenepuru

Insulation for underfloor and ceilings has been compulsory to all rental houses from 1 July 2019. Property managers and landlords should make sure that the insulation is up to standards that are in line with the latest standard. In some cases, current ceiling insulation, or the insulation of the subfloor space may require to be replaced or replaced.

A properly insulated home will help to control condensation and lower the chance of dampness and mould, and will also make more easy to the house to keep the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" signifies thermal resistance and is a measure of how well the insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Kenepuru Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building it’s also about the outside. You must make sure there is somewhere for rain, surface and ground water to go and to prevent it from getting inside. When it concerns damp and moisture it’s usually not apparent that it could become a major issue and end up causing damage to your investment and harming the tenant’s well-being.

Rental properties require to be equipped with efficient drainage for the removal of rainwater, storm water and groundwater, with the proper outfall or runoff. Making sure the water has a place to go, and it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to a drainage system to avoid water ingress, if the apartment has an enclosed gap between your floor and ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

An underground moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture from the ground from entering the home. It also helps in preventing moisture damage to the underfloor insulation.
