Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts increase the likelihood of less temperature in households. A damp house will cost more to heat, resulting in wasted energy and increased bills.

If a draught is perceived as a result of gaps or holes the area needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a crack or a gap and you are able to feel it, it is probably a gap or hole which needs sealing in somehow. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that let air in or out of the home need the sealing. For instance, if an open fireplace isn’t used it may cause draughts and should be sealed off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed in the maximum extent imaginable.

There is no require to block up intentional gaps or holes that are part of the building. For example, tiny gaps around doors and windows may be required to allow for movement of the building when the household gets warmer and cooler, in order to let them be closed and opened instead of than securing. We will examine all doors and windows during an Healthy Homes assessment of your rental property.

Proper heating is important to ensure well-being homes

Heating Kenepuru

Kenepuru rental properties should have a permanent heating source which can warm the living space to at least 18degC even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs for it to be permanent (i.e., not portable) that is, at least 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to determine whether your current permanent heater(s) are sufficient or whether you will require to top up by adding a second heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it must have the thermostat. This will make your heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like small apartments the smaller fixed electric heater could be enough.

If your living space already has a fixed heating source like an air conditioner, it may require an update to meet the standards. Some types of heaters can’t be used to comply with the quality as they are either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Kenepuru

Each liveable space in a rental property has to have at least one openable doors or windows to offer natural airflow. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor fan that can get rid of moisture.

The ventilation standard is all about understanding it is that dry air is much easier to heat and heat, and an apartment that is well-ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway are not considered living spaces and therefore are not require an opening window or door.

Every window, door or skylight needs to have the ability open to the outside and remain fixed in an open position, allowing for fresh air circulation and ventilation.

All kitchens and bathrooms, and any other area in your home with a bath, shower, cooktop or other high water-generating appliance will need appropriate extractor fans that can be vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Kenepuru

The insulation of the ceiling and underfloor has been compulsory to all rental homes since July 1, 2019. Property managers and landlords must ensure that the insulation is up to current standard. In some instances, old ceiling insulation as well as insulation within the subfloor space may need to be added or replaced.

A properly insulated home can reduce condensation, and decrease the risk of mould and dampness and will also make an easier task for the home to hold the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well insulation withstands heat flow. The higher the R-value, the higher the standard of insulation.

Kenepuru Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building but you must ensure there is somewhere for surface, rain and underground water to flow and stop it from coming into the building. When it is damp and moisture, it is usually not apparent that it can become a big problem and cause damage to your investment as well as harming the tenant’s well-being.

Properties that are rented must have efficient drainage for the removal of storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure that the water has a proper place to go, and that it can’t linger underneath the buildings is an essential part of keeping your property dry.

In addition to an irrigation system to stop moisture ingress, if your rental has an enclosed gap between your floor and soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from entering the structure. It also helps to prevent any damage to your underfloor insulation.
