Fines for Failing to Comply

From the 1st of July in 2021, if a new or renewed contract is signed on a Kenepuru rental property, all Healthy Homes compliance tasks have to be finished within 90 days.

Beginning on July 1st, 2021, when a new, renewed or varied Tenancy is signed for the Kenepuru rental property, all Healthy Homes compliance work must be taken care of by the end of 90 days.

Inability to adhere to one of the Healthy Homes Standards within the period of time expected can lead to a fine of up to $7200. Additionally, if the most present Healthy Homes Statement of Compliance isn’t incorporated in the new, renewed or revised tenancy agreement there may be an additional fine or violation fee.

Any tenant can ask for information regarding the Healthy Homes Standard and how they relate to the property they are living in. If the landlord or property manager is unable to supply the necessary information within 21 days of receiving the request, they will be issued an infringement notice and could be fined up to $750.

In addition, there’s also a penalty of up to $900 for property owners or property managers who offer a false or false Healthy Homes Compliance Statement or information. The person who is liable for this fine is whoever is named on the lease agreement as the person who is renting the property and it could be the name of the landlord, or the company that manages the property.

The information contained in the Compliance Statement requirements to be correct when the tenancy contract is signed. It should be maintained through the tenancy period as relevant work gets completed.

It is crucial to note that landlords who manage several rental properties can face additional fines for non-compliance. The highest penalties are handed down only for serious violations, and landlords who own more than six properties could receive fines of up to $50,000 and as high as $100,000 in hearings.

In the end, a failure to adhere to the Healthy Homes requirements can hit your wallet hard, and result in significant fines and still having to meet compliance. Don’t risk your rental property Call us today and arrange to have an house evaluation performed on your rental property.

Kenepuru Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the interior of the building It’s about having to ensure there is somewhere to allow surface, rain and ground water to go, and to prevent it from getting inside. When it comes to moisture and damp it is usually not apparent that it can cause a lot of trouble, causing the property to suffer and affecting the tenant’s health.

Properties that are rented must have efficient drainage for the removal of rainwater, storm water and ground water. This includes an appropriate outfall or runoff. Making sure the water has a location to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop water ingress, if the rental is enclosed between your flooring and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from accumulating into the structure. It also helps in preventing from causing damage to the flooring insulation.
