Healthy homes are important

What is the reason Healthy Homes Compliance important?

Around 1 in 3 households homes in New Zealand and Kenepuru, and research suggests that rental homes are most likely to be colder, older, have less effective heating, and generally tend to be of poorer quality than homes that are owned by the owner.

Unreasonable Gaps & Holes

Draught Stopping Kenepuru

Draughts increase the likelihood of lower temperatures in homes. A humid home is more expensive to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the sound of a clear draught emanating from a hole or gap or crack, then it is likely a crack or an opening that needs sealing in some way. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that let air into or out of your house need seals. In the case of an open fireplace isn’t in use it could cause draughts, and should be blocked from. Property managers and landlords are responsible for ensuring that these draughts are stopped as much as imaginable.

You don’t require to block off gaps or holes which are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building when the household heats and cools, to allow them to be closed and opened instead of instead of being stuck. We will inspect the windows and doors in the Healthy Homes assessment of your rental property.

Proper heating is important for healthy houses

Heating Kenepuru

Kenepuru rental properties should have a permanent heating source that can warm the principal or the biggest living space to a minimum of 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs for it to be permanent (i.e. not portable) and at least 1.5 kW of heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to check if your current permanent heater(s) are sufficient or whether you will require to "top-up" by adding a second heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), then it must have an thermostat. This will make the heating more consistent and efficient. For the majority of homes, bigger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances such as small apartments, a smaller fixed electric heater may suffice.

If your main living space already has a fixed heating source such as heat pumps, it may require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Kenepuru

Every living space of the rental property should have at least one opening door or window to offer natural ventilation. In addition, high moisture areas such as kitchens or bathrooms need to have an externally vented extractor to get rid of moisture.

This ventilation quality is all about acknowledging how dry air is much easier to heat, and that the property that is properly ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallways are not living spaces and therefore do not require an opening window or door.

Each window, door , or the skylight requirements to have the ability of opening to the outside, and stay closed in order to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your house that houses a bath, shower cooker or any other water-generating appliance will require appropriate extractor fans that are vented towards the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Kenepuru

The insulation of the ceiling and underfloor is mandatory to all rental houses from 1 July 2019. All landlords and property managers have to ensure the insulation meets current standard. In some cases, existing ceiling insulation or insulation in the sub floor space might require to be filled with or replaced.

A properly insulated home can help control condensation and lower the chance of mould and damp, and will also make it easier to the home to hold warmth.

Insulation needs to meet the R-values required for your area

The "R" signifies thermal resistance, and is a gauge of how well the insulation withstands heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Kenepuru Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building; you have to ensure there is somewhere for surface and underground water to flow and stop it from coming inside. When it comes to moisture and damp it is typically what you don’t see that could be a huge problem and end up causing damages to your investment and affecting the tenant’s health.

Rental properties must be equipped with efficient drainage for the removal of rainwater, storm water, and groundwater, with an appropriate outfall or runoff. Making sure that water has a proper place to go, and it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture from entering, if your rental is enclosed between your floor and surface, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, in order to block any moisture in the ground from entering the building. It also helps in preventing any damage to your underfloor insulation.
