Healthy homes matter

Why is Healthy Homes Compliance so important?

About 1 in 3 households rent the property in New Zealand and Kelburn, and research has shown that these rental houses tend to be older, colder, are not as efficient heating, and generally tend to be lower quality than the houses of owners.

Moldy, damp and cold houses are associated with negative well-being results, specifically for diseases like colds and flu, asthma and heart diseases. In addition, people who reported four or more major issues with their housing often have low life satisfaction and reduced mental health.

Improve the standard of Kelburn rental property will allow tenants to enjoy improved mental and physical health, and lessen the disruptions to their work, education and living because of illness. Your investment is also safeguarded from mildew, mould and damp damages, which means lower maintenance costs over the long term.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught Stopping for Kelburn rental properties.

Unreasonable Gaps & Holes

Draught Stopping Kelburn

Draughts may lead to less temperature in homes. A humid home is more expensive to heat, resulting in wasted money and energy.

If a draught is felt through gaps that are too large or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or the air is clear from a gap or hole and you can feel it, it is probably a gap or hole which needs sealing in some way. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that allow air in or out from your house need the sealing. In the case of an open fireplace isn’t being used, it could cause draughts, and should be shut from. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

You don’t need to cover up holes or gaps in the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement of the building as the home gets warmer and cooler, so that they are able to be opened and closed rather instead of being stuck. We will test every window and door in the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Kelburn

Kelburn rental properties require a reliable source of heating that can heat the main or largest living room to at least 18degC even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs that it be permanently fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to determine whether the installed heater(s) are sufficient or whether you will need to "top up" with a new heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it must be equipped with the thermostat. This makes your heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the living area is already equipped with a fixed heating source, such as a heat pump, then it may require a top up to make sure it meets the requirements. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Kelburn

Each living space within a rental property must have at least one openable doors or windows to offer natural ventilation. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

This ventilation standard is about recognising it is that dry air will be more easy to heat and an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallways are not liveable and therefore do not need an opening door or window.

Every window, door or skylight needs at least to open up to the outside, but remain closed in order to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, and every other room of your house that houses a bath, shower or cooktop, or any other moisture generating item will need appropriate extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Kelburn

The insulation of the ceiling and underfloor has been compulsory for all rent homes since July 1, 2019. All landlords and property managers should ensure that the insulation is in line with standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the sub floor space might need to be added or replaced.

A well-insulated house will help to control condensation, and decrease the risk of mould and dampness, and will also make more easy to allow the household to keep the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Kelburn Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside of the building it is also about the outside. You must make sure there is somewhere for surface and ground water to go, and prevent it from getting into the building. When it is about damp and water, it’s usually the things you don’t notice that could become a major issue, causing damage to your investment and harming the tenant’s well-being.

Rental properties require to have effective drainage to get rid of floodwaters, surface water and ground water, which includes the proper outfall or runoff. Making sure that water has a proper place to go and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between your floor and the surface, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground to prevent any moisture that is present in the ground from entering the home. It also helps in preventing water damage to the floor insulation.
