Unreasonable Gaps & Holes

Draught Stopping Karori

Draughts may lead to less temperature in homes. A draughty house is more expensive to heat, which means wasting money and energy.

If a draught is perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming out of a hole or gap or crack, then it is likely to be a gap or hole which needs sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Cracks that are greater than 3mm and let air into or out of your home require the sealing. In the case of an open fireplace is not in use, it could cause draughts, and should be sealed off. Property managers and landlords are responsible for making sure that such draughts are squelched in the maximum extent possible.

There is no need to cover up gaps or holes in the building. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the structure as the house heats and cools, so that they can still be closed and opened rather instead of being stuck. We will test every window and door during your Healthy Homes assessment of your rental property.

Heating Karori

Rental properties in Karori should have a permanent heating source that can warm the living room to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs for it to be permanent (i.e. not portable), at least 1.5 horsepower in capacity and have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine if your current installed heater(s) are sufficient or if you’ll need to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options in The Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, it must have an thermostat. This will make the heating more consistent and effective. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, such as small apartments the smaller fixed electric heater may suffice.

If your main living space already has a central heating source, like an air conditioner, it might just need an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Karori

Every living space of a rental property must have at least one openable window or exterior door to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor fan to take moisture away.

A ventilation quality is all about acknowledging the fact that the dry atmosphere is more easy to heat, and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallways are not liveable and therefore don’t need an opening door or window.

Each door, window or skylight needs to have the ability of opening to the outside and remain at an open angle to allow ventilation and fresh air air flow.

The bathrooms in all kitchens and any other room in your property with shower, bath, cooktop or other high water-generating appliance will require suitable extractor fans which are vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Karori

Ceiling and underfloor insulation is required on all rental houses from 1 July 2019. All landlords and property managers must ensure that the insulation meets current quality. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might need to be added or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of mould and dampness as well as making much easier to the home to retain warmth.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation resists heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Karori Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere for surface, rain as well as groundwater to move, and stop it from coming inside. When it is about damp and water, it is often what you don’t see that could become a major issue and end up causing damage to your investment and harming your tenant’s well-being.

Rental properties should have effective drainage to remove rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure that the water is able to go, and it doesn’t sit beneath structures is an important aspect of keeping your property dry.

In addition to an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between your flooring and ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground to prevent any moisture present in the ground from entering the structure. It also helps in preventing water damage to the floor insulation.
