Unreasonable Gaps & Holes

Draught Stopping Karori

Draughts can lead to low temperatures inside homes. A cold house is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a gap or hole or crack, then it is most likely a gap or hole which needs sealing in any way. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that allow air in or out into the home require sealing. For example, if the open fireplace isn’t used it may cause draughts and should be blocked off. Property managers and landlords are accountable for making sure that such draughts are squelched whenever possible.

You don’t need to cover up gaps or holes in the building. For instance, small gaps around windows and doors could be necessary to allow for movement of the building as the household gets warmer and cooler, to allow them to be closed and opened rather than securing. We will test all doors and windows during your Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy homes

Heating Karori

Karori rental properties require a reliable source of heating that can warm the largest or main living space to a minimum of 18degC even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements to be fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine whether the current installed heater(s) are sufficient or if you’ll require to "top-up" by adding a second heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered acceptable heating options in the Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), then it must be equipped with an thermostat. This makes the heating more uniform and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like small apartments, a smaller fixed electric heater could be enough.

If your main living space already has a fixed heating source such as the heat pump, it might just require an upgrade in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Karori

Every living space of a rental property has to contain at minimum one open windows or an exterior door to provide natural airflow. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor to take moisture away.

The ventilation standard is all about understanding it is that dry air will be less difficult to heat, and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable , and thus do not require an opening window or door.

Each window, door , or the skylight requirements at least to open to the outside, but remain closed in order to allow for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your property with a bath, shower and cooktop or another water-generating appliance will require suitable extractor fans which are vented to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in high moisture areas.

Insulation Karori

Underfloor and ceiling insulation is a requirement for all rent homes since July 1, 2019. All landlords and property managers are required to make sure that the insulation meets standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the subfloor space may require to be filled with or replaced.

A properly insulated home will help to control condensation and lower the chance of mould and dampness, and will also make it easier to the household to retain the heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Karori Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the interior of the building; you have to ensure there is somewhere for surface as well as groundwater to move and stop it from coming into the building. When it concerns damp and moisture it’s often those concerns that you aren’t aware of that can cause a lot of trouble that can cause the property to suffer and harming your tenant’s well-being.

Properties that are rented must have effective drainage to get rid of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from entering the building. It also assists in preventing from causing damage to the flooring insulation.
