Draughts can lead to lower temperatures in households. A damp house is more expensive to heat, which results in wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see a clear draught from a crack or a gap or crack, then it is probably a gap or hole that requirements sealing in any way. Large gaps and cracks should be fixed permanently. Cracks that are greater than 3mm and let air into or out of the home require seals. In the case of an open fireplace isn’t in use it can cause draughts and should be sealed from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever imaginable.

You don’t require to block up intentional gaps or holes which are part of the construction. Heating Karori

Rental properties in Karori require a reliable source of heating that is able to heat the largest or main living space to a minimum of 18degC, even during the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements that it be permanently fixed (i.e. not portable) with at minimum 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to determine whether the installed heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it requirements to be equipped with a thermostat. This will make the heating more consistent and efficient. In most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a central heating source, like a heat pump, then it might just need an update in order to comply with the standards. Some types of heaters can’t be utilised to meet the quality because they’re not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Karori

Every living space of a rental property must contain at minimum one open window or exterior door to offer natural airflow. In addition, humid areas like kitchens and bathrooms should have an venting fan outside to eliminate moisture.

The ventilation standard is all about understanding the fact that dried air can be more easy to heat and a property that is well ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered living spaces and therefore don’t need an opening door or window.

Each window, door , or Skylight requirements to have the ability of opening to the outside, but remain set in an opening position to allow the circulation of fresh air and ventilation.

The bathrooms in all kitchens as well as any other space in your house that houses shower, bath or cooktop, or any other humidity-generating items will need adequate extractor fans that vent out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space and will also check for the proper extractor fans in areas with high moisture.

Insulation Karori

Ceiling and underfloor insulation is mandatory in all rental homes as of July 1st, 2019. All landlords and property managers must make sure that the insulation is in line with standards that are in line with the latest quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may require to be replaced or replaced.

A well-insulated house will help to control condensation and lessen the likelihood of mould and dampness and also makes it easier to the household to retain heat.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well insulation is able to resist heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Karori Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere for rain, surface and underground water to flow, and to prevent it from getting into the building. When it is damp and moisture, it’s typically those concerns that you aren’t aware of that could be a huge problem and cause the property to suffer and affecting your tenant’s well-being.

Rental properties must be equipped with efficient drainage to get rid of rainwater, storm water, and ground water, which includes an appropriate runoff or outfall. Making sure that water has a proper place to go and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between the floor and the soil, a ground-water barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground to prevent any moisture from the ground from accumulating into the property. It also assists in preventing any damage to your underfloor insulation.
