Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts may lead to low temperatures inside houses. A damp home is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draught can be felt through gaps that are too large or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming out of a hole or gap or crack, then it is probably a gap or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air in or out from the home need to be sealed. For example, if an open fireplace isn’t in use it can cause draughts and should be blocked from. Property managers and landlords are accountable for making sure that such draughts are squelched whenever imaginable.

You don’t need to block gaps or holes that are part of the building. For instance, small gaps around doors and windows might be necessary to allow movement of the structure when the household gets warmer and cooler, so that they can still be shut and opened, rather than securing. We will check every window and door as part of your Healthy Homes assessment of your rental property.

Heating Karaka Bays

Karaka Bays rental properties should have a permanent heating source that can heat the principal or the biggest living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements that it be permanently fixed (i.e., not portable), at least 1.5 kW in heating capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine if the existing fixed heater(s) are adequate or whether you will need to "top-up" with an additional heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options under The Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), then it must have the thermostat. This will make the heating more consistent and efficient. In most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If your living space already has a permanent heating source, such as an air conditioner, it might need a top up to ensure it meets the requirements. Certain types of heaters cannot be used to meet the standard since they’re either costly, not affordable to run, and/or unhealthy to run.

Karaka Bays Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building but you must make sure there is somewhere for surface, rain and ground water to go, and stop it from coming into the building. When it is about damp and water, it’s frequently what you don’t see that can become a big problem that can cause damage to your investment and harming the tenant’s health.

Rental properties should have efficient drainage for the removal of storm water, surface water, and ground water, including an appropriate runoff or outfall. Making sure that water has a place to go, and also that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between the floor and surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground, to block any moisture in the ground from rising into the home. It also assists in preventing water damage to the floor insulation.
