Healthy homes are important

What is the reason Healthy Homes Compliance so important?

A majority of households rent from New Zealand and Karaka Bays, and research shows us that these rental houses are likely to be colder, older and are not as effective heating, and generally tend to be of poorer quality than homes that are owned by the owner.

Cold, damp and mouldy houses can have negative well-being results, specifically for ailments like colds and asthma, as well as cardiovascular conditions. In addition, people who experience four or more major housing quality problems frequently have lower levels of satisfaction with life and a decrease in well-being.

Improving the standard of Karaka Bays rental property can allow tenants to experience better physical and mental health as well as lessen disruptions to their work, education and daily life due to diseases. Your investment is also protected from mildew, mould and damp damages, which means less maintenance costs over the long term.

Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts can lead to low temperatures inside households. A damp house will cost more to heat, resulting in wasted money and energy.

If a draft can be noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught from a crack or a gap, then it’s likely to be a gap or hole which needs sealing in any way. Large gaps and cracks should be fixed permanently. Gaps greater than 3mm that allow air to enter or exit from the home need to be sealed. For example, if an open fireplace is not in use, it may cause draughts and should be shut from. Property managers and landlords are accountable for making sure that these draughts are stopped as far as imaginable.

There is no need to block up intentional holes or gaps that are part of the construction. For instance, small gaps around doors and windows could be required to allow movement of the structure when the household gets warmer and cooler, to allow them to be shut and opened, rather than being stuck. We will inspect all doors and windows as part of an Healthy Homes assessment of your rental property.

A Heating Assessment Tool may be used to determine whether the existing fix heater(s) are adequate or whether you will need to "top-up" with an additional heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), then it must have a thermostat. This will make the heating more uniform and efficient. In most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances such as small apartments small apartments, a smaller electric fixed heater might be enough.

If your living space already has a central heating source, such as an air conditioner, it might require an update to meet the standards. Certain kinds of heaters cannot be used to achieve the quality because they’re inefficient, unaffordable to operate or unsafe to operate.

Karaka Bays Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere for surface, rain and ground water to go, and also stop it from getting into the building. When it comes to moisture and damp it’s often those things that you aren’t aware of that could be a huge problem that can cause damage to your investment and harming your tenant’s health.

Rental properties must have effective drainage to eliminate storm water, surface water, and ground water, including an appropriate runoff or outfall. Making sure that the water has a proper place to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent water ingress, if the rental has an enclosed gap between your floor and ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are usually a polythene sheet laid over the ground, in order to block any moisture from the ground from getting into the building. It also helps prevent moisture damage to the underfloor insulation.
