Draughts may lead to low temperatures inside households. A damp house is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the air is clear from a hole or gap that is, it is most likely a gap or crack that needs sealing in any way. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that allow air in or out into your house need sealing. In the case of an open fireplace isn’t being used, it can cause draughts and should be sealed from. Property managers and landlords are responsible for ensuring such draughts are eliminated as far as imaginable.

There is no need to block off holes or gaps in the construction. For example, tiny gaps around windows and doors could be required to allow for movement within the building as the house gets warmer and cooler, so that they are able to be closed and opened instead of than securing. We will examine all windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Karaka Bays

Rental properties in Karaka Bays should have a permanent source of heat that can heat the principal or the biggest living area to at minimum 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e., not portable) with at least 1.5 horsepower in capacity, and it must have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to check if the existing fixed heater(s) are adequate or if you’ll require to top up by adding a second heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered acceptable heating options under the Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, it should include the thermostat. This will help make the heating more uniform and efficient. For most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, like apartments with small spaces an electric, fixed heater may be sufficient.

If the main living room already has a central heating source like an air conditioner, it might just need some additional energy to meet the standards. Some types of heaters can’t be used to achieve the quality because they’re not efficient, cost prohibitive to operate and/or unsafe to run.

A ventilation quality is all about acknowledging that dried air can be easier to heat and heat, and an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway aren’t living spaces and therefore don’t require an opening window or door.

Each door, window or Skylight needs to be able open to the outside, and stay fixed in an open position in order to allow the circulation of fresh air and ventilation.

Bathrooms, kitchens, and every other room of your house that houses a bath, shower, cooktop or other high water-generating appliance will require suitable extractor fans that can be vented towards the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Karaka Bays Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside of the building but you must ensure there is somewhere for rain, surface and ground water to go, and prevent it from getting into the building. When it comes to moisture and damp it’s often what you don’t see that can become a big problem that can cause damages to your investment and affecting your tenant’s well-being.

Rental properties should have efficient drainage to eliminate the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that the water has a proper place to go, and that it doesn’t sit beneath structures is an important aspect of keeping your property dry.

Alongside an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between floorboards and ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier usually a polythene sheet laid over the ground, in order to block any moisture present in the ground from accumulating into the home. It also assists in preventing water damage to the floor insulation.
