Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts are a major cause of lower temperatures in households. A cold house is more expensive to heat, meaning wasting money and energy.

If a draught could be noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or an unobstructed draught coming from a crack or a gap and you are able to feel it, it’s likely to be a gap or crack that requirements sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Any gaps greater than 3mm that let air in or out from your home need sealing. For example, if the open fireplace isn’t being used, it may cause draughts and should be blocked off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as much as imaginable.

There is no need to block off gaps or holes which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure as the home is heated and cools so that they can still be shut and opened, rather than securing. We will test all doors and windows in our Healthy Homes assessment of your rental property.

Heating Karaka Bays

Karaka Bays rental properties must have a fixed heating source which can warm the largest or main living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs to remain fixed (i.e., not portable) with at minimum 1.5 horsepower in capacity, and must meet the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to determine whether the installed heater(s) are sufficient or whether you will require to ‘top up’ with a new heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters aren’t considered to be suitable heating options in the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it needs to have the thermostat. This makes the heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in certain instances like small apartment buildings an electric, fixed heater may suffice.

If the main living room already has a fixed heating source, such as the heat pump, it might need an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to meet the quality because they’re not effective, cost prohibitive to operate or unsafe to operate.

Living rooms, bedrooms, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t living spaces and therefore do not need an opening window or door.

Each window, door or the skylight requirements to be able to open up to the outside while remaining at an open angle to allow to circulate fresh air as well as ventilation.

Karaka Bays Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building; you have to make sure there is somewhere for surface as well as groundwater to move, and also stop it from getting inside. When it is damp and moisture, it’s usually not apparent that it can cause a lot of trouble and end up causing damage to your investment and affecting your tenant’s health.

Rental properties must have effective drainage for the removal of storm water, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that water has a place to go, and it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture ingress, if your rental has an enclosed gap between your flooring and ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from rising into the property. It also assists in preventing water damage to the floor insulation.
