Healthy homes are important

What is the reason Healthy Homes Compliance so important?

Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts can lead to lower temperatures in households. A damp house will cost more to heat, which results in wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes the area requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or the air is clear out of a hole or gap or crack, then it is probably a gap or hole which needs sealing in any way. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit of the home need to be sealed. For instance, if an open fireplace isn’t in use it may cause draughts and must be sealed off. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as possible.

There is no need to block up intentional holes or gaps that are part of the building. For instance, small gaps around doors and windows could be necessary to allow movement of the structure when the house is heated and cools to allow them to be opened and closed rather than sticking. We will examine the windows and doors as part of the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being homes

Heating Karaka Bays

Rental properties in Karaka Bays require a reliable source of heating which can warm the largest or main living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to remain fixed (i.e. not portable), at minimum 1.5 kW of heating capacity and have the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to check if the fixed heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be acceptable heating options under The Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it needs to have an thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like small apartments, a smaller fixed electric heater might be enough.

If your living space already has a central heating source, like the heat pump, it may need some additional energy to ensure it meets the requirements. Some types of heaters can’t be used to comply with the quality since they’re either expensive, inefficient and/or unsafe to run.

Ventilation Karaka Bays

Each living space within a rental property has to contain at minimum one open window or exterior door to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can get rid of moisture.

A ventilation quality is all about acknowledging that the dry atmosphere is less difficult to heat and the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway are not considered liveable and therefore are not need an opening window or door.

Each door, window or skylight requirements for them to be in a position of opening to the outside, and stay set in an opening position to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and any other area in your property with a bath, shower or cooktop, or any other moisture-producing item will require adequate extractor fans that can be vented to the outdoors. This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Karaka Bays

Insulation for underfloor and ceilings is mandatory in all rental houses since 1 July 2019. All landlords and property managers must ensure that the insulation meets standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may need to be topped up or replaced.

A properly insulated home can reduce condensation and lower the chance of mould and dampness as well as making more easy to allow the home to keep warmth.

Insulation requirements to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and is a measure of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Karaka Bays Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside It’s about having to make sure there is somewhere to allow surface, rain or ground water and prevent it from getting inside. When it concerns damp and moisture it is usually what you don’t see that can become a big problem that can cause damage to your investment and affecting the tenant’s well-being.

Rental properties require to be equipped with efficient drainage for the removal of rainwater, storm water and groundwater, with an appropriate runoff or outfall. Making sure that water is able to go, and it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your apartment has an enclosed gap between floorboards and the soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from getting into the home. It also assists in preventing from causing damage to the flooring insulation.
