The insulation of the ceiling and underfloor is mandatory for all rent houses since July 1, 2019. Karaka Bays Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside It’s about having to make sure there is somewhere for surface and ground water to go and to prevent it from getting into the building. When it comes to moisture and damp it is typically the concerns you don’t notice that could become a major issue, causing damage to your investment and affecting the tenant’s health.

Rental properties need to have effective drainage to remove storm water, surface water and ground water. This includes the proper outfall or runoff. Making sure that the water has a place to go, and it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside an irrigation system to stop moisture from entering, if your apartment has an enclosed gap between your flooring and the surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier typically made of polythene and is laid on top of the ground, in order to block any moisture from the ground from getting into the property. It also helps prevent moisture damage to the underfloor insulation.
