Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts are a major cause of less temperature in homes. A cold home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see the air is clear from a hole or gap or crack, then it is likely a crack or an opening that needs sealing in the way you can. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that let air into or out from your house require the sealing. For example, if an open fireplace isn’t being used, it can create draughts. This should be blocked off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as possible.

There is no need to block off gaps or holes that are part of the construction. For instance, small gaps around doors and windows could be required to allow movement of the structure when the household warms and cools so that they are able to be closed and opened rather than being stuck. We will inspect every window and door in your Healthy Homes assessment of your rental property.

Heating Karaka Bays

Karaka Bays rental properties must have a fixed source of heating that can heat the main or largest living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs for it to be permanent (i.e. not portable), at minimum 1.5 kW in heating capacity, and it must have the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine if the existing permanent heater(s) are adequate or if you’ll need to "top up" by adding a second heater. Fires that are open and unflued heaters like small portable LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it should include a thermostat. This will help make your heating more consistent and effective. For the majority of homes, bigger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases like apartments with small spaces, a smaller fixed electric heater could be enough.

If your living space is already equipped with a fixed heating source, like a heat pump, then it could need an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to meet the standard because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Karaka Bays Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for surface, rain or ground water, and to prevent it from getting inside. When it concerns damp and moisture it’s frequently not apparent that it can become a big problem that can cause the property to suffer and affecting your tenant’s well-being.

Rental properties must have effective drainage to get rid of the stormwater and surface waters, and ground water. This includes an appropriate outfall or runoff. Making sure that water has a proper place to go, and it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent moisture ingress, if your rental is enclosed between your floor and ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from rising into the home. It also helps prevent moisture damage to the underfloor insulation.
