If a draught is felt through gaps that are too large or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see a clear draught from a gap or hole that is, it’s likely to be a gap or crack that requirements sealing in somehow. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that allow air in or out into the home need the sealing. Adequate heaters are important for well-being homes

Heating Karaka Bays

Rental properties in Karaka Bays must have a fixed source of heat that can heat the largest or main living space to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements to be fixed (i.e., not portable), at minimum 1.5 kW in heating capacity, and meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to determine whether your current permanent heater(s) are adequate or if you’ll need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it should have the thermostat. This will make the heating more consistent and efficient. In most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings, a smaller fixed electric heater could be enough.

If your main living space already has a permanent heating source, like a heat pump, then it might need some additional energy to meet the standards. Certain types of heaters cannot be used to achieve the quality because they’re not efficient, cost prohibitive to operate or unsafe to operate.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway are not considered liveable , and thus don’t require an opening door or window.

Each window, door , or Skylight needs to be able of opening to the outside, and stay closed in order to allow for fresh air circulation and air flow.

All bathrooms and kitchens and any other room in your property with shower, bath, cooktop or other high humidity-generating items will require adequate extractor fans that can be vented to the outside. Our Healthy Homes Assessment service will check that there is adequate air circulation in every living space with the right extractor fan in areas with high moisture.

Karaka Bays Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere to allow surface, rain and underground water to flow, and prevent it from getting into the building. When it comes to moisture and damp it is frequently what you don’t see that could become a major issue and cause damages to your investment and affecting the tenant’s health.

Rental properties need to be equipped with effective drainage for the removal of storm water, surface water, and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your property has an enclosed space between the floor and ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to stop any moisture present in the ground from getting into the building. It also helps to prevent any damage to your underfloor insulation.
