Fines for Failing to Comply

Karaka Bays Healthy Homes Compliance Timeframes

Tenancies commenced between 1 July 2019 to 30 June 2021

  • Insulation of the underfloor and ceiling is compulsory to all Karaka Bays and New Zealand rental homes where it is reasonably practicable to put in.
  • A Healthy Homes Statement of Intent to Comply, an Insulation Statement and an Insurance Statement must be included in any new, renewed or altered tenancy contract.
  • Property managers and landlords are required to keep records of their the conformance to the Healthy Homes Standards that apply or will apply throughout the tenancy period of your rental home.

From July 1st 2021

  • Property managers and private landlords are required to make sure their rental properties comply in accordance with Healthy Homes Standard within 90 days of any renewal, new or a change in Tenancy.
  • All the boarding homes (except Kainga Ora and registered Community Housing Provider for boarding household tenancies) must comply with the Healthy Homes Standards regardless of the time the tenancy began.

From July 1st 2023

  • All homes which are rented to Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must be in compliance with the Healthy Homes Standards regardless of when the tenancy first began.

Starting 1 July 2024

  • All rental houses must comply with the Healthy Homes Standard regardless of when the tenancy began.
