Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts can lead to low temperatures inside homes. A damp home will cost more to heat, which means wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap and you can feel it, it is likely a crack or crack that requirements sealing in the way you can. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit from the house require the sealing. For instance, if an open fireplace isn’t being used, it can create draughts. This should be blocked off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t require to cover up holes or gaps which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure as the home is heated and cools in order to let them be opened and closed rather than securing. We will check the windows and doors during the Healthy Homes assessment of your rental property.

Heating Karaka Bays

Karaka Bays rental properties need to have a stable source of heat that is able to heat the living room to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements that it be permanently fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity and have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to check if your current permanent heater(s) are adequate or if you’ll require to top up with an additional heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options for The Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it requirements to be equipped with an thermostat. This will make the heating more consistent and effective. For most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like small apartment buildings, a smaller fixed electric heater may be sufficient.

If your main living space already has a fixed heating source such as a heat pump, then it might just need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Karaka Bays

Each liveable space in a rental house must contain at minimum one open windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan to take moisture away.

A ventilation quality is about recognising the fact that dry air will be more easy to heat, and that an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway are not considered liveable , and thus do not require an opening door or window.

Every window, door or Skylight needs for them to be in a position of opening to the outside, and stay fixed in an open position, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, and any other area in your home with shower, bath and cooktop or another moisture generating item will need proper extractor fan systems that vent out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in high moisture areas.

Insulation Karaka Bays

The insulation of the ceiling and underfloor is a requirement for all rent houses as of July 1st, 2019. All landlords and property managers have to make sure the insulation meets the new quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space may need to be added or replaced.

A well-insulated property can reduce condensation and reduce the chances of mould and dampness and it will make more easy for the household to keep heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" stands for thermal resistance, and is a measure of how well insulation resists heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Karaka Bays Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building it is also about the outside. You must ensure there is somewhere for surface, rain or ground water and also stop it from getting inside. When it is about damp and water, it’s usually the concerns you don’t notice that could be a huge problem and cause the property to suffer and harming your tenant’s well-being.

Rental properties need to have effective drainage to get rid of floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure that the water has a proper place to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside an irrigation system to stop water ingress, if the rental is enclosed between floorboards and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground, in order to block any moisture present in the ground from getting into the structure. It also helps in preventing water damage to the floor insulation.
