Draughts increase the likelihood of dropping temperatures within households. A damp home is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draft can be noticed from gaps that are not adequate or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating out of a hole or gap, then it is probably a gap or hole which requirements sealing in some way. Large gaps and cracks should be permanently stopped. Gaps greater than 3mm that let air in or out of your home require sealing. For instance, if an open fireplace is not in use, it can cause draughts and should be sealed from. Property managers and landlords are responsible for ensuring that these draughts are stopped as much as imaginable.

You don’t need to block up intentional holes or gaps in the building. For example, tiny gaps around doors and windows might be necessary to allow for movement of the building when the house warms and cools in order to let them be closed and opened rather than being stuck. We will check all windows and doors as part of your Healthy Homes assessment of your rental property.
