Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts can lead to less temperature in houses. A cold home costs more to heat, which results in wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or a clear draught out of a hole or gap, then it’s probably a gap or crack that requirements sealing in somehow. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that allow air to enter or exit within your home need sealing. For example, if the open fireplace isn’t used it can cause draughts and should be sealed off. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

There is no need to cover up holes or gaps that are part of the building. For instance, small gaps around windows and doors might be necessary to allow for movement of the building when the home gets warmer and cooler, so that they are able to be shut and opened, rather than being stuck. We will check all windows and doors as part of the Healthy Homes assessment of your rental property.

Heating Karaka Bays

Karaka Bays rental properties should have a permanent heating source that is able to heat the principal or the biggest living space to at least 18degC, even during the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements to remain fixed (i.e. not portable) with at minimum 1.5 kW in heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to determine whether your current fixed heater(s) are sufficient or if you’ll require to top up with an additional heater. Fires that are open and unflued heaters, such as portable LPG bottle heaters are not considered to be suitable heating options in the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, then it must include an thermostat. This makes the heating more consistent and effective. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In some instances, like small apartment buildings an electric, fixed heater could be enough.

If the living area is already equipped with a fixed heating source, such as an air conditioner, it could require an upgrade in order to comply with the standards. Some types of heaters can’t be used to achieve the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Ceiling and underfloor insulation is a requirement in all rental houses as of July 1st, 2019. All landlords and property managers have to ensure that the insulation meets the new quality. In some instances, existing ceiling insulation or insulation in the subfloor space may require to be filled with or replaced.

A well-insulated house will help to control condensation and reduce the chances of dampness and mould, and will also make more easy for the household to retain warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation withstands heat flow. The greater the R-value, the higher the standard of insulation.

Karaka Bays Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building but you must make sure there is somewhere for surface or ground water, and prevent it from getting inside. When it comes to moisture and damp it is often those concerns that you aren’t aware of that could become a major issue that can cause damage to your investment and harming your tenant’s health.

Rental properties must have efficient drainage to get rid of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure the water has a place to go, and also that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between your flooring and the ground, a ground water barrier should be put in place if it’s reasonably practicable to do so.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture in the ground from getting into the building. It also assists in preventing any damage to your underfloor insulation.
