Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts increase the likelihood of low temperatures inside households. A damp house costs more to heat, which means wasting energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the air is clear from a crack or a gap and you can feel it, it is likely a crack or crack that needs sealing in somehow. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that let air in or out of the home need sealing. For example, if an open fireplace isn’t being used, it can create draughts. This must be sealed off. Property managers and landlords are responsible for making sure such draughts are eliminated whenever imaginable.

There is no need to block off holes or gaps that are part of the building. For instance, small gaps around windows and doors might be necessary to allow movement of the building as the house gets warmer and cooler, to allow them to be shut and opened, rather instead of being stuck. We will test the windows and doors as part of your Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being houses

Heating Karaka Bays

Rental properties in Karaka Bays should have a permanent heating source which can warm the living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs for it to be permanent (i.e. not portable) and at least 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to check if the fixed heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Unflued combustion and open fire heaters like portable LPG bottle heaters are not considered to be acceptable heating options for The Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it requirements to be equipped with the thermostat. This makes your heating more consistent and effective. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases such as small apartments the smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source, like a heat pump, then it might require some additional energy to be able to meet the standards. Certain types of heaters cannot be used to comply with the quality as they are either expensive, inefficient and/or unhealthy to run.

Karaka Bays Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside of the building but you must ensure there is somewhere for rain, surface or ground water, and stop it from coming inside. Alongside an irrigation system to stop water ingress, if the property has an enclosed space between your flooring and surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier usually a polythene sheet laid over the ground to prevent any moisture present in the ground from rising into the property. It also helps prevent water damage to the floor insulation.
