Unreasonable Gaps & Holes

Draught Stopping Kaiwharawhara

Draughts are a major cause of dropping temperatures within households. A cold home costs more to heat, which means wasting money and energy.

If a draft can be felt from unreasonable gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a hole or gap, then it is probably a gap or an opening that needs sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air in or out within your house need seals. For example, if an open fireplace isn’t used it could cause draughts, and should be sealed off. Landlords and property managers are responsible for making sure that such draughts are squelched whenever imaginable.

You don’t require to block off gaps or holes that are part of the building. For instance, small gaps around windows and doors may be required to allow for movement of the structure as the house warms and cools so that they are able to be closed and opened rather than sticking. We will inspect every window and door in an Healthy Homes assessment of your rental property.

Kaiwharawhara rental properties need to have a stable source of heat that is able to heat the living area to at minimum 18degC, even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements to be fixed (i.e. not portable) with at minimum 1.5 kW in heating capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to check if your current fix heater(s) are sufficient or whether you will need to "top up" with an additional heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it requirements to include an thermostat. This will help make the heating more uniform and effective. In most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In some instances, like small apartments, a smaller fixed electric heater could be enough.

If the main living room already has a central heating source like a heat pump, then it could need a top up to meet the standards. Certain types of heaters cannot be used to meet the standard since they’re either expensive, inefficient or are unsafe to operate.

Kaiwharawhara Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about what’s inside the building; you have to ensure there is somewhere to allow surface, rain or ground water, and stop it from coming inside. When it concerns damp and moisture it is usually those things that you aren’t aware of that can cause a lot of trouble that can cause damages to your investment and affecting your tenant’s health.

Rental properties need to have effective drainage to get rid of storm water, surface water, and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go, and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop the ingress of moisture, if your property has an enclosed space between floorboards and ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture from the ground from accumulating into the building. It also helps to prevent water damage to the floor insulation.
