Unreasonable Gaps & Holes

Draught Stopping Johnsonville

Draughts increase the likelihood of less temperature in households. A damp home is more expensive to heat, which results in wasting money and energy.

If a draught can be felt from unreasonable gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the air is clear out of a hole or gap and you can feel it, it’s likely a crack or an opening that requirements sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air in or out of your house require seals. For instance, if an open fireplace isn’t being used, it may cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as much as imaginable.

There is no need to cover up holes or gaps which are part of the building. For instance, small gaps around windows and doors might be necessary to allow for the movement of the structure as the house warms and cools so that they can still be shut and opened, rather than being stuck. We will test all doors and windows during your Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being houses

Heating Johnsonville

Rental properties in Johnsonville must have a fixed source of heat which can warm the principal or the biggest living area to at minimum 18degC even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e., not portable) and at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to determine if the installed heater(s) are adequate or whether you will require to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters are not considered to be suitable heating options in the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it must include the thermostat. This will help make the heating more uniform and effective. In most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartment buildings an electric, fixed heater could be enough.

If your living space is already equipped with a fixed heating source like an air conditioner, it might need an upgrade to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the quality as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Johnsonville

Each liveable space in a rental house must have at least one opening window or exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can take moisture away.

The ventilation quality is all about acknowledging that the dry atmosphere is more easy to heat, and that an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable and do not require an opening door or window.

Each window, door or Skylight requirements for them to be in a position of opening to the outside, and stay fixed in an open position, allowing ventilation and fresh air air flow.

All kitchens and bathrooms, and any other room in your property with shower, bath or cooktop, or any other moisture generating item will require adequate extractor fans that vent to the outdoors. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Johnsonville

Insulation for underfloor and ceilings is mandatory on all rental houses since 1 July 2019. Property managers and landlords should make sure that the insulation is in line with standards that are in line with the latest quality. In some cases, old ceiling insulation as well as insulation within the subfloor space might require to be filled with or replaced.

A well-insulated house can help control condensation and reduce the chances of dampness and mould, and also makes it easier to the house to hold heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Johnsonville Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building; you have to ensure there is somewhere for rain, surface and underground water to flow, and prevent it from getting into the building. When it is about damp and water, it’s typically those things that you aren’t aware of that can cause a lot of trouble and cause damage to your investment as well as harming your tenant’s well-being.

Rental properties must be equipped with efficient drainage to eliminate rainwater, storm water and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go, and also that it can’t linger underneath the structures is an important aspect of making sure your property is dry.

In addition to a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between your floor and surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture in the ground from accumulating into the structure. It also assists in preventing water damage to the floor insulation.
