Unreasonable Gaps & Holes

Draught Stopping Johnsonville

Draughts increase the likelihood of less temperature in households. A cold home is more expensive to heat, which results in wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a hole or gap, then it is most likely a gap or hole which needs sealing in some way. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that let air in or out within your home require seals. For example, if the open fireplace isn’t being used, it can cause draughts and should be blocked off. Property managers and landlords are responsible for ensuring such draughts are eliminated in the maximum extent possible.

There is no need to block up intentional gaps or holes in the construction. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building as the household warms and cools in order to let them be closed and opened rather than sticking. We will test all doors and windows as part of an Healthy Homes assessment of your rental property.

Heating Johnsonville

Johnsonville rental properties require a reliable source of heat that can warm the principal or the biggest living area to at minimum 18degC, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) that is, at least 1.5 Kilowatts in heating capacity, and meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are adequate or whether you will require to "top up" with a new heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters are not considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it must be equipped with a thermostat. This will help make the heating more reliable and efficient. In most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, such as small apartments, a smaller fixed electric heater may be sufficient.

If the living area already has a central heating source like heat pumps, it might just require some additional energy to meet the standards. Certain kinds of heaters cannot be used to comply with the standard as they are either not efficient, cost prohibitive to operate or are unsafe to operate.
