Unreasonable Gaps & Holes

Draught Stopping Johnsonville

Draughts can lead to less temperature in homes. A draughty home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught can be noticed from gaps that are not adequate or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating out of a hole or gap, then it’s likely to be a gap or hole that needs sealing in some way. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and let air into or out of your house require to be sealed. For instance, if an open fireplace isn’t being used, it can create draughts. This should be sealed from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed in the maximum extent possible.

You don’t need to block up intentional holes or gaps that are part of the building. For example, tiny gaps around windows and doors may be required to allow for the movement of the structure as the house heats and cools, to allow them to be closed and opened rather than securing. We will examine all doors and windows during our Healthy Homes assessment of your rental property.

Heating Johnsonville

Johnsonville rental properties must have a fixed source of heating that can heat the living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to be fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum heating capacity needed for the main living space. A Heating Assessment Tool can be used to determine if the existing permanent heater(s) are adequate or if you’ll need to "top up" with a new heater. Fires that are open and unflued heaters like mobile LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it should be equipped with a thermostat. This makes the heating more consistent and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings small apartments, a smaller electric fixed heater could be enough.

If your living space already has a fixed heating source such as heat pumps, it may need an update to meet the standards. Certain kinds of heaters cannot be used to comply with the standard as they are either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Johnsonville

Each living space within the rental property should have at least one openable door or window to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can eliminate moisture.

It is the ventilation standard is all about recognising that the dry atmosphere is much easier to heat, and that a property that is well ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable , and thus do not need an opening window or door.

Each window, door , or the skylight needs for them to be in a position to open to the outside while remaining closed, allowing the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other area in your home with a bath, shower, cooktop or other high moisture-producing item will need appropriate extractor fans that vent out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in areas with high moisture.

Insulation Johnsonville

Ceiling and underfloor insulation is required in all rental homes since 1 July 2019. Property managers and landlords have to ensure that the insulation is in line with current quality. In some instances, old ceiling insulation as well as insulation within the sub floor space may need to be added or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of mould and damp, and it will make it easier to allow the house to hold heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Johnsonville Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside; you have to ensure there is somewhere for surface, rain and ground water to go, and also stop it from getting into the building. When it concerns damp and moisture it’s usually those concerns that you aren’t aware of that could be a huge problem and end up causing the property to suffer and harming your tenant’s well-being.

Properties that are rented must have effective drainage to remove storm water, surface water and groundwater, with an appropriate runoff or outfall. Making sure that water has a place to go, and also that it doesn’t sit beneath structures is an important aspect of maintaining your property’s dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between floorboards and the ground, a ground water barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground, to block any moisture in the ground from accumulating into the building. It also helps in preventing water damage to the floor insulation.
