Draughts increase the likelihood of lower temperatures in homes. A damp house costs more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see a clear draught from a crack or a gap or crack, then it is probably a gap or hole that requirements sealing in somehow. Cracks and gaps that are large should be stopped permanently. Any gaps greater than 3mm that let air in or out within the house need sealing. For example, if the open fireplace isn’t being used, it could cause draughts, and should be sealed from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed in the maximum extent possible.

There is no require to block off holes or gaps which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement of the building as the home gets warmer and cooler, so that they are able to be closed and opened instead of instead of being stuck. We will test the windows and doors during an Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Houghton Bay

Houghton Bay rental properties must have a fixed source of heating that is able to heat the main or largest living area to at minimum 18degC even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements that it be permanently fixed (i.e., not portable), at least 1.5 kW of heating capacity and have the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to determine if your current fix heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it needs to be equipped with the thermostat. This will help make your heating more consistent and efficient. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In some instances, like small apartment buildings an electric, fixed heater may be sufficient.

If your living space already has a central heating source like an air conditioner, it might just require some additional energy to be able to meet the standards. Some types of heaters can’t be used to comply with the quality because they’re costly, not affordable to run, and/or unsafe to run.

Houghton Bay Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to make sure there is somewhere for surface, rain and ground water to go and also stop it from getting inside. When it is damp and moisture, it’s often what you don’t see that could be a huge problem, causing damages to your investment and affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage for the removal of the stormwater and surface waters and ground water, which includes the proper outfall or runoff. Making sure the water has a place to go, and that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

Alongside an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between floorboards and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally a polythene sheet laid over the ground to prevent any moisture in the ground from getting into the structure. It also assists in preventing from causing damage to the flooring insulation.
