Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts increase the likelihood of dropping temperatures within households. A draughty house is more expensive to heat, which results in wasting energy and resulting in higher bills.

If a draught could be noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught from a gap or hole that is, it’s most likely a gap or an opening that needs sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that let air into or out into the house require the sealing. For instance, if an open fireplace isn’t being used, it can create draughts. This must be sealed from. Property managers and landlords are responsible for making sure such draughts are eliminated in the maximum extent imaginable.

You don’t need to block off gaps or holes that are part of the building. For instance, small gaps around windows and doors could be necessary to allow for movement within the structure as the home gets warmer and cooler, in order to let them be closed and opened rather than securing. We will inspect all windows and doors during your Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Houghton Bay

Rental properties in Houghton Bay should have a permanent heating source that can warm the largest or main living space to at least 18degC, even during the coldest days of the year. The source of heating requirements for it to be permanent (i.e. not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to check if the current fix heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters aren’t considered to be acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), then it must be equipped with an thermostat. This will help make the heating more uniform and efficient. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like apartments with small spaces, a smaller fixed electric heater could be enough.

If the living area already has a permanent heating source like an air conditioner, it may need some additional energy to meet the standards. Certain kinds of heaters cannot be used to meet the quality as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ground moisture barriers are usually made of polythene and is laid on top of the ground, to block any moisture in the ground from rising into the building. It also helps in preventing water damage to the floor insulation.
