Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts can lead to less temperature in homes. A cold home is more expensive to heat, which results in wasting energy and resulting in higher bills.

If a draught could be felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a gap or hole and you are able to feel it, it is likely to be a gap or an opening that requirements sealing in some way. Large cracks and gaps should be fixed permanently. Gaps greater than 3mm that let air into or out of your home need to be sealed. For instance, if an open fireplace isn’t being used, it can create draughts. This should be blocked off. Property managers and landlords are responsible for ensuring such draughts are eliminated as much as imaginable.

There is no need to block off holes or gaps that are part of the construction. For instance, small gaps around doors and windows could be required to allow for movement of the structure as the house is heated and cools in order to let them be shut and opened, rather instead of being stuck. We will inspect the windows and doors in our Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure well-being homes

Heating Houghton Bay

Houghton Bay rental properties require a reliable heating source that can heat the principal or the biggest living room to at least 18degC, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements for it to be permanent (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine whether the existing installed heater(s) are sufficient or if you’ll require to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters are not considered to be suitable heating options in the Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump, it should have a thermostat. This will help make the heating more uniform and efficient. For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases such as small apartments an electric, fixed heater may be sufficient.

If your living space is already equipped with a fixed heating source such as heat pumps, it could need an update in order to comply with the standards. Certain types of heaters cannot be utilised to meet the quality because they’re costly, not affordable to run, or unsafe to operate.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t liveable and don’t require an opening window or door.

Each window, door , or the skylight needs at least of opening to the outside, and stay fixed in an open position, allowing the circulation of fresh air and ventilation.

All bathrooms and kitchens and any other area in your home with a bath, shower and cooktop or another water-generating appliance will need suitable extractor fans that vent to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in high moisture areas.

In certain situations, the current ceiling insulation, or the insulation of the sub floor space may need to be added or replaced.

Houghton Bay Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to make sure there is somewhere for surface and ground water to go and also stop it from getting inside. When it concerns damp and moisture it is typically the things you don’t notice that could be a huge problem and end up causing damage to your investment and harming your tenant’s well-being.

Rental properties require to be equipped with efficient drainage to remove the stormwater and surface waters, and ground water. This includes an appropriate outfall or runoff. Making sure the water has a location to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent water ingress, if the rental has an enclosed gap between the floor and ground, a ground water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from entering the property. It also helps prevent any damage to your underfloor insulation.
