Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts can lead to less temperature in households. A draughty home is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draft can be felt from unreasonable gaps or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a gap or hole or crack, then it’s likely a crack or hole that needs sealing in some way. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and let air in or out into the home need the sealing. For example, if the open fireplace isn’t used it may cause draughts and should be blocked from. Landlords and property managers are accountable for ensuring such draughts are eliminated in the maximum extent imaginable.

You don’t need to block off holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be required to allow movement of the structure as the home warms and cools so that they are able to be shut and opened, rather than being stuck. We will inspect all windows and doors during the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being homes

Heating Houghton Bay

Rental properties in Houghton Bay must have a fixed heating source that can warm the main or largest living space to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements to remain fixed (i.e., not portable), at least 1.5 horsepower in capacity and have the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to check if your current installed heater(s) are sufficient or whether you will require to "top up" with a new heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters are not considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it must be equipped with an thermostat. This makes the heating more consistent and efficient. For the majority of homes, bigger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater may suffice.

If the living area already has a central heating source like the heat pump, it might require an update in order to comply with the standards. Some types of heaters can’t be utilised to meet the standard since they’re either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Houghton Bay

Every living space of a rental property must contain at minimum one open door or window to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms must have a suitable externally vented extractor fan to get rid of moisture.

The ventilation standard is all about understanding it is that dried air can be more easy to heat and that an apartment that is well-ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable and therefore do not need an opening door or window.

Each window, door or skylight needs at least to open up to the outside, but remain fixed in an open position to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens as well as any other space in your house that houses a bath, shower or cooktop, or any other humidity-generating items will require proper extractor fan systems that can be vented to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Houghton Bay

Underfloor and ceiling insulation is required to all rental houses since July 1, 2019. All landlords and property managers have to make sure that the insulation is in line with this new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space may require to be replaced or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of dampness and mould, as well as making more easy to the home to retain warmth.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well the insulation resists heat flow. The more high the R-value, more efficient the insulation.

Houghton Bay Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside of the building; you have to ensure there is somewhere for rain, surface or ground water, and also stop it from getting inside. When it is damp and moisture, it is often the things you don’t notice that can become a big problem and cause the property to suffer and affecting your tenant’s well-being.

Rental properties must have effective drainage to remove storm water, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a location to go, and also that it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside an irrigation system to stop the ingress of moisture, if your rental is enclosed between your flooring and ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from entering the property. It also helps in preventing from causing damage to the flooring insulation.
