Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts can lead to low temperatures inside homes. A humid home is more expensive to heat, which results in wasting money and energy.

If a draught could be felt from unreasonable gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or a clear draught from a crack or a gap and you can feel it, it is likely a crack or hole that needs sealing in the way you can. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that allow air in or out of the home need the sealing. For example, if an open fireplace isn’t in use it can cause draughts and must be sealed from. Landlords and property managers are responsible for ensuring such draughts are eliminated as much as imaginable.

You don’t need to block up intentional holes or gaps in the building. For example, tiny gaps around windows and doors might be necessary to allow for the movement of the building when the household heats and cools, to allow them to be shut and opened, rather than sticking. We will test the windows and doors as part of the Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Houghton Bay

Houghton Bay rental properties should have a permanent source of heating which can warm the main or largest living area to at minimum 18degC even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs that it be permanently fixed (i.e., not portable) with at least 1.5 kW of heating capacity, and meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to determine if the fixed heater(s) are adequate or whether you will need to top up with an additional heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters aren’t considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), then it must include the thermostat. This makes the heating more consistent and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, such as small apartments small apartments, a smaller electric fixed heater may suffice.

If your main living space is already equipped with a fixed heating source, like the heat pump, it could need an upgrade to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re expensive, inefficient or are unsafe to operate.

Ventilation Houghton Bay

Each living space within the rental property should have at least one opening windows or an exterior door to provide natural airflow. Furthermore, moist areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can take moisture away.

The ventilation quality is all about acknowledging the fact that dry air will be more easy to heat and that a well ventilated rental property is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable and are not need an opening window or door.

Every window, door or skylight needs to be able of opening to the outside while remaining at an open angle, allowing the circulation of fresh air and ventilation.

The bathrooms in all kitchens and any other room in your home that has shower, bath, cooktop or other high moisture generating item will need proper extractor fan systems that can be vented out to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Houghton Bay

The insulation of the ceiling and underfloor is required on all rental homes as of July 1st, 2019. All landlords and property managers have to ensure that the insulation meets the new standard. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be topped up or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of dampness and mould, and also makes more easy to the home to keep warmth.

Insulation requirements to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Houghton Bay Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building it’s also about the outside. You must make sure there is somewhere to allow surface, rain as well as groundwater to move and also stop it from getting inside. When it comes to moisture and damp it is usually what you don’t see that can become a big problem that can cause the property to suffer and harming your tenant’s well-being.

Rental properties need to be equipped with efficient drainage to eliminate rainwater, storm water and ground water. This includes an appropriate outfall or runoff. Making sure that water has a place to go, and it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture from entering, if your property has an enclosed space between your flooring and soil, a ground-water barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from getting into the property. It also helps in preventing any damage to your underfloor insulation.
