Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts may lead to dropping temperatures within households. A damp house costs more to heat, meaning wasting money and energy.

If a draught is perceived as a result of gaps or holes the area requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a crack or a gap that is, it is likely a crack or an opening that needs sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that let air into or out into your home require to be sealed. For instance, if an open fireplace is not in use, it can cause draughts and should be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated in the maximum extent imaginable.

There is no need to block off gaps or holes which are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow for movement of the structure when the household gets warmer and cooler, in order to let them be shut and opened, rather than securing. We will inspect all doors and windows as part of an Healthy Homes assessment of your rental property.

Heating Houghton Bay

Houghton Bay rental properties need to have a stable source of heat that can heat the living space to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements to remain fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to check if the current fixed heater(s) are adequate or if you’ll need to "top up" with a new heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be safe heating options for The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it must have the thermostat. This will help make your heating more consistent and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In some instances, like small apartments an electric, fixed heater could be enough.

If your living space already has a fixed heating source, like a heat pump, then it might require an update in order to comply with the standards. Certain kinds of heaters cannot be used to meet the standard because they’re costly, not cost-effective to run, or unsafe to operate.

Ventilation Houghton Bay

Every living space in a rental house must have at least one openable window or exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an externally vented extractor to take moisture away.

It is the ventilation quality is all about recognising how dry air is less difficult to heat and heat, and the property that is properly ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable , and thus don’t require an opening window or door.

Each window, door , or skylight needs at least to open up to the outside while remaining closed, allowing to circulate fresh air as well as air flow.

The bathrooms in all kitchens and any other area in your home that has a bath, shower, cooktop or other high moisture-producing item will need adequate extractor fans that vent to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces with the right extractor fan in areas of high moisture.

Insulation Houghton Bay

Underfloor and ceiling insulation is a requirement to all rental homes as of July 1st, 2019. Property managers and landlords are required to make sure that the insulation is up to the new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space might require to be filled with or replaced.

A house that is well-insulated can reduce condensation and reduce the chances of mould and damp, and also makes an easier task for the house to hold the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation withstands heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Houghton Bay Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building but you must make sure there is somewhere for surface and ground water to go, and prevent it from getting into the building. When it concerns damp and moisture it is usually the concerns you don’t notice that can cause a lot of trouble and end up causing damages to your investment and harming your tenant’s health.

Rental properties need to have effective drainage to eliminate storm water, surface water and ground water, which includes the proper outfall or runoff. Making sure the water has a location to go, and it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between floorboards and the ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

An underground moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture from the ground from accumulating into the structure. It also assists in preventing water damage to the floor insulation.
