Unreasonable Gaps & Holes

Draught Stopping Highbury

Draughts are a major cause of low temperatures inside homes. A draughty home costs more to heat, which means wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught out of a hole or gap and you can feel it, it is probably a gap or hole which needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air in or out within the home require seals. For instance, if an open fireplace is not in use, it could cause draughts, and should be sealed off. Property managers and landlords are accountable for making sure such draughts are eliminated as much as possible.

You don’t require to block gaps or holes in the construction. For example, tiny gaps around windows and doors may be required to allow for movement of the structure when the house is heated and cools in order to let them be opened and closed rather than sticking. We will check the windows and doors in our Healthy Homes assessment of your rental property.

Heating Highbury

Rental properties in Highbury require a reliable source of heat that can warm the largest or main living space to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs to be fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and it must have the minimum capacity for heating required to heat the living space in general. The Heating Assessment Tool can be used to determine if the current permanent heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it should have the thermostat. This will make the heating more consistent and efficient. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases like small apartments the smaller fixed electric heater could be enough.

If the main living room already has a central heating source, like an air conditioner, it might need an upgrade in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the standard since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Highbury

Every living space of a rental home must contain at minimum one open door or window to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms should have an externally vented extractor to get rid of moisture.

A ventilation standard is all about understanding how dry air is much easier to heat and a well ventilated rental property will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallways are not liveable and are not require an opening window or door.

Each door, window or the skylight requirements for them to be in a position to open up to the outside, and stay set in an opening position to allow ventilation and fresh air ventilation.

All bathrooms and kitchens and any other area in your home that has shower, bath cooker or any other moisture-producing item will require proper extractor fan systems which are vented out to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

Insulation Highbury

Insulation for underfloor and ceilings is a requirement on all rental houses as of July 1st, 2019. Property managers and landlords must ensure that the insulation is up to this new quality. In some cases, an existing insulation on the ceiling or in the sub floor space might require to be filled with or replaced.

A well-insulated house can reduce condensation, and decrease the risk of mould and dampness, and will also make it easier to allow the house to hold heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Highbury Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building but you must ensure there is somewhere for surface or ground water and prevent it from getting inside. When it is about damp and water, it is typically the concerns you don’t notice that can cause a lot of trouble that can cause damage to your investment and harming your tenant’s well-being.

Rental properties must be equipped with efficient drainage to eliminate floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure that the water has a place to go and that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

In addition to an irrigation system to stop moisture ingress, if your property has an enclosed space between floorboards and soil, a ground-water barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier usually a polythene sheet laid over the ground to prevent any moisture that is present in the ground from rising into the structure. It also helps in preventing from causing damage to the flooring insulation.
