Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air into or out of the house need to be sealed. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating needs that it be permanently fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity and have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to determine whether the existing fix heater(s) are adequate or whether you will require to "top-up" with a new heater. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The more high the R-value, higher the quality of insulation.

Highbury Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside it is also about the outside. When it is about damp and water, it is often not apparent that it can become a big problem and end up causing damage to your investment as well as harming your tenant’s health.

Rental properties should be equipped with effective drainage to remove the stormwater and surface waters, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a proper place to go, and also that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between your floor and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to prevent any moisture in the ground from accumulating into the structure. It also helps in preventing from causing damage to the flooring insulation.
