Healthy homes are important

Why is Healthy Homes Compliance so important?

About 1 in 3 households rent the property in New Zealand and Highbury, and research has shown that these rental houses are most likely to be older, colder, have less efficient heating, and generally tend to be lower quality than the houses of owners.

In addition, people who experience at least four key housing quality problems frequently have lower levels of satisfaction with life and a decrease in mental wellbeing.

Improving the standard of Highbury rental property can help tenants enjoy better mental and physical health and reduce the interruption to learning, work and living because of health issues. Your investment will also be better secured from mildew, mould and damp damage, meaning lower maintenance costs in the long-term.

Heating Highbury

Highbury rental properties should have a permanent source of heat that is able to heat the main or largest living space to a minimum of 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs for it to be permanent (i.e. not portable), at least 1.5 kW of heating capacity and have the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to determine if the existing installed heater(s) are adequate or if you’ll require to top up with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters are not considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), it must be equipped with the thermostat. This will help make your heating more consistent and efficient. In most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases like apartments with small spaces an electric, fixed heater might be enough.

If your living space already has a central heating source, like a heat pump, then it might require some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either costly, not cost-effective to run, or are unsafe to operate.

Making sure your rental property is protected from water damage isn’t only about the inside; you have to ensure there is somewhere for rain, surface as well as groundwater to move and prevent it from getting into the building. When it is damp and moisture, it is often what you don’t see that could become a major issue and cause damages to your investment and affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage for the removal of rainwater, storm water, and ground water, including an appropriate outfall or runoff. Making sure the water has a place to go, and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your property has an enclosed space between your flooring and surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground, to block any moisture present in the ground from entering the building. It also helps to prevent water damage to the floor insulation.
