Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

One in three households rent from New Zealand and Heretaunga, and research indicates that rental houses are more likely to be older, colder, have less effective heating and tend to be of poorer quality than owner occupied properties.

Moldy, damp and cold houses are linked to negative health outcomes, particularly diseases like colds and asthma, as well as cardiovascular conditions. Furthermore, people who have reported four or more major house quality problems often experience poor life satisfaction and lower well-being.

Enhancing the standard of Heretaunga rental property will allow tenants to enjoy improved physical and mental health, and lessen the interruption to learning, work and living due to diseases. Your investment will be safeguarded from mildew, mould and damp , which means lower costs for maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum standards for Heating, Insulation Ventilation and Ventilation and Drainage, as well Draught Control on Heretaunga rental properties.

Unreasonable Gaps & Holes

Draught Stopping Heretaunga

Draughts may lead to lower temperatures in homes. A humid home will cost more to heat, which means wasting energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming out of a hole or gap that is, it’s likely to be a gap or hole which needs sealing in any way. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and let air into or out from your home require sealing. For instance, if an open fireplace is not in use, it can cause draughts and should be blocked from. Landlords and property managers are responsible for ensuring that such draughts are squelched in the maximum extent imaginable.

You don’t require to block gaps or holes in the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the structure as the house warms and cools so that they are able to be opened and closed rather than being stuck. We will inspect every window and door as part of an Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy homes

Heating Heretaunga

Rental properties in Heretaunga should have a permanent heating source which can warm the largest or main living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs to remain fixed (i.e., not portable), at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required to heat the living space in general. The Heating Assessment Tool can be used to check if your current permanent heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters aren’t considered to be acceptable heating options in The Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), it should have the thermostat. This makes the heating more uniform and effective. For the majority of houses, bigger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases such as small apartments the smaller fixed electric heater might be enough.

If your main living space already has a permanent heating source, such as heat pumps, it may need an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be used to meet the standard since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Heretaunga

Every living space in a rental property has to include at least one open doors or windows to provide natural airflow. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an venting fan outside to eliminate moisture.

This ventilation standard is all about understanding it is that dry air will be easier to heat and heat, and a well ventilated rental property is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable , and thus do not require an opening door or window.

Each window, door , or Skylight requirements for them to be in a position open to the outside, and stay fixed in an open position to allow for fresh air circulation and air flow.

All bathrooms and kitchens and any other area in your property with a bath, shower and cooktop or another water-generating appliance will need proper extractor fan systems which are vented out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Heretaunga

Underfloor and ceiling insulation has been compulsory for all rent homes since July 1, 2019. Property managers and landlords must ensure the insulation meets standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the subfloor space may require to be added or replaced.

A house that is well-insulated can help control condensation and lower the chance of dampness and mould, and it will make an easier task to the house to hold heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation withstands heat flow. The more R-value is higher, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Heretaunga Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside it’s also about the outside. You must ensure there is somewhere for surface, rain and ground water to go, and prevent it from getting into the building. When it concerns damp and moisture it’s usually what you don’t see that could be a huge problem and end up causing damage to your investment as well as affecting the tenant’s health.

Rental properties require to be equipped with effective drainage to eliminate rainwater, storm water, and ground water, which includes an appropriate runoff or outfall. Making sure that water is able to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

Alongside the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between floorboards and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to prevent any moisture from the ground from entering the home. It also helps to prevent water damage to the floor insulation.
