Healthy homes matter

What is the reason Healthy Homes Compliance so Important?

One in three households rent homes in New Zealand and Haywards, and research indicates that rental houses are most likely to be colder, older and have less effective heating and tend to be lower quality than the homes of owners.

The damp, cold and mouldy homes can have negative health results, specifically for ailments like colds and influenza, asthma, and heart diseases. Additionally, those who reported at least four key housing quality problems frequently have lower levels of satisfaction with life and a decrease in mental health.

Improving the standard of Haywards rental property will help tenants experience improved physical and mental health, and lessen the interruption to learning, work and living due to health issues. Your investment will be secured from mildew, mould and damp , which means less maintenance costs in the long-term.

The Healthy Homes Standards are a set of specific and minimal standards for Heating, Insulation Ventilation, Moisture Ingress and Drainage, and Draught Stopping on Haywards rental properties.

Unreasonable Gaps & Holes

Draught Stopping Haywards

Draughts can lead to less temperature in houses. A cold home costs more to heat, which means wasting money and energy.

If a draft can be felt from unreasonable gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a gap or hole or crack, then it’s most likely a gap or an opening that requirements sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air into or out of the house need seals. For example, if an open fireplace isn’t used it can cause draughts and should be sealed off. Landlords and property managers are responsible for ensuring such draughts are eliminated whenever possible.

There is no need to block gaps or holes which are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement of the building as the home heats and cools, to allow them to be closed and opened rather than securing. We will examine all doors and windows as part of the Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Haywards

Haywards rental properties require a reliable heating source that is able to heat the largest or main living room to at least 18degC, even during the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs that it be permanently fixed (i.e., not portable) with at least 1.5 horsepower in capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to check if the existing fix heater(s) are sufficient or whether you will require to "top-up" with a new heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered acceptable heating options under the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, it should have the thermostat. This will make the heating more consistent and effective. For most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases like small apartment buildings small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a fixed heating source, like heat pumps, it might need a top up to make sure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the standard since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Haywards

Every living space of a rental property must include at least one open window or exterior door to provide natural airflow. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to get rid of moisture.

It is the ventilation standard is all about recognising it is that the dry atmosphere is much easier to heat and the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway aren’t living spaces and therefore are not require an opening window or door.

Each window, door , or Skylight needs for them to be in a position of opening to the outside while remaining at an open angle to allow for fresh air circulation and ventilation.

All bathrooms and kitchens and every other room of your home with a bath, shower, cooktop or other high humidity-generating items will require appropriate extractor fans that vent out to the outside. Our Healthy Homes Assessment service will verify that there is enough air circulation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Haywards

Underfloor and ceiling insulation is required in all rental houses since 1 July 2019. All landlords and property managers must ensure that the insulation is in line with current quality. In some cases, existing ceiling insulation or insulation in the subfloor space might need to be replaced or replaced.

A properly insulated home can help control condensation and lower the chance of mould and damp, as well as making much easier for the household to keep the heat.

Insulation needs to meet the R-values required for your area

The "R" stands for thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Haywards Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building It’s about having to ensure there is somewhere for surface, rain and underground water to flow and also stop it from getting inside. When it comes to moisture and damp it is typically not apparent that it can become a big problem that can cause damage to your investment as well as affecting the tenant’s health.

Rental properties should have effective drainage to get rid of the stormwater and surface waters and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go, and it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between your flooring and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground, to block any moisture that is present in the ground from entering the building. It also assists in preventing moisture damage to the underfloor insulation.
