Healthy homes are important

Why is Healthy Homes Compliance So Important?

About 1 in 3 households rent from New Zealand and Grenada Village, and research indicates that rental houses tend to be older, colder, are not as effective heating, and generally are of lower quality than the homes of owners.

The damp, cold and mouldy homes can have negative health outcomes, especially for illnesses such as colds and flu, asthma and cardiovascular diseases. In addition, people who report at least four key house quality problems often experience low life satisfaction and reduced psychological well-being.

Improve the quality of Grenada Village rental property can help tenants enjoy better physical and mental health and reduce the interruption to learning, work and daily life due to diseases. Your investment is also safeguarded from mildew, mould and damp-related damage, which results in lower maintenance costs in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Grenada Village

Draughts increase the likelihood of low temperatures inside homes. A humid home costs more to heat, which means wasting energy and incurring higher costs.

If a draught is felt from unreasonable gaps or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a gap or hole and you can feel it, it’s likely to be a gap or an opening that needs sealing in somehow. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit within your house need to be sealed. For example, if the open fireplace isn’t being used, it can create draughts. This should be shut from. Landlords and property managers are responsible for ensuring that these draughts are stopped in the maximum extent possible.

There is no require to block up intentional holes or gaps which are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow movement of the building when the home heats and cools, in order to let them be opened and closed rather than securing. We will examine all windows and doors in your Healthy Homes assessment of your rental property.

Heating Grenada Village

Rental properties in Grenada Village need to have a stable source of heat that can warm the main or largest living space to a minimum of 18degC, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements to be fixed (i.e. not portable) and at least 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to determine if your current fixed heater(s) are adequate or if you’ll need to ‘top up’ with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it must include a thermostat. This will make your heating more consistent and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartments, a smaller fixed electric heater could be enough.

If the living area already has a central heating source, like the heat pump, it could need an upgrade to ensure it meets the requirements. Certain types of heaters cannot be utilised to meet the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Grenada Village

Every living space in the rental property should have at least one openable window or exterior door to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

The ventilation standard is all about understanding how dry air is more easy to heat and a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallways are not liveable , and thus are not require an opening window or door.

Each door, window or Skylight needs to have the ability of opening to the outside, but remain set in an opening position to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other area in your home with a bath, shower and cooktop or another humidity-generating items will require proper extractor fan systems which are vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space with the right extractor fan in areas with high moisture.

Insulation Grenada Village

Ceiling and underfloor insulation is a requirement to all rental homes since 1 July 2019. All landlords and property managers should make sure that the insulation is in line with standards that are in line with the latest standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space might need to be filled with or replaced.

A well-insulated house can help control condensation and lower the chance of mould and dampness and will also make an easier task to the home to retain warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" stands for thermal resistance and is a gauge of how well the insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Grenada Village Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building It’s about having to ensure there is somewhere for surface and ground water to go, and prevent it from getting inside. When it concerns damp and moisture it is typically not apparent that it can become a big problem and end up causing damages to your investment and harming your tenant’s health.

Rental properties require to be equipped with effective drainage for the removal of rainwater, storm water, and groundwater, with the proper outfall or runoff. Making sure that the water has a location to go, and also that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside the drainage system that will prevent water ingress, if the rental has an enclosed gap between your floor and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to prevent any moisture that is present in the ground from accumulating into the building. It also helps to prevent from causing damage to the flooring insulation.
