Healthy homes matter

What is the reason Healthy Homes Compliance so Important?

Unreasonable Gaps & Holes

Draught Stopping Grenada Village

Draughts can lead to low temperatures inside homes. A cold home will cost more to heat, meaning wasting energy and resulting in higher bills.

If a draft can be felt from unreasonable gaps or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a hole or gap and you can feel it, it is likely a crack or hole which needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit into your home need sealing. For example, if an open fireplace isn’t being used, it may cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring that such draughts are squelched in the maximum extent possible.

There is no require to cover up gaps or holes which are part of the construction. For example, tiny gaps around doors and windows could be required to allow movement of the structure as the household heats and cools, in order to let them be shut and opened, rather than being stuck. We will test every window and door in your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being homes

Heating Grenada Village

Rental properties in Grenada Village require a reliable heating source that can heat the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to check if the existing installed heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options in The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it must be equipped with an thermostat. This makes the heating more consistent and efficient. In most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like small apartment buildings, a smaller fixed electric heater may suffice.

If your main living space already has a fixed heating source like a heat pump, then it could need some additional energy to make sure it meets the requirements. Some types of heaters can’t be used to comply with the quality as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Grenada Village

Every living space of a rental property must have at least one opening door or window to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an venting fan outside to get rid of moisture.

This ventilation quality is all about recognising that dry air is much easier to heat, and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway are not considered liveable and therefore do not require an opening door or window.

Every window, door or the skylight needs at least open to the outside while remaining set in an opening position in order to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other room in your house that houses shower, bath cooker or any other water-generating appliance will need appropriate extractor fans that are vented to the outdoors. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas of high moisture.

Insulation Grenada Village

The insulation of the ceiling and underfloor has been compulsory to all rental homes since July 1, 2019. All landlords and property managers should make sure that the insulation is up to standards that are in line with the latest quality. In certain situations, the old ceiling insulation as well as insulation within the subfloor space might require to be replaced or replaced.

A properly insulated home can reduce condensation and lower the chance of dampness and mould, and will also make much easier to allow the home to hold heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Grenada Village Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere for surface as well as groundwater to move, and stop it from coming into the building. When it is damp and moisture, it’s frequently those things that you aren’t aware of that could be a huge problem, causing damage to your investment and affecting your tenant’s health.

Rental properties must have effective drainage to remove storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure the water is able to go, and that it doesn’t sit beneath structures is an crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the rental has an enclosed gap between the floor and the ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground to stop any moisture in the ground from accumulating into the building. It also helps to prevent any damage to your underfloor insulation.
