Fines for Failing to Comply

Beginning on July 1st, 2021, if a new, renewed or varied contract is signed on a Grenada North rental property, all Healthy Homes compliance items need to be done within 90 days.

Since the 1st July of 2021, when a brand new or renewed contract is signed on a Grenada North rental property, all Healthy Homes compliance work must be completed within 90 days.

The person responsible for this fine is the person who is named on the lease agreement as the person who is renting the property and it could be the name of the landlord, or the company that manages the property.

It’s also important to be aware that a landlord who own multiple rental properties may face more severe penalties for not complying. The most severe penalties are handed down for severe violations. Those who have six or more properties can be fined as high as $50,000 and as high as $100,000 in the case of hearing claims.

Grenada North Healthy Homes Compliance Timeframes

Tenancies signed between 1 July 2019 and 30 June 2021

  • Ceiling and underfloor insulation is a requirement throughout Grenada North and New Zealand rental houses where it is reasonably practicable to put in.
  • A Healthy Homes Declaration of Intent as well as an Insulation Statement, and an Insurance Statement must be included with any new, renewed or amended tenancy agreement.
  • Property managers and landlords have to keep records that demonstrate compliance with the Healthy Homes Standard that apply or will apply throughout the tenancy period of the rental property.

From July 1st 2021

  • Private landlords and property managers are required to make sure their rental properties comply to the Healthy Homes Standard within 90 days of any newly renewed, extended or changed lease.

From 1 July 2024

  • All rental homes are required to comply with Healthy Homes Standard regardless of when the tenancy began.
