From the 1st of July in 2021, when a brand new or renewed lease is entered into on the Grenada North rental property, all Healthy Homes compliance work must be taken care of inside of 90 days.
Inability to adhere to one of the Healthy Homes Standards inside of the anticipated timeframe could result in the possibility of a fine up to $7200. Furthermore, if a currently-in place Healthy Homes Statement of Compliance is not incorporated within the renewal, new or revised tenancy agreement there may be an additional penalty or infringement fee.
Every tenant is entitled to request information regarding the Healthy Homes Standard and how they relate to the home they are living in. If the the property manager doesn’t provide the required information within 21 days from getting the notice, the tenant could receive an infringement notification and be fined as high as $750.
In addition, there’s also a penalty as much as $900 for property owners or property managers providing a false or false Healthy Homes Compliance Statement or other information. The person responsible to pay this fine is the one who is named on the lease agreement as being the person renting the property and it could be the landlord’s name or the company that manages the property.
The information contained in the Compliance Statement needs to be accurate when the tenancy agreement is completed, and should be maintained throughout the duration of the tenancy when any necessary work related to it is finished.
It is also crucial to remember that a landlord who own multiple rental properties may receive greater penalties for non-compliance. The most severe penalties are reserved for serious violations, and landlords who own six or more properties could be fined as high as $50,000, and even as high as $100,000 in hearing claims.
