Unreasonable Gaps & Holes

Draught Stopping Grenada North

Draughts can lead to dropping temperatures within households. A cold home is more expensive to heat, which means wasting energy and incurring higher costs.

If a draught could be felt through gaps that are too large or holes the area requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap, then it is most likely a gap or an opening that needs sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air into or out within your home need the sealing. For example, if an open fireplace isn’t in use it can cause draughts and must be sealed from. Property managers and landlords are responsible for making sure such draughts are eliminated as far as imaginable.

You don’t require to block holes or gaps in the building. For instance, small gaps around windows and doors may be required to allow for movement within the building when the house is heated and cools to allow them to be opened and closed rather instead of being stuck. We will examine the windows and doors in the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy houses

Heating Grenada North

Rental properties in Grenada North should have a permanent source of heating that can heat the main or largest living room to at least 18degC, even during the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements to remain fixed (i.e., not portable) with at least 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to determine if the current fixed heater(s) are sufficient or if you’ll require to "top-up" by adding a second heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters aren’t considered to be acceptable heating options under the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it requirements to include a thermostat. This makes the heating more reliable and efficient. For most properties, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like small apartments small apartments, a smaller electric fixed heater might be enough.

If the living area already has a central heating source like an air conditioner, it might require an upgrade to be able to meet the standards. Certain kinds of heaters cannot be used to meet the standard since they’re either not efficient, cost prohibitive to operate or unsafe to operate.

Grenada North Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside it is also about the outside. You must make sure there is somewhere for rain, surface and ground water to go, and to prevent it from getting into the building. When it comes to moisture and damp it is frequently the concerns you don’t notice that could become a major issue and end up causing the property to suffer and affecting your tenant’s health.

Rental properties should have effective drainage to get rid of storm water, surface water and groundwater, with an appropriate runoff or outfall. Making sure that water is able to go and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between your floor and ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are generally a polythene sheet laid over the ground to prevent any moisture from the ground from entering the property. It also helps in preventing from causing damage to the flooring insulation.
