Unreasonable Gaps & Holes

Draught Stopping Grenada North

Draughts can lead to low temperatures inside households. A cold house is more expensive to heat, which means wasting energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a hole or gap or crack, then it’s likely to be a gap or hole that requirements sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that let air into or out from the house need to be sealed. For example, if an open fireplace isn’t in use it can create draughts. This should be blocked off. Landlords and property managers are responsible for ensuring such draughts are eliminated in the maximum extent imaginable.

You don’t require to block gaps or holes in the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure when the home gets warmer and cooler, to allow them to be shut and opened, rather than sticking. We will check all doors and windows during your Healthy Homes assessment of your rental property.

Heating Grenada North

Rental properties in Grenada North must have a fixed source of heating that can heat the living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs for it to be permanent (i.e., not portable), at minimum 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool may be used to determine if the permanent heater(s) are adequate or if you’ll require to "top up" by adding a second heater. Unflued combustion and open fire heaters like small portable LPG bottle heaters aren’t considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump it must include an thermostat. This will help make the heating more reliable and efficient. For most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, like small apartments, a smaller fixed electric heater might be enough.

If the living area already has a permanent heating source such as an air conditioner, it might just need some additional energy to be able to meet the standards. Certain types of heaters cannot be used to meet the standard because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Grenada North

Each living space within a rental house must have at least one openable window or exterior door to provide natural airflow. Furthermore, moist areas such as kitchens and bathrooms should be equipped with an externally vented extractor to take moisture away.

The ventilation quality is about recognising it is that the dry atmosphere is easier to heat and that a well ventilated rental property will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallways are not liveable , and thus are not need an opening door or window.

Each door, window or Skylight requirements to have the ability to open to the outside and remain at an open angle in order to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and any other area in your home with shower, bath, cooktop or other high water-generating appliance will require adequate extractor fans that can be vented to the outdoors. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Grenada North

Underfloor and ceiling insulation is mandatory for all rent homes from 1 July 2019. All landlords and property managers must make sure that the insulation meets this new quality. In some instances, old ceiling insulation as well as insulation within the subfloor space may require to be added or replaced.

A well-insulated house will reduce the risk of condensation and lower the chance of mould and dampness, as well as making an easier task to allow the house to keep the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a gauge of how well the insulation resists heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Grenada North Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere for surface and underground water to flow, and stop it from coming inside. When it comes to moisture and damp it is frequently the things you don’t notice that can become a big problem, causing damage to your investment and affecting your tenant’s health.

Rental properties require to be equipped with efficient drainage to get rid of storm water, surface water, and ground water, including an appropriate outfall or runoff. Making sure the water has a place to go, and also that it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

In addition to a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture in the ground from getting into the building. It also assists in preventing water damage to the floor insulation.
