Draughts are a major cause of low temperatures inside houses. A humid house costs more to heat, which completed jobs in wasting energy and increased bills.

If a draught can be felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see a clear draught out of a hole or gap and you are able to feel it, it’s probably a gap or an opening that requirements sealing in somehow. Cracks and gaps that are large should be permanently stopped. Any gaps greater than 3mm that allow air in or out into your house require to be sealed. For instance, if an open fireplace isn’t in use it can create draughts. This should be sealed off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed as much as possible.

There is no need to block gaps or holes in the building. For instance, small gaps around windows and doors might be necessary to allow for movement of the building when the home warms and cools to allow them to be opened and closed rather than being stuck. We will test all doors and windows during your Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy houses

Heating Grenada North

Rental properties in Grenada North must have a fixed source of heating which can warm the main or largest living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs to remain fixed (i.e. not portable) that is, at least 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to check if the installed heater(s) are sufficient or whether you will need to ‘top up’ with a new heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters aren’t considered acceptable heating options for the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it must have a thermostat. This makes the heating more reliable and effective. For most homes, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in certain instances like small apartments an electric, fixed heater may suffice.

If the living area is already equipped with a fixed heating source, like an air conditioner, it could need an update to be able to meet the standards. Some types of heaters can’t be used to comply with the quality because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable , and thus do not require an opening door or window.

Each window, door or the skylight needs to have the ability to open up to the outside and remain at an open angle to allow ventilation and fresh air air flow.

All bathrooms and kitchens and every other room of your home that has shower, bath and cooktop or another moisture-producing item will need proper extractor fan systems which are vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans for areas that are high in moisture.

Keeping your rental property safe from water damage isn’t only about the inside but you must ensure there is somewhere for rain, surface as well as groundwater to move and to prevent it from getting into the building. When it is damp and moisture, it’s often the concerns you don’t notice that could be a huge problem and cause damages to your investment and harming the tenant’s well-being.

Rental properties must be equipped with effective drainage to remove the stormwater and surface waters, and ground water, including the proper outfall or runoff. Making sure that water has a location to go, and also that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent water ingress, if the property has an enclosed space between your flooring and soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from rising into the property. It also helps prevent water damage to the floor insulation.
