Unreasonable Gaps & Holes

Draughts can lead to lower temperatures in households. A humid house will cost more to heat, which means wasting energy and resulting in higher bills.

If a draught is felt through gaps that are too large or holes the area requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a gap or hole and you can feel it, it’s probably a gap or hole that requirements sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that let air in or out from the house need sealing. For example, if an open fireplace isn’t used it can create draughts. This must be sealed from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed whenever possible.

You don’t need to cover up holes or gaps in the construction. For example, tiny gaps around doors and windows could be required to allow movement of the building when the house heats and cools, to allow them to be shut and opened, rather than being stuck. We will examine every window and door as part of our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure well-being homes

Heating Glenside

Rental properties in Glenside must have a fixed source of heat that can heat the largest or main living room to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs that it be permanently fixed (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool could be used to determine whether the existing fix heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it should have the thermostat. This will help make the heating more reliable and effective. For most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like small apartments an electric, fixed heater may suffice.

If the main living room is already equipped with a fixed heating source like an air conditioner, it may require a top up to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Glenside

Each living space within a rental house must have at least one openable doors or windows to provide natural airflow. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

This ventilation quality is all about acknowledging it is that the dry atmosphere is more easy to heat, and that a well ventilated rental property is less likely to grow damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore do not need an opening door or window.

Each door, window or skylight needs at least to open up to the outside while remaining at an open angle to allow ventilation and fresh air ventilation.

All bathrooms and kitchens and every other room of your home with a bath, shower and cooktop or another moisture generating item will require appropriate extractor fans that can be vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan for areas that are high in moisture.

Underfloor and ceiling insulation has been compulsory in all rental houses since 1 July 2019. All landlords and property managers should make sure the insulation meets current quality. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be added or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of mould and damp, and also makes more easy to the home to hold the heat.

Insulation requirements to meet the R-values for your area

The "R" signifies thermal resistance and is a gauge of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Glenside Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside of the building; you have to make sure there is somewhere for rain, surface as well as groundwater to move and prevent it from getting into the building. When it concerns damp and moisture it is usually the things you don’t notice that can cause a lot of trouble, causing damage to your investment as well as affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage for the removal of floodwaters, surface water and ground water, including an appropriate runoff or outfall. Making sure the water is able to go and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your property has an enclosed space between your flooring and surface, a ground moisture barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture in the ground from rising into the property. It also assists in preventing from causing damage to the flooring insulation.
