Healthy homes are important

Why is Healthy Homes Compliance so important?

One in three households rent from New Zealand and Glenside, and research shows us that these rental homes tend to be older, colder, are not as efficient heating, and generally have lower quality than the homes of owners.

Damp, mouldy and cold houses can have negative well-being outcomes, especially for ailments like colds and flu, asthma and cardiovascular issues. Furthermore, people who report four or more major issues with their housing often have lower levels of satisfaction with life and a decrease in well-being.

Enhancing the standard of Glenside rental property can help tenants enjoy better mental and physical health and minimise the disturbance to learning, work and living due to health issues. Your investment will also be better protected from mould, mildew and damp damage, meaning lower maintenance costs over the long term.

The Healthy Homes Standards are a list of specific and minimum requirements for heating, insulation Ventilation, Moisture ingress and Drainage, as well Draught Control within Glenside rental properties.

Unreasonable Gaps & Holes

Draught Stopping Glenside

Draughts can lead to lower temperatures in houses. A draughty home is more expensive to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a hole or gap or crack, then it is likely a crack or an opening that requirements sealing in somehow. Large gaps and cracks should be permanently stopped. Any gaps greater than 3mm that let air into or out into the house need seals. For instance, if an open fireplace is not in use, it may cause draughts and should be shut from. Landlords and property managers are accountable for making sure that such draughts are squelched whenever imaginable.

There is no require to block off holes or gaps which are part of the building. For instance, small gaps around windows and doors might be necessary to allow for the movement of the building as the household is heated and cools in order to let them be closed and opened instead of than being stuck. We will check the windows and doors during our Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy homes

Heating Glenside

Rental properties in Glenside should have a permanent source of heating that is able to heat the largest or main living space to at least 18degC, even during the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements for it to be permanent (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool could be used to determine whether the current permanent heater(s) are adequate or whether you will need to top up with a new heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be safe heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), then it must have a thermostat. This makes the heating more reliable and effective. For most houses, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like apartments with small spaces an electric, fixed heater could be enough.

If your living space is already equipped with a fixed heating source, such as a heat pump, then it might just require an update to be able to meet the standards. Some types of heaters can’t be used to comply with the quality since they’re either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Glenside

Every living space in a rental home must include at least one open door or window to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms need to have an externally vented extractor fan that can take moisture away.

This ventilation standard is all about recognising how dry air is much easier to heat and that an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallways are not liveable and are not require an opening window or door.

Each window, door or Skylight needs to be able to open up to the outside, but remain closed to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and any other area in your home with shower, bath, cooktop or other high humidity-generating items will need adequate extractor fans that vent to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Glenside

Underfloor and ceiling insulation is a requirement for all rent homes since 1 July 2019. Property managers and landlords have to ensure that the insulation is up to current standard. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might require to be topped up or replaced.

A properly insulated home can help control condensation and reduce the chances of mould and dampness, and it will make it easier to the house to keep heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

Glenside Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside It’s about having to make sure there is somewhere for surface and ground water to go, and stop it from coming inside. When it is damp and moisture, it’s usually those things that you aren’t aware of that could be a huge problem and cause the property to suffer and harming your tenant’s health.

Rental properties must be equipped with efficient drainage to remove storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure that water has a place to go, and also that it can’t linger underneath the structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between floorboards and the ground, a ground water barrier must be installed if it is reasonably practicable to install it.

Ground moisture barriers are usually made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from rising into the building. It also helps prevent moisture damage to the underfloor insulation.
