Healthy homes are important

If a draught can be perceived as a result of gaps or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or a clear draught out of a hole or gap that is, it is most likely a gap or hole that needs sealing in the way you can. Large cracks and gaps should be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit from the house need seals. For example, if an open fireplace isn’t used it could cause draughts, and should be sealed from. Landlords and property managers are accountable for ensuring that such draughts are squelched in the maximum extent possible.

There is no require to block gaps or holes that are part of the building. Proper heating is important for healthy homes

Heating Fairfield

Rental properties in Fairfield require a reliable source of heating that is able to heat the largest or main living space to at least 18degC, even during the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs to be fixed (i.e., not portable), at least 1.5 horsepower in capacity, and must meet the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to check if your current permanent heater(s) are adequate or if you’ll require to top up with a new heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options in The Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump, it should include the thermostat. This will help make the heating more uniform and effective. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like apartments with small spaces the smaller fixed electric heater may be sufficient.

If the living area already has a central heating source, such as a heat pump, then it might just require an update in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Fairfield

Every living space in a rental house must have at least one opening window or exterior door to offer natural ventilation. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an venting fan outside to remove moisture.

The ventilation quality is all about understanding it is that dried air can be more easy to heat and a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore don’t require an opening window or door.

Every window, door or skylight requirements to have the ability of opening to the outside, but remain set in an opening position in order to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other room in your property with a bath, shower, cooktop or other high humidity-generating items will need adequate extractor fans that can be vented to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Fairfield

Insulation for underfloor and ceilings has been compulsory to all rental homes since 1 July 2019. All landlords and property managers must ensure that the insulation is up to standards that are in line with the latest standard. In some instances, an existing insulation on the ceiling or in the sub floor space may need to be filled with or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of mould and dampness and will also make an easier task to the home to hold the heat.

Insulation requirements to meet the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well insulation resists heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Fairfield Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside but you must ensure there is somewhere to allow surface, rain as well as groundwater to move, and stop it from coming inside. When it is damp and moisture, it is typically the things you don’t notice that could be a huge problem and cause damage to your investment and harming the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to get rid of rainwater, storm water, and groundwater, with an appropriate outfall or runoff. Making sure the water has a proper place to go, and that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

In addition to an irrigation system to stop moisture from entering, if your rental has an enclosed gap between the floor and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from entering the building. It also assists in preventing moisture damage to the underfloor insulation.
