Draughts increase the likelihood of less temperature in houses. A damp house costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught can be perceived as a result of gaps or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see a clear draught from a crack or a gap or crack, then it’s likely to be a gap or crack that needs sealing in any way. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and allow air in or out of the home require sealing. For example, if the open fireplace is not in use, it can create draughts. This must be sealed from. Landlords and property managers are accountable for ensuring that such draughts are squelched whenever imaginable.

You don’t require to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for movement within the building when the house gets warmer and cooler, so that they can still be closed and opened rather than securing. We will inspect all windows and doors as part of an Healthy Homes assessment of your rental property.

Ceiling and underfloor insulation is mandatory on all rental homes as of July 1st, 2019. Property managers and landlords should make sure that the insulation is up to current standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may require to be filled with or replaced.

A properly insulated home can reduce condensation and lessen the likelihood of mould and dampness, and also makes an easier task for the household to hold the heat.

The "R" signifies thermal resistance, and is a measure of how well the insulation can withstand heat flow. The more high the R-value, higher the quality of insulation.

Ebdentown Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside It’s about having to ensure there is somewhere for surface or ground water and to prevent it from getting into the building. When it is about damp and water, it’s typically the things you don’t notice that could become a major issue that can cause damage to your investment and harming the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to remove floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure the water has a place to go and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the rental has an enclosed gap between floorboards and the ground, a ground water barrier should be put in place if it is reasonably practicable to install it.

Ground moisture barriers are generally a polythene sheet laid over the ground to prevent any moisture present in the ground from accumulating into the home. It also assists in preventing water damage to the floor insulation.
