Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts can lead to dropping temperatures within homes. A damp home is more expensive to heat, resulting in wasted energy and increased bills.

If a draft can be felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or a clear draught from a hole or gap, then it’s most likely a gap or hole which needs sealing in some way. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air in or out of your house require sealing. For example, if the open fireplace is not in use, it can create draughts. This should be blocked off. Property managers and landlords are responsible for making sure that such draughts are squelched as far as imaginable.

There is no need to block up intentional holes or gaps which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement of the structure when the home is heated and cools so that they are able to be closed and opened rather than securing. We will examine every window and door during the Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Ebdentown

Ebdentown rental properties must have a fixed heating source that can heat the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements to be fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity, and meet the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to check if your current permanent heater(s) are sufficient or if you’ll need to "top-up" with an additional heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, then it must be equipped with the thermostat. This makes your heating more consistent and effective. For most houses, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like apartments with small spaces the smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source, such as an air conditioner, it might require some additional energy in order to comply with the standards. Certain types of heaters cannot be utilised to meet the quality as they are either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Ebdentown

Each living space within the rental property should contain at minimum one open windows or an exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan that can eliminate moisture.

It is the ventilation quality is all about acknowledging it is that the dry atmosphere is less difficult to heat and the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway aren’t considered liveable and don’t require an opening door or window.

Each door, window or the skylight needs to be able to open to the outside, but remain at an open angle, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, and every other room of your home with shower, bath and cooktop or another moisture generating item will require suitable extractor fans that vent to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Ebdentown

Insulation for underfloor and ceilings has been compulsory on all rental houses as of July 1st, 2019. All landlords and property managers should ensure the insulation meets standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might need to be added or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of mould and dampness, and it will make an easier task to allow the house to keep heat.

Insulation needs to meet the R-values of your area.

The "R" refers to thermal resistance, and is a measure of how well insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Ebdentown Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building but you must ensure there is somewhere for surface and ground water to go, and to prevent it from getting into the building. When it is about damp and water, it’s frequently the concerns you don’t notice that can cause a lot of trouble that can cause the property to suffer and harming the tenant’s health.

Rental properties need to be equipped with effective drainage to remove rainwater, storm water, and groundwater, with an appropriate runoff or outfall. Making sure that the water has a location to go, and it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between your flooring and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from accumulating into the building. It also helps prevent from causing damage to the flooring insulation.
