Unreasonable Gaps & Holes

Draught Stopping Days Bay

Draughts may lead to less temperature in houses. A draughty home is more expensive to heat, meaning wasting money and energy.

If a draft can be felt from unreasonable gaps or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or a clear draught from a gap or hole and you can feel it, it is probably a gap or crack that needs sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air in or out within your home need seals. In the case of an open fireplace is not in use, it can create draughts. This must be sealed from. Property managers and landlords are accountable for making sure such draughts are eliminated as much as possible.

There is no require to block holes or gaps which are part of the building. For instance, small gaps around windows and doors could be required to allow for the movement of the building as the house gets warmer and cooler, so that they can still be opened and closed rather than securing. We will test all windows and doors in an Healthy Homes assessment of your rental property.

Heating Days Bay

Rental properties in Days Bay require a reliable heating source that can warm the main or largest living space to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to be fixed (i.e. not portable) and at minimum 1.5 horsepower in capacity, and must meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine whether your current fix heater(s) are adequate or whether you will require to "top up" by adding a second heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters aren’t considered to be safe heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), it should be equipped with an thermostat. This makes the heating more reliable and effective. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, such as small apartments the smaller fixed electric heater could be enough.

If the living area already has a fixed heating source like an air conditioner, it could require a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Days Bay

Each liveable space in a rental home must include at least one open window or exterior door to provide natural airflow. Furthermore, moist areas like kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

A ventilation quality is all about understanding how dry air is much easier to heat and a well ventilated rental property will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallways are not liveable and don’t need an opening window or door.

Each window, door , or the skylight requirements for them to be in a position open to the outside, but remain set in an opening position to allow to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other area in your property with shower, bath or cooktop, or any other humidity-generating items will need suitable extractor fans that vent to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

Insulation Days Bay

The insulation of the ceiling and underfloor is a requirement for all rent homes as of July 1st, 2019. All landlords and property managers should ensure that the insulation is in line with the new quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space may require to be replaced or replaced.

A well-insulated house can reduce condensation and reduce the chances of mould and dampness and it will make an easier task for the house to keep warmth.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance, and is a gauge of how well the insulation can withstand heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Days Bay Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building It’s about having to make sure there is somewhere for rain, surface and underground water to flow, and stop it from coming into the building. When it comes to moisture and damp it’s typically the things you don’t notice that can cause a lot of trouble that can cause the property to suffer and affecting the tenant’s health.

Rental properties require to be equipped with efficient drainage to get rid of floodwaters, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that the water has a proper place to go, and it can’t linger underneath the structures is an important aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between the floor and ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from accumulating into the building. It also helps to prevent from causing damage to the flooring insulation.
