Unreasonable Gaps & Holes

Draught Stopping Days Bay

Draughts increase the likelihood of lower temperatures in households. A damp house is more expensive to heat, which results in wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a hole or gap, then it’s likely a crack or hole which requirements sealing in some way. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and allow air to enter or exit within your house need to be sealed. For example, if an open fireplace isn’t used it can create draughts. This should be sealed off. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as much as imaginable.

There is no require to block gaps or holes in the building. For instance, small gaps around doors and windows might be necessary to allow for the movement of the building when the household heats and cools, so that they are able to be closed and opened rather than sticking. We will check every window and door in the Healthy Homes assessment of your rental property.

Heating Days Bay

Days Bay rental properties must have a fixed source of heating that is able to heat the principal or the biggest living room to at least 18degC, even during the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs that it be permanently fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required in the living area. A Heating Assessment Tool could be used to determine if the current fixed heater(s) are adequate or whether you will require to ‘top up’ with a new heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters aren’t considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, then it must be equipped with an thermostat. This will make the heating more consistent and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings the smaller fixed electric heater may be sufficient.

If your living space already has a fixed heating source, such as an air conditioner, it could require some additional energy in order to comply with the standards. Certain types of heaters cannot be used to achieve the quality since they’re either expensive, inefficient or unsafe to operate.

Ventilation Days Bay

Every living space in a rental house must include at least one open windows or an exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan to eliminate moisture.

It is the ventilation standard is all about understanding that the dry atmosphere is much easier to heat, and that a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallway are not considered liveable , and thus don’t require an opening door or window.

Each door, window or Skylight needs for them to be in a position to open to the outside, and stay set in an opening position to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other area in your house that houses a bath, shower or cooktop, or any other moisture generating item will require adequate extractor fans which are vented out to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Days Bay

Ceiling and underfloor insulation is a requirement for all rent houses since July 1, 2019. All landlords and property managers have to ensure that the insulation meets standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may require to be added or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of dampness and mould, as well as making much easier for the home to hold heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and is a measure of how well insulation withstands heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Days Bay Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside It’s about having to make sure there is somewhere for surface, rain as well as groundwater to move, and to prevent it from getting into the building. When it concerns damp and moisture it’s typically the concerns you don’t notice that could become a major issue and end up causing damage to your investment as well as affecting your tenant’s well-being.

Rental properties need to be equipped with effective drainage to eliminate rainwater, storm water and ground water, which includes the proper outfall or runoff. Making sure that the water has a location to go, and also that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between your floor and the soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to prevent any moisture present in the ground from getting into the property. It also helps in preventing from causing damage to the flooring insulation.
