Healthy homes are important

Why is Healthy Homes Compliance important?

Around 1 in 3 households from New Zealand and Crofton Downs, and research indicates that rental houses are more likely to be colder, older, are not as effective heating and are of lower quality than the houses of owners.

Damp, mouldy and cold houses are associated with negative health results, specifically for diseases like colds and influenza, asthma, and heart diseases. Unreasonable Gaps & Holes

Draught Stopping Crofton Downs

Draughts may lead to dropping temperatures within homes. A cold house costs more to heat, which results in wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes that it needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating out of a hole or gap or crack, then it is probably a gap or an opening that needs sealing in any way. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that let air in or out of your home require the sealing. For example, if the open fireplace isn’t in use it may cause draughts and must be sealed from. Landlords and property managers are accountable for ensuring that these draughts are stopped as far as imaginable.

There is no need to block up intentional gaps or holes in the construction. For example, tiny gaps around doors and windows could be required to allow for the movement of the structure as the home gets warmer and cooler, in order to let them be shut and opened, rather instead of being stuck. We will test the windows and doors during our Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Crofton Downs

Crofton Downs rental properties require a reliable source of heat that can heat the largest or main living space to a minimum of 18degC even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements to be fixed (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to check if the fixed heater(s) are adequate or whether you will require to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered to be safe heating options under those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it must include the thermostat. This makes your heating more consistent and effective. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases like small apartments, a smaller fixed electric heater could be enough.

If your main living space already has a fixed heating source, such as heat pumps, it might just require an update to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard as they are either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Crofton Downs

Every living space in a rental property must include at least one open door or window to provide natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an externally vented extractor to eliminate moisture.

A ventilation quality is all about recognising how dry air is less difficult to heat and the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and don’t require an opening window or door.

Every window, door or Skylight needs at least to open up to the outside while remaining at an open angle, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and any other area in your home that has shower, bath cooker or any other moisture generating item will require suitable extractor fans which are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough air circulation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Crofton Downs

Underfloor and ceiling insulation has been compulsory on all rental houses since July 1, 2019. All landlords and property managers should make sure that the insulation meets standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be added or replaced.

A well-insulated house can reduce condensation and reduce the chances of mould and damp, and also makes an easier task to allow the house to keep heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" stands for thermal resistance, and is a gauge of how well the insulation withstands heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Crofton Downs Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside of the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow, and stop it from coming into the building. When it is damp and moisture, it’s often what you don’t see that can become a big problem and cause damage to your investment and harming your tenant’s health.

Properties that are rented must be equipped with effective drainage to eliminate rainwater, storm water and ground water, which includes the proper outfall or runoff. Making sure the water has a location to go, and that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between the floor and the soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground to prevent any moisture present in the ground from rising into the property. It also helps to prevent water damage to the floor insulation.
