Unreasonable Gaps & Holes

Draught Stopping Crofton Downs

Draughts can lead to low temperatures inside households. A cold home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see a clear draught from a crack or a gap, then it is most likely a gap or hole that needs sealing in any way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that allow air in or out into the home need sealing. For example, if an open fireplace isn’t used it can cause draughts and should be sealed off. Landlords and property managers are accountable for making sure that these draughts are stopped as much as possible.

There is no require to block up intentional holes or gaps which are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow for movement within the building as the household heats and cools, to allow them to be shut and opened, rather than securing. We will check every window and door in the Healthy Homes assessment of your rental property.

Heating Crofton Downs

Rental properties in Crofton Downs need to have a stable source of heat which can warm the largest or main living space to a minimum of 18degC even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements that it be permanently fixed (i.e. not portable) and at minimum 1.5 horsepower in capacity, and must meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether the current permanent heater(s) are sufficient or if you’ll need to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be safe heating options in the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump it must include an thermostat. This will make the heating more uniform and efficient. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, like apartments with small spaces an electric, fixed heater could be enough.

If the main living room already has a fixed heating source like an air conditioner, it might need some additional energy to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard as they are either not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Crofton Downs

Each liveable space in a rental property must have at least one openable window or exterior door to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan to get rid of moisture.

The ventilation standard is all about acknowledging how dry air will be less difficult to heat, and that a property that is well ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus do not require an opening window or door.

Each window, door or Skylight needs to be able to open up to the outside while remaining closed in order to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other area in your house that houses shower, bath, cooktop or other high humidity-generating items will require appropriate extractor fans that can be vented to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in areas with high moisture.

Insulation Crofton Downs

Ceiling and underfloor insulation is required on all rental homes as of July 1st, 2019. All landlords and property managers have to ensure that the insulation is in line with current quality. In some cases, an existing insulation on the ceiling or in the subfloor space might require to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of mould and dampness and will also make much easier to allow the house to keep heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation resists heat flow. The greater the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Crofton Downs Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building It’s about having to ensure there is somewhere for rain, surface and ground water to go and stop it from coming into the building. When it comes to moisture and damp it’s frequently those things that you aren’t aware of that could be a huge problem, causing the property to suffer and affecting the tenant’s health.

Rental properties must have efficient drainage to eliminate storm water, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that water has a location to go and that it isn’t allowed to remain beneath structures is an important aspect of maintaining your property’s dry.

In addition to a drainage system to prevent moisture from entering, if your rental is enclosed between floorboards and the surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground to prevent any moisture from the ground from rising into the structure. It also helps prevent moisture damage to the underfloor insulation.
