Fines for Failing to Comply

From the 1st of July in 2021, if a new or renewed tenancy is signed for a Crofton Downs rental property, all Healthy Homes compliance tasks must be done within 90 days.

Beginning on July 1st, 2021, when a brand new, renewed or varied tenancy is signed on the Crofton Downs rental property, all Healthy Homes compliance work must be finished within 90 days.

When should I need to meet The Healthy Homes Standards?

Crofton Downs Healthy Homes Compliance Timeframes

Tenancies commenced between 1 July 2019 to the 30th June in 2021

  • Ceiling and underfloor insulation is compulsory for all Crofton Downs and New Zealand rental homes where it is reasonably practicable to put in.
  • A Healthy Homes Intent to Comply Statement, an Insulation Statement and an Insurance Statement must be included with any renewed, new or altered tenancy contract.
  • Property managers and landlords are required to keep records that demonstrate the compliance with all Healthy Homes Standards that apply or will apply throughout the tenancy period of the rental property.

Beginning 1 July 2021

  • Private landlords and property managers should make sure their rental properties comply with the Healthy Homes Standard within 90 days of any newly renewed, extended or changed tenant.
  • All boarder homes (except Kainga Ora and registered Community Housing Provider boarder home tenancies) must meet the Healthy Homes Standard regardless of when the tenancy began.

Starting 1 July 2023

  • All homes rented by Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must be in compliance with the Healthy Homes Standards regardless of the date the tenancy was started.

From July 1st 2024

  • All rental homes have to meet the Healthy Homes Standards regardless of when the tenancy began.
Unreasonable Gaps & Holes
