Fines for Failing to Comply

From the 1st of July in 2021, once a new, renewed or varied tenancy is signed on a Crofton Downs rental property, all Healthy Homes compliance items need to be finished by the end of 90 days.

Crofton Downs Healthy Homes Compliance Timeframes

Tenancies that were signed beginning on 1 July 2019 to 30 , June 20,21

  • Underfloor and ceiling insulation is compulsory for all Crofton Downs and New Zealand rental houses where it’s reasonably practicable to put in.
  • A Healthy Homes Intent to Comply Statement An Insulation Statement as well as an Insurance Statement must be included with any renewal, new or modified tenancy agreement.
  • Landlords and property managers must keep records that demonstrate conformance with all Healthy Homes Standards that apply or will be in force during the tenancy of the rental property.

From 1 July 2021

From 1 July 2024

  • All rental houses must comply with the Healthy Homes Standard regardless of the time of the first day of tenancy.

Heating Crofton Downs

Crofton Downs rental properties should have a permanent source of heating that can heat the main or largest living area to at minimum 18degC, even on the coldest days of the year. However, in some cases like small apartments small apartments, a smaller electric fixed heater could be enough.

If your main living space already has a permanent heating source, such as a heat pump, then it may require some additional energy to ensure it meets the requirements. Certain kinds of heaters cannot be used to achieve the quality as they are either costly, not cost-effective to run, and/or unsafe to run.
