Unreasonable Gaps & Holes

Draught Stopping Crofton Downs

Draughts are a major cause of low temperatures inside households. A damp house is more expensive to heat, resulting in wasted money and energy.

If a draught can be perceived as a result of gaps or holes the area requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see a clear draught from a hole or gap and you are able to feel it, it is probably a gap or crack that needs sealing in any way. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that let air into or out of your home require the sealing. For instance, if an open fireplace isn’t being used, it could cause draughts, and must be sealed off. Landlords and property managers are accountable for making sure such draughts are eliminated whenever possible.

You don’t require to block up intentional gaps or holes that are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for the movement of the structure when the house warms and cools to allow them to be closed and opened instead of instead of being stuck. We will examine every window and door in the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy homes

Heating Crofton Downs

Crofton Downs rental properties require a reliable source of heat which can warm the living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to remain fixed (i.e. not portable) with at minimum 1.5 horsepower in capacity, and it must have the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine if the existing fixed heater(s) are adequate or whether you will require to top up with an additional heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered to be safe heating options for the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it must be equipped with the thermostat. This will help make the heating more reliable and efficient. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. In some instances, like apartments with small spaces the smaller fixed electric heater may suffice.

If your living space already has a central heating source like a heat pump, then it might require an upgrade in order to comply with the standards. Certain types of heaters cannot be utilised to meet the quality because they’re costly, not affordable to run, or are unsafe to operate.

Ventilation Crofton Downs

Each living space within a rental home must contain at minimum one open window or exterior door to provide natural ventilation. In addition, high moisture spaces like kitchens and bathrooms need to have an venting fan outside to get rid of moisture.

The ventilation standard is about recognising the fact that the dry atmosphere is much easier to heat and heat, and the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallways are not liveable and therefore do not require an opening window or door.

Each door, window or the skylight needs to have the ability of opening to the outside and remain closed to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your house that houses a bath, shower, cooktop or other high moisture generating item will require proper extractor fan systems that vent out to the outside. This Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Crofton Downs

Underfloor and ceiling insulation is required for all rent homes since 1 July 2019. Property managers and landlords have to ensure that the insulation is in line with current standard. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be added or replaced.

A properly insulated home can help control condensation and lower the chance of mould and dampness as well as making it easier for the household to retain warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance and is a gauge of how well the insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Crofton Downs Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the interior of the building but you must ensure there is somewhere to allow surface, rain as well as groundwater to move and stop it from coming into the building. When it concerns damp and moisture it’s typically the things you don’t notice that can become a big problem and cause damages to your investment and harming your tenant’s health.

Rental properties require to be equipped with efficient drainage for the removal of storm water, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that the water has a location to go, and it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture ingress, if your rental has an enclosed gap between the floor and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is typically a polythene sheet laid over the ground, to block any moisture in the ground from accumulating into the building. It also helps prevent from causing damage to the flooring insulation.
