Healthy homes matter

What is the reason Healthy Homes Compliance So Important?

Around 1 in 3 households rent in New Zealand and Churton Park, and research shows us that these rental houses are most likely to be colder, older, are not as effective heating, and generally are of lower quality than houses that are owned by the owner.

Moldy, damp and cold homes are associated with negative well-being outcomes, especially for illnesses like colds, flu, asthma and cardiovascular diseases. Additionally, those who report four or more key house quality problems often experience less satisfaction in their lives and lower psychological well-being.

Enhancing the standard of Churton Park rental property can allow tenants to experience better physical and mental health, and lessen the interruption to learning, work and living due to illness. Your investment is also better secured from mildew, mould and damp , which means less maintenance costs in the long run.

The Healthy Homes Standard is a listing of minimum and specific standards for Heating, Insulation Ventilation and Ventilation and Drainage, as well as Draught Control in Churton Park rental properties.

Unreasonable Gaps & Holes

Draught Stopping Churton Park

Draughts can lead to less temperature in households. A draughty house is more expensive to heat, which results in wasting energy and increased bills.

If a draught is noticed from gaps that are not adequate or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see the air is clear from a hole or gap or crack, then it is likely a crack or crack that needs sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and let air into or out into the house require to be sealed. In the case of an open fireplace isn’t used it can create draughts. This should be sealed from. Landlords and property managers are responsible for ensuring that such draughts are squelched whenever possible.

There is no need to cover up holes or gaps which are part of the building. For example, tiny gaps around windows and doors may be required to allow for movement within the structure when the house heats and cools, to allow them to be shut and opened, rather instead of being stuck. We will test every window and door as part of our Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Churton Park

Churton Park rental properties need to have a stable source of heating that can heat the main or largest living space to at least 18degC, even during the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs for it to be permanent (i.e. not portable) with at minimum 1.5 kW in heating capacity and have the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered to be suitable heating options in the Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, then it must be equipped with the thermostat. This will help make the heating more consistent and effective. For the majority of houses, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like small apartments the smaller fixed electric heater may be sufficient.

If your main living space already has a permanent heating source such as heat pumps, it might require an upgrade to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard because they’re expensive, inefficient or are unsafe to operate.

Ventilation Churton Park

Every living space in the rental property should have at least one opening window or exterior door to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms need to have an externally vented extractor fan to remove moisture.

The ventilation standard is about recognising that dry air will be more easy to heat and that an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living rooms kitchens and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway are not considered liveable , and thus are not require an opening window or door.

Each door, window or Skylight requirements for them to be in a position open to the outside while remaining set in an opening position to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens and any other room in your house that houses a bath, shower cooker or any other humidity-generating items will need appropriate extractor fans that are vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space and will also check for the proper extractor fans in areas with high moisture.

Churton Park Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building; you have to make sure there is somewhere for surface, rain or ground water, and prevent it from getting into the building. When it is about damp and water, it is often the concerns you don’t notice that can become a big problem that can cause damage to your investment and harming your tenant’s well-being.

Rental properties must have efficient drainage to eliminate storm water, surface water and groundwater, with an appropriate runoff or outfall. Making sure that the water has a location to go and that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent water ingress, if the property has an enclosed space between the floor and surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from rising into the building. It also helps in preventing from causing damage to the flooring insulation.
