Unreasonable Gaps & Holes

Draught Stopping Camborne

Draughts may lead to lower temperatures in households. A humid home costs more to heat, meaning wasting energy and incurring higher costs.

If a draught could be felt through gaps that are too large or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap and you can feel it, it’s probably a gap or hole which requirements sealing in somehow. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and allow air to enter or exit of the home need sealing. In the case of an open fireplace isn’t used it can cause draughts and must be sealed off. Landlords and property managers are responsible for making sure that such draughts are squelched as far as possible.

You don’t require to cover up gaps or holes in the building. For instance, small gaps around windows and doors may be required to allow for the movement of the building when the house gets warmer and cooler, in order to let them be opened and closed rather than sticking. We will examine all doors and windows in our Healthy Homes assessment of your rental property.

Heating Camborne

Camborne rental properties require a reliable source of heating that can heat the principal or the biggest living space to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements to remain fixed (i.e. not portable), at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine if the current fix heater(s) are sufficient or if you’ll need to "top-up" by adding a second heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters are not considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it needs to include an thermostat. This will make the heating more consistent and effective. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, such as small apartments, a smaller fixed electric heater might be enough.

If the main living room already has a permanent heating source such as an air conditioner, it may need some additional energy to be able to meet the standards. Certain types of heaters cannot be used to comply with the quality as they are either costly, not affordable to run, and/or unsafe to run.

Ventilation Camborne

Every living space in a rental property has to include at least one open windows or an exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

This ventilation standard is all about recognising that the dry atmosphere is less difficult to heat and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t liveable and therefore do not need an opening window or door.

Each window, door or the skylight requirements to be able of opening to the outside, but remain closed, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, and every other room of your house that houses a bath, shower cooker or any other humidity-generating items will need proper extractor fan systems that vent to the outdoors. Our Healthy Homes Assessment service will check that there is adequate ventilation in each livable space, including suitable extractor fans in high moisture areas.

Insulation Camborne

The insulation of the ceiling and underfloor is a requirement to all rental houses as of July 1st, 2019. Property managers and landlords must ensure that the insulation is up to this new quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may need to be topped up or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of mould and damp, as well as making an easier task for the household to retain the heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a measure of how well the insulation withstands heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Camborne Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building; you have to ensure there is somewhere to allow surface, rain as well as groundwater to move and to prevent it from getting inside. When it is damp and moisture, it is typically what you don’t see that can cause a lot of trouble, causing damage to your investment and affecting the tenant’s health.

Rental properties should have efficient drainage to remove floodwaters, surface water and groundwater, with an appropriate outfall or runoff. Making sure that the water has a proper place to go, and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to avoid moisture from entering, if your rental has an enclosed gap between the floor and the ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from rising into the structure. It also assists in preventing moisture damage to the underfloor insulation.
