Unreasonable Gaps & Holes

Draught Stopping Camborne

Draughts are a major cause of low temperatures inside households. A cold home will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draft can be felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the air is clear out of a hole or gap, then it’s likely to be a gap or hole that needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit within your home need sealing. In the case of an open fireplace is not in use, it can cause draughts and should be blocked from. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t need to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement of the building when the house heats and cools, to allow them to be opened and closed rather instead of being stuck. We will check the windows and doors as part of your Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy houses

Heating Camborne

Camborne rental properties must have a fixed heating source that is able to heat the principal or the biggest living room to at least 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements to remain fixed (i.e. not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to check if your current permanent heater(s) are adequate or if you’ll need to "top up" with an additional heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered acceptable heating options for The Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it must have a thermostat. This will make the heating more consistent and efficient. In most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If the main living room already has a central heating source like heat pumps, it might need an update in order to comply with the standards. Some types of heaters can’t be used to meet the quality since they’re either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Camborne

Each liveable space in a rental home must include at least one open window or exterior door to provide natural airflow. In addition, high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan that can get rid of moisture.

It is the ventilation standard is all about recognising the fact that dry air is more easy to heat, and that the property that is properly ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t liveable , and thus are not need an opening door or window.

Each window, door or Skylight requirements to have the ability of opening to the outside, but remain fixed in an open position in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, and any other room in your house that houses shower, bath and cooktop or another water-generating appliance will require suitable extractor fans which are vented to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Camborne

The insulation of the ceiling and underfloor has been compulsory to all rental homes as of July 1st, 2019. Property managers and landlords should ensure the insulation meets current standard. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may need to be added or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of dampness and mould, and it will make much easier for the household to retain heat.

Insulation requirements to meet the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Camborne Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside it is also about the outside. You must ensure there is somewhere to allow surface, rain and underground water to flow and also stop it from getting inside. When it is damp and moisture, it’s often what you don’t see that could become a major issue and end up causing damages to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with efficient drainage to remove rainwater, storm water, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a place to go and that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

In addition to the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between your floor and ground, a ground water barrier must be installed if it is reasonably practicable to do so.

A ground moisture barrier is typically a polythene sheet laid over the ground to stop any moisture present in the ground from entering the building. It also assists in preventing moisture damage to the underfloor insulation.
