Healthy homes matter

Why is Healthy Homes Compliance so important?

One in three households rent the property in New Zealand and Camborne, and research shows us that these rental houses tend to be colder, older, have less efficient heating and tend to be lower quality than houses that are owned by the owner.

Cold, damp and mouldy houses are linked to negative well-being outcomes, particularly illnesses such as colds and influenza, asthma, and cardiovascular diseases. In addition, people who have reported at least four key issues with their housing often have lower levels of satisfaction with life and a decrease in psychological well-being.

Enhancing the quality of Camborne rental property will allow tenants to enjoy improved physical and mental health, and lessen the interruption to learning, work and living because of diseases. Your investment will be secured from mildew, mould and damp-related damage, which completed jobs in less maintenance costs in the long run.

The Healthy Homes Standards are a listing of minimum and specific standards for Heating, Insulation Ventilation, Moisture Ingress and Drainage, as well as Draught-stopping on Camborne rental properties.

Unreasonable Gaps & Holes

Draught Stopping Camborne

Draughts can lead to dropping temperatures within households. A cold house costs more to heat, which means wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a gap or hole or crack, then it is probably a gap or hole which needs sealing in any way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit into your home require sealing. For example, if an open fireplace isn’t used it may cause draughts and should be shut off. Property managers and landlords are responsible for ensuring that these draughts are stopped as much as imaginable.

You don’t require to block off holes or gaps which are part of the construction. For example, tiny gaps around windows and doors could be necessary to allow for movement of the structure when the household heats and cools, so that they can still be opened and closed rather than securing. We will check all doors and windows in an Healthy Homes assessment of your rental property.

Proper heating is crucial to ensure well-being homes

Heating Camborne

Camborne rental properties must have a fixed source of heating that is able to heat the principal or the biggest living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements to remain fixed (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. The Heating Assessment Tool can be used to determine whether the permanent heater(s) are sufficient or whether you will require to "top-up" by adding a second heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters are not considered to be safe heating options for The Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, then it must be equipped with a thermostat. This will make the heating more consistent and efficient. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in certain instances like small apartment buildings an electric, fixed heater may be sufficient.

If your main living space already has a fixed heating source, like an air conditioner, it could require an update in order to comply with the standards. Some types of heaters can’t be used to achieve the quality since they’re either costly, not affordable to run, or are unsafe to operate.

Ventilation Camborne

Each liveable space in a rental property must have at least one opening door or window to offer natural ventilation. In addition, humid areas such as kitchens or bathrooms need to have an externally vented extractor to remove moisture.

A ventilation standard is all about recognising that dry air will be less difficult to heat and heat, and an apartment that is well-ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallways are not liveable and therefore are not require an opening window or door.

Each door, window or skylight needs at least to open up to the outside while remaining set in an opening position to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens and any other room in your property with shower, bath and cooktop or another moisture-producing item will require proper extractor fan systems which are vented out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in high moisture areas.

Insulation Camborne

Insulation for underfloor and ceilings is a requirement in all rental houses from 1 July 2019. Property managers and landlords must make sure that the insulation is up to standards that are in line with the latest standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space might need to be topped up or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of mould and damp, and it will make an easier task to the house to keep the heat.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Camborne Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the interior of the building it is also about the outside. You must make sure there is somewhere for rain, surface and underground water to flow, and prevent it from getting into the building. When it concerns damp and moisture it is often not apparent that it could be a huge problem and end up causing the property to suffer and harming the tenant’s health.

Rental properties should have effective drainage to remove floodwaters, surface water and ground water, including an appropriate outfall or runoff. Making sure that the water has a proper place to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between floorboards and the ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture present in the ground from accumulating into the property. It also helps to prevent any damage to your underfloor insulation.
