Unreasonable Gaps & Holes

Draught Stopping Camborne

Draughts increase the likelihood of less temperature in houses. A damp home will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught out of a hole or gap and you can feel it, it’s likely to be a gap or hole that requirements sealing in somehow. Large gaps and cracks should be fixed permanently. The gaps that exceed 3mm that let air in or out within your home need seals. In the case of an open fireplace isn’t in use it may cause draughts and should be sealed from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

You don’t require to cover up holes or gaps which are part of the building. For instance, small gaps around windows and doors may be required to allow for movement of the structure when the household gets warmer and cooler, so that they are able to be opened and closed rather than being stuck. We will inspect the windows and doors during the Healthy Homes assessment of your rental property.

Heating Camborne

Camborne rental properties must have a fixed heating source which can warm the main or largest living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e., not portable), at minimum 1.5 kW in heating capacity, and meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to determine whether the existing fix heater(s) are adequate or if you’ll require to "top up" with an additional heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it should be equipped with a thermostat. This will make the heating more consistent and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, such as small apartments, a smaller fixed electric heater might be enough.

If the main living room already has a central heating source, such as an air conditioner, it might just need some additional energy to meet the standards. Certain kinds of heaters cannot be utilised to meet the quality because they’re costly, not affordable to run, or unsafe to operate.

Every living space in a rental property must include at least one open windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan to remove moisture.

A ventilation standard is all about acknowledging that dry air is much easier to heat, and that a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered living spaces and therefore do not require an opening door or window.

Each window, door , or skylight requirements at least to open up to the outside, and stay set in an opening position, allowing the circulation of fresh air and air flow.

All kitchens and bathrooms, and every other room of your home that has a bath, shower, cooktop or other high water-generating appliance will need appropriate extractor fans that are vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.
