Unreasonable Gaps & Holes

Draughts can lead to less temperature in homes. A damp house is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap or crack, then it is likely to be a gap or an opening that requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that let air into or out of your house need the sealing. In the case of an open fireplace isn’t being used, it may cause draughts and should be sealed off. Property managers and landlords are accountable for ensuring that these draughts are stopped whenever possible.

There is no require to block off holes or gaps which are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement within the structure when the home heats and cools, so that they can still be shut and opened, rather than securing. We will inspect the windows and doors during an Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy houses

Heating Camborne

Camborne rental properties must have a fixed heating source that can heat the largest or main living space to at least 18degC even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source requirements to be fixed (i.e., not portable) and at least 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to determine whether the current fix heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, it should have the thermostat. This will make the heating more uniform and efficient. For most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, such as small apartments, a smaller fixed electric heater might be enough.

If the main living room already has a fixed heating source such as heat pumps, it may need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Camborne

Every living space of the rental property should have at least one opening door or window to offer natural ventilation. In addition, humid areas like kitchens and bathrooms should be equipped with an venting fan outside to get rid of moisture.

It is the ventilation quality is all about understanding the fact that the dry atmosphere is much easier to heat, and that an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable and therefore do not require an opening door or window.

Each window, door or Skylight needs to have the ability to open up to the outside and remain closed, allowing ventilation and fresh air air flow.

The bathrooms in all kitchens and any other room in your home that has a bath, shower or cooktop, or any other water-generating appliance will need appropriate extractor fans that are vented to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Camborne

Underfloor and ceiling insulation has been compulsory to all rental homes since 1 July 2019. Property managers and landlords have to make sure that the insulation meets the new standard. In some instances, an existing insulation on the ceiling or in the subfloor space may require to be topped up or replaced.

A properly insulated home can reduce condensation and reduce the chances of dampness and mould, and will also make much easier for the household to hold warmth.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and is a measure of how well insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Camborne Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside of the building it’s also about the outside. You must ensure there is somewhere for surface as well as groundwater to move and also stop it from getting inside. When it comes to moisture and damp it’s frequently what you don’t see that can become a big problem that can cause damage to your investment and affecting your tenant’s health.

Rental properties must have efficient drainage for the removal of the stormwater and surface waters, and groundwater, with an appropriate outfall or runoff. Making sure the water is able to go, and also that it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

In addition to a drainage system to avoid the ingress of moisture, if your property has an enclosed space between the floor and ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from rising into the home. It also assists in preventing moisture damage to the underfloor insulation.
