Healthy homes are important

What are the reasons why Healthy Homes Compliance important?

A majority of households rent the property in New Zealand and Broadmeadows, and research has shown that these rental houses are likely to be colder, older and have less effective heating, and generally have lower standard than those owned by owners.

Moldy, damp and cold homes can have negative well-being outcomes, especially for diseases like colds and asthma, as well as heart diseases. In addition, people who experience at least four key home quality issues often suffer from low life satisfaction and reduced psychological well-being.

Enhancing the standard of Broadmeadows rental property can allow tenants to experience better physical and mental health, and lessen the interruption to learning, work and daily life because of health issues. Your investment is also protected from mildew, mould and damp , which means lower costs for maintenance in the long run.

The Healthy Homes Standard is a listing of minimum and specific standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught Stopping in Broadmeadows rental properties.

Unreasonable Gaps & Holes

Draught Stopping Broadmeadows

Draughts are a major cause of dropping temperatures within households. A draughty house costs more to heat, meaning wasting money and energy.

If a draught is felt through gaps that are too large or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a gap or hole that is, it’s likely a crack or hole that needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit within your house need seals. For instance, if an open fireplace is not in use, it could cause draughts, and must be sealed from. Landlords and property managers are responsible for ensuring such draughts are eliminated as far as imaginable.

You don’t need to block off holes or gaps in the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the building when the home heats and cools, so that they can still be shut and opened, rather than sticking. We will test the windows and doors in the Healthy Homes assessment of your rental property.

Heating Broadmeadows

Rental properties in Broadmeadows must have a fixed source of heat that can heat the principal or the biggest living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements to remain fixed (i.e., not portable) with at least 1.5 kW in heating capacity, and must meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to determine whether your current permanent heater(s) are adequate or if you’ll need to "top up" with an additional heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered acceptable heating options under the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it requirements to be equipped with a thermostat. This makes the heating more reliable and efficient. For most homes, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If your main living space is already equipped with a fixed heating source, such as the heat pump, it might need an update to make sure it meets the requirements. Some types of heaters can’t be used to meet the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Broadmeadows

Every living space of a rental property has to contain at minimum one open windows or an exterior door to provide natural ventilation. In addition, high moisture areas such as kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

This ventilation quality is all about acknowledging that dry air is easier to heat and heat, and an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallways are not living spaces and therefore do not need an opening door or window.

Every window, door or Skylight needs for them to be in a position of opening to the outside and remain fixed in an open position, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, as well as any other space in your home with shower, bath or cooktop, or any other water-generating appliance will need appropriate extractor fans that are vented to the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

In certain situations, the an existing insulation on the ceiling or in the subfloor space might need to be replaced or replaced.

A well-insulated property can reduce condensation and reduce the chances of mould and dampness, and it will make it easier to allow the household to hold heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance and is a gauge of how well insulation is able to resist heat flow. The higher the R-value, the higher the standard of insulation.

Broadmeadows Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building It’s about having to make sure there is somewhere for rain, surface and ground water to go and to prevent it from getting inside. When it is about damp and water, it is frequently the concerns you don’t notice that can become a big problem and end up causing damage to your investment and affecting the tenant’s health.

Rental properties must have efficient drainage to remove the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure that the water has a location to go, and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between your flooring and ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture present in the ground from entering the home. It also helps prevent from causing damage to the flooring insulation.
