Healthy homes are important

What are the reasons why Healthy Homes Compliance important?

A majority of households rent the property in New Zealand and Broadmeadows, and research shows us that these rental houses are most likely to be colder, older and have less efficient heating, and generally are of lower quality than the homes of owners.

Cold, damp and mouldy homes are linked to negative health outcomes, especially for illnesses such as colds and asthma, as well as heart diseases. Additionally, those who reported at least four major home quality issues often suffer from poor life satisfaction and lower mental health.

The improvement in the standard of Broadmeadows rental property can help tenants enjoy better physical and mental health and minimise the interruption to learning, work and daily life due to diseases. Your investment will be protected from mildew, mould and damp , which means lower costs for maintenance over the long term.

If a draught is noticed from gaps that are not adequate or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a crack or a gap that is, it’s likely to be a gap or crack that requirements sealing in the way you can. Large cracks and gaps should be fixed permanently. Gaps greater than 3mm that let air into or out into your home require seals. For example, if the open fireplace isn’t used it could cause draughts, and should be shut off. Heating Broadmeadows

Rental properties in Broadmeadows require a reliable heating source which can warm the main or largest living area to at minimum 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements to be fixed (i.e., not portable) and at minimum 1.5 kW of heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool could be used to determine whether the installed heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it must be equipped with the thermostat. This will help make the heating more consistent and efficient. In most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If the living area is already equipped with a fixed heating source, such as a heat pump, then it might just need a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either expensive, inefficient or are unsafe to operate.
