Healthy homes matter

What are the reasons why Healthy Homes Compliance So Important?

A majority of households rent the property in New Zealand and Broadmeadows, and research shows us that these rental homes tend to be colder, older and have less effective heating and have lower quality than the homes of owners.

Damp, mouldy and cold homes can have negative health outcomes, especially for illnesses such as colds and asthma, as well as cardiovascular conditions. Additionally, those who have reported four or more major issues with their housing often have lower levels of satisfaction with life and a decrease in mental health.

Improving the quality of Broadmeadows rental property will help tenants experience improved physical and mental health and minimise the interruption to learning, work and living because of health issues. Your investment is also better safeguarded from mildew, mould and damp damages, which means less costs of maintenance over the long term.

The Healthy Homes Standard is a set of specific and minimal standards for heating, insulation Ventilation, Moisture ingress and Drainage, as well as Draught Stopping in Broadmeadows rental properties.

Unreasonable Gaps & Holes

Draught Stopping Broadmeadows

Draughts increase the likelihood of low temperatures inside households. A damp home will cost more to heat, resulting in wasted energy and increased bills.

If a draught could be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see a clear draught from a hole or gap that is, it is most likely a gap or an opening that needs sealing in some way. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that let air into or out into your home need to be sealed. For instance, if an open fireplace isn’t being used, it can create draughts. This must be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated in the maximum extent imaginable.

You don’t require to cover up holes or gaps that are part of the construction. For example, tiny gaps around doors and windows could be required to allow for the movement of the structure as the home gets warmer and cooler, in order to let them be closed and opened instead of than being stuck. We will examine the windows and doors as part of the Healthy Homes assessment of your rental property.

Heating Broadmeadows

Broadmeadows rental properties require a reliable source of heat that can heat the largest or main living area to at minimum 18degC even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs to be fixed (i.e., not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to check if the existing fixed heater(s) are sufficient or whether you will need to top up with an additional heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters are not considered acceptable heating options in those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it should have the thermostat. This will make the heating more uniform and efficient. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like small apartments small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a permanent heating source, such as an air conditioner, it may need an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Broadmeadows

Every living space in a rental home must have at least one opening window or exterior door to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable venting fan outside to remove moisture.

It is the ventilation standard is all about recognising the fact that dry air is more easy to heat and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and don’t require an opening window or door.

Each window, door or skylight requirements to have the ability to open up to the outside, and stay fixed in an open position, allowing ventilation and fresh air ventilation.

The bathrooms in all kitchens and every other room of your home that has a bath, shower or cooktop, or any other humidity-generating items will require suitable extractor fans that vent to the outdoors. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Broadmeadows

Insulation for underfloor and ceilings is a requirement for all rent homes from 1 July 2019. Property managers and landlords have to make sure the insulation meets this new quality. In some instances, an existing insulation on the ceiling or in the subfloor space may require to be filled with or replaced.

A properly insulated home can reduce condensation, and decrease the risk of dampness and mould, and also makes more easy to the household to retain the heat.

Insulation requirements to meet the R-values of your area.

The "R" is a symbol for thermal resistance and is a measure of how well the insulation resists heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Broadmeadows Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the interior of the building but you must make sure there is somewhere for surface as well as groundwater to move, and stop it from coming inside. When it concerns damp and moisture it’s frequently those concerns that you aren’t aware of that could be a huge problem and end up causing damage to your investment and harming your tenant’s health.

Rental properties should have efficient drainage to eliminate rainwater, storm water, and ground water, which includes an appropriate runoff or outfall. Making sure the water has a place to go, and that it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between floorboards and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier typically a polythene sheet laid over the ground to prevent any moisture present in the ground from getting into the property. It also helps in preventing water damage to the floor insulation.
