Healthy homes are important

What are the reasons why Healthy Homes Compliance So Important?

Around 1 in 3 households rent the property in New Zealand and Breaker Bay, and research has shown that these rental houses are most likely to be colder, older, have less efficient heating and tend to be lower quality than homes that are owned by the owner.

Moldy, damp and cold homes are linked to negative well-being outcomes, particularly for illnesses like colds, flu, asthma and cardiovascular conditions. Furthermore, people who report four or more key home quality issues often suffer from less satisfaction in their lives and lower mental wellbeing.

Improving the standard of Breaker Bay rental property can allow tenants to experience better physical and mental health and reduce the disruptions to their work, education and daily life due to illness. Your investment is also better protected from mildew, mould and damp , which means less costs of maintenance in the long-term.

The Healthy Homes Standards are a list of specific and minimum requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught Control for Breaker Bay rental properties.

Unreasonable Gaps & Holes

Draught Stopping Breaker Bay

Draughts may lead to low temperatures inside households. A damp house costs more to heat, meaning wasting money and energy.

If a draught is felt from unreasonable gaps or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a gap or hole or crack, then it’s likely to be a gap or an opening that needs sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and allow air to enter or exit into the house require the sealing. For example, if an open fireplace isn’t in use it can create draughts. This should be sealed off. Landlords and property managers are accountable for making sure such draughts are eliminated whenever imaginable.

You don’t require to block holes or gaps that are part of the building. For instance, small gaps around doors and windows could be required to allow for movement of the building when the household is heated and cools to allow them to be shut and opened, rather than being stuck. We will test every window and door during the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure healthy homes

Heating Breaker Bay

Rental properties in Breaker Bay require a reliable source of heat which can warm the principal or the biggest living room to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements that it be permanently fixed (i.e. not portable) that is, at least 1.5 horsepower in capacity, and meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to determine whether your current installed heater(s) are sufficient or if you’ll require to top up with an additional heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters are not considered to be suitable heating options in the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it should be equipped with an thermostat. This will make the heating more reliable and efficient. For most properties, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, like small apartments the smaller fixed electric heater may suffice.

If the living area already has a permanent heating source, like the heat pump, it may need some additional energy to be able to meet the standards. Some types of heaters can’t be utilised to meet the quality as they are either costly, not affordable to run, or unsafe to operate.

Ventilation Breaker Bay

Every living space of a rental house must have at least one openable window or exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms need to have an venting fan outside to eliminate moisture.

This ventilation quality is all about recognising how dry air will be more easy to heat and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable and don’t need an opening door or window.

Each window, door , or skylight needs for them to be in a position to open to the outside and remain fixed in an open position in order to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and every other room of your house that houses a bath, shower and cooktop or another water-generating appliance will require suitable extractor fans which are vented out to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Breaker Bay

The insulation of the ceiling and underfloor is a requirement for all rent homes since 1 July 2019. All landlords and property managers should ensure that the insulation meets the new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space might need to be added or replaced.

A well-insulated house can reduce condensation, and decrease the risk of mould and damp, as well as making an easier task to the house to retain heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" signifies thermal resistance, and is a gauge of how well insulation resists heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Breaker Bay Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building it’s also about the outside. You must ensure there is somewhere for surface, rain as well as groundwater to move, and also stop it from getting inside. When it is about damp and water, it is usually those concerns that you aren’t aware of that can cause a lot of trouble and end up causing damages to your investment and affecting the tenant’s health.

Rental properties need to be equipped with efficient drainage to remove the stormwater and surface waters and ground water, including the proper outfall or runoff. Making sure that the water has a place to go and that it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

Alongside a drainage system to avoid the ingress of moisture, if your property has an enclosed space between your flooring and surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from getting into the structure. It also assists in preventing moisture damage to the underfloor insulation.
