Unreasonable Gaps & Holes

Draught Stopping Breaker Bay

Draughts increase the likelihood of less temperature in households. A cold house is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draft can be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the air is clear from a crack or a gap, then it is probably a gap or hole which needs sealing in the way you can. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air in or out from the home need seals. For instance, if an open fireplace isn’t in use it may cause draughts and must be sealed off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed in the maximum extent possible.

There is no require to cover up gaps or holes that are part of the construction. For example, tiny gaps around doors and windows may be required to allow for the movement of the building when the home warms and cools so that they can still be shut and opened, rather than sticking. We will check every window and door during your Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being houses

Heating Breaker Bay

Rental properties in Breaker Bay require a reliable source of heat that can heat the living space to a minimum of 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e., not portable), at least 1.5 kW in heating capacity and have the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to check if the fixed heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it needs to be equipped with an thermostat. This will help make your heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like apartments with small spaces, a smaller fixed electric heater could be enough.

If your living space already has a permanent heating source such as an air conditioner, it might need some additional energy to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality because they’re expensive, inefficient and/or unhealthy to run.

Ventilation Breaker Bay

Each living space within a rental property must contain at minimum one open windows or an exterior door to offer natural ventilation. In addition, humid areas such as kitchens or bathrooms should be equipped with an venting fan outside to remove moisture.

A ventilation quality is all about understanding the fact that dried air can be less difficult to heat and an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable and do not need an opening window or door.

Each window, door , or skylight requirements for them to be in a position open to the outside while remaining fixed in an open position in order to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and every other room of your property with shower, bath or cooktop, or any other moisture-producing item will require appropriate extractor fans that can be vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans in areas of high moisture.

Insulation Breaker Bay

Ceiling and underfloor insulation is required on all rental houses as of July 1st, 2019. All landlords and property managers should ensure that the insulation is up to current standard. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and reduce the chances of dampness and mould, and also makes more easy for the household to hold heat.

Insulation requirements to meet the R-values required for your area

The "R" refers to thermal resistance, and is a measure of how well the insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Breaker Bay Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside it’s also about the outside. You must make sure there is somewhere for surface, rain as well as groundwater to move, and also stop it from getting into the building. When it is damp and moisture, it is frequently the things you don’t notice that can become a big problem and cause damages to your investment and harming the tenant’s health.

Rental properties need to have efficient drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure that the water has a proper place to go, and also that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between the floor and ground, a ground water barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from entering the structure. It also helps to prevent any damage to your underfloor insulation.
