Unreasonable Gaps & Holes

Draught Stopping Birchville

Draughts are a major cause of dropping temperatures within households. A cold home costs more to heat, resulting in wasted money and energy.

If a draught could be felt through gaps that are too large or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a hole or gap that is, it is most likely a gap or crack that requirements sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit from the home need sealing. For instance, if an open fireplace is not in use, it may cause draughts and should be sealed off. Landlords and property managers are accountable for making sure such draughts are eliminated as much as imaginable.

You don’t need to block up intentional holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be required to allow for movement of the structure when the household warms and cools in order to let them be closed and opened rather than sticking. We will examine all windows and doors as part of an Healthy Homes assessment of your rental property.

Proper heating is crucial to ensure healthy homes

Heating Birchville

Rental properties in Birchville need to have a stable source of heat that can heat the living room to at least 18degC, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to remain fixed (i.e. not portable), at minimum 1.5 kW in heating capacity, and it must have the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine whether the current permanent heater(s) are adequate or if you’ll need to top up with an additional heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, it should have a thermostat. This will help make the heating more uniform and efficient. In most homes, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases like small apartments the smaller fixed electric heater might be enough.

If the main living room already has a fixed heating source such as an air conditioner, it might require an update to make sure it meets the requirements. Some types of heaters can’t be used to comply with the quality because they’re not effective, cost prohibitive to operate or are unsafe to operate.

Insulation Birchville

Underfloor and ceiling insulation has been compulsory in all rental homes since July 1, 2019. All landlords and property managers should make sure that the insulation is in line with current standard. In some cases, existing ceiling insulation or insulation in the sub floor space might require to be filled with or replaced.

A properly insulated home can help control condensation and lessen the likelihood of mould and dampness, and will also make more easy to the household to hold the heat.

Birchville Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building it’s also about the outside. You must ensure there is somewhere for rain, surface and ground water to go, and also stop it from getting into the building. When it is about damp and water, it is usually not apparent that it can become a big problem, causing the property to suffer and affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to get rid of the stormwater and surface waters and ground water, which includes an appropriate outfall or runoff. Making sure that water has a proper place to go, and also that it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to prevent the ingress of moisture, if your property has an enclosed space between your flooring and the surface, a ground moisture barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture in the ground from entering the property. It also helps in preventing any damage to your underfloor insulation.
