A good heating system is important for healthy homes

Heating Birchville

Rental properties in Birchville need to have a stable heating source that is able to heat the living space to a minimum of 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat requirements for it to be permanent (i.e., not portable) with at least 1.5 horsepower in capacity, and meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine if the existing installed heater(s) are sufficient or whether you will require to ‘top up’ with a new heater. Fires that are open and unflued heaters like portable LPG bottle heaters aren’t considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it requirements to include the thermostat. This will make the heating more reliable and effective. For the majority of homes, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like small apartments an electric, fixed heater may suffice.

If the living area already has a central heating source like the heat pump, it could need an upgrade in order to comply with the standards. Certain types of heaters cannot be utilised to meet the standard as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Birchville

Each living space within a rental property has to have at least one opening window or exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor to eliminate moisture.

This ventilation quality is all about understanding that dried air can be much easier to heat and that an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable and don’t need an opening window or door.

Each door, window or the skylight requirements to be able to open to the outside, but remain closed in order to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and any other area in your home with shower, bath or cooktop, or any other moisture-producing item will require adequate extractor fans that are vented out to the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans for areas that are high in moisture.

Underfloor and ceiling insulation has been compulsory to all rental houses since 1 July 2019. All landlords and property managers must ensure that the insulation meets current quality. Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance and is a gauge of how well insulation is able to resist heat flow. The higher the R-value, the higher the standard of insulation.

Birchville Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere for surface, rain and ground water to go, and also stop it from getting into the building. When it concerns damp and moisture it’s frequently the things you don’t notice that can cause a lot of trouble and cause the property to suffer and harming your tenant’s health.

Rental properties should have effective drainage to eliminate rainwater, storm water and groundwater, with an appropriate outfall or runoff. Making sure that the water has a location to go, and also that it doesn’t get sucked into structures is an important aspect of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your property has an enclosed space between the floor and surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are usually a polythene sheet laid over the ground to stop any moisture present in the ground from entering the building. It also helps prevent moisture damage to the underfloor insulation.
