Healthy homes are important

Why is Healthy Homes Compliance so Important?

One in three households rent homes in New Zealand and Birchville, and research suggests that rental houses are more likely to be older, colder, have less effective heating, and generally tend to be lower quality than owner occupied properties.

Cold, damp and mouldy houses can have negative well-being outcomes, particularly diseases like colds and asthma, as well as cardiovascular diseases. Additionally, those who report four or more key issues with their housing often have low life satisfaction and reduced well-being.

The improvement in the standard of Birchville rental property can allow tenants to experience better physical and mental health and reduce the disruptions to their work, education and daily life due to illnesses. Your investment is also better protected from mildew, mould and damp damages, which means less maintenance costs in the long-term.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, as well Draught Control within Birchville rental properties.

Unreasonable Gaps & Holes

Draught Stopping Birchville

Draughts may lead to less temperature in households. A humid house is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught could be felt through gaps that are too large or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a crack or a gap that is, it’s likely to be a gap or crack that needs sealing in some way. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit into your home require sealing. For instance, if an open fireplace isn’t used it could cause draughts, and should be blocked from. Landlords and property managers are responsible for making sure such draughts are eliminated whenever possible.

You don’t require to cover up holes or gaps in the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the building when the house is heated and cools in order to let them be shut and opened, rather than securing. We will examine all doors and windows as part of the Healthy Homes assessment of your rental property.

Heating Birchville

Birchville rental properties require a reliable source of heating that is able to heat the largest or main living space to a minimum of 18degC, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs to be fixed (i.e., not portable) and at least 1.5 kW of heating capacity, and meet the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to determine if the current installed heater(s) are adequate or whether you will need to "top-up" with an additional heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be safe heating options for The Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it must have the thermostat. This will help make your heating more consistent and effective. In most homes, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like small apartment buildings an electric, fixed heater may be sufficient.

If your living space already has a central heating source such as a heat pump, then it could need a top up to be able to meet the standards. Certain types of heaters cannot be used to meet the quality since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Birchville

Each living space within a rental property must include at least one open windows or an exterior door to offer natural ventilation. In addition, humid spaces like kitchens and bathrooms should have an venting fan outside to get rid of moisture.

This ventilation quality is all about understanding how dried air can be less difficult to heat and a well ventilated rental property is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable and are not require an opening door or window.

Each door, window or skylight needs at least to open up to the outside while remaining fixed in an open position in order to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, as well as any other space in your home with a bath, shower cooker or any other humidity-generating items will need proper extractor fan systems that are vented out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Birchville

The insulation of the ceiling and underfloor is mandatory in all rental houses as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation is in line with the new standard. In some cases, existing ceiling insulation or insulation in the sub floor space may need to be added or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of mould and dampness, and it will make much easier for the home to keep the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a measure of how well insulation can withstand heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Birchville Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere for surface, rain or ground water and to prevent it from getting into the building. When it is about damp and water, it is typically not apparent that it could be a huge problem and end up causing damages to your investment and harming your tenant’s health.

Rental properties require to have efficient drainage to remove floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a place to go and that it doesn’t sit beneath structures is an important aspect of maintaining your property’s dry.

In addition to a drainage system to avoid water ingress, if the rental is enclosed between floorboards and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from entering the structure. It also helps to prevent from causing damage to the flooring insulation.
