Draughts are a major cause of dropping temperatures within houses. A cold home is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or an unobstructed draught coming from a gap or hole and you can feel it, it is most likely a gap or hole that requirements sealing in some way. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and let air in or out within your house need the sealing. For example, if an open fireplace isn’t being used, it can cause draughts and should be blocked off. Landlords and property managers are accountable for making sure such draughts are eliminated whenever imaginable.

There is no require to block off holes or gaps in the building. For instance, small gaps around doors and windows could be necessary to allow movement of the structure as the household gets warmer and cooler, in order to let them be closed and opened rather than sticking. We will test the windows and doors in the Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy homes

Heating Aro Valley

Aro Valley rental properties require a reliable source of heating which can warm the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to be fixed (i.e. not portable) with at least 1.5 kW in heating capacity and have the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine whether the fixed heater(s) are adequate or if you’ll need to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, it must include the thermostat. This will make the heating more uniform and efficient. For most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in certain instances like apartments with small spaces, a smaller fixed electric heater may suffice.

If the main living room is already equipped with a fixed heating source such as heat pumps, it may need an update to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard because they’re costly, not cost-effective to run, or are unsafe to operate.

Every window, door or the skylight requirements to be able of opening to the outside while remaining closed in order to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens and any other room in your home that has a bath, shower cooker or any other moisture generating item will require proper extractor fan systems that are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space and will also check for the proper extractor fans in areas of high moisture.

Insulation Aro Valley

Underfloor and ceiling insulation has been compulsory to all rental houses from 1 July 2019. All landlords and property managers must ensure the insulation meets standards that are in line with the latest quality. In some cases, an existing insulation on the ceiling or in the sub floor space may need to be replaced or replaced.

The "R" refers to thermal resistance, and is a gauge of how well the insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

Aro Valley Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the inside but you must ensure there is somewhere to allow surface, rain and underground water to flow and stop it from coming into the building. When it is about damp and water, it is typically not apparent that it could be a huge problem and cause the property to suffer and harming your tenant’s health.

Rental properties must be equipped with effective drainage to eliminate storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a location to go, and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture ingress, if your rental is enclosed between your flooring and the soil, a ground-water barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture in the ground from getting into the property. It also helps in preventing from causing damage to the flooring insulation.
