Healthy homes matter

Why is Healthy Homes Compliance so important?

One in three households rent homes in New Zealand and Aro Valley, and research indicates that rental houses tend to be colder, older and have less efficient heating, and generally tend to be of poorer quality than the homes of owners.

Cold, damp and mouldy houses are linked to negative health outcomes, especially for ailments like colds and asthma, as well as cardiovascular diseases. Furthermore, people who have reported at least four major issues with their housing often have low life satisfaction and reduced mental health.

Improving the standard of Aro Valley rental property can allow tenants to experience better physical and mental health and reduce the interruption to learning, work and daily life because of diseases. Your investment will also be better safeguarded from mildew, mould and damp damages, which means less maintenance costs over the long term.

The Healthy Homes Standards are a set of specific and minimal standards for heating, insulation Ventilation and Ventilation and Drainage, and Draught stopping within Aro Valley rental properties.

Unreasonable Gaps & Holes

Draught Stopping Aro Valley

Draughts may lead to low temperatures inside households. A draughty home is more expensive to heat, which means wasting money and energy.

If a draught can be felt from unreasonable gaps or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the sound of a clear draught emanating out of a hole or gap and you are able to feel it, it is likely to be a gap or hole which needs sealing in somehow. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit of your house require to be sealed. For example, if the open fireplace isn’t used it can cause draughts and should be blocked off. Property managers and landlords are responsible for making sure that such draughts are squelched in the maximum extent possible.

You don’t require to block up intentional holes or gaps that are part of the construction. For example, tiny gaps around windows and doors may be required to allow for movement within the building as the household warms and cools so that they are able to be opened and closed rather instead of being stuck. We will check all doors and windows during an Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy homes

Heating Aro Valley

Aro Valley rental properties must have a fixed heating source that can heat the living area to at minimum 18degC even on the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs that it be permanently fixed (i.e. not portable) with at minimum 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to check if the fix heater(s) are adequate or whether you will require to "top up" with a new heater. Unflued combustion and open fire heaters like portable LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, it must have an thermostat. This makes the heating more reliable and effective. In most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like small apartments, a smaller fixed electric heater may be sufficient.

If your living space already has a fixed heating source, like the heat pump, it could require an upgrade in order to comply with the standards. Certain kinds of heaters cannot be utilised to meet the standard since they’re either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Aro Valley

Every living space of a rental property must contain at minimum one open doors or windows to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor to get rid of moisture.

This ventilation standard is all about acknowledging it is that dry air is less difficult to heat, and that an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not liveable and therefore are not require an opening door or window.

Each window, door , or skylight needs for them to be in a position open to the outside, but remain set in an opening position, allowing to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and every other room of your house that houses a bath, shower or cooktop, or any other humidity-generating items will require appropriate extractor fans which are vented to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

Insulation Aro Valley

Insulation for underfloor and ceilings is required in all rental houses as of July 1st, 2019. All landlords and property managers should make sure that the insulation meets the new standard. In some cases, existing ceiling insulation or insulation in the sub floor space may need to be replaced or replaced.

A properly insulated home will help to control condensation and lower the chance of mould and dampness, and it will make much easier to allow the home to hold heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" signifies thermal resistance, and is a gauge of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Aro Valley Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside of the building it’s also about the outside. You must ensure there is somewhere for surface, rain or ground water and to prevent it from getting into the building. When it concerns damp and moisture it is usually those things that you aren’t aware of that can become a big problem and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties should have efficient drainage for the removal of rainwater, storm water, and ground water. This includes the proper outfall or runoff. Making sure the water has a location to go and that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the property has an enclosed space between the floor and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground to stop any moisture in the ground from accumulating into the structure. It also helps prevent any damage to your underfloor insulation.
