Fines for Failing to Comply

Since the 1st July of 2021, when a new, renewed or varied tenancy is signed for an Aro Valley rental property, all Healthy Homes compliance work need to be done by the end of 90 days.

Aro Valley Healthy Homes Compliance Timeframes

Tenancies that were signed beginning on 1 July 2019 to 30 June 2021

  • Insulation of the underfloor and ceiling is required for all Aro Valley and New Zealand rental houses where it’s reasonably practicable to install.
  • A Healthy Homes Declaration of Intent, an Insulation Statement and an Insurance Statement should be included in any renewal, new or varied tenancy agreement.
  • Property managers and landlords must keep records of their conformance with each Healthy Homes Standards that apply or will be applied throughout the tenancy period of their rental properties.

From 1 July 2021

  • Property managers and private landlords are required to ensure their rental properties comply to the Healthy Homes Standard within 90 days of any renewal, new or a change in tenancy.
  • All boarding houses (except Kainga Ora and Community Housing Providers with registered Boarding household tenancies) must meet the Healthy Homes Standards regardless of when the tenancy began.

From July 1st 2023

  • All houses let to Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must be in compliance with the Healthy Homes Standards regardless of when the tenancy began.

Starting 1 July 2024

  • All rentals houses must be in compliance with the Healthy Homes Standards regardless of the time of the first day of tenancy.
