Fines for Failing to Comply

As of 1st July 2021, if a new, renewed or varied tenancy is signed for an Aro Valley rental property, all Healthy Homes compliance items have to be taken care of by the end of 90 days.

Aro Valley Healthy Homes Compliance Timeframes

Tenancies commenced from 1 July 2019 to the 30th June in 2021

  • Insulation of the underfloor and ceiling is mandatory to all Aro Valley and New Zealand rental homes where it is reasonably practicable to install.
  • A Healthy Homes Intent to Comply Statement along with an Insulation Declaration and an Insurance Statement must be included in any new, renewed or varied tenancy agreement.
  • Property managers and landlords are required to keep records of their compliance with each Healthy Homes Standards that apply or will apply throughout the tenancy period of the rental property.

Beginning 1 July 2021

  • Private landlords and property managers should make sure that their rental properties are in compliance according to Healthy Homes Standard within 90 days of a new, renewed , or altered tenancy.
  • All boarding houses (except Kainga Ora and registered Community Housing Provider boarder home tenancies) are required to comply with Healthy Homes Standard regardless of the date when the tenancy started.

Beginning 1 July 2023

  • All households which are rented through Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must meet the Healthy Homes Standards regardless of the date the tenancy was started.

From July 1st 2024

  • All rental houses have to meet the Healthy Homes Standards regardless of the date when the tenancy started.
