Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts increase the likelihood of dropping temperatures within homes. A cold house is more expensive to heat, which means wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or a clear draught from a crack or a gap and you can feel it, it’s most likely a gap or an opening that needs sealing in some way. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that let air in or out within your home require to be sealed. For example, if the open fireplace is not in use, it can cause draughts and must be sealed off. Property managers and landlords are accountable for making sure that such draughts are squelched as far as imaginable.

You don’t require to block off gaps or holes which are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement within the building when the house warms and cools in order to let them be closed and opened instead of than securing. We will check the windows and doors as part of the Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being homes

Heating Arakura

Rental properties in Arakura require a reliable source of heating that can warm the main or largest living space to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs that it be permanently fixed (i.e. not portable), at least 1.5 horsepower in capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine if the fix heater(s) are adequate or whether you will need to "top-up" with a new heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters are not considered to be safe heating options under those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it requirements to be equipped with an thermostat. This makes the heating more uniform and efficient. In most homes, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartments small apartments, a smaller electric fixed heater might be enough.

If your living space already has a permanent heating source such as an air conditioner, it could require an upgrade to ensure it meets the requirements. Some types of heaters can’t be used to meet the quality because they’re inefficient, unaffordable to operate or unsafe to operate.

Ventilation Arakura

Each living space within a rental home must contain at minimum one open doors or windows to provide natural airflow. In addition, humid spaces like kitchens and bathrooms must have a suitable venting fan outside to remove moisture.

A ventilation quality is all about understanding how dried air can be less difficult to heat and an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t living spaces and therefore do not need an opening door or window.

Each door, window or skylight needs for them to be in a position to open up to the outside, but remain fixed in an open position in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, as well as any other space in your home that has shower, bath or cooktop, or any other humidity-generating items will require adequate extractor fans which are vented to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Arakura

The insulation of the ceiling and underfloor is a requirement on all rental homes since 1 July 2019. All landlords and property managers should make sure the insulation meets standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the subfloor space might need to be topped up or replaced.

A well-insulated house can help control condensation and reduce the chances of mould and dampness and also makes more easy to the home to keep the heat.

Insulation requirements to meet the R-values for your area

The "R" stands for thermal resistance, and is a measure of how well insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Arakura Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building it is also about the outside. You must ensure there is somewhere to allow surface, rain or ground water and to prevent it from getting into the building. When it concerns damp and moisture it’s typically what you don’t see that can cause a lot of trouble and cause damages to your investment and harming your tenant’s well-being.

Properties that are rented must be equipped with effective drainage to remove the stormwater and surface waters and ground water. This includes an appropriate outfall or runoff. Making sure that water has a location to go, and it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between the floor and the surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is typically a polythene sheet laid over the ground to stop any moisture from the ground from rising into the building. It also helps to prevent moisture damage to the underfloor insulation.
