Healthy homes matter

Why is Healthy Homes Compliance So Important?

A majority of households rent in New Zealand and Arakura, and research suggests that rental homes are more likely to be older, colder, are not as efficient heating and have lower quality than the houses of owners.

Cold, damp and mouldy homes can have negative well-being results, specifically for illnesses like colds, asthma, as well as cardiovascular diseases. In addition, people who have reported four or more key issues with their housing often have less satisfaction in their lives and lower psychological well-being.

Improve the standard of Arakura rental property will help tenants experience improved physical and mental health, and lessen the interruption to learning, work and daily life due to illnesses. Your investment will also be better protected from mould, mildew and damp , which means less maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Arakura

Draughts are a major cause of lower temperatures in houses. A humid house will cost more to heat, resulting in wasted money and energy.

If a draught could be noticed from gaps that are not adequate or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a hole or gap or crack, then it is probably a gap or an opening that needs sealing in the way you can. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air in or out from your house need sealing. In the case of an open fireplace isn’t in use it may cause draughts and should be sealed from. Landlords and property managers are accountable for ensuring that such draughts are squelched as far as possible.

You don’t require to block gaps or holes in the construction. For instance, small gaps around doors and windows could be required to allow for the movement of the structure as the home heats and cools, in order to let them be shut and opened, rather than sticking. We will check all doors and windows during our Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Arakura

Rental properties in Arakura need to have a stable heating source that is able to heat the principal or the biggest living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to remain fixed (i.e., not portable) and at least 1.5 kW of heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to determine if the current installed heater(s) are adequate or if you’ll need to top up by adding a second heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, then it must have the thermostat. This makes the heating more consistent and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In certain situations, like small apartment buildings small apartments, a smaller electric fixed heater could be enough.

If the living area is already equipped with a fixed heating source, such as the heat pump, it could require a top up to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the quality since they’re either not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Arakura

Each liveable space in a rental property must include at least one open windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan to get rid of moisture.

It is the ventilation standard is all about understanding that dry air is less difficult to heat and that an apartment that is well-ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore do not need an opening door or window.

Each window, door or the skylight requirements at least to open to the outside, and stay closed in order to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, and any other room in your home that has shower, bath or cooktop, or any other moisture-producing item will require appropriate extractor fans which are vented out to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces with the right extractor fan for areas that are high in moisture.

Insulation Arakura

Ceiling and underfloor insulation has been compulsory on all rental houses since July 1, 2019. Property managers and landlords should ensure that the insulation meets standards that are in line with the latest standard. In some instances, old ceiling insulation as well as insulation within the subfloor space may require to be replaced or replaced.

A properly insulated home can help control condensation and lower the chance of mould and damp, and also makes it easier to the household to retain heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a measure of how well the insulation resists heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Arakura Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building; you have to make sure there is somewhere for rain, surface and underground water to flow, and also stop it from getting inside. When it is damp and moisture, it’s frequently not apparent that it could become a major issue and cause damages to your investment and harming your tenant’s well-being.

Rental properties should have efficient drainage to get rid of storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a location to go, and it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between floorboards and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from entering the home. It also helps in preventing any damage to your underfloor insulation.
