Healthy homes are important

Why is Healthy Homes Compliance so important?

Around 1 in 3 households rent the property in New Zealand and Arakura, and research shows us that these rental homes are most likely to be older, colder, have less effective heating and tend to be of poorer quality than homes that are owned by the owner.

Damp, mouldy and cold houses are associated with negative health results, specifically for ailments like colds and flu, asthma and cardiovascular issues. Furthermore, people who reported at least four major house quality problems often experience lower levels of satisfaction with life and a decrease in mental wellbeing.

The improvement in the standard of Arakura rental property can help tenants enjoy better physical and mental health as well as lessen disruption to work, learning and daily life due to health issues. Your investment will be protected from mildew, mould and damp damage, meaning lower maintenance costs in the long run.

The Healthy Homes Standards are a listing of minimum and specific standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught Stopping in Arakura rental properties.

Draughts can lead to less temperature in houses. A damp home is more expensive to heat, which completed jobs in wasting energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming out of a hole or gap that is, it is likely to be a gap or an opening that requirements sealing in some way. Large cracks and gaps should be sealed permanently. Cracks that are greater than 3mm and allow air in or out into your house require to be sealed. For example, if the open fireplace isn’t in use it could cause draughts, and should be sealed from. Property managers and landlords are responsible for making sure that these draughts are stopped as much as possible.

You don’t require to block up intentional holes or gaps that are part of the building. For instance, small gaps around doors and windows might be necessary to allow movement of the structure as the home heats and cools, so that they are able to be opened and closed rather than securing. We will check all windows and doors during an Healthy Homes assessment of your rental property.

Proper heating is crucial to ensure well-being homes

Heating Arakura

Arakura rental properties should have a permanent heating source which can warm the living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements that it be permanently fixed (i.e., not portable) with at least 1.5 kW of heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to check if your current fixed heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating you provide is electric heating or heat source, it needs to include an thermostat. This makes the heating more uniform and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like small apartment buildings, a smaller fixed electric heater could be enough.

If the main living room already has a permanent heating source such as an air conditioner, it might just need an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality because they’re not effective, cost prohibitive to operate and/or unhealthy to run.

Making sure that the water has a location to go, and that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

In addition to a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between your floor and ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is usually made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from accumulating into the structure. It also helps prevent moisture damage to the underfloor insulation.
