Draught Stopping Arakura

Draughts may lead to lower temperatures in households. A damp house costs more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes the area requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a gap or hole, then it’s likely a crack or an opening that needs sealing in somehow. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and let air into or out from the home need sealing. For instance, if an open fireplace isn’t being used, it can create draughts. This should be sealed from. Landlords and property managers are responsible for ensuring that such draughts are squelched in the maximum extent imaginable.

There is no need to block up intentional gaps or holes in the building. For example, tiny gaps around doors and windows could be required to allow movement of the building when the house gets warmer and cooler, so that they can still be closed and opened rather than sticking. We will examine all windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Arakura

Arakura rental properties must have a fixed source of heat that is able to heat the main or largest living space to at least 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements to remain fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether the existing fixed heater(s) are sufficient or if you’ll require to "top-up" with a new heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump it must have a thermostat. This will help make the heating more reliable and effective. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances such as small apartments the smaller fixed electric heater may suffice.

If your living space already has a fixed heating source, such as an air conditioner, it could need an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be used to meet the standard as they are either expensive, inefficient or unsafe to operate.

Each living space within a rental property must have at least one opening doors or windows to provide natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable venting fan outside to get rid of moisture.

The ventilation quality is about recognising the fact that dried air can be more easy to heat, and that a well ventilated rental property will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus don’t require an opening door or window.

Each door, window or Skylight requirements to have the ability to open up to the outside while remaining set in an opening position to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, as well as any other space in your home with a bath, shower and cooktop or another moisture generating item will need suitable extractor fans that are vented to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

In certain situations, the an existing insulation on the ceiling or in the sub floor space may need to be topped up or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and dampness and also makes it easier to the house to hold the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" stands for thermal resistance and is a gauge of how well the insulation withstands heat flow. The more high the R-value, more efficient the insulation.

Arakura Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the interior of the building but you must make sure there is somewhere to allow surface, rain or ground water and prevent it from getting inside. When it comes to moisture and damp it is typically not apparent that it can cause a lot of trouble, causing damages to your investment and harming your tenant’s well-being.

Rental properties need to have effective drainage for the removal of storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure the water has a proper place to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between the floor and the surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture from the ground from accumulating into the property. It also assists in preventing any damage to your underfloor insulation.
