Draughts can lead to dropping temperatures within homes. A damp home costs more to heat, meaning wasting money and energy.

If a draught could be noticed from gaps that are not adequate or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or a clear draught from a gap or hole and you can feel it, it is most likely a gap or hole that needs sealing in somehow. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit into your home need to be sealed. For example, if an open fireplace isn’t in use it may cause draughts and should be shut from. Landlords and property managers are responsible for making sure that such draughts are squelched as far as imaginable.

There is no need to block holes or gaps that are part of the construction. For instance, small gaps around doors and windows may be required to allow for movement of the building when the house heats and cools, to allow them to be closed and opened rather than sticking. We will examine the windows and doors in your Healthy Homes assessment of your rental property.

Rental properties in Arakura should have a permanent source of heating that can heat the largest or main living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements that it be permanently fixed (i.e., not portable) that is, at least 1.5 horsepower in capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to determine whether your current permanent heater(s) are adequate or if you’ll require to "top-up" with a new heater. If the heating you provide is an electric heater (or heat pump), then it must include an thermostat. This will make the heating more uniform and efficient. For most houses, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater may suffice.

If your main living space already has a central heating source like heat pumps, it might just need some additional energy to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the quality since they’re either expensive, inefficient and/or unhealthy to run.

Insulation Arakura

Insulation for underfloor and ceilings is mandatory to all rental houses from 1 July 2019. Property managers and landlords should ensure the insulation meets the new quality. In some cases, existing ceiling insulation or insulation in the sub floor space may require to be filled with or replaced.

A well-insulated property can reduce condensation and reduce the chances of mould and dampness and also makes it easier for the home to keep warmth.

The "R" stands for thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The more R-value is higher, the higher the standard of insulation.

Arakura Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building but you must make sure there is somewhere for surface, rain or ground water, and stop it from coming into the building. When it comes to moisture and damp it is typically what you don’t see that can cause a lot of trouble that can cause the property to suffer and affecting your tenant’s health.

Rental properties should have effective drainage to get rid of floodwaters, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that water is able to go and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between your floor and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from getting into the property. It also assists in preventing moisture damage to the underfloor insulation.
